この2週間、案浦不動産では本当にたくさんの出来事がありました！引き続きスタッフやアシスタントを募集している中、スーザンと真理子は大忙しの日々を過ごしています。スーザンはOrchard Mountainの住宅売却を無事に完了し、ニューヨーク在住のお得意様である投資家の方にも大変喜んでいただきました。また、以前からのお客様であるMarybethさんとKenさんの素敵なウォーターフロント住宅の売却もお手伝いし、なんと売り出しからわずか1日で買主が見つかりました！その後、お二人が購入を希望されていた住宅にもオファーを提出し、順調に進むかと思われた矢先、買主側に人生を大きく左右する出来事が起こり、残念ながら契約解除となってしまいました。現在は一度仕切り直し、今後どのように進めていくかを検討しているところです。一方、以前からお付き合いのある貝原様ご家族のお住まい探しも進んでいました。ご家族にとって理想的な住宅が見つかり、将来的な購入の可能性も含めた長期賃貸契約の条件交渉を行い、無事にご希望の住宅を確保することができました。おめでとうございます！また、新たにヒューストンへ赴任されたクラレのご家族もお気に入りの住宅を決定され、週末には鍵のお引き渡しが完了しました。こちらは案浦不動産が日本在住の投資家様から管理をお任せいただいている物件です。さらに、スーザンは日本国総領事館に新しく赴任された、明るく活動的なお二人の女性のお住まい探しも無事にお手伝いしました。来週には、MD Andersonでのお仕事のためヒューストンへ赴任される的場様ご家族と、いよいよ直接お会いできる予定です。的場様ご家族は住宅探しをすべてオンラインで完了され、案浦不動産では電気・水道などのライフラインの契約手続きを含め、新生活に必要な準備を幅広くサポートさせていただきました。真理子も多くの契約を担当し、PearlandとGalleriaエリアでの住宅賃貸契約に加え、Humbleでは小規模なフレックススペースの賃貸契約を無事にまとめました。また、Clear LakeエリアでのJAXAおよびクラレのお客様のご入居をサポートしてくれた攻にも、心から感謝しています。忙しく大変なことも多い仕事ですが、私たちはこの仕事が大好きです！そして、Colorado Springsへお引っ越しされるChiさんとEricさん、お二人の新生活が素晴らしいものになりますように！お引っ越し前に最後のお食事をご一緒できて、本当にうれしかったです。最後に、いつも案浦不動産をご信頼いただいているすべてのお客様に、心より感謝申し上げます。皆様お一人おひとりが、私たちにとって本当に大切な存在です。不動産に関するサポートを必要とされている方がいらっしゃいましたら、ぜひ案浦不動産をご紹介ください！スタッフ一同、いつでも喜んでお手伝いさせていただきます。

In Annoura Realty news, a LOT happened over the past two weeks! While we continue to search for extra help and an assistant, Susan and Mariko stayed extremely busy. Susan successfully closed on the sale of the Orchard Mountain house, much to the delight of her favorite investor in New York. She also helped her past clients Marybeth and Ken put their beautiful waterfront home on the market and miraculously found a buyer in one day! We then put in an offer on the house they wanted to buy and right before we got it, our buyer had a life changing event and had to terminate! Back to the drawing board for everything for now, as we re-group and think about how to proceed. Running parallel to this was another repeat client, the Kaihara Family. We found their dream house and negotiated the terms of a long term lease with the possibility of a future purchase. Congratulations to them on securing their favorite home. Our newest Kuraray family also decided on their favorite home and got their keys over the weekend for a home that Annoura Realty manages for an investor in Japan. Meanwhile, Susan closed on two newcomers with the Consulate of Japan, both super and active young ladies. Next week, we will finally meet the Matoba family, when they arrive in Houston for Mr. Matoba’s job at MD Anderson. They completed their house hunting completely virtually, and Annoura Realty helped them with everything including their utilities sign up and all of their necessary life lines. Mariko did a lot of deals as well, closing a lease in Pearland, one in the Galleria, and a small flex space in Humble. Special thanks to Koh for helping with the clients’ move ins in Clear Lake, with JAXA and Kuraray. The work is tough, but we love it! A sweet farewell to Chi and Eric as they move to Colorado Springs. I am so glad I got to have one last meal with ya’ll. As always, thank you to all of our clients. スーザンは今回の東京滞在中に、丈と会うことができました！丈は9月の1ヶ月間にわたる研修を終え、ベイカレントで新しい仕事を始めて約2週間が経ちました。配属先はなんとIR（投資家向け広報）チームとのことで、これからがとても楽しみです！スーザンは丈の新しいアパートでの生活に必要な買い物を手伝い、シーツや毛布、枕などの寝具をはじめ、日用品を一緒に揃えました。冷蔵庫やソファーはまだ中古品を探しているところですが、少しずつ日本での新生活に慣れ、落ち着いてくれることを願っています。一方、ザックは秋休みを利用して攻と一緒にビッグベンドへキャンプに出かけました！険しい山道をハイキングしたり、美しい渓谷でカヤックを楽しんだりする写真を見ることができ、とても楽しそうでした。ザックが羨ましいですね！また、泰からは最近出場した柔道大会の動画が送られてきました。海軍兵学校で日々努力を重ねる泰の姿を、家族みんなでいつも誇りに思っています。家族それぞれが各地で忙しく過ごしていますが、みんな元気に頑張っているようで、何よりです！

Susan went to Tokyo and got to see Joe! It’s been about two weeks since Joe started his new job at Baycurrent, after being in training for the whole month of September. Turns out Joe will be working on the Investor Relations team which is very exciting! Susan helped Joe buy things for his new apartment including bedding for his bed – sheets, blankets, pillow and things for his house. He is still trying to get a used refrigerator and is on the look out for a used couch. Slowly but surely we hope he will settle into his new Japanese life. Meanwhile, Zach had fall break and went camping with Koh to Big Bend! It was fun seeing pictures of him hiking up tough mountains and kayaking in cool canyons. Lucky Zach! Ty send us videos of his latest Judo competition and we are always proud of his hard work at the Naval Academy. Everyone is everywhere but so far, so good.

ヒューストンの冬は比較的温暖ですが、2021年2月の大寒波で多くの方が経験されたように、厳しい冷え込みによって水道管が破裂し、高額な修理費用が発生することがあります。気温が下がる前に、屋外に露出している水道管に保温材を巻き、屋外の蛇口には凍結防止カバーを取り付け、家全体の水道を止める元栓の場所を確認しておきましょう。氷点下になる夜には、蛇口から少量の水を流し続け、シンク下の収納扉を開けて室内の暖かい空気が配管に届くようにすることも大切です。賃貸物件のオーナー様は、今のうちにテナントへ寒波対策のリマインダーを送っておくことをおすすめします。わずか数分の事前対策で、数千ドルもの修理費用を防げる可能性があります！また、スプリンクラー設備があるご家庭では、寒波が予想される際に、屋外に露出している逆流防止装置（バックフロープリベンター）内の水をあらかじめ抜いておくことで、凍結による破損を防ぐことができます。

Houston winters are usually mild, but a hard freeze can bring burst pipes and costly repairs, as many of us learned in February 2021. Before temperatures drop, insulate any exposed pipes, cover your outdoor faucets, and make sure you know where your main water shut-off valve is. On nights below freezing, let your faucets drip slowly and open the cabinet doors under your sinks so warm air can reach the pipes. If you’re a landlord, send your tenants a quick reminder now, because a few minutes of prevention can save thousands of dollars in damage! A tip for folks with sprinkler systems: If you know a freeze is coming, go ahead and drain the exposed backflow preventer to avoid the cap from freezing and bursting.

固定資産税の請求書が郵送される時期となりました。延滞金や利息の発生を避けるため、納付期限の1月31日までにお支払いを済ませましょう。 住宅ローンにエスクロー口座が含まれている場合は、通常、金融機関が代わりに固定資産税を支払いますが、税額が上がると翌年の毎月の住宅ローン支払額が増える可能性があります。また、ご自宅を主な居住地として使用されている方は、固定資産税の軽減措置である「Homestead Exemption（居住用住宅の税控除）」を申請済みかどうか、ハリス郡鑑定局（Harris County Appraisal District）、またはお住まいの郡の鑑定局でご確認ください。この制度を利用することで、固定資産税を大幅に軽減できる場合があります。海外にお住まいの不動産投資家の皆様も、請求書を確実に受け取れるよう、鑑定局に登録されている郵送先住所が最新のものになっているか、この機会に確認しておくことをおすすめします。案浦不動産で管理をお任せいただいている物件については、弊社でも固定資産税の請求書が届いているか確認してまいります！

Property tax bills are arriving in mailboxes now, and payment is due by January 31 to avoid penalties and interest. If your mortgage includes escrow, your lender pays the bill for you, but a higher bill can raise your monthly payment next year. If you live in your home as your primary residence, make sure you’ve filed for a homestead exemption with the Harris County Appraisal District (or your county’s district), since it can lower your tax bill a lot. For our investors overseas, now is a good time to confirm that your mailing address with the appraisal district is current so you don’t miss your bill. 日本での不動産投資に関心を持つスーザンは、USJC年次総会の数日前に日本入りし、札幌まで足を延ばして物件を視察しました。スーザンのビジネスパートナーの中には、札幌市中心部やスキーリゾート地として知られる留寿都（ルスツ）で土地や建物を購入している方々もいます。最近の投資方法の一つとして、マンションの一室を借りてリフォームや家具の設置を行い、Airbnbなどを通じて短期宿泊施設として貸し出すスタイルが注目されています。また、近年ニセコの不動産価格が大幅に上昇していることから、ルスツも人気を集めています。ルスツではEPICスキーパスが利用でき、ルスツリゾートまでスキーヤーを送迎する無料バスも運行されているそうです。さらに、先週末には東京で開催された不動産セミナーに参加し、外国人による日本の空き家購入や資金調達の方法について学びました。特に興味深かったのは、まず日本で合同会社を設立し、その法人名義で不動産を購入することで、税負担を抑えられる可能性があるというお話でした。日本での不動産投資にご興味のある方は、ぜひスーザンまでお気軽にお問い合わせください！ susan@annourarealty.com

Interested in possibly investing in Japan, Susan arrived to Japan a few days early for the USJC Conference and took a side trip to Sapporo to look at property. Some of her business partners have been buying land and buildings in both downtown Sapporo and the ski town of Rusutsu. One common trend is leasing a unit in a condominium, remodeling and furnishing it, then turning around and short term leasing it on Air BnB. Rusutsu is also a popular spot right now because Niseko has gotten quite expensive. I learned that people can use their EPIC ski passes at Rusutsu and that there is a free bus that runs skiiers to Rusutsu Ski Resort. This past weekend in Tokyo, Susan attended a real estate seminar to hear how some foreigners are buying AKIYA in Japan and how they can secure financing. It was very interesting to hear about making a Japanese Godogaisha first, then purchasing the property in the company’s name to save on taxes.
