テキサス州議会は2年に一度開会され、その期間中は州都オースティンの議事堂で政治家たちが活発に活動しています。リアルターにとっても、テキサス州議会の議員と直接会い、不動産業界や消費者にとって重要な課題について意見を伝える絶好の機会となります。今年の「Realtor Day at the Capitol」は3月26日に開催されました。スーザンは前日の3月25日に日本から帰国し、そのまま荷物を詰め直して真理子と一緒にオースティンへ向かいました。スーザンは、州下院議員アルマンド・ワリー氏への訪問を担当し、事前に複数のトーキングポイント（話題）を確認して議論をリードしました。話し合われた主なテーマは、住宅の手頃さ（アフォーダビリティ）、固定資産税、水道インフラなど、不動産業界と私有財産の所有者に関わる重要課題です。このイベントには、テキサス州全土から約3,000人のリールターが参加し、ヒューストン不動産協会（Houston Association of Realtors）の経営チーム全員も参加するなど、大規模な集まりとなりました。

Every two years, the Texas legislature is in session and that is the time politicians are busy at the Texas Capitol in Austin. This is the best time to catch them and talk to them about issues important to both Texas Realtors and Consumers. This year’s Realtor Day at the Capitol event took place on March 26. Susan flew back from Japan on March 25th, re-packed her suitcase, and drove to Austin with Mariko to attend the event. Assigned to talk with State Representative Armando Walle, Susan reviewed several talking points and led the discussion.Topics covered included issues affecting private property owners and the real estate industry such as housing affordability, property taxes, and water infrastructure. All together, some 3000 realtors from all over Texas joined the event, including HAR’s entire executive team!

先週の水曜日、ロデオの「インターナショナル・デイズ」が無事終了しました。インターナショナル・デイズはロデオ初の9日間にわたって開催されるイベントで、この期間中、数千人の海外からのお客様がロデオを体験するだけでなく、ビジネスも行っています。どんなビジネスかというと、世界中から牧場主や農家が集い、牛などの家畜や、飼料、工具、栄養関連の商品を購入しているのです。今年は、75か国から2,290名の国際ゲストが訪れ、総額262万ドル以上の家畜が購入されたと報告されています。また、国際委員会は3月12日にホスピタリティールームでクロージングパーティーを開催し、イベントを締めくくりました。なお、スーザンは、ロデオ会長ランディ・ポーリーの下、国際委員会の部門副会長として務めた最後の年（3年目、最終年）となります。ロデオ本編はさらに6日間続いていますので、まだご覧になっていない方はぜひお越しください！

Last Wednesday we wrapped up “international days” at the rodeo. International Days is the first 9 days of rodeo. During this time, thousands of international visitors come to the rodeo to not only experience the rodeo but also to do business. What kind of business you ask? Our international visitors may be ranchers or farmers from all over the world and they buy animals like cattle, as well as items related to cattle such as feed, tools, and nutrition. This year we reportedly had 2290 international guests from 75 different countries, and they bought livestock in excess of $2.62 million! The international committee wrapped up their hospitality room with a closing party on March 12. This is the third and final year of Susan serving as a Division Vice Chairman for the international committee under Randy Pauly, our Chairman. The rodeo continues for another 6 days. If you haven’t been, we highly recommend you go!

Here is a look at the most recent data regarding the Houston real estate market!

During the week ending March 17, REALTORS® added 4,192 properties to the Multiple Listing Service versus 3,289 last year, which is up 27.5% year-over-year. What this means? Inventory is UP, so buyers have more choices to choose from.

Sellers withdrew more listings from the MLS during the week ending March 17. Houses removed from the market increased 22.8% year over-year, with a total of 1,771 properties going from active listings to off-market listings compared to 1,442 in 2024. What this means? Sellers are giving up more if their houses don’t sell and are instead keeping them to wait for a different time to sell.

And finally, Closings were 4.9% below last year’s figures in Week 11. There were 1,443 closings compared to 1,518 during the same time in 2024.

In Annoura Realty news, we welcome the new CEO of Mitsubishi Heavy Industries Compressor, Mr. Toyota and his wife. While house hunting with Mrs. Toyota, we found a small window of time and went to the rodeo! It was so fun showing her the horse arena, food court, wine garden, the animals inside NRG Center, and of course the international lounge. We continued the house hunting with Mr. Toyota a few days later and picked out their favorite home! Susan and Mariko’s commercial listing hit the market last week and we are marketing the property on CommGate and Loopnet. The property also has its own website: https://media.tkimages.com/1717-Tidwell-Rd.  Koh showed homes to our newest NAIND expat, Mr. Nakata, in Clear Lake while Mariko showed apartments to our newest expat who will be working at the Japanese Consulate. We also had a couple of people from Kagoshima and Osaka come to talk to us about possibly open an eel shop in Houston! Will be exciting if they really come! On the sale front, we hit a delay on our Laughing Gull listing when the buyer couldn’t make the deadline for getting their loan. That closing will delay one week. We are working on possible listings in La Marque and Royal Oaks and will keep you posted! On the forefront we look forward to working with newcomers from Daikin and KDDI!

スーザンは現在、福岡の新居の家具選びに奮闘中です。家具選びは思った以上に大変な作業で、初日には親友の泉田さんご夫妻と共に、IKEAをはじめ、ニトリ、無印良品、その他数軒の家具店を何度も訪れました。2日目には親友の有園さんと再びIKEAへ行き、そして3日目には、2階用としてベッド2台、ダイニングテーブルと椅子4脚、バースツール4脚、そしてソファを購入しました。家具ショッピングだけでなく、30年前にお世話になった信愚市の秋山家にも顔を出し、また、親友の美樹さん、伊藤君、仁さん、ブルースさん、そして永野さんと再会し、美味しい日本食を堪能。さらに、有名な屋台で博多ラーメンも楽しみました。新居がついに完成し、攻のご両親がとても喜んでいるのを見ると、本当にワクワクしますね！帰りには、東京にも立ち寄り、友人やクライアントと会い、かつてBay Oaksで一緒に住んでいた松原順子さんにも再会しました。日本に戻ると、美味しい食事と素敵な友人たちに会えるので、いつも楽しい気分になります。

また、別の家族ニュースとして、丈とザックが春休みが同時期となったため、攻とスーザンの叔母ピンさんと一緒に、4人でBig Bend国立公園へオフロード、キャンプ、ハイキングを楽しみに出かけました！

Top Annoura family news has Susan in Japan to work on furnishing their new home in Fukuoka. Furniture hunting is harder than it looks! Susan visited IKEA multiple times, as well as Nittori, Muji, and several other furniture shops with her good friends Mr. and Mrs. Izumida on Day 1. On Day 2, she went back to IKEA with her good friend Mr. Arizono and finally on Day 3, she purchased several items for the second floor: two beds, a dining table and four chairs, 4 barstools, and a sofa! In addition to furniture shopping, Susan popped by to visit her host family from 30 years ago, The Akiyama family in Shingu! She was also able to meet up with her best friends, Miki, Ito kun, Hitoshi, Bruce, and Mr. Nagino for an amazing Japanese meal + a stop for Hakata ramen at a famous ‘yatai’ food stall. It’s so exciting to see the house all done finally and to see Koh’s parents so happy. On the way home, Susan stopped in Tokyo to see some friends and clients. One special person is Junko Matsubara who used to live on the same street as Susan in Bay Oaks. Going back to Japan is always so fun because of the good food and great friends! 

In other family news, Joe and Zach were both on spring break at the same time, so they hit the road with Koh and Susan’s Aunt Ping. The four of them went to Big Bend National Park for a couple days of off roading, camping, and hiking!
