For those of you new to Houston, the Houston Rodeo is one of our city’s largest events. This year, it kicks off on March 4 and ends on March 23. For all the details, please check this website: https://www.rodeohouston.com/. There are so many things to do when you visit the rodeo. There is a huge carnival for the kids, a livestock show inside NRG Center, lots of shopping for all kinds of cowboy goods, of course the rodeo itself, and nightly concerts. If you happen to have any guests who are arriving from outside the U.S. around early March and who have a passport stamp, you can send them to the second floor of NRG Center to register and enter a special lounge for international guests. Look for all the international flags and the registration desk or you can share Susan’s phone number so they can contact her if they need help to get a special pass (832-725-7880). International guests will need to show their passport with an immigration entry stamp to get their special pass. Once they have their special pass, they can enter a VIP lounge with great food and drinks and the opportunity to visit with other international guests and agriculture related vendors. Also! この2週間、案浦不動産はとても忙しい日々を過ごしています。まず、Ponderosa Forestの管理を移行し、売却を希望するオーナー様のみを引き続きサポートする形にしました。その結果、4名のオーナーが残り、7戸を売却用、1戸を賃貸用としてリストアップしました。もし、まとめてコンドミニアムを購入したい投資家の方がいれば、ぜひお知らせください！すべての物件はHAR.comのコンドミニアムカテゴリーに掲載されています。Ponderosa Forest関連の話題として、先週はさらに2戸の賃貸契約が成立し、現在販売中のユニットはすべて満室となりました（ユニット16を除く）。目標は、投資家にまとめて購入してもらうことです。駐在員向けのサポートも順調に進んでいます。真理子はINPEXのクライアントの契約を無事に完了し、ミックもBrooknollの売却を成功させました。Laughing GullとValenciaはオプション期間を終了し、3月3日のクロージングを予定しています。Lumberdaleもオプション期間を終え、最終ローン審査の承認待ちの段階に入りました。Lumberdaleのクロージングは2月14日（バレンタインデー）に予定されています。今後の予定として、スーザンは日本総領事館の新規駐在員2名、ダイキンの駐在員3名、そしてJAPEXの新規クライアント1名のサポートを開始します。また、鹿児島のウナギ会社がヒューストンでウナギ専門店を開業する可能性について相談中とのことで、今後の展開が楽しみです。詳細は今後のアップデートをお待ちください！

2月1日、アジア系アメリカ人不動産協会（Asian American Real Estate Association）の旧正月パーティーがOceans Palaceで開催されました。何百人もの人々が集まり、新年度の役員就任を祝福しました。今年の会長を務めるのはStayce Nguyen氏。もちろん、案浦チームも参加しました！恭喜发财！(Gong Xi Fa Cai!)

Annoura Realty has had a pretty busy two weeks! We started moving management of the Ponderosa Forest units out of care and kept all owners who wanted to sell.  Four owners stayed and we listed 7 units for sale and one for lease. Anyone looking for a bulk condo sale, please let us know! All units are listed on HAR.com under the condo category. Speakng of Ponderosa Forest, we did lease out two more units this past week, making all units for sale fully occupied, besides unit 16. Targeting an investor to buy them all in bulk! On the expat front, Mariko successfully closed her INPEX client and Mik successfully closed his Brooknoll sale. Laughing Gull and Valencia moved out of their option period and are both targeting a March 3 close date. Lumberdale moved out of option period and is cruising towards final underwriting approval. We are targeting a Feb 14 Valentine’s Day closing for that deal. On the horizon, Susan will be working with two new expats from the Japanese Consulate, three new Daikin expats, and one new client from JAPEX. She is also in talks with an eel company from Kagoshima who is contemplating opening up an eel restaurant in Houston! Details to follow!

Feb 1 the Asian American Real Estate Association held their Chinese New Year Party at Oceans Palace. Hundreds of people were there to celebrate the incoming board of directors led by Stayce Nguyen. Team Annoura was on hand as well! Gong Xi Fa Cui!

私たちの長男、丈が2月5日に21歳になりました！21歳以上のお子さんを持つ親御さんなら共感していただけると思いますが、子供が本当に大人になるなんて、なかなか実感が湧かないものですよね。あの小さかった丈が、ついにお酒を飲める年齢になったとは…感慨深いです！ちょうど同じタイミングで、スーザンはテキサス不動産協会の冬季ミーティングのためオースティンへ行っていたので、丈にも会いに行き、大きなハグと「お誕生日おめでとう！」の言葉を直接伝えることができました！さらに、祖父母からの特別な封筒も無事に手渡せましたよ。その他のニュースとしては、ザックが2月13日にゴルフ部のトライアウトを受けることになりました！次回のニュースレターでは結果をお伝えできると思うので、お楽しみに！一方、攻は今も福岡にいます。最近は大忙しで、新居の引き渡しを受けたり、家電や家具を買い揃えたり、両親を賃貸の家から新しい案浦ファミリーハウスへ引っ越しさせたりと、毎日慌ただしく過ごしています。住所はこれまでの奈良屋町のまま変わらないので、とても嬉しいです！そして、スーザンは3月下旬に日本へ行き、家の2階と3階の家具を仕上げる予定です。実際にどんな風に仕上がったのか、現地で見るのが待ちきれません！また次回のニュースをお楽しみに！ 

In the latest Annoura Family news, our oldest son turned TWENTY-ONE on Feb 5! Parents with 21+ year old children, you will agree when I say you never think your little kid will EVER grow up and become an actual adult. What a feeling to have our little Joe now be of drinking age! Coincidentally, Susan had her Texas Realtors Winter Meetings in Austin so Susan was able to go see Joe to give him a big hug and wish him Happy Birthday (and deliver a special envelope from his grandparents!). In other news, Zach decided to try out for the golf team on Feb 13. We will know the results by the next newsletter so stay tuned! Koh meanwhile, is still in Fukuoka.  He has been insanely busy taking possession of the house, buying houseware and furniture, and moving his parents out of their rental home and into the new Annoura Family home! The address will remain the same as their original Narayamachi home, so we are excited about that! Susan plans on going to Japan towards the end of March to finish furnishing the 2nd and 3rd floors. Can’t wait to see how the house turned out, in person!
