    12月は賃貸・売買どちらも好成績となる、とても素晴らしい月となりました。 以前も紹介させていただいた、メモリアルのバンカーヒルエリアにある新しいマッキンリーアパートが沢山の日本人駐在員の方に大人気！その新しいユニットと豪華な設備で、この地域でこれ以上良いものを見つけるのは難しいです。 ディキンソンで、案浦チームであるジャネット・フォルティンは、同チームメンバーである藤田真理子との賃貸契約を初めて2件完了させ、日本人投資家のキャッシュフローを維持することに成功しました。同コンプレックス内から2022年第1四半期に、合計5ユニットを売却予定となっておりますので、乞うご期待ください。 売買に関しては、案浦不動産史上最古の物件となる、築101年のモントローズの趣のあるコテージの購入のお手伝いをいたしました。 案浦チームメンバーの蛭子　稔は、スーザンと協力し日本の久留米からのお客さんのためにクリスマスイブにペアランドの物件を発見、そして複数のオファーがある中での物件獲得のお手伝いをしました。  1月中旬に購入を目指しております！ 多くの日本企業が1月と2月に駐在員の方々を入れ替えるため、管理物件内の多くの物件が今後数日で市場に出される予定となっています。  2つはクリアレイク高校学区内、2つはワード小学校学区内、2つはリーグシティのバウアーシュラグ小学校学区内と計6件の予定です。 賃貸へのお引越しを検討している方、または検討している方をご存知の方は、ぜひ案浦不動産までご連絡ください！

    December was a great month for leasing and sales.  As expected, the beautiful McKinley Apartments in Memorial’s Bunker Hill area was very popular with our Japanese expats. With its brand new units and gorgeous amenities, it is hard to find anything better in the area.  Down in Dickinson, Team Annoura’s Janet Foltyn closed her first two leases with Mariko Fujita, keeping our Japanese investors happily cash flowing. We will bring five units to market in 2022 Q1 so stay tuned! As for residential sales, ARG set a new record for oldest home sold, closing on a quaint cottage in Montrose that was 101 years old. Team Annoura’s Mik Ebisu teamed up with Susan to help our Kurume, Japan buyer win a multiple offer bid for a house in Pearland on Christmas Eve.  We are aiming to close this one in mid-January!  With many Japanese companies shuffling their expats in January/February, we are expecting many houses in our portfolio to hit the market in the coming days. Two will zone to CLHS, two will zone to Ward Elementary, and two will be zoned to Bauerschlag Elementary in League City. If you know anyone looking to lease, please let them know to contact us!

      Annoura Realty Group is always thinking of ways to make our clients happy!  One gift we are always happy to give is our famous Welcome Buckets. Inside the bucket a newcomer will find everything they need for the first few days and weeks after moving into their new house or apartment. With each batch of buckets we make, we think of more and more useful things that people might like. In our newest edition for 2022, we added 2 cans of Texas made Shiner Bock beer, a cutlery set with paper plates and cups, instant pho soup, bottled water, and of course our new Annoura Realty Group Discount Card!     案浦家のコロラド旅行

    案浦家は、クリスマス休暇中にコロラドを訪れ、お気に入りのスキー場であるウルフクリークに行きました。こちらのスキー場は、リゾートがないという点でブリッケンリッジやベイルとは少し違うスキー場となっています。リゾートはありませんが、スキー場で最も雪が多いと知られており、スキーやスノーボードに最適な場所です。ウルフクリークでスキーをするとき、ほとんどの人はパゴサスプリングスに滞在します。パゴサスプリングスは天然温泉でとても有名です！私たちのお気に入りの温泉スポットはThe Springs “ザ・スプリングス”といいます。とても人気なスポットなため、1週間パスが中止され、大幅に値上げがされていました！それでも旅行中に１回はいきたいとおもい、ほぼ1日中さまざまなプールで遊んだり、他の旅行者とおしゃべりしたりしました。温泉につかる間、ウェイターがいる本格的なバーとレストランがあります。とても楽しかったです！パゴサスプリングスは夏の間もとても楽しく、太陽の光がたっぷりと楽しめてハイキングに最適です。滞在する場所が必要な場合は、私たちの宿舎をチェックして是非予約してください！ https://www.itrip.net/pagosa-springs-vacation-rental/191-talisman-dr-d202

    The Annouras took a trip to Colorado over the Christmas break to their favorite ski place, Wolf Creek. This ski area is not like Breckenridge or Vail in that there is no resort there. But, while there is no resort there, it is reported to have the most snow of any ski resort so it is a great place to ski and snowboard. Most people stay in Pagosa Springs when they ski at Wolf Creek. Pagosa Springs is famous for having natural onsen hot springs! Our favorite hot springs spot is called The Springs.  Sadly, it has gotten so popular that we noticed they did away with their one week pass and their prices have gone way up! We still went one of the days and spent nearly all day hanging out in the different pools and chatting with other visitors. There is a full bar and restaurant with wait staff that serve you while you soak in their hot springs bath. It was a lot of fun! Pagosa Springs is also super fun in the summertime with plenty of sunshine and excellent hiking.     2021年は案浦不動産にとって成長の年となりました。弊社に9年間勤めていた石井英理子を失いましたが、新たにスーザン、攻、真理子、稔、フェイスと5人の強力な日本人チームを作成しました。案浦チームは、ヒューストンで合計134家族の賃貸契約のお手伝いをし、最高記録となる59件の売り上げを記録しました (2020年は42件の売り上げ件数)。弊社エージェントであるナン・フェンはケイティ地区で中国人投資家と協力し、案浦チームは日本人投資家と協力し、案浦不動産管理物件に新たに約12件の物件を追加しました。入居祝いとして”ウェルカムバケット”を追加し、シェズ・コバヤシや居酒屋和などの地元企業からのお得情報が掲載されている案浦不動産特割カードの導入もいたしました。 ARGデジタルニュースレターは、過去のクライアント、友人、家族のかたに近況報告そして連絡を取り合うことを目的として開始され、早くも1年間（今までのニュースレターをお楽しみいただければ幸いです）経ちました。ボランティアの面では、スーザンはヒューストン女性不動産協会の2022年会長となり、テキサス不動産グローバル委員会の2022年副委員長に任命されました。2021年も沢山な出来事がある年となりました！

    2021 was a year of growth for Annoura Realty. While we lost long term member Eriko Ishii who had been with Annoura Realty for 9 years, we trained and grew a strong 5 member Japanese team with Susan, Koh, Mariko, Mik, and Fayth. Team Annoura was able to help 134 families lease homes in Houston and recorded a new high of 59 sales (up from 42 sales in 2020). Nan Feng found a strong niche with her Chinese investors in Katy while Team Annoura found a strong niche with Japanese investors and added nearly a dozen homes under the Annoura Property Management umbrella. Welcome Buckets were added as welcome gifts and the Annoura Realty Discount Card was introduced with pre-loaded discounts from local businesses including Chez Kobayashi and Izakaya Wa. The ARG digital newsletter completed one full year (we hope you enjoy these newsletters) with the intent of keeping in touch with our past clients, friends, and family. On the volunteer front, Susan was elected to be the 2022 President for the Womens Council of Realtors Houston and was appointed to be the 2022 Vice Chairman for the Texas Realtors Global Committee. Wow, what a year!
