  • AMPI不動産協会がヒューストンを訪問

    Last week, HAR welcomed 20 AMPI realtor guests from Mexico for a special 3 day Mentorship Program. Guests in the day time met for seminars and classes to see how real estate is conducted in Houston. They got to learn about HAR as an organization and to see some of the benefits HAR provides its members. It was a perfect opportunity for our HAR global members to meet and network with these visitors. In the evening, our Mexican guests were treated to a Blake Shelton concert at the rodeo, a multi-course Peruvian dinner, a reception at King’s Ranch, a private party inside the Wine Garden, the ride of a lifetime on a firetruck inside the Rodeo’s Grand Entry, and a formal gala at the Bayou City Event Center. The guests had a great time and wonderful friendships were made and deepened. Congratulations to everyone involved in this successful event!

    先週、HAR はメキシコから 20 名の AMPI 不動産業者ゲストを迎え、3 日間の特別メンターシップ プログラムを開催しました。日中のゲストは、ヒューストンで不動産がどのように行われているかを知るためのセミナーやクラスに集まり、 HAR について学び、HAR がメンバーに提供する利点のいくつかを知ることができました。これは、HAR グローバル メンバーにとって、これらの訪問者と出会い、ネットワークを築く絶好の機会となりました。夕方には、メキシコ人ゲストはロデオでのブレイク・シェルトンのコンサート、ペルー料理のマルチコースディナー、キングスランチでのレセプション、ワインガーデン内でのプライベートパーティー、ロデオ内での一生に一度の消防車乗車などでおもてなしされました。バイユー シティ イベント センターでのグランド エントリーと正式なガラでゲストたちは楽しい時間を過ごし、素晴らしい友情が生まれ、信頼が深まりました。このイベントの関係者の皆様、お疲れ様でした!

    スーザンが一週間Rodeoのために大忙しのため、案浦家は常にロデオシーズンのは大忙しの季節です！笑　毎年恒例のため、今年も例外ではありませんでした。ヒューストン ロデオは 2 月 27 日に始まり、スーザンは部門副委員長を務める国際委員会で多忙な1週間を過ごしました。彼女の委員会は、AMPI の 20 名のメキシコ人不動産業者のグループを含む数千人の海外ゲストを歓迎しました。インターナショナル ラウンジでは、2 つのオープン バー、ランチとデザート、ライブ音楽など、あらゆる種類の楽しいアクティビティが毎日行われました。インターナショナル ラウンジでは、3 月 6 日水曜日に祝賀閉会パーティーが開催され、スーザンのボランティア活動は終了しました。春休みが始まり（今日から始まります）、この記事を書いている時点では、丈、サナ、ザックがいくつかのテキサス州立公園を訪れ、タイは友達と釣り旅行に行き、その後フリースタイル レスリングのトーナメントのためにアイオワに行くという計画です。スーザンと攻は、夫婦での時間を楽しむため、タークス・カイコス諸島へ向かっております。プロビデンシアレス島のグレース ベイ ビーチは、2022 年に世界一のビーチに選ばれたので、実際に見れることを楽しみにしています。グレース ベイ ビーチから徒歩 1 分の場所にスタジオに滞在予定で、楽しみです!ヒューストンから数日間離れてリフレッシュし、再び仕事に集中できることにとても興奮しています。次回のニュースレターで旅の様子をお知らせします！

    The Annoura family is always affected by the rodeo season because Susan disappears for one week!  HAAAA! This year was no exception.  The Houston Rodeo started on February 27 and Susan was very busy with the international committee, where she serves as a Division Vice Chairman. Her committee welcomed thousands of international guests including a group of 20 Mexican realtors from AMPI! Every day in the international lounge was all kinds of fun activities, two open bars, lunch and dessert, live music, and more. The international lounge had their celebratory closing party on Wednesday March 6, concluding Susan’s volunteer duties. Spring Break is here (starts today) and at time of writing, the plan is for Joe, Sana, and Zach to visit a few Texas State Parks while Ty goes for a fishing trip and then to Iowa for a freestyle wrestling tournament. Susan and Koh should be on a plane to Turks and Caicos to spend some long overdue time together. Grace Bay Beach on Providenciales was voted the #1 beach IN THE WORLD in 2022 so we are going there to check it out! Got a studio 1 minute walk away from the Grace Bay Beach and can’t wait to see what it’s like! Super excited to get away from Houston for a few days to refresh and refocus.     ロデオ真っ盛りの中、案浦不動産は超大忙しの2週間となりました！先週の木曜日、スーザンはリーグシティにあるアンディとキムの物件をカリフォルニアからの買主と成約のためテキサスへ車で向かう途中、買主が高血圧のため病院に行かなければならなかったことから、成約が少し遅れる結果となりました。資金はタイトル会社にすでにあるため、エスクローエージェントである、サンディ・トンプソンが病院まで訪れ、買主の署名を完了し、無事成約となりました。他のニュースでは、Cane Islandで豪華な住宅の購入のお手伝いをしました。 20,000 ドル値下げされたばかりの価格から更に15,000 ドルの値下げ交渉をし、さらに洗濯機、乾燥機、冷蔵庫、バーチェアーすべてが含まれていました。一方、ヴァンとチェイスはオプションを外れ、鑑定免除を得たため、3月末に3月末に成約を控えています。忍さんの現在契約中のお住まいも、来週のダラスへの大規模な引っ越しに備えて、成約準備中となっています。新物件情報では、スーザンと真理子は 3 軒の住宅を売りに再上場しました。 2 つはクリア レイク/リーグ シティ (ラ カバナとミスティ メドウズ) に、1 つはノース ヒューストン に位置しています。弊社の管理物件内からは2 軒の住宅が賃貸物件として掲載されました (オーク チェイスとクワイエット グリーン)。近々…パイン ブルックとルックウッドでの新しい賃貸物件の掲載を予定しています。乞うご期待！

    Even with rodeo in full swing, Annoura Realty was super, super busy! Last Thursday, Susan closed on Andy and Kim’s house down in League City. The closing was a little shaky after the buyers had to go to the hospital due to high blood pressure while driving to Texas from California. With the moving van already in the driveway and the funds already at the title company, our escrow agent Sandy Thompson did us all a big favor by going to the hospital to help the buyers sign! In other exciting news, one of our former Panasonic clients pulled the trigger on a gorgeous house in Cane Island. We were able to negotiate $15k off the price, after it had just been lowered $20k, plus get included the washer, dryer, refrigerator, and all the bar stools! Meanwhile, Van and Chase made it out of option and got an appraiser waiver so their Conroe home is now cruising towards the finish line, slated for closing the last week of March. Shinobu’s Richmond home is also still safely under contract as she prepares for her big move to Dallas next week. In listing news, Susan and Mariko re-listed three homes for sale. Two are in Clear Lake/League City (La Cabana and Misty Meadows) and one is in North Houston (Baltic). In addition, two homes in our portfolio were listed for lease (Oak Chase and Quiet Green). Coming up… we are expecting a new lease listing in Pine Brook as well as a new lease listing in Brookwood.  Stay tuned!

  • 第576回テキサス会ゴルフ「商工会会長杯」

    昨日、JBAHゴルフトーナメント（第576回テキサス会ゴルフ「商工会会長杯」）がテキサス州ポーターのオークハーストゴルフクラブで開催されました。丈は参加するためにオースティンから一時帰省し、初めてスーザンとペアリングすることができました。東京ガスの高橋さん、ＫＤＤＩの若林さんと対戦しました。天気は信じられないほど完璧で、丈の彼女のサナもカートに乗ってコースについて行きました。結局、ジョーは4バーディ、7パーのイーブン81をマークし、スーザンは2バーディ、5パーの91の結果となりました。丈はニアピンコンテストの 1 つで優勝し、スーザンはロングドライブコンテストの 1 つで優勝しました。いつものように、たくさんの友人やクライアントに会えてとても楽しかったです。主催者様、スポンサー様ありがとうございました。来年、同じタイミングでトーナメントが開催されるなら、ロデオコンサートのチケットを寄付いたします！

    The JBAH Golf Tournament (第576回テキサス会ゴルフ「商工会会長杯」) was held yesterday at the Oakhurst Golf Club in Porter, TX. Joe came home from Austin to participate and for the first, time, the pairings put him together with Susan! They played with Mr. Takahashi from Tokyo Gas and Mr. Wakabayashi from KDDI. The weather was incredibly perfect and Joe’s girlfriend Sana followed along in her cart. In the end, Joe shot a 81 even with 4 birdies and 7 pars. Susan shot a 91 with 2 birdies and 5 pars. Joe won one of the near pin contests and Susan on one of the long drive contests. As always, it was a lot of fun to see many of our friends and clients. Thank you to the organizers and sponsors. Next year if the tournament is around the same timing, I have to remember to donate some rodeo concert tickets. I think that would make great gifts! 

  • 天皇誕生日祝賀会

    2月23日は日本の天皇徳仁陛下の誕生日でした。日本では天皇誕生日が祝日であることをご存知ですか？東京の皇居では、いつも盛大な一般公開の儀式が行われます。ヒューストンでは、日本政府独自の祝賀会がリバー・オークスの日本総領事私邸で開催されました。昨年、私たちが住宅探しをお手伝いした多くの日本政府のクライアントとともに、村林夫妻にお会いできてとてもうれしかったです。夫人たちは正式な着物を着て、総領事が日の丸を掲揚する中、日本国歌が演奏された。おいしい日本料理やデザートが並び、たくさんの友人や同僚が参加し優雅な時を過ごしました。余談ですが、村林総領事は公職からの引退を発表し、3月にヒューストンの任地を離れる予定であると付け加えました。とても悲しいですが、彼が日本政府の旧公邸を売却する機会を案浦不動産グループに与えてくれたことにとても感謝しています。彼は、それがヒューストンで最大の成果の一つであると述べられ、とても光栄です。村林さんとオーロラさん、ご退職後もご活躍を期待しています。

    Feb 23 was the birthday of the Emperor of Japan, His Majesty Naruhito. Did you know that in Japan, the birthday of the Emperor is a public holiday?  There is always a big ceremony open to the public at the Emperial Palace in Tokyo. Here in Houston, the Government of Japan had their own celebration, which took place at the Consul General of Japan’s private residence in River Oaks. It was so nice to see Mr. and Mrs. Murabayashi along with many of our Government of Japan clients who we helped find housing for in the past year. Wives were dressed in formal kimonos and the Japanese national anthem was played as the Consul General raised the Japanese flag. There was a delicious spread of Japanese food and desserts and it was fun to see many friends and colleagues in attendance. On a side note, Consul General Murabayashi announced his retirement from public service, adding that he would be leaving his Houston post in March. We are so sad to see him go and really appreciate the chance he gave Annoura Realty Group to sell the Japanese Government’s former official residence. He mentioned it was one of his biggest accomplishments while serving in Houston and that really made me feel happy. Good luck, Mr. Murabayashi and Aurora san on the next chapter of your lives!
