    Has the real estate market slowed down? Several factors have happened in the last couple weeks that indicate so. The first sign is that we have homes for sale that have not moved yet. This normally NEVER happens! It could be the new laws regulating buyer agent agreements or big changes that happened August 17 in the way realtors have to now navigate transactions. The Fed cut interest rates a few days ago and we realtors think this will get the buyer’s market tickled to act. We hope so at least! In exciting news, we are working on a new listing in Montrose. The owners of Nippon has hired us to lease our their restaurant space so we are now looking for the perfect person who wants to open a Japanese restaurant in Houston. Also, the double apartments in Corpus Christi owned by a Tokyo investor should be closing some time next week. Title is clearing some hiccups and then we should be on our way! On the lease front, we have two new expats with the Government of Japan coming to Houston. Now working with the first to find her favorite place. Mitsui has a newcomer on the horizon, preparing to move to Houston in October. What is keeping us very busy is a bundle of homes about to hit the market for sale. Now making ready 2114 Castle and 2119 Laughing Gull, both in League City, both should be hitting the market in the next two weeks. Mid September we will list a 2 bedroom condo in the Medical Center inside the Valencia for sale, and by the end of September we will be getting a townhome listing in the gated subdivision of Park Shadows, right behind the Boeing building. On the lease listing side, we will be bringing to market two homes in Northfork in the next two weeks.   • 美術館　「明治モダン」

    現在から9月15日まで、ヒューストン美術館で「明治モダン：新日本50年」という特別展が開催されています。この展覧会では、日本がほぼ完全な孤立から脱して近代的でグローバルな時代に入った明治時代（1868～1912年）を特別な視点で紹介しています。この重要な数十年間、日本は大きな社会的、政治的変化を経験しました。この展覧会では、70を超える公共および個人のコレクションから集められた約200点の素晴らしい明治美術作品が一堂に会します。私たちは金曜日の夜に見に行きましたが、とても感動的でした！タイガースのゴルフリーフの屏風は必見です！

    Right now through September 15, there is a special exhibition called “Meiji Modern: Fifty Years of New Japan” being held at The Museum of Fine Arts, Houston. This exhibition offers an extraordinary look at Japan’s Meiji era (1868–1912), when the country emerged from near-total isolation to enter a modern, global period. Over these pivotal decades, Japan experienced major social and political shifts. The exhibition brings together nearly 200 remarkable works of Meiji art from more than 70 public and private collections. We went to check it out on Friday night and it was very impressive! Be sure to see the golf-leaf folding screens of the Tigers!

  • ジャパン フェスティバル

    今年もジャパンフェスティバルが終わったばかりですが、とても特別なものとなりました。知らない方も多いですが、ジャパンフェスティバルはグレン・ゴンド氏が創設者で、彼はヒューストン市に支援を要請し、ハーマン公園でお祭りを開催できるよう許可された1人である偉大な方です。ジャパンフェスティバルが毎年恒例行事となり、何千人ものヒューストン市民が日本人と日系アメリカ人コミュニティによって守られている日本の豊かな文化遺産を楽しめるのは、グレン氏のおかげです。創設者の不在下で開催されるのは今回が初めてでしたが、ヒューストン市を説得し（ボブ・ラニアー市長に感謝します）、日本人コミュニティを巻き込んでくれた彼の努力に感謝しています。

    This year’s Japan Festival just finished and it was super special! Few people know that it was Glen Gondo who first came up with the idea of a Japanese Festival and he is the one who approached the City of Houston to ask for their support and was granted use of Hermann Park to hold it. It is thanks to Glen that the Japan Festival was born and that now today thousands of Houstonians can enjoy the rich cultural heritage of Japan that is preserved by the Japanese and Japan-American communities. This was the first time to have the Japan Festival without its founder and we are grateful for his efforts of getting the City of Houston on board (thank you Mayor Bob Lanier) and for getting the Japanese community involved.

    テキサス不動産協会は、テキサス州のすべての不動産業者の協会です。毎年、年次会議が開催されており、今年は現在、テキサス州グレイプバインで開催されています。テキサス全土から不動産業者が集結し、情報の共有、クラスの受講、会議、TREPAC のために資金を集めたり、翌年の新しい会長を任命します。今年は、メキシコ不動産協会 (AMPI) から、全国会長を含む 12 名のゲストが招待されました。毎日、多くのアクティビティ、イベント、会議が行われています。また、今年スーザンは州レベルの地域副会長を務めており、理事会の一員としても参加しています。会議は 8 月 25 日から 28 日まで開催され、来年はヒューストンで開催されます。嬉しいことに、スーザンは 2025 年の会議委員会委員長に任命されました。

    Texas Realtors is the association of for all realtors in Texas. Each year, there is an annual conference and it is going on right now in Grapevine, Texas! Realtors from all over Texas come together to share information, take classes, have committee meetings, raise money for TREPAC, and to install our new chairman for the coming year. This year, we have 12 guests from Mexico visiting from the Mexican real estate association (AMPI), including their national president. Everyday has many activities, events, and meetings. This year, Susan is serving as a Regional Vice President on the state level, which means she is a part of the executive board of directors. The conference this year goes from Aug 25-28 and next year, the conference will be held in Houston. In exciting news, Susan has been appointed to be the Conference Committee Chair for 2025!

    ヒューストン不動産協会は8月12日、新しい幹事/会計係を選出しました。2025年にスーザンの後任となるトロイ・コトラン氏、おめでとうございます！ トロイ氏は12月にRealtor Celebrationでの新職に就き、既存の執行委員会メンバーは全員1つ昇格し、シェイ・コッター氏が2025年に会長に就任する予定です。現会長のトーマス・ムートン氏は、当組織を率いて素晴らしいお仕事をしています。先週のGreat Day Houstonに出演し、NAR訴訟、MLS規則の変更、ヒューストンの不動産市場の全体的な健全性について話し合いました。当社の執行チームに新しいメンバーが加わることは喜ばしいことです。改めて、おめでとうございます、トロイさん！

    The Houston Association of Realtors elected a new Secretary/Treasurer on August 12. Congratulations to Troy Cothran, who will take over Susan’s position in 2025!  Troy will take his new position at Realtor Celebration in December and the existing executive committee members will all move up one spot, with Shae Cotter in line to become our Chairman in 2025. Our current Chairman, Thomas Mouton is doing an amazing job leading our organization. He was on Great Day Houston last week, discussing the NAR lawsuit, the MLS rule changes, and the overall health of the Houston real estate market. It is exciting to add a new member to our executive team, so once again, congratulations, Troy!
