スーザンの日本旅行は、とても素晴らしい経験となりました。まず、ドナ・コールは、日本の小池百合子知事と個人的な友人で、先週の火曜日、知事のオフィスにて面談をすることができました。麻布台ヒルズの有名なチームラボに入れなかったとき、小池知事が電話をくださり、突然、特別なパスをもらえました。もうひとつの素敵な経験は、タイトーのゲーム会長（スペースインベーダーの発明者）や東急ホテルズの会長など、大企業の多くの日本人のCEOや会長に会えたことです。ドナがセルリアンタワーの私たちの部屋を褒めてくれた後、突然、美しいワインのボトルといくつかの日本の贈り物が部屋に届けられました。個人的な話ですが、スーザンは11月1日に軽井沢を訪れることができました。ちょうど21年前、彼女が初めて軽井沢を訪れた日と同じ日です。当時32歳で丈を妊娠中だった彼女は、Love FMの仕事で東京に出張し、ニューアルバム「White Flag」を出したばかりのイギリス人アーティスト、ダイドにインタビューをする、素晴らしい思い出になりました！ 福岡での週末もとても特別なものとなり、スーザンは攻の両親を訪ね、友人たちと会い、奈良屋町の案浦家の土地に現在建設中の家の状況を確認することができました。本当に素晴らしい日本旅行で、とても生産的でした！ パワフルなUSJCの年次会議に出席したことに加えて、スーザンは山田さん、光澤さん、渡辺さん、清水さんにも会うことができました。 全員、案浦不動産が管理するヒューストンの家を所有する日本人投資家の皆さんです！ 近況について話し合い、直接お話が出来、とても楽しかったです。たった8日間でこれほど多くのことができたなんて信じられません！スーザンの素晴らしい日本旅行は、今朝ヒューストンに戻って終了しましたが（そして、新しいクライアントのビルダーオリエンテーションのためにすぐにキーマに行きました）、人生はこれからも続きます！

The Japan trip for Susan had some super awesome experiences. First, Donna Cole is personal friends with the Governor of Japan, Ms. Yuriko Koike. We were able to have a short meeting with the Governor last Tuesday in her office! When we couldn’t get into the famous teamLAB in Azabudai Hills, Governor Koike san put a call in and suddenly we had special passes! Another neat experience was getting to meet many Japanese CEO’s and Chairmen of major companies such as the Chairman of TAITO games (inventors of Space Invaders) and the Chairman of Tokyu Hotels. After Donna praised and complimented our room at the Cerulean Tower, we suddenly had delivered to our room a beautiful bottle of wine and several Japanese gifts! On a personal note, Susan was able to visit Karuizawa on November 1, exactly the same day 21 years ago that she visited Karuizawa for the first time. She was 32 at that time, pregnant with Joe, and was in Tokyo on a business trip for Love FM to interview the U.K. artist Dido, who had just come out with a new album called White Flag.  Incredible memory that was! A weekend in Fukuoka was also super special. Susan got to visit with Koh’s parents, see some friends, and to check the status of the new family home currently being built on the Annoura family land in Narayamachi. Such a great trip to Japan, and so productive too! In addition to attending the powerful USJC Annual Conference, Susan also met Yamada san, Mitsuzawa san, Watanabe san, and Shimizu san.  All of these folks are Japanese investors with houses in Houston that Annoura Realty manages! It was so, so fun to catch up with everyone, update them on their houses, and to talk to them face to face. Can’t believe so much was done in just 8 days! Susan’s amazing Japan trip ended today, when she arrived back to Houston this morning (and rushed immediately to Kemah for a new client’s builder orientation). Life goes on!

According to Newsweek…

• The National Association of Realtors (NAR) reported that Virginia, Texas, Tennessee, Georgia, and South Carolina attracted the highest number of workers in the third quarter of 2023.
• These states appeal to incoming workers due to their strong job markets, relatively low living costs, and favorable business environments.
• In contrast, states like California experienced significant net migration losses, with a deficit of 18,485 workers—the highest in the nation—followed by Illinois with a loss of 4,598 workers.
• High-cost states such as California and New York are seeing more people leave, as workers seek affordable living options without compromising career growth opportunities.
• Economic benefits in states like Texas and Florida, including lower living expenses, competitive wages, fewer regulations, and expanding job markets, make them attractive destinations for job migrants.
• Texas ranks close to Virginia, with a net influx of 7,036 job migrants in the third quarter of 2023.
• California serves as the largest origin of outbound workers, accounting for 12 percent of the movers seeking affordability elsewhere, followed by Florida (8 percent), Louisiana (8 percent), and Oklahoma (5 percent).
• Many major companies have partially or fully relocated to Texas, including Elon Musk’s SpaceX and Apple.
• In August, Chevron Corporation also announced plans to move from California to Texas, citing policies in California that increase costs, discourage investment, and negatively impact consumers and the state’s economy, according to CEO Mike Wirth in a Wall Street Journal interview.

この2週間、スーザンが3か国にいたにもかかわらず、案浦不動産は非常に忙しかったです。メキシコから戻った翌日、スーザンはあゆみさんの初めての家の購入手続きを手伝いました。誰かが初めての家を購入するのを見るのはいつも嬉しいもので、そのお手伝いが出来たことを光栄に思います。面白い余談ですが、最後の内覧のとき、私たち2人とも背が低くて重い屋根裏のドアを閉められなかったので、彼女の親友に電話して脚立を借りなければなりませんでした。彼女の親友は忙しかったので、親友の旦那さんに連絡し、なんとKata Robataの料理長が、屋根裏のドアを閉めるのを手伝ってくれたのです！堀内学シェフに大感謝です。販売面では、今週、私たちの日本人投資家の1人が幸運にも、2軒の家を契約しました。1軒はサンハーバーの家、もう1軒はキャッスルの家です。すべての家が検査期間を通過することを祈っています。先週、過去の顧客であるポール・カジワラさんからの紹介で、3軒目の家も契約されました。ランドリーズの同僚がキーマーに転勤することになり、私たちは一緒にリーグシティのエデュケーションビレッジ地区に彼にぴったりの家を見つけました。11月にカリフォルニアから転居するティムと彼の家族にとって、とても嬉しいことです。賃貸面では、チェスナットスプリングスに新しい入居者が見つかったので、オーナーのジェームズ、おめでとう！さらに、真理子はベイグレンにある、私たちの最新のクラレ駐在員家族である上野一家のために素敵な家を見つけてくれました。家探し中の3番目の家族は、JAXAの駐在員家族さん… 家探しがうまくいきますように！過去2週間で、3つの新しいアパートに入居がありました。最初の東レのクライアントはウッドランズにあるタウンハウスを選び、最新の三井物産駐在員はギャラリアに近いアパートを選び、最新の日本人医師はバーチャルで選んだ後、メディカルセンターのユニットに入居しました。ヒューストンでの新生活を始めるこの5つの新しい家族を、私たちはとても楽しみにしています。真理子が別の賃貸住宅を見つけるのを手伝ってくれたリピーターの石原家と、スーザンが何年も前に手伝ってくれたリピーターの北岡家、おめでとうございます。新しい月を迎えるにあたり、私たちは大統領選挙が住宅購入市場に好ましい方向をもたらすことを期待しています。そしてその間、私たちはヒューストンで賃貸する新しいお客さん達を引き続き支援していきます。案浦不動産を紹介してくれた、皆様にとても感謝いたします！ヒューストンに引っ越してくる人、またはヒューストンへ引っ越してくる人をご存知の方は是非、案浦不動産をご紹介ください。紹介してくれた皆様に、感謝の気持ちを込めたギフトを用意していますので必ずどなたからご紹介を受けたのかお伝えください！

Even with Susan in three different countries this past two weeks, Annoura Realty was extremely busy. The day after returning from Mexico, Susan helped Ayumi san close on her first home. It’s always so exciting to have someone buy their first home and I am honored to have been a part of the process! Funny side story- At the final walk through, both of us were too short to close the heavy attic door so we had to call her best friend to borrow her step ladder. Her friend was busy so she sent her husband and all of a sudden we had the head chef of Kata Robata at our walk through helping us shut the attic door! Special thanks to Chef Manabu Horiuchi. On the topic of sales, one of our Japanese investors got lucky this week, getting two of his homes under contract. One is the house on Sun Harbor and one is the house on Castle. Fingers crossed as they all go through their inspection periods. We had a third house also go under contract last week, a referral from a past client, Paul Kajiwara. His co-worker at Landry’s is moving to work at Kemah and together we found the perfect home for him zoned to the Education Village in League City. Super excited for Tim and his family, who will be moving from California in November. In leasing news, Chestnut Springs found a new tenant, so congratulations to owner James!  Additionally, Mariko found a nice home in Bay Glen for our newest Kuraray expat family, The Ueno’s. Our third family in the process of house hunting is the Suwa Family of JAXA… good luck with the hunt! In the past two weeks, we had three new apartment move ins: our first Toray client chose a townhome up in the Woodlands, our newest Mitsui expat chose an apartment closer to the Galleria, and our newest Japanese doctor moved into a Med Center unit after choosing it virtually. We are super excited for these five new families as they start their new life in Houston. Congratulations to the Ishihara family, repeat clients who Mariko helped find a different rental home and to the Kitaoka family, also repeat clients who Susan helped many years ago. As we enter into a new month, we are hopeful the election will result in a favorable swing to the home buying market. And in the meantime, we will continue to help all of the newcomers leasing in Houston. Don’t forget, we appreciate all of your referrals! 過去 2 週間、スーザンは 1 週間ヒューストンにいて、2 週間目に東京へ出発しました。彼女が家にいた 1 週間は、10 月 21 日月曜日の誕生日を除いて、ほとんど仕事ばかりで遊びはありませんでした。誕生日には攻とスーザンはガルベストンへ行き、冷たいアサヒビールを片手に芝生の椅子に座って波が打ち寄せたり引いたりするのを無意識に眺め、数時間休みました。2 人はまた、誕生日のディナーにガイドズ シーフードへ行きました。翌日、スーザンの親友であるクリスとジャネットが彼女を地元へ連れて行き、お気に入りのハンバーガー店と 2 つの地元のバーへ行き、誕生日を祝いました。その後の数日間、スーザンはあゆみさんのタウンハウスの契約締結を手伝い、新しい賃貸物件のリストを取得し、2 軒の家を契約し、2 人の駐在員の新しいアパート探しを手伝いました。また、テキサス不動産協会のリーダーシップ 会議に出席するため、2 日間オースティンへ行きました。一方、家ではザックがミュージカルのリハーサルが始まりました。彼はミュージカル「アダムス ファミリー」のルーカス役に抜擢されたのです。彼の合唱団は高校のフットボールの試合で国歌を斉唱したこともあったので、とても興奮しました。泰は海軍兵学校で銃を撃ったり戦車のような乗り物に乗ったりしている写真を送ってくれました。彼は初めてレスリングの遠征に参加することはできませんでしたが、次回は選抜されるよう一生懸命努力しています。オースティンで丈は、来年の夏のインターンシップに向けてさまざまな仕事の面接を受けています。今のところ、ウォルマートのコーポレートファイナンス部門で働くというオファーを取り付けています。おめでとう！ 先週の日曜日、スーザンはUSCJの年次会議に出席するため日本へ出発しました。今日帰国し、明日はボストンで開催されるNARの年次会議に出発します。水曜日は彼女にとって大事な日です。彼女のグループがキャップストーンプロジェクトを発表し、うまくいけばNARリーダーシップアカデミーを卒業できます。

In the past two weeks, Susan was home in Houston for one full week, before leaving to Tokyo for the second week. During her week home, it was almost all work and no play, besides her birthday, which was Monday October 21. Koh took her to Galveston for a couple of hours of R&R, sitting on lawn chairs mindlessly watching the waves roll in and out with a cold Asahi Beer in hand. The two also went to Gaido’s Seafood for her birthday dinner. The next day, Susan’s two best friends Chris and Janet took her out to celebrate her birthday locally, hitting their favorite burger spot and two local bars. In the days to follow, Susan helped Ayumi san close on her townhome, picked up a new lease listing, put two houses under contract, and helped two expats find their new apartment homes. She also went to Austin for two days for a Texas Realtors Leadership Conference! Meanwhile, back at the house, Zach started musical rehearsals. He was cast as Lucas in the musical Adams Family. His choir team also sang the National Anthem at a high school football game, so we were excited to see him do that. Ty sent us some pictures of him at the Naval Academy, shooting a gun and riding in a tank-like vehicle. He did not make the traveling wrestling team for the first tournaments but will continue to try hard to get there. As for Joe in Austin, he is interviewing for various jobs for next summer’s internship. So far, he has secured an offer working for Walmart in their corporate finance department.  Proud of him!  Last Sunday, Susan left for Japan to attend the U.S. Japan Council Annual Conference. She returned today and leaves tomorrow for the NAR’s Annual Conference in Boston. Wednesday is a big day for her, as her group presents their Capstone Projects and hopefully graduates from the NAR Leadership Academy! 

米日カウンシルは毎年年次会議を開催しています。会場は東京とワシントンDCを交互に開催しています。今年の会議は東京で開催され、スーザンはドナ・コールとロバート・ゴンドーからなるヒューストンの小規模な代表団とともに出席しました。USJC の使命は、文化、分野、世代を超えたリーダーのコミュニティを構築することにより、米国と日本の絆を強化することです。そして、日系アメリカ人の指導者を国際舞台で活躍できるように育てることであり、いつか子供たちもそんな舞台で活躍してもらいたいと願っています。会見は渋谷のセルリアンタワー内で行われました。事は親密なネットワーキングディナーで始まり、少人数の参加者が食べ物の種類と使いたい予算を選択することができました。スーザンとドナは、信越社長の斉藤氏と妻の明美氏、そして少人数のグループとともに、麻布台ヒルズの新しいレストラン ダイニング33で食事を楽しみました。  素晴らしいい料理と、素晴らしい景色、絵のように美しい東京タワーを直接眺めることができました。日中は会議、毎晩さまざまな案浦不動産投資家とミーティングを行いました。会議終了後、スーザンは攻の両親に会いに行くため、福岡へ飛び、楢屋町に建設中の新しい家の建築業者に会うこともできました。物事は急速に進んでおり、家は2025年1月に完成する予定です！

Every year, the United State Japan Council holds an annual conference. The venue alternates between Tokyo and Washington DC. This year, the conference was in Tokyo, and Susan attended it with a small Houston delegation of Donna Cole and Robert Gondo. The mission of the USJC is to strengthen ties between the United States and Japan by building a community of leaders across cultures, sectors, and generations.  Another mission is to grow Japanese American leaders to be active in the international arena, which someday we hope our kids will aspire to do. The conference was held inside the Cerulean Tower in Shibuya. Things kicked off with some intimate networking dinners, where small groups of attendees could choose the type of food and budget they wanted to spend. Susan and Donna chose to dine with Shinetsu CEO Mr. Saitoh and his wife Akemi and a small group of people at the new Azabudai Hills restaurant dining 33.  The food was great and the view was spectacular, with direct views of the picturesque Tokyo Tower. Conference in the daytime, meetings with different Annoura Realty investors  every night! When the conference was over, Susan took a quick trip to Fukuoka to see Koh’s parents and to meet the builders of our new house being built in Narayamachi. Things are moving fast and the house is expected to be done in January 2025!
