We have entered the last month of the year and we are trying to end the year strong!  Mariko just moved in a new expat family with Yamato to a luxury apartment in Katy, while Mik worked with a new expat family with Daikin and helped them find a perfect single family home in Katy. Susan picked up a new listing in Sugar Land, a lease home inside popular Riverstone subdivision, zoned to popular First Colony Middle School. Down at Ponderosa Forest, the third of three condos is about to go under contract, but one of our investors in Japan just signed their listing agreement for us to sell 5 of his units. スーザンが日本にいる間、チーム案浦は多くの取引のため多忙の12日間となりました。 ミックは、ダイキンの新しい日本人駐在員へ内観ツアーを行いました。真理子は、ヤマト運輸からの駐在員の内観ツアー、KDDI からの駐在員の引越しの手伝い、新しい研究者がテキサス メディカル センターの彼のアパートに引っ越すのをお手伝いしました。スーザンと真理子はリモートで、プレイノのミツワで新しいヘアスタイリストとして働く予定の日本人は、ノースダラスの新しいアパートに引っ越すのを手伝いました。 Mabry Mill には先週クラレから新しいテナントが入居し、Edinburg と Ponderosa Forest には現在準備中の 2 つのユニットがあります。 真理子は更に、 11 月 1 日に日本の売主と PF で 1 つのユニットを成約するのを手伝い、3 つのユニットのうち 3 つ目のユニットを市場に残しました。この 3 番目のユニットである #256 のキャッシュ オファーが手元にあるので、すぐに売却準備を行う予定です。売買の最前線では、ベニスは 11 月 4 日金曜日に成約完了し、ジェニファーのメドウ ベイは予定どおり 11 月 7 日に成約完了しました。ローゼンバーグ教会は最終的にニューヨーク司法長官から承認を得たため、11 月 9 日に閉会する予定です。注目されているのは、ダイキンからの 2 人の新しい日本人駐在員と、ケイティへ売却物件掲載の可能性です。次回のニュースレターに乞うご期待！

While Susan was in Japan, Team Annoura was busy handling many deals. Mik toured a new Japanese expat from Daikin. Mariko toured a newcomer from Yamato Transport, closed a newcomer from KDDI, and helped a new researcher move in to his apartment in the Texas Medical Center.  Remotely, both Susan and Mariko helped a newcomer who will work at Mitsuwa in Plano as a new hairstylist, move to his new apartment in North Dallas. Mabry Mill has a new tenant who just moved in from Kuraray last week, while Edinburg and Ponderosa Forest have two units undergoing make ready right now. Remotely, Mariko helped close one unit at PF with our Japanese seller on November 1, leaving his 3rd out of 3 units left on the market. We have a cash offer in hand for #256, this third unit, so will try to get it under contract soon. On the sale front, Venice closed on Friday Nov 4th and Jennifer’s Meadow Bay closed today, Nov 7th as planned. The Rosenberg Church finally got approval from the NY Attorney General so it is on the schedule to close on Nov 9th. On the radar are two new expats from Daikin and a possible listing in Katy. Annoura Realty is trying to end the year strong! Currently, we have a mix of transactions in the pipeline. Our listing on W Belfort took the route of Dryden and instead of selling, the owners were more successful in leasing their home. A new tenant will take possession Nov 11. Our lease listing on Mabry Mill went pending to a new Japanese expat and our Edinburg lease listing will see a tenant in early November. Down south in the Ponderosa Forest complex, unit 273 will be closing to a cash buyer this Friday and we are negotiating with a possible buyer for unit 256. We have a potential 6 units coming to the market soon, as one of our investors in Japan has capitalized on his accelerated depreciation benefit (per a special tax law in Japan) and may be exiting soon. The church in Rosenberg that has been under contract since August, may close at the end of October (fingers crossed).  We are still waiting for approval from the NY Attorney General (seller is a non profit in NY). On the horizon, we have our California buyers still on track to close on their home in Sugar Land in early November and a new doctor arriving on Oct 30 to move into his apartment in the Texas Medical Center. We also have a Taylor Morrison new construction going up inside the popular Avalon at Friendswood community. Last week we had our pre-sheetrock meeting with our construction manager, Greg.  That lakefront home is moving along so nicely! Unfortunately, our listing on Venice bounced back onto the market but we were able to get it back under contract with a new buyer right away!

他には、日本領事館に新しいメンバーを迎えました！朋子さん日本へ帰国予定となり、なつみさんが彼女の後任となります。先日一緒にアパート探しを楽しみ、彼女にぴったりの物件を見つけました!一方、ライス・ミリタリーでは、先週の金曜日にスーザンが新しい売却物件を掲載しました。 www.har.com/36492196 とても美しい3 階建てには（寝室3部屋、浴室3.5 部屋）、珍しく車2代分のドライブウェイがあり、美味しいレストランやカフェが徒歩圏内にあります。賃貸では巷で人気のブルターニュ ベイに１件掲載し、2 日で賃貸完了しました。クリアレイクの一軒家は、クラレの新しい日本人家族に賃貸予定となっています。シュガー ランドで物件契約中の買主は、無事にオプション期間を終え、現在11月7日の成約を目指して融資に取り組んでいます。そして、最も楽しみなニュースとして、スーザンは、テキサス州ケイティに新たにオープン予定の日本アニメショップの契約のお手伝いをしました! メイソンロードのダイソーのすぐ隣に位置しており、11月のオープンを予定としています。正確な日にちが決まり次第、お知らせさせていただきます！

In other Annoura Realty news, we recently welcomed a new member of the Japanese Consulate! Tomoko san will go back and her new replacement is Natsumi san. We enjoyed apartment hunting together and found her the perfect place! Meanwhile, over in Rice Military, just one block of Memorial Dr, Susan picked up a new listing which hit the market last Friday. www.har.com/36492196 . This awesome 3 story, 3 bedroom, 3.5 bath free standing home has a rare double wide driveway and is within walking distance of great restaurants and cafes. In leasing news, Annoura Realty put up a home in popular Brittany Bay, which was snatched up in 2 days, and our lease listing in Clear Lake will be leased by a new expat family from Kuraray. Our buyer in Sugar Land made it past their option period and are now working on their loan, aiming for a Nov 7 closing. And, in very exciting news, Susan signed a new commercial lease for a Japanese ANIME shop coming to Katy, Texas!  It will be located right next to Daiso on Mason Rd. and is targeting a November open date.  We will keep you posted!
