Just released! Texas Realtors puts out this report once a year in partnership with local associations throughout the state. See which cities in Texas have the most growth in the $1 million+ homes market!

Key insights from the Sales of Million-Dollar Homes Report include:

• Sales of million-dollar homes were up 10% overall in Texas.

• 12,888 homes worth a total of $21.4 billion sold between November 2023 and October 2024. • Nearly 90% were in one of the four largest metro areas.  

• Dallas had the largest percentage of million-dollar sales in Texas (38.7%) and the largest increase in percentage of million-dollar homes sold (14%).

• Sales in Austin were about the same as in the previous year.

• Only 4% of all homes sold in TX were million-dollar homes, but those properties made up 15.7% of all residential sales dollar volume in the state, which was an increase from 14.3% the previous year.  

• The average price per square foot of $1-million+ homes ($418) was more than double the average price per square foot of all Texas homes ($190).

• Million-dollar homes stayed on the market longer in 2024 and increased in months of inventory.

ヒューストン不動産協会（HAR）は、1月6日に2025年最初の会合を開催しました。今年の委員会は、Jane Byrd Internationalのジェーン・バード氏が率いることになっています。スーザンと真理子もこの委員会のメンバーであり（スーザンは2018年に委員長を務めました）、国際的なクライアントをサポートするプログラムや最善の方法を開発するというミッションを担っています。海外からの顧客がヒューストンで賃貸、購入、投資を行う際や、外国人やアメリカ人が海外で賃貸、購入、売却を行う際には、さまざまな注意点があります。その中でも、異なる国のリアルターとパートナーシップを築くことが、国際的な紹介を成功させる鍵となります。現地のルールや市場、独自の方法を理解し、さらに追加サービスを提供することが、海外赴任者がヒューストンに移住する際の支援のポイントです。2025年を迎えるにあたり、この委員会はヒューストンのリアルターたちが国際的なクライアントと仕事をする際に成功できるよう、全力でサポートしていきます！

The Houston Association of Realtors kicked off their first meeting of the year on January 6. The committee this year is lead by Jane Byrd of Jane Byrd International.  Both Susan and Mariko are members of the committee (Susan was the chairman in 2018). The mission of this committee is to develop programs and best practices for Houston realtors who work with international clients. Whether helping foreigners lease, buy or invest in Houston or helping foreign nationals or Americans lease, buy, or sell in a foreign country, there are many things to be aware of. Connecting with a realtor partner in a different country is one of the key points to a successful international referral. Knowing the rules and workarounds, knowing the local market, and offering extra service are all key points to helping an expat relocate to Houston. Going in to 2025, our committee is committed to helping our Houston realtors succeed when working with international clients!

2025年度　女性不動産協会　就任式

ヒューストン支部の女性不動産協会は、1月9日にダウンタウンにあるヒューストンクラブの49階で、2025年度の役員就任式を盛大に開催しました。このイベントのテーマは1920年代で、参加者たちは1920年代を彷彿とさせる華やかでエレガントな衣装を身にまとい、雰囲気を楽しみました。2024年度会長を務めたデナ・ムスフィ氏から、新会長のアリソン・サラス氏へとガベルが正式に引き継がれ、2025年度の新役員全員が正式に宣誓を行いました。式典には、過去10年間の歴代会長（2022年度会長であるスーザンも含まれています）をはじめ、多くのゲストや友人が出席し、ウィメンズカウンシルオブリアルターズへのサポートを示しました。この全国組織には、アメリカ全土の主要都市をカバーする249の地域支部があり、そのミッションは次の通りです：
「私たちは成功したリアルター®のネットワークであり、業界と地域社会で女性をビジネスリーダーとして発展させることを目指します。」

The Houston Chapter of the Women’s Council of Realtors held their installation ceremony on January 9th on the 49th floor of The Houston Club in downtown. The party was themed as the 1920’s and attendees dressed in their best 1920’s attire! 2024 President Dena Musfy passed the gavel to the new 2025 President Allison Salas and the entire new 2025 board was sworn in. In attendance were almost 10 years worth of past presidents (Susan was the 2022 President) as well as guests and friends supporting the Women’s Council of Realtors. There are 249 local chapters of this national organization, covering every major city in America. Their missions statement is: We are a network of successful REALTORS®, advancing women as business leaders in the industry and in the communities we serve.

冬休みが1月7日まで続いたため、ザックと一緒に2回目の冬休み旅行に行くことにしました！泰はすでにアナポリスに戻り、丈は友達との予定があったため、今回はスーザン、コー、ザックの3人でサウスパドレアイランドへ向かいました。私たちにとって初めての場所であり、コロラドと比べるとドライブがとても楽でした（特に攻が運転を全部引き受けてくれたので…笑）。サウスパドレアイランドは、テキサス州の最南端にある人気のビーチタウンで、ヒューストンから車でコーパスクリスティ経由で約6時間の距離にあります。スーザンのテキサス不動産仲間であるエステバンが所有する物件に滞在させてもらい、2つの家族でビーチを探索しました。また、島で「ババ・ガンプ・シュリンプ」をオープンする予定の開発者とも会うことができました。サウスパドレアイランドの面白いところは2つあります。一つ目は、ビーチを何マイルも車で走れること。二つ目は、貝殻が非常にたくさんあることです！ほとんどは壊れたものですが、エンジェルウィングや色鮮やかな貝殻のかけらがたくさん見つかり、貝殻集めがとても楽しい体験になりました。

With the winter holiday lasting until January 7 for Zach, we decided to take a second winter vacation!  Ty had already gone back to Annapolis and Joe had plan with his friends, so it was only Susan, Koh, and Zach who headed to South Padre Island! We had never been there before and compared to Colorado, the drive was easy (especially since Koh drove ALL of it…HAHA!). South Padre Island is a popular beach town all the way down at the southern tip of Texas. From Houston, it takes about 6 hours to get there through Corpus Christi. Susan’s Texas Realtors friend Esteban let them stay at one of his properties and the two families explored the beach and met up with a developer who will opening up Bubba Gump Shrimp on the island. Two cool things about South Padre Island: You can drive on the beach for miles and miles and miles, and if you love shells, they have a LOT of shells there! Most are broken, but there were plenty of angel wings and many amazing colorful shell pieces that made shell hunting lots of fun!

It’s a happy new year at Annoura Realty! We kicked off the year running around town thanking past clients and friends for their referrals. Whether Nippon Chemical Texas or JAXA or Nippon Pillar or Clear Lake Dermatology, we thank each of our friends for referring new business to our company! It is people like you that help our company grow and with your word of mouth marketing, referrals, and Google reviews. Thank you! We will continue our KANSHA CAMPAIGN in 2025 so if you know anyone moving to Houston, please don’t hesitate to contact us! We have an exciting January filled with new listings. Our furnished townhome in Clear Lake is on the market now and would be a perfect place for a new executive. Unit 1 of our 6 plex in Montrose will be undergoing a bathroom remodel and then will be hitting the market later this month. Laughing Gull in League City finally got its WPI8 windstorm certificate for its roof and hit the market on Jan 10. Meanwhile, one of our tenants decided to buy the home they were living in, so we put Lumberdale under contract last week as well. Midfield Glen is in its last week before closing. The appraisal came in safely and closing is slated for January 17. Brooknoll has its appraisal pending but made it out of the option period after we had to schedule a re-inspect due to the water not being on as ordered. On the leasing front, we welcomed our new KAO Corporation expat Mr. Tanaka last week. He will be doing a study at Rice University and we wish him all the best. We also have a two new referrals coming to the Medical Center that we will be working on this week. As we transition out of management at Ponderosa Forest this month, we are working hard with our investor owners who will either sell their units or move to another management company. I feel another six listings coming to us as half the owners will be electing to sell!
