Baseball fans!!!  It’s your time to shine! The Houston Astros open the 2026 MLB season at home against the Los Angeles Angels on March 26, 2026, at Daikin Park. このニュースレター発行までのここ2週間は、春休みもあり、家族みんながそれぞれ別々の方向へ動き回るような慌ただしい毎日となりました。丈は現在、ClearLake高校時代のご友人3人と一緒にパリに行っており、皆テキサス大学の友達です。写真も送ってくれましたが、どうやらロンドンにも足を延ばしたようです。一方、泰はお得なクルーズを見つけて、フロリダのKeyWestとバハマへ出かけました。ビーチで豚と一緒に写っている写真や、豚と一緒に泳いでいる動画、さらには髪をコーンロウに編み込んだ写真まで送ってくれました！？ただ残念なことに、ちょっと置いた隙に携帯電話を盗まれてしまったとのことで、スーザンはVerizonに連絡して家族プランから回線を停止し、さらに泰の新しい携帯電話をどう手配するか対応に追われることになりました。丈はパリへ向かう前にヒューストンへ立ち寄り、Zachをロデオに連れて行ってくれました。スーザンも一緒に、KellyClarksonのコンサートを楽しみ、その後はカーニバルでゲームや乗り物も満喫しました。うちの息子たちはこうしたカーニバルゲームになるといつも本気で、とても負けず嫌いです。今回も大きなYAKを2つ勝ち取るまで諦めませんでした。ロデオといえば、SusanとKohはLukeBryanのパフォーマンスを観に行き、さらにMattTakahashiさんがヒューストンに来られた際には、Susanが国際委員会のクロージングパーティーとロデオ、そしてCreedのコンサートにもご案内しました。そうです、Mattさんにとってこれが人生初のロデオでした。先週末には、スーザンと攻は一緒に「そろそろ見頃かもしれない」と思い、bluebonnetを探しに出かけましたが、例年よく行く場所を回ってみても、今年はなぜかほとんど咲いていませんでした。もしかすると時期を逃してしまったのかもしれません。家族のニュースとしては、先週攻のお父様が転倒されるという事故がありました。レントゲンの結果、首の上部の骨を3か所骨折していることがわかり、とても心配しております。幸いにも、会話もでき、食事も取れており、機能面ではしっかりされていますが、現在は入院中で、数日中にはリハビリ病院へ移る予定です。どうかお祈りの中に覚えていただけましたら幸いです。

The past two weeks since this newsletter had our whole family going in different directions because of spring break. Joe is now in Paris with three friends from Clear Lake High School, who also go to University of Texas with him. He sent us some pictures and it looks like they went over to London as well! Meanwhile, Ty found a good deal on a cruise and ended up going to Florida’s Key West and then to The Bahamas. He sent us some pictures of him on the beach with a pig, a video of him swimming with a pig, and a picture of him with cornrolls braided into his hair!? We also got bad news that his phone got stolen when he set it down, so Susan had to deal with Verizon to get his line suspended off our plan + figure out how to get Ty another phone. 🙁  Meanwhile, Joe stoppped by Houston before he went to Paris, to bring Zach to the rodeo. Together with Susan, they went to see the Kelly Clarkson concert (excellent) and to play games and ride rides at the carnival. Our boys are always super competitive when it comes to these carnival games and they did not give up before winning two large YAKS! Speaking of the rodeo, Susan and Koh went to watch Luke Bryan perform, and when Matt Takahashi came to visit Houston, Susan brought him to her international committee’s closing party + the rodeo + the Creed concert (hard rockers!). And yes, this was Matt’s FIRST RODEO! Susan and Koh decided to go hunting for bluebonnets last weekend, thinking this must be the season for them, but weirdly after going to all the usual spots, there were very few bluebonnets blooming this year. Maybe we missed the season?! In family news, Koh’s father had an accident and fell last week. We are worried about him in the hospital as x-rays show he broke one of his upper neck bones in 3 places. He is fully functional, talking, and eating but is hospitalized for now, though slated to move to a rehabilitation hospital in the coming days. Please keep him in your prayers.

AnnouraRealtyから、とても嬉しいニュースです。先週、弊社としてこれまででも最大級となる取引の一つを無事に成約することができました。今回は日系企業の現地法人様による、倉庫2棟およびオフィスビル1棟の売却をお手伝いさせていただきました。案浦不動産にとって、過去1年にわたり現地CEOの方ならびにスタッフの皆様とご一緒し、安全かつ力強くクロージングまで進めることができましたことを大変光栄に思っております。売買案件ではそのほかにも、スーザンが泰の高校時代のレスリング仲間のご家族のお住まい探しをお手伝いし、お気に入りのウォーターフロント物件を見つけていただくことができました。現在、DavidさんとLaceyさんの案件は無事に契約下に入り、この原稿執筆時点ではインスペクションが行われています。また、LarryさんとCindy C.さんは月曜日に新築住宅のbuilderorientationに参加され、建築マネージャーとの確認も行いました。こちらの物件は以前モデルホームとして使用されていたこともあり、すでにほぼ完璧な仕上がりで、ブルーテープウォークもとても短時間で済みました。ビルダーのK.Hovnanian社、そして担当セールスのShelbyさんにも心より感謝申し上げます。さらに売買関連では、スーザンと真理子が日系投資家のお客様によるClearLake・BayGlenの投資用住宅の売却をお手伝いしており、明日のクロージングを目標に順調に進んでおります。加えて、いつもお世話になっているお気に入りのHVACベンダー様のご売却案件では、Marioさんのウォーターフロント・コンドミニアムも今後数週間以内のクロージングに向けて予定どおり進行中です。賃貸案件につきましても、SusanとMarikoは現在、Hitachi、ClassNK、Marubeni、DaiwaEnergy、Itochu、Kobelcoからヒューストンへ来られる皆様のお手伝いで大忙しです。一方で稔は、ANAからお越しのお客様にぴったりのお部屋を見つけることができました。また、Daikinの駐在員のお客様お二人も、無事にお部屋の申込みが承認され、現在は入居日を待っていらっしゃいます。3月は毎年、駐在の方々の赴任・帰任が重なるため、特に忙しい時期となります。そして「赴任」といえば、先週はNipponChemical（ENEOS）の秋山社長をお見送りいたしました。秋山様は東京へ戻られ、今後は日本でお仕事を続けられます。こちらをお読みの皆様のまわりで、ヒューストンへのご転居予定の方がいらっしゃいましたら、ぜひ案浦不動産をご紹介ください！案浦チーム一同、いつでも喜んでお手伝いさせていただきます。

In extremely exciting Annoura Realty news, we closed one of our largest transactions to date last week! We represented a Japanese subsidiary in the sale of two or their warehouses and one office building. It was such an honor for AnnouraRealty to work with the local CEO and staff over the past ONE YEAR to get them safely and strongly to the closing table. In other sale news, Susan helped one of Ty’s high school wrestling friend’s family find their favorite waterfront home. We are now under contract for David and Lacey, with the inspections taking place at the time of this writing. Meanwhile, Larry and Cindy C. met with their construction manager for their builder orientation on Monday with a very short blue tape walk because the house, which used to be a model home, was almost already perfect! A friendly thank you to the builder, K.Hovnanian and our salesperson, Shelby! In other sales news, Susan and Mariko are representing a Japanese investor in the sale of his Clear Lake investment house in Bay Glen with a targeted close date of tomorrow 🙂 And, representing our favorite HVAC vendor as a seller, Mario is still on track to close on his waterfront condo in the coming weeks. On the lease front, Susan and Mariko are super busy to help several newcomers from Hitachi, Class NK, Marubeni, Daiwa Energy, Itochu, and Kobelco, while Mik has found the perfect unit for our client from ANA. Two Daikin expats are waiting for their move in dates, after successfully applying for their units. March is always exceptionally busy because of all the expats coming and going. And speaking of going, we bid farewell to the Nippon Chemical (ENEOS) CEO last week, Mr. Akiyama. He headed back to Tokyo to continue his job there. 昨日は寒く風の強い一日となりましたが、ヒューストン日本商工会主催の第582回テキサス会ゴルフトーナメントには約80名のプレーヤーが参加されました。朝は冷え込みましたが、午後には過ごしやすい気温となりました。ただし風の影響で、スコアメイクには苦戦された方も多かったようです。スーザンと丈も参加し、なんと二人ともリーダーボードのトップに並ぶ結果となりました。スーザンはレディース部門で95をマークし同率1位、丈はメンズ部門で79を記録し同率1位という素晴らしい成績でした。案浦不動産からは、居酒屋　和の$50ギフトカード2枚と、5月16日にHouse of Bluesで開催される渡辺直美公演のペアチケットを協賛させていただきました。当日は大変楽しい一日となり、SusanはNippon Shokubaiのお客様およびMOL (Americas) LLCのPresidentとご一緒にプレー、JoeはニューヨークからのREDACご来訪者様、Sumitomo CorporationのSVP、そしてKDDIのご友人とラウンドしました。今回も素晴らしい大会を運営してくださった主催者の皆さまに心より感謝申し上げます。

Yesterday was a cold and windy day but that did not stop about 80 players from playing golf at the 582nd Texas Kai Golf Tournament, put on by the Japanese Business Association of Houston! The day started off chilly but ended at a nice temperature, though the wind probably affected a lot of scores. Susan and Joe both played this time, and both finished atop the leader board. Susan tied for first place with a 95 in the ladies category, while Joe tied for first place with a 79 in the mens category. Annoura Realty donated two $50 gift cards to Izakaya Wa as well as pair tickets to the May 16th Naomi Watanabe performance at the House of Blues. It was such a fun day, with Susan playing with a client from Nippon Shokubai and the President of MOL (Americas) LLC, and Joe playing with a REDAC visitor from NY, a SVP from Sumitomo Corporation, and a friend from KDDI. Thank you to the organizers for another job well done!

案浦不動産ニュースです。スーザンと真理子はTidwellにある大型倉庫の売却に引き続き取り組んでいます。買主より再度延長の要請があり、フィージビリティ期間の新たな期限は今週金曜日27日となりました。巧みに交渉し、万が一買主が契約を解除した場合でも、買主の手付金のうち$50,000が売主へ支払われるよう合意しました。つまり、買主を失った場合でも売主には実質$50,000が保証される形となります。もちろん目標は、次回のニュースレターで無事にクロージングの良いご報告をお届けすることです！賃貸関連では、クラレの名倉様が新居の申込、契約書類、公共料金の手続きをすべて完了され、3月初旬にご入居予定です。堀場の山本様も本日クリアレイクの新居へ無事ご入居されました。國近先生は先週日本から到着され、真理子と合流し、初日のために会社のエアマットレスをお貸ししました。スーザンは現在も神戸製鋼所からの駐在員2名をサポート中で、真理子は丸紅、ダイキン、日立、大同特殊鋼からの新規駐在員様のサポートを行っています。さらに三菱商事から2名の駐在員様（YAYYYYY!）のご相談があり、稔はANAからの新規駐在員様を担当しています。多くの日本人ご家族のヒューストンへのご移動をお手伝いできることに、心より感謝し、わくわくしております！現在も紹介プログラムを実施中ですので、ヒューストンへご転居予定の方をご存じでしたら是非、案浦不動産までご連絡ください！

In Annoura Realty News, Susan and Mariko continue their journey to sell the big warehouse off Tidwell. The buyers came back with another extension request so the new deadline for their feasibility study is this Friday the 27th. Cleverly, Susan negotiated for $50,000 of the buyer’s earnest money to be released to the seller in the event the buyer decides to terminate, essentially guaranteeing the seller $50,000 in the event we lose the buyer. The goal and hope is of course to bring good news of a closing in our next newsletter! In leasing news, Mr. Nagura of Kuraray finally finished up his application, lease paperwork, and utilities for his new home and will be moving in in early March. Mr. Yamamoto of Horiba also got all settled and moved in today into his new Clear Lake home. Dr. Kunichika flew in from Japan last week and met up with Mariko, who loaned him a company air mattress for his night #1.  Susan is still working with the two expats from Kobelco and Mariko is helping Susan with new expats from Marubeni, Daikin, Hitachi, and Daido Steel. On the radar now is two expats from Mitsubishi Corporation (YAYYYYY!) and Mik is working with a new expat from ANA. We are so blessed and excited to be able to help so many Japanese families move to Houston.
