最近、新しい詐欺が流行していて、私ももう少しで引っかかるところでした！

その詐欺は「The Toll Roads Notice of Toll Evasion（通行料未払い通知）」というタイトルのテキストメッセージとして届きました。メッセージには、「あなたのアカウントに未払いの通行料があり、延滞料金を避けるために12時間以内に支払う必要がある。さもないと、延滞料金が増額され、DMV（車両管理局）に報告される」と書かれていました。これってすごく怖いし、本物っぽいですよね？ ちょうどその時、私もHardy Toll Road（有料道路）を走行していたので、なおさら信じそうになりました。

さらに、メッセージには「リンクをコピーしてSafariブラウザで開くこと」と「メッセージにYと返信すること」が指示されていました。絶対にやらないでください！！！ これは詐欺です！
このezdriveというサイトのリンクを開くと、クレジットカード情報や個人情報を盗まれる可能性があります。

このリンクには絶対に注意してください！最近、この詐欺についての警告がニュースでも頻繁に報道されています。

皆さんも十分に気をつけてください！

It came as a text message and the title was “The Toll Roads Notice of Toll Evasion”.  The message said I had an unpaid toll bill on my account and to avoid late fees, to pay within 12 hours or the late fees would be increased and reported to the DMV. That’s scary and sounds legit, especially since I was riding on the Hardy Toll Road at that time. 

There is a new scam right now that almost tricked me! 

The text also says to copy the link to your Safari browser and open it and to reply Y to the message.  DON’T DO THAT!!!!  It is a SCAM!  Once you open the link from ezdrive, that bad site will probably take your credit card information and your personal information.

Please be careful of this link. There are many warnings about it in the news these days!

月が太陽の最大93%を覆う部分日食が発生！ 🌞🌑 この日食は約4時間続き、米州、ヨーロッパ、アフリカの一部で観測可能。開始時刻はEDT午前4時51分です。

☄️ 4月22日：こと座流星群

夜空を彩る10～15個の流星が1時間に観測できる流星群が出現！ 🌠 輻射点（流星の発生点）は真夜中前に昇るため、月が上る前の時間帯が狙い目です。

Saturn’s rings will disappear from view for a short time as we observe them edge-on from Earth!

The Moon will cover up to 93% of the Sun at its peak! 🌞🌑 This eclipse will last nearly four hours, starting at 4:51 AM EDT, and will be visible from parts of the Americas, Europe, and Africa.

☄️ April 22: Lyrid Meteor Shower
A dazzling meteor shower producing 10-15 meteors per hour! 🌠 Since the radiant rises before midnight, try spotting meteors before the fat crescent Moon rises after midnight.

🌙 April 25: Triple Conjunction – A Smiley Face in the Sky
The waning crescent Moon will align with Venus and Saturn, forming an enchanting “smiley face” in the sky!

Some major takeaways from the 2024 annual market comparison show that even though the interest rates were high, slightly more homes sold in 2024 versus 2023. Total dollar volume was 3% more, and even the average price of a single family home went up (2.5%) compared to 2023. At the beginning of 2024, we saw inventory at a 3.2 month supply and as the year went on, supply grew more and more, peaking in September at 4.7 months of supply.  This is the highest level of supply since September 2012! The year of 2024 ended with a 4.0 month supply. May was the month that experienced the highest home sales volume with 8,482 homes sold that month, which gives you sellers an idea of when to put your homes on the market (hint…APRIL!). Finally, it is so interesting to note that even though inventory was up and interest rates were high, the average price of a Houston home reached a new record high at $443,362 in JULY.  But do not worry, buyers, that average price is now back down to $425,150 as of the end of December 2024.

Did you know in Houston, there are about 50,000 realtors and in Texas, there are about 150,000?  That means out of all the cities in Texas (Dallas, Austin, San Antonio, and all the other smaller cities throughout Texas), almost one-third are here in Houston! While HAR is our local realtor association, Texas Realtors is our state realtor association. Many issues are decided on the state level and trickle down to the way we do business on the local level. The state level also has a very strong advocacy team that fights for issues important to homeowners at the Capitol in Austin, such as keeping property taxes affordable, containing the power of the homeowners associations, and banning harmful expenses such as transfer taxes when people sell their properties. Once a year, Texas Realtors has their Winter Meetings where issues are discussed and policies and positions are developed. This meeting is taking place right now in Austin, going from Feb 7 and ending with the board meeting on Feb 11. Susan serves on the executive committee as a Regional Vice President representing Houston, and is in Austin for those 5 days!

In other Texas Realtors news…TR has long been led by Travis Kessler as our CEO and this month, Travis will be retiring and our EVP Mike Barnett will be stepping up as our new CEO. Congratulations to both Travis and Mike!

For those of you new to Houston, the Houston Rodeo is one of our city’s largest events. This year, it kicks off on March 4 and ends on March 23. For all the details, please check this website: https://www.rodeohouston.com/. There are so many things to do when you visit the rodeo. There is a huge carnival for the kids, a livestock show inside NRG Center, lots of shopping for all kinds of cowboy goods, of course the rodeo itself, and nightly concerts. If you happen to have any guests who are arriving from outside the U.S. around early March and who have a passport stamp, you can send them to the second floor of NRG Center to register and enter a special lounge for international guests. Look for all the international flags and the registration desk or you can share Susan’s phone number so they can contact her if they need help to get a special pass (832-725-7880). International guests will need to show their passport with an immigration entry stamp to get their special pass. Once they have their special pass, they can enter a VIP lounge with great food and drinks and the opportunity to visit with other international guests and agriculture related vendors. Also!
