ヒューストン最大級のイベントのひとつ、ヒューストン・ロデオが3月2日から22日まで開催されます！まだ行ったことがない方は、ぜひ一度体験してみてください。日中は子どもたちが楽しめるカーニバルがあり、夕方6時頃からはロデオ本番がスタートします。ブルライディングや子牛追い（calf scramble）、チャックワゴンレース、バレルレーシングなど、迫力ある競技が盛りだくさんです。そして夜には毎晩有名アーティストによるコンサートが開催されます。NRGアリーナ内には美味しいフードやショッピングブースもたくさん並び、ヒヨコや子豚、子牛などかわいい動物たちを見ることもできます。地元の学生たちは自分たちで育てた家畜を出品して競い合い、優秀者には奨学金が授与されます。また、K-12の子どもたちによるアート作品の展示もあり、家族みんなで楽しめる本当に素晴らしいイベントです。詳しくはこちら：https://www.rodeohouston.com/plan-your-visit/

なお、真理子とスーザンは今年もロデオのボランティアとして参加しています。真理子はMidway Ticket Salesチーム、スーザンは最初の9日間に世界各国からの来場者をお迎えするInternational Committeeに所属しています。今年はスーザンにとって初めてリーダー職ではなく、一般ボランティアとしてゆったり参加できる年となり、写真を撮ったりゴルフカートでゲストをご案内したりする予定です。これまで3年間Division Vice Chairmanとして活動してきた感謝のしるしとして、先週委員会から特別なベルトバックルを贈られました。名前と在任年度（2023年、2024年、2025年）が刻まれた、とても思い出深い記念品です。本当に特別な贈り物ですね。

One of the biggest events of Houston is coming March 2-22! It is the Houston Rodeo and if you have never been, you have to go! In the daytime, there is a carnival for the kids. Around 6pm the rodeo starts with all kind of events such as bull riding, calf scramble, chuckwagon races, and barrel racing. And finally, there is a concert in the evening, featuring a different star singer every night. There is a lot of great food to try and lots of shopping going on inside the NRG Arena. There is also a lot of animals to see from baby chickens to baby pigs to baby cows! Area students compete to show the livestock that they have raised and many win big scholarships for their prize. There is also an art competition for kids K-12 displayed throughout the Arena. It is truly an amazing event that I highly recommend! On a separate note, Mariko and Susan are both volunteers at the rodeo! Mariko works in the Midway Ticket Sales team and Susan works on the International Committee, a committee that welcomes guests from around the world during the first 9 days of rodeo. This will be the first year that Susan is not in a leadership role and can relax as a regular volunteer, maybe taking pictures or driving around guests in a golf cart. As a token of appreciation for serving the last 3 years as a Division Vice Chairman, her committee presented her with a very special Belt Buckle last week. It has her name on it and the years that she served, 2023, 2024, and 2025. How special!

ヒューストン不動産協会（Houston Association of Realtors）は、ヒューストン地域の不動産エージェントが所属するローカルの不動産団体で、約50,000名の会員が在籍しています。また、州レベルではテキサス不動産協会という団体があり、テキサス州内すべての不動産エージェントが所属しており、こちらは約150,000名の会員数を誇ります。テキサス不動産協会では毎年2回大きな集まりが開催され、2月はガバナンスや各種委員会の会議が中心となるミーティング、8月は多数の会議に加え会員向けのクラスやセミナーも行われる大規模な会議が開催されます。2月6日から10日まで、スーザンはオースティンにてガバナンスミーティングに参加しています。現在、Member Benefits CommitteeおよびConference Committeeの委員を務め、Conference Committeeでは直前の委員長として活動しています。また、ヒューストン地域にあたるRegion 14を代表するRegional Vice Presidentも務めております。期間中は毎日数多くのイベントや会議が行われ、州内各都市から不動産業界のリーダーたちがオースティンに集まっています。明日は大きな役員ミーティングが予定されており、次期Secretary/Treasurerを選出する選挙が行われます。このポジションはエグゼクティブラインの一員となり、3年後にはテキサス不動産協会の会長へと就任する重要な役割であるため、非常に大切な選挙となっています。

The Houston Association of Realtors is the local real estate association to which Houston realtors belong. We have about 50,000 members. There is also a state association called Texas Realtors, where all Texas real estate agents belong. There are about 150,000 members. Every year, Texas Realtors has two gatherings. One is in February, where governance and committee meetings are conducted, and one is in August, a large conference where more meetings are held and many classes are also offered to the members. February 6-10 Susan is in Austin for governance meetings. She serves on the Member Benefits Committee as well as the Conference Committee as the immediate past chairperson. Susan is also a Regional Vice President representing Region 14, which is the region of Houston. There are many events and meetings to attend everyday and realtor leaders from every city are now in Austin for these meetings. The big Board of Directors meeting is tomorrow, where we will have an election to select the next Secretary/Treaurer. That person will become part of the executive line and will move to be the Chairman of Texas Realtors in 3 years, so it is a very important election!

案浦不動産ニュースです！現在ヒューストンへ赴任予定の約15名ほどの方々から新たにご連絡をいただいており、毎日アパートや戸建てのご案内で走り回る忙しい日々を過ごしています。真理子は新しく赴任されるドクターの方と日立からの駐在員様を担当しています。スーザンはKobelcoの駐在員様2組、Daikin、Kuraray、Horibaからそれぞれ1組ずつの駐在員様をご案内中です。さらに今後、三菱商事、Daiway Energy、丸紅、そして過去のお客様からのご紹介の方々も続々と控えております。賃貸仲介だけでなく売買も弊社の大切な業務の一つです。先週はスーザンがフロリダからヒューストンへ6時間だけ家探しのために来られたLeonard Smith様ご夫妻（Reikoさん）をご案内し、いくつか内覧した中から1件にオファーを入れ、現在は契約中でオプション期間を進めているところです。さらに新たに2組の購入希望のお客様もいらっしゃいます。1組は元Dianalの元テナントであるLarryさんとCindyさん、もう1組は先日弘子さんとレイクフロント物件をご購入され、2026年最初の売買成約となったTimさんの妹様です。現在販売中の物件はリッチモンドの戸建て（www.har.com/28557846）とクリアレイクの物件（www.har.com/83029112）、賃貸ではWestchaseのコンドミニアム（www.har.com/33192059）がございます。また、近日中にクリアレイクのウォーターフロントコンドミニアムも新規掲載予定です。

Annoura Realty is busy! With about 15 new people on their way to Houston reaching out to us, we are excited to be running around all day everyday looking at apartments and homes with them. Mariko is working with a new doctor as well as a new expat from Hitachi.  Susan is working with two new Kobelco expats, one Daikin expat, one Kuraray expat, and one Horiba expat. Still comig soon are folks from Mitsubishi Corporation, Daiway Energy, Marubeni, and several referral clients of some of our past clients! While leasing is only one part our business, sales is the other. Last week Susan met Leonard Smith and his wife Reiko san, who flew in to Houston from Florida to house hunt for 6 hours! We looked at several choices and picked one to put in an offer for. We are currently under contract and trying to make it through the option period. We have two new buyers on the horizon as well. One is a prior tenant from the ex-Dianal Japanese company, Larry and Cindy, and one is the sister of Tim, who just closed on his lake front home with Hiroko san, which by the way was our first sales closing of 2026! For sale we have a beautiful listing in Richmond (www.har.com/28557846) and one in Clear Lake (www.har.com/83029112). For lease, we have a condo in Westchase listed (www.har.com/33192059). And coming soon, we will be listing a waterfront condo on Clear Lake!

丈がいよいよテキサス大学（University of Texas）卒業間近となりました。卒業式は5月9日前後になりそうです！卒業後の進路をどうするか、本人も家族も少しドキドキしながら見守っているところですが、日本のコンサルティング会社で働くため東京へ行く可能性もありそうです。進路が決まるまでは少し落ち着きませんが、無事に決まってくれることを願っています。泰は海軍兵学校（Naval Academy）の2学期目を頑張っており、先週は久しぶりに電話があり近況をいろいろ聞くことができました。現在の専攻であるOcean Engineeringに加えて日本語のマイナーも取得することにしたため、課題や勉強量がかなり増えてとても忙しいようです。柔道部ではバージニア州でアメリカ代表チームと合同練習をする機会があり、レベルの違いに圧倒されながらも、とても貴重で素晴らしい経験になったとのことでした。ザックは学校のTPSPという大きなプロジェクトに取り組んでいて毎日大忙しです。今週水曜日にはゴルフのトライアウトがあり、チームに入れるよう家族みんなで応援しています。攻は1か月以上使えなくなっている電子レンジの修理に奮闘中です（笑）。スーザンはテキサス不動産のWinter Meetingsのため、この5日間オースティンに滞在していました。家族みんな元気に過ごしておりますが、このニュースレターを読んでくださっている皆さまもどうぞお元気でお過ごしください。

In Annoura Family news, Joe is getting closer and closer to graduating from the University of Texas. It looks like his graduation day will be around May 9! It’s a little nerve racking to try to figure out his plan for after graduation. There is a chance he end up on Tokyo to work for a Japanese consulting company. We will be relieved when that is finally decided… As for Ty, he is pushing through the second semester at the Naval Academy. We got a rare phone call from him last week and got to hear all about what’s going on with him. Seems like his work load is super heavy because he added a minor in Japanese to his current major of Ocean Engineering. He told us his Judo Team got to train with the U.S. National Team in Virginia and that it was an amazing experience even though the skill level was completely different. As for Zach, he is so busy working on a big project at school called TPSP. He has golf tryouts this Wednesday and we have our fingers crossed that he makes the team. Koh has been busy trying to fix out microwave which has been out of commission for over a month now (haha). Susan is in Austin for the past 5 days for Texas Realtors Winter Meetings. All in all, everyone is healthy and we hope this letter finds you happy and healthy too!

A recent HousingWire article says that Rising Insurance Costs Shape Homeowners Decisions in 2026.

• U.S. homeowners have seen insurance premiums jump sharply in recent years, rising 24% from 2021 to 2024, well above the pace of inflation during that time.
• Looking ahead, 82% of homeowners anticipate their home insurance costs will continue to increase in 2026.
• Insurance affordability is now a major factor in housing decisions, with nearly half (49%) of homeowners saying it plays a significant role when buying a home.
• Coverage stability is a growing concern: 31% of homeowners are unsure they can maintain sufficient insurance through 2026, and 19% plan to shop for a new provider within the next year.
• Climate risks are top of mind, as 93% of homeowners expect weather-related damage to their homes within the next three years.
• More than two-thirds (68%) believe extreme weather events in their area will become more frequent in 2026 compared to last year.
