FEMA Flood maps are super important for many reasons. First, they tell you if a house is in a high risk flood zone or not. If a house is in the 100 year floodplain or the high risk AE floodplain, then a lender will REQUIRE a buyer to buy flood insurance. For the first time time since 2007, FEMA has released a draft of its NEW flood maps for portions of the Greater Houston area, following years of delays. These drafts begin a multi-stage public review process. The Harris County Flood Control District has created an easy-to-use tool where you can enter an address and compare current floodplain maps with the proposed updated. 米国では住宅購入契約のキャンセルが増加しており、Inman Newsによると2017年以来最も高い水準となっています。12月だけで約40,000件の売買契約がキャンセルされ、全体の約16.9％に相当し、同月としては過去最高を記録しました。これは30年固定金利の住宅ローン平均金利が6.09％と、この3年間で最も低い水準まで下がったにもかかわらず起きている現象です。専門家によると、現在の住宅市場は買い手に有利な「バイヤーズマーケット」となっており、買主がより強い交渉力を持ち、条件が合わなければ契約から撤退する判断をしやすくなっているとのことです。住宅価格の高止まりや売り物件数の増加により、売主より買主の方が少ない状況となり、買主がより慎重かつ選択的になっていることも背景にあります。Redfinによると、インスペクション（住宅検査）後にキャンセルされるケースも多く、実際には別の理由があっても検査結果を理由に契約解除を行うこともあるそうです。都市別ではアトランタが最も高く22.5％、続いてジャクソンビル、サンアントニオ、クリーブランド、タンパなどが高いキャンセル率となっています。

Homebuyers in the U.S. are canceling home purchase contracts at the highest rate since 2017, according to Inman News.
In December, about 40,000 purchase agreements were canceled, which is roughly 16.9% of all home sales contracts and a record for that month.
This is happening even though the average 30-year fixed mortgage rate dropped to 6.09%, its lowest level in three years.
Experts say the housing market is now a strong buyer’s market, giving buyers more power and making them more willing to walk away from deals.
High home prices and more homes for sale have made buyers more selective, since sellers now outnumber buyers by a large margin.
Redfin also noted that buyers often cancel contracts after inspections, sometimes using inspection issues as a reason even if they want to leave for other reasons.
Atlanta had the highest cancellation rate at 22.5% in December, followed by cities like Jacksonville, San Antonio, Cleveland, and Tampa.

なお、真理子とスーザンは今年もロデオのボランティアとして参加しています。真理子はMidway Ticket Salesチーム、スーザンは最初の9日間に世界各国からの来場者をお迎えするInternational Committeeに所属しています。今年はスーザンにとって初めてリーダー職ではなく、一般ボランティアとしてゆったり参加できる年となり、写真を撮ったりゴルフカートでゲストをご案内したりする予定です。これまで3年間Division Vice Chairmanとして活動してきた感謝のしるしとして、先週委員会から特別なベルトバックルを贈られました。名前と在任年度（2023年、2024年、2025年）が刻まれた、とても思い出深い記念品です。本当に特別な贈り物ですね。

One of the biggest events of Houston is coming March 2-22! It is the Houston Rodeo and if you have never been, you have to go! In the daytime, there is a carnival for the kids. Around 6pm the rodeo starts with all kind of events such as bull riding, calf scramble, chuckwagon races, and barrel racing. And finally, there is a concert in the evening, featuring a different star singer every night. There is a lot of great food to try and lots of shopping going on inside the NRG Arena. There is also a lot of animals to see from baby chickens to baby pigs to baby cows! Area students compete to show the livestock that they have raised and many win big scholarships for their prize. There is also an art competition for kids K-12 displayed throughout the Arena. It is truly an amazing event that I highly recommend! On a separate note, Mariko and Susan are both volunteers at the rodeo! Mariko works in the Midway Ticket Sales team and Susan works on the International Committee, a committee that welcomes guests from around the world during the first 9 days of rodeo. This will be the first year that Susan is not in a leadership role and can relax as a regular volunteer, maybe taking pictures or driving around guests in a golf cart. As a token of appreciation for serving the last 3 years as a Division Vice Chairman, her committee presented her with a very special Belt Buckle last week. It has her name on it and the years that she served, 2023, 2024, and 2025. How special!

ヒューストン不動産協会（Houston Association of Realtors）は、ヒューストン地域の不動産エージェントが所属するローカルの不動産団体で、約50,000名の会員が在籍しています。また、州レベルではテキサス不動産協会という団体があり、テキサス州内すべての不動産エージェントが所属しており、こちらは約150,000名の会員数を誇ります。テキサス不動産協会では毎年2回大きな集まりが開催され、2月はガバナンスや各種委員会の会議が中心となるミーティング、8月は多数の会議に加え会員向けのクラスやセミナーも行われる大規模な会議が開催されます。2月6日から10日まで、スーザンはオースティンにてガバナンスミーティングに参加しています。現在、Member Benefits CommitteeおよびConference Committeeの委員を務め、Conference Committeeでは直前の委員長として活動しています。また、ヒューストン地域にあたるRegion 14を代表するRegional Vice Presidentも務めております。期間中は毎日数多くのイベントや会議が行われ、州内各都市から不動産業界のリーダーたちがオースティンに集まっています。明日は大きな役員ミーティングが予定されており、次期Secretary/Treasurerを選出する選挙が行われます。このポジションはエグゼクティブラインの一員となり、3年後にはテキサス不動産協会の会長へと就任する重要な役割であるため、非常に大切な選挙となっています。

The Houston Association of Realtors is the local real estate association to which Houston realtors belong. We have about 50,000 members. There is also a state association called Texas Realtors, where all Texas real estate agents belong. There are about 150,000 members. Every year, Texas Realtors has two gatherings. One is in February, where governance and committee meetings are conducted, and one is in August, a large conference where more meetings are held and many classes are also offered to the members. February 6-10 Susan is in Austin for governance meetings. She serves on the Member Benefits Committee as well as the Conference Committee as the immediate past chairperson. Susan is also a Regional Vice President representing Region 14, which is the region of Houston. There are many events and meetings to attend everyday and realtor leaders from every city are now in Austin for these meetings. The big Board of Directors meeting is tomorrow, where we will have an election to select the next Secretary/Treaurer. That person will become part of the executive line and will move to be the Chairman of Texas Realtors in 3 years, so it is a very important election!
