We’ve had a good two weeks of sales and listings at Annoura Realty Group.  One sale we represented a Japanese investor out of California who sold his Texas Medical Center condo to a cash buyer. The second sale we represented a Japanese investor in Japan, who sold one of his single family homes. This investor bought this home 5 years ago for the appreciated depreciation tax benefits, but also did extremely well by leasing the home the entire time he held it. On the exit, he made a sizeable gain, making this a win-win-win situation for him! Annoura Realty was pleased to represent him on the purchase, on all the leases, for the property management side of things, and then on the sale. Thank you for your trust, Mr. Watarai, and congratulations! On the listing side of things, we picked up a lease listing in Bay Knoll with the owner being the owner of the day care that our boys used to attend 15 years ago! We also finally finished the remodel of a beautiful home in Bay Pointe and was able to stage it and bring it to market last week. On the expat relocation side of things, we helped our new expat with the Japanese Consulate move into his Upper Kirby apartment. We also helped our new JAPEX/JOGMEC clients get settled into their place. Mik helped one of our past Daikin clients change homes, while Susan helped one of our past Daikin client negotiate their current lease and stay at their existing home. On the horizon, we have two more Daikin employees to help, a new Kuraray expat, and one Japanese researcher coming to work at Houston Methodist hospital. This is our busy season, as most Japan starts their fiscal years April 1. As always, we thank you all for your referrals and we know that you are out there telling newcomers about us. ヒューストン・ロデオは、私たちの街で最大のイベントです。ロデオ開始前には、数百名の参加者がベストBBQブリスケット、リブ、チキン、ダッチオーブン、そしてシェフズチョイスのオープンカテゴリーで競い合うBBQクックオフが毎年開催されます。ここ10年ほど、国際参加者向けの枠も設けられており、これまで日本からも招待がありましたが、今年は他国の参加を優先するため、日本からの出場は見られませんでした。インターナショナル・ビレッジ内のいくつかのチームはリブ部門でトップ10入りを果たしたものの、トロフィーが授与されるのは上位3チームのみでした。そして、ロデオ国際委員会の委員長は、チーム「Holy Cow Cookers」と共に出場し、驚くべきことにブリスケット部門で2位に輝きました！最終的には、全カテゴリーの合計得点が最も高かった1チーム、すなわち「Always Able But Confused Cookers」がグランドチャンピオンに選ばれました。BBQクックオフに行くのはいつも大変楽しく、特に各テントで仲間がリストバンドを渡してくれると、より一層盛り上がります。3日間、終日BBQを楽しめる大きなテントが一般公開されている一方で、ほとんどのテントは個人所有で招待制となっています。

The Houston Rodeo is the largest event of our city. Before it starts, there is always a BBQ cookoff, which is an event where hundreds of contestants compete in the categories of best BBQ brisket, ribs, chicken, dutch oven, and open category (chef’s choice). For the past 10 years or so, the Rodeo has opened up a spot for international contestants to also join. In years past, Japan has been invited to join, but this year to make space for other countries, Japan did not come. Several teams inside the International Village placed in the Top 10 for ribs but none took home a trophy (only the top 3 teams get trophies). The chairman of the Rodeo’s international committee, competed with his team, Holy Cow Cookers, and remarkably placed 2nd in brisket! In the end, only one team was named Grand Champion overall, which means they go the highest total points across all categories and that team was “Always Able But Confused Cookers”.  Going to the BBQ cookoff is always a lot of fun, especially if you have friends in different tents that will give you a wristband to enter. Although there is one large tent open to the public that serves BBQ all day for 3 days, most tents are privately owned and are invitation only to enter.

ヒューストン不動産協会（HAR）とAMPI（メキシコ不動産協会）が覚書に署名してから6年が経過しました。そこで今年は、国境を越えたビジネスへの取り組みを再確認するため、AMPIのメンバーをヒューストンにお招きすることにいたしました。タイミングは偶然ではなく、ヒューストン・ロデオの期間中に行われるよう計画されていました。HARのグローバル委員会の主要メンバーが率先してお客様の送迎を手配してくださり、シティホールでの重要な会議（Pius Dawsonさん、ありがとうございます）や、メキシコ総領事館でのミーティング（Janette Penaさん、ありがとうございます）もセットアップしました。スーザンは国際ゲスト向けのVIPルームの利用と、金曜日に開催された素敵なロデオガラへの参加手配を担当しました。また、Ed Eakinさんのコネクションのおかげで、AMPIの皆様が木曜の夜のグランドエントリーに参加することができました。木曜の朝、当社グローバルチェアのJane ByrdがAMPIメンバーを対象とした委員会会議を進行し、HARの会長Shae Cotterがヒューストンでの覚書に署名。さらに、AMPI全国会長のKarim Oviedoがカウンターサインを行いました。金曜日には、Jane、Theresa Hill、Fallon Lawsonとそのボランティアチームが、新プロジェクト「London House」（Randall Davis氏がプロジェクトにご参加いただいております）を始点とするプログレッシブオープンハウスツアーを計画しました。この3日間はハイプロファイルなアクティビティが盛りだくさんで、両サイドともに素晴らしい交流の機会となりました。ご協力いただいた皆様、本当にありがとうございました。やりましたね！

It has been 6 years since the Houston Association of Realtors and AMPI (the national association of Realtors in Mexico) signed a Memorandum of Understanding, so this year, we decided to re-dedicate our commitment to doing business cross borders and invited members of AMPI to come to Houston. The timing was not coincidental, it was planned to take place during the Houston Rodeo! Several key members of HAR’s Global Committee stepped up and offered rides to our guests, and they also set up important meetings at City Hall (thank you Pius Dawson) and the Mexican Consulate (thank you Janette Pena). Susan arranged for the guests to have access to the VIP room for international guests and to take part in a lovely rodeo gala on Friday. Through Ed Eakin’s connections, we were able to get all of the AMPI guests into the Grand Entry on Thursday night. On Thursday morning, our Global Chair Jane Byrd ran our committee meeting with AMPI members in the audience, and our HAR Chairman Shae Cotter signed the MOU for Houston, with the AMPI National President Karim Oviedo countersigning on behalf of AMPI. On Friday, Jane, Theresa Hill, Fallon Lawson, and their team of volunteers planned a progressive open house tour, kicking things off at the new Randall Davis project, London House. Needless to say, they had Randall Davis there to talk to the group! It was an action packed 3 days of high profile activities and both sides had an incredible time getting to know one another. Kudos to everyone involved in this event! Woohoo!!  We did it!!!

2月26日は、新たに命名されたDAIKIN PARKにとって記念すべき一日となりました！今後15年間、この球場はヒューストン・アストロズの本拠地となります。ダイキンは、ミニッツメイドからスタジアムの命名権を引き継ぎ、今ではどこを見てもDAIKINのロゴと名前が輝いています。水曜日に開催された公開イベントでは、アストロズのオーナーであるジム・クレーン氏、GHPのCEOスティーブ・キーン氏、日本総領事の永沼善太郎氏、そしてダイキンの役員一同が中心となり、「鏡開き」を含む美しいセレモニーが執り行われました。スーザンもこの特別な行事に招待され、とても喜んでいました。イベントには、日本政府関係者、日本人コミュニティ、数々の日本企業の代表者、スポーツオーソリティ、ヒューストン市関係者など、多くの方々が集い、ダイキンのこの記念すべき出来事を祝福しました。なお、DAIKIN PARKは、アメリカ合衆国で初めて日本の名前が冠されたメジャーリーグ野球スタジアムとなります。おめでとうございます！

February 26 was a big day at the newly named DAIKIN PARK! This will be home to the Houston Astros for the next 15 years. Daikin took over the baseball stadium’s naming rights from Minute Maid and now if you look up, you’ll see the DAIKIN name and logo on every wall. At Wednesday’s unveiling event, Astros owner Jim Crane, GHP CEO Steve Kean, Japan’s Consul General Zentaro Naganuma, and Daikin’s entire Executive Team took center state for a beautiful ceremony that included a “Kagami Biraki”. Susan was super excited to be invited to this special occasion, which was also attended by many members of the Japanese government, the Japanese American community, representatives from many Japanese companies, the Sports Authority, City of Houston, and many others there to congratulate Daikin on this momentous event. Daikin Park will be the FIRST major league baseball stadium in the United States with a Japanese name. Omedetou Gozaimasu!

天皇陛下、65歳のお誕生日おめでとうございます！

昨日、日本の天皇陛下・徳仁陛下が東京で65歳のお誕生日を迎え、皇居のバルコニーから大勢の人々に向けてご挨拶されました。陛下は、第二次世界大戦の悲劇を若い世代に伝え続けることの重要性について強調されました。今年は戦後80年の節目の年。戦争を直接経験された方々の多くが高齢となり、またはすでに亡くなられているため、若い世代がその経験を直接聞く機会が減ってきています。陛下は、この歴史を後世に伝え続けることの大切さを改めて訴えられました。天皇陛下のお誕生日には、皇后雅子さま、愛子さま、そして弟宮である秋篠宮さまご一家の一部がご一緒されました。

また、日本国内だけでなく、世界中の日本大使館や総領事館でも天皇陛下のお誕生日が祝われました！ ここヒューストンでは、長沼善太郎総領事がリバーオークスの公邸で美しいレセプションを開催し、日本人コミュニティの皆様や関係者を招待されました。その中には、案浦不動産からはスーザンと真理子も出席しました！総領事館のスタッフ（私たちの大切な友人でありクライアントの皆様）とも再会でき、さらにUSJCの仲間であるドナ・コールさん、キャシー＆ロバート・ゴンドウさん、斉藤明美さん、スティーブ・サカニシさんとも楽しいひとときを過ごしました。素晴らしい時間でした！

The Emperor of Japan, Naruhito, marked his 65th birthday in Tokyo yesterday, addressing a large crowd from the balcony of the Imperial Palace. He stressed the importance of telling the tragedy of World War II to younger generations before the stories fade away from memory. This year marks the 80th anniversary of the war’s end, and many of the people involved directly in the war have grown older or have passed away, making it difficult for the younger generation to hear their firsthand stories. Naruhito was accompanied by his wife, Empress Masako, their daughter Princess Aiko and some of his younger brother’s family.

Around the world, Japanese Consulates and Embassies also celebrated the Emperor’s birthday. Here in Houston, Consul General Zentaro Naganuma held a beautiful reception at his official residence in River Oaks, inviting friends and members of the Japanese community, including Annoura Realty Group’s Susan and Mariko! It ws so nice to see the staff of the Consulate (our friends and clients) as well as colleagues and USJC friends like Donna Cole, Kathy and Robert Gondo, Akemi Saitoh, and Steve Sakanishi. Good times!
