    7月下旬となりますが、案浦不動産は沢山の方々の入居準備に大忙しです。 クリアレイクエリアにカネカから新駐在員さんのために、巷で人気のワード小学校学区内に位置する素敵な賃貸物件を見つけるのを真理子がお手伝いしました。 一方、スーザンは、ダイキンからの新駐在員さんがメモリアル大人気の高層マンションの手続きのお手伝い、東京海上からの駐在員さんには素敵なショッピンセンターの近くにあるアパートへの入居準備のお手伝いをしました。 売却面では、スーザンの古くからの友人であるクリスとマイクがクリアレイクの家をミドルブルック内で最高値で売却し、今日ノースフォークに新居を購入予定です！ おめでとう、クリス！ ミックとスーザンは、パーランドの 521 番地にあるイソカさんの家の売却手続きの続行、オプション期間と評価を乗り越えました。 成約に向けて全力で取り組んでいます。 真理子は、投資家の 1 人のために 12 戸の住宅購入の契約中です。 また、ダイキンから新しい駐在員 2 名、日本総領事館の新しい職員の方の物件探し中、そして前川から新しい駐在員の方のお引越しのサポートの依頼をいただいたことに大興奮しています！ 既にヒューストン在住の方で、賃貸契約を更新するか、解約して新居を探したいという方のお手伝いも喜んで受け入れさせていただきます。 毎日様々な依頼をいただき、とても光栄です。 ヒューストンに引っ越しを考えている方、または賃貸、売却、購入に関してサポートが必要な方をご存知の際は、是非案浦不動産のご紹介お願いいたします！

    Wrapping up July with several new move ins. Welcomed a newcomer for Kaneka to the Clear Lake area.  Mariko helped find a nice rental for him zoned to the popular Ward Elementary. Meanwhile, Susan helped a new Daikin expat move into a very popular new highrise in Memorial and a Tokio Marine expat into a nice apartment convenient to Whole Foods and Trader Joe’s. On the sale front, Susan’s good friends Chris and Mike sold their Clear Lake home for one of the top prices in Middlebrook and if all goes well closed on their new home in Northfork TODAY! Congratulations, Chris! Mik and Susan continue the sale of Isoka san’s house off 521 in Pearland, making it through option period and the appraisal. It’s full steam ahead for that closing. On the horizon, Mariko is working on a 12 home portfolio for one of her investors. We also have two new Daikin expats on the way, a new officer from the Japanese Consulate, and we are super excited to be able to help a newcomer from Mayekawa. Several others who already live here in Houston need help to either renew their lease or end their lease and look for new housing so we are very happy to be helping them. Excited times in Houston and we are so happy to be a part of all the relocation action here!  If you know anyone moving to Houston or needing help to lease or sell or buy, please refer them to us so we can help!

  • Chez Kobayashi – リエさん、還暦おめでとう！

    案浦不動産の大事なお客さんでありお友達、そしてお気に入りのパティシエシェフの奥様、リエさん、還暦おめでとうございます！デイリーアシュフォード通りとメモリアル通りの角に位置するChez Kobayashiにまだ訪れたことがないという方は是非、一度立ち寄ってみてください！L 字型ショッピング センターの曲がり角の隠れ家には、あらゆる種類のフランス製ベーカリー製品、タルト、ケーキ、クッキー、やランチメニューまで提供しています。アーモンド クロワッサン (私のお気に入り)、チョコレート クロワッサン (息子のお気に入り)、そして種類豊富なフルーツ タルト (お店で大人気) を是非お試しください！先週の土曜日に、チーム案浦はりえさんの還暦をお祝いしにパーティーに招待されました。日本の伝統では、60歳を迎える誕生日には赤色のアイテムを贈る習慣があることから、フランスのパン屋さんのテーマに合わせて赤いベレー帽をプレゼントしました。従業員全員が出席し、皆で楽しい時間を過ごすことができてとても良いディナーとなりました。リエさん、60歳のお誕生日おめでとうございます！これからも元気に長生きしてくださいね。

    Happy KANREKI to our client and favorite patisserie chef’s wife, Rie san! If you have never been to Chez Kobayashi on Dairy Ashford, you have to go check it out. Located on the corner of Memorial Dr. and Dairy Ashford and tucked into the bend of the L shaped shopping center, Chez Kobayashi sells all kinds of French bakery goods, tarts, cakes, cookies, and lunch items. Try the almond croissant (my favorite) or the chocolate croissant (my son’s favorite) or one of the many kinds of fruit tarts (crowd favorite). Last Saturday, Team Annoura went to celebrate Rie san’s 60th birthday.  As is Japanese tradition, people give red colored items to people turning 60, so we presented her with a red beret to go along with the French bakery theme. All of their workers were present and everyone enjoyed a nice time.  Happy 60th Birthday, Rie san!

  • ヒューストン国際不動産スペシャリストコース、次はメキシコ！

    前回のニュースレターでも報告しましたが、CIPS は Certified International Property Specialist の略です。全米不動産協会によって、5 つのコア コース (各 8.5 時間) を受講し、国外のクライエントと仕事をしたり、多国語を話せるd不動産業者、さらに海外に住んだことのある経験を持つ不動産エージェントに与えられる特別な称号です。他国で不動産紹介パートナーを探す際には、CIPS 認定を持つパートナーを探すことが多々あります。今年、スーザンは CIPS 指定のインストラクターになり、先週ヒューストンで最初の 2 クラスを教えました。久留米大学で英語を教えていた福岡在住以来、初めて教壇に立ちました。Facebook に授業の風景を投稿した後、メキシコの不動産協会から、カボ サン ルーカスでoん授業の依頼を受けました。 7 月 6 日にメキシコへ行き、ラパスの不動産会議で講演、その後 さらに２クラス教える予定です。外国で教えるだけでなく、現地の不動産業者と経験を共有する機会を楽しみにしています。

    As reported in our last newsletter, CIPS stands for Certified International Property Specialist. It is a special designation given by the National Association of Realtors for real estate professionals who take the 5 core courses (8.5 hours each) plus have various experience working with international clients, speaking a foreign language, or living abroad. When searching for a good referral partner in a different country, we often look for others with the CIPS designation as it shows that they are professional and have invested time and effort into their education. This year, Susan became an instructor for the CIPS designation and last week, she taught her first two classes in Houston!  It was the first time to teach a class since living in Fukuoka, where she used to teach English at Kurume University. The neat part is that after posting up pictures and video on Facebook, the Mexican association of real estate professionals saw it and asked Susan to go teach CIPS in Cabo San Lucas, Mexico! Susan will fly to Mexico on July 6 to speak at a real estate conference in La Paz, then stay and teach two modules of the CIPS to the realtors in Cabo San Lucas. Excited for the opportunity to not only teach in a foreign country, but also to also share experiences with the realtors there!

    チーム案浦は相変わらず、テキサス州ヒューストンへの引っ越す方々のお手伝いで忙しい2週間となりました！稔とスーザンは、北海道大学からの新しい教授がケイティにお引越しするお手伝いをしました。取引はすべてバーチャルで行われ、彼が選択したお家は、なんと案浦不動産のエージェント、ナンがグランド レイクスに出していた物件でした。ナンと家主とのつながりのおかげで、私たちはすべての書類手続き、光熱費、エアマットレスと寝袋を備えた家の準備まで、すべてを 1 週間以内に完了することができ、家族 4 人全員が、空港から直に新しいお家へ入居することができました！一方、真理子も忙しい2週間となりました。2件目となる1031 Exchangeの成約完了、さらに賃貸物件５件（案浦不動産管理内内で 4 件）契約完了しました。スーザンがヒューストンを離れている間も、クライエントに内覧ツアーを行ったり、市場に出す準備や、スーザンと一緒にオープンハウスを開催したり、９０軒近い案浦不動産管理物件の管理のお手伝いも行なっています！先週の金曜日、スーザンは過去のお客さんの 1 人が購入した郵便番号77024 内の物件成約のお手伝いをしました。この日本人家族は長年賃貸生活を続けた後、購入する決断をし、リースバックの条件を決めることができなかったため、最終的には 3 か月間契約してからのクロージングとなりました。多くの難関を超え、AMCAP 住宅ローンのローラ・ヘインズさんは何とか、購入に間に合うようローンの契約を完了させました。更に、スーザンの最新売却物件は月曜日にミドルブルックに市場に出したばかりですが、1週間以内に契約を締結し、オプション期間を無事終えることができました。7月中にゴールラインに到達できることを願っています。最後に、パーランドに3部屋/2浴室の物件が近々市場に出る予定ですので乞うご期待…！

    Team Annoura is on the run! We are helping people move left and right to and from Houston, TX. Mik and Susan helped a new professor from Hokkaido University move to Katy. The entire transaction was done virtually and the home he chose was one that Annoura Realty agent Nan had on the market in Grand Lakes. Thanks to Nan’s close connections with the landlord, we were able to get the whole thing done in less than a week, all paperwork, all utilities, even set up the home with air mattresses and sleeping bags. The new family of 4 was able to go from the airport directly to their new home! Meanwhile, Mariko has been super busy as well with several closings this past two weeks. She completed the second transaction of our client’s 1031 Exchange, and FIVE leases (four inside the Annoura Realty Group portfolio). She is such a hard worker, stepping up to show several homes while Susan was out of town, helping to stage a home in Clear Lake, helping to hold an open house with Susan, and helping all of our landlords keep up with all of their tenants, almost 90 of them! Last Friday, Susan closed on a home in 77024 with one of her past rental clients. After many years of renting, this Japanese family decided it was time to buy. We could not work out terms of the lease back so we ended up pulling the closing out 3 months! After much drama, our lender Laura Haines with AMCAP Mortgage was able to go to her Plan B and C to get the loan to go through and close! Another good news is that the home Susan listed in Middlebrook on Monday went under contract within a week and we just made it through the option period. Hopefully we are full steam ahead and can make it to the finish line in July.  Coming soon to the market will be a home in Pearland, 3BR 2BA, set to hit the market in the coming days!

  • アジア不動産協会　祝賀会

    AREAA は米国アジア不動産協会の略です。 2年ごとに、協会を率いる新しい役員を任命する祝賀会が開催されます。ウェスティン・ガレリアで開催され、ジョン・ホイットモア市長候補、アル・グリーン下院議員、ジーン・ウー州下院議員などの著名な来賓、不動産協会の理事やグローバル委員会の多くのメンバーを含む約400人が出席しました。祝賀会には素敵なディナー、ダンス、カジノゲームが含まれており、他の支部（ダラス、サンアントニオ、オースティン）からの数人の指導者、さらには現会長と次期会長のカート・ニシカワ氏とドニー・ピンガロ氏も出席した。スーザンは AREAA ヒューストンの設立理事の 1 人であるため、この協会はとても意味深いものです。 2015 年に立ち上げに協力してくれた仲間たち、ドーン リン、ケーシー カン、ケネス リー、ユージン ワンと再開できてとても嬉しかったです。新役員の皆様と男前新会長、ビクター・リー、就任おめでとうございます!

    AREAA stands for the Asian Real Estate Association of America. Every two years they hold a beautiful gala to install the new officers who will lead the organization. The gala was held at the Westin Galleria and about 400 attendees attended, including several notable guests like Mayoral Candidate John Whitmore, Congressman Al Green, State Representative Gene Wu, and many Realtor Association Directors and members of the Global Committee. The evening included a nice sit down dinner, dancing, and some casino games. Several leaders from other chapters (Dallas, San Antonio, Austin) and even the current national president and incoming president Kurt Nishikawa and Donnie Pingaro were in attendance. Susan is one of the founding board members of AREAA Houston so this organization is very near and dear to her heart! It was so nice to see the colleagues who helped launch the organization back in 2015- Dawn Lin, Casey Kang, Kenneth Li, and Eugene Wang. Congratulations to the new board and to our new President, handsome Victor Lee!
