    攻は先週、マスターズトラックサイクリング全国選手権に出場するためにインディアナポリスへ行きました。過去2年間、年齢グループで金メダルを獲得し、今回は3度目となる金メダルを目指すレースとなりました。スーザンと泰は、レスリングキャンプに参加するためにコロラドスプリングズにいたため、そこからテネシー州メンフィスにて攻、丈、そしてザックと合流し、一緒にインディアナポリスに向かった。 200メートルのタイムトライアルで新記録を更新、スプリントブラケットでトップに立ちました。その後、3ラウンド（合計7レース）に出場し、金メダルを獲得しました！500メートルのタイムトライアルでも、最速タイムを記録し、2度目のメダルを獲得しました。家族全員で記録更新、そして優勝する瞬間を目の前で見ることができ、とても良い思い出となりました。攻、おめでとう、そして結婚28周年おめでとう！

    Last week, Koh travelled to Indianapolis to compete in the Masters Track Cycling National Championships.  Koh won the gold medal for his age class the past 2 years and was trying for a third gold medal.  Susan and Ty flew from Colorado Springs where they were attending a wrestling camp for Ty, to Memphis, Tennessee.  They met up with Koh, Joe, and Zach, then drove together to Indianapolis to watch Koh compete. After setting a new track record in his 200 meter time trial, Koh placed top in his sprint bracket.  He then went on to compete in three rounds (total 7 races), and won the gold medal! In his second event, the 500 meter time trial, Koh also had the fastest time and won a second golf medal. We are very excited for Koh and his accomplishments. Way to go Koh, and happy 28th year wedding anniversary!

    Here in Houston, the top place to find properties for sale or lease is on HAR.com and its mobile app. Other cities may use websites such as Zillow and Realtor.com but for Houston, the number one up to date site is HAR.com because all Houston realtors use this platform when listing properties and tracking sales. To give you an idea, the Har.com mobile app gets over 10 million visitor session per month, logging 54 million listing views.  When the public see properties they like, they can contact the listing agent directly, which comes to us agents as a lead.  In May alone, Houston realtors received over 440,000 leads. If you don’t already have the HAR.com app on your phone, you can download it from the app store for free.  It’s the best place to find the newest listings in Houston!

    We are so grateful that they have found Annoura Realty to help them find their housing! One by one our clients are arriving and moving in at places such as Modera Flats, Vantage Med Center, and Lanesborough, as well as District at Greenbriar and Aspire Post Oak. We also FINALLY moved in two CEO’s who had been in hotels waiting for good inventory to pop up. On the sale side, Annoura Realty agent Shantel Looker had a double closing, helping one client sell their home in Friendswood and then turn around and close on their new home purchase one day later! Meanwhile, Mariko helped a new buyer purchase a townhome investment property. And, speaking of investments, Susan and Mariko helped an investor in Japan sell her 6 condo units to a different investor in Houston. Coming up in mid-July, Susan and Mariko will sell their next 6 condos and they also picked up a new listing to sell 5 more!     The IRS typically adjusts the cents-per-mile rate each year, but has made a change effective July 1 due to quickly rising fuel prices.  The IRS has announced an increase in the optional standard mileage rate for the final 6 months of 2022. Taxpayers may use the optional standard mileage rates to calculate the deductible costs of operating an automobile for business and certain other purposes. For the final half of 2022, the standard mileage rate for business travel will be 62.5 cents per mile, up 4 cents from the rate effective at the start of the year. These new rates are in effect from July 1, 2022.In recognition of recent gasoline price increases, the IRS made this special adjustment for the final months of 2022. The IRS normally updates the mileage rates once a year in the fall for the next calendar year. The optional business standard mileage rate is used to compute the deductible costs of operating an automobile for business use in lieu of tracking actual costs. This rate is also used as a benchmark by the federal government and many businesses to reimburse their employees for mileage. Taxpayers continue to have the option of calculating the actual costs of using their vehicle rather than using the standard mileage rates, although this does require extensive recordkeeping. Midyear increases in the optional mileage rates are rare; the last time the IRS made such an increase was in 2011. Further details are available in Notice 2022-03.
