AREAA は米国アジア不動産協会の略です。 2年ごとに、協会を率いる新しい役員を任命する祝賀会が開催されます。ウェスティン・ガレリアで開催され、ジョン・ホイットモア市長候補、アル・グリーン下院議員、ジーン・ウー州下院議員などの著名な来賓、不動産協会の理事やグローバル委員会の多くのメンバーを含む約400人が出席しました。祝賀会には素敵なディナー、ダンス、カジノゲームが含まれており、他の支部（ダラス、サンアントニオ、オースティン）からの数人の指導者、さらには現会長と次期会長のカート・ニシカワ氏とドニー・ピンガロ氏も出席した。スーザンは AREAA ヒューストンの設立理事の 1 人であるため、この協会はとても意味深いものです。 2015 年に立ち上げに協力してくれた仲間たち、ドーン リン、ケーシー カン、ケネス リー、ユージン ワンと再開できてとても嬉しかったです。新役員の皆様と男前新会長、ビクター・リー、就任おめでとうございます!

AREAA stands for the Asian Real Estate Association of America. Every two years they hold a beautiful gala to install the new officers who will lead the organization. The gala was held at the Westin Galleria and about 400 attendees attended, including several notable guests like Mayoral Candidate John Whitmore, Congressman Al Green, State Representative Gene Wu, and many Realtor Association Directors and members of the Global Committee. The evening included a nice sit down dinner, dancing, and some casino games. Several leaders from other chapters (Dallas, San Antonio, Austin) and even the current national president and incoming president Kurt Nishikawa and Donnie Pingaro were in attendance. Susan is one of the founding board members of AREAA Houston so this organization is very near and dear to her heart! It was so nice to see the colleagues who helped launch the organization back in 2015- Dawn Lin, Casey Kang, Kenneth Li, and Eugene Wang. Congratulations to the new board and to our new President, handsome Victor Lee!

案浦家にとって過去 2 週間はとても忙しい時期となりました。初めの大ニュースとしては、福岡にある攻の実家がついに取り壊されました。 築50年以上、攻が育った家は角の物件とともに更地となりました。攻の両親は現在、ザック、丈、そして攻とともに、近くの賃貸住宅に住みながら、楽しみなことに新居建設の計画を建築家と検討中です。新築で綺麗なお家を、お義父さんやお義母さんのために、そして今後何年も子供たちの世代まで（丈、泰、ザック）引き継げるような存在になることが楽しみでたまりません。おそらく攻とスーザンは 15 ～ 20 年後にそこで軽くリタイアすることになるかもしれませんね！ザックは現在も、博多小学校で楽しく小学校生活を送っています。7 月 15 日に迫った大規模な福岡で開催されるお祭りの子供版、「子ども山笠」に向けて、クラスメートたちと準備を進めています。丈も相変わらず、毎日日本語学校に通い、さまざまなレストランでアルバイトをしています。攻は昔ながらの友人と再会、好きなものを食べ、デザイナー、建築家、工務店と何度も打ち合わせをしながら福岡中を走り回っています。頑張れ、攻！一方、アメリカに残ったスーザンと泰はボストン近郊を旅行中です。先週の火曜日にロードアイランドに飛び、ジェームスタウンとニューポートを観光しました。その後、マサチューセッツ州ウースターへ向かい、2日間のレスリングキャンプとキャンパスツアーに参加しました。そこからシカゴへ飛び、レスリングコーチと会うためにシカゴ大学の見学をしました。泰は高校3年生になるため、進学先を考える大事な時期を迎えています。今週、スーザンはメキシコの会議に講演者として参加、さらに国際不動産スペシャリスト（CIPS）の授業を２教科教えるためにカボ サン ルーカスに飛び立ちます。 今年の夏は特別な夏になりそうです！

The past two weeks has been a busy time for the Annouras! First big news is the Annoura Family home in Fukuoka Japan was demolished. After 50+ years, the home that Koh grew up in was torn down, along with his neighbor on the corner. Koh’s parents are now in a rental home nearby with Koh, Zach, and Joe. The exciting news is that the Annouras are now reviewing plans with their architect to build a new Annoura Family Home! It will be very exciting to build something new and nice for Koh’s parents and then to have it for years to come, in case the Annoura boys (Joe, Ty, Zach) want to send their kids to Japan someday to learn Japanese. Maybe Koh and Susan will semi-retire there in 15-20 years?!  Who knows! Zach is still enjoying his elementary school days at Hakata Elementary. He is gearing up with his classmates for Kodomo Yamakasa, the kids version of the huge Fukuoka Festival coming up on July 15. Joe continues to go to Japanese language school everyday and work part time at different restaurants. Koh is running all over Fukuoka meeting friends, eating his favorite foods, and having many meetings with designers, architects, and builders. Gambare, Koh! Meanwhile back in America, Susan and Ty are on a trip near Boston. They flew into Rhode Island last Tuesday and did some sightseeing in Jamestown and Newport. Then drove to Worcester, MA for a two day wrestling camp and a tour of the campus. After that, they flew to Chicago to visit the University of Chicago and to meet with the wrestling coach there. Exciting times as Ty is going into his final year of high school and has to decide where he might go to university. This week, Susan flies to Cabo San Lucas to speak at a conference in Mexico and to two teach two modules of the CIPS Institute. The summer of 2023 is turning out to be one special summer!

多くのアナリストとNARは、住宅価格が4月に2.5％上昇したため、今年の残り期間も価格は上昇し続けると信じていますが、5月のヒューストンの一戸建て平均販売価格は実際には1.6％低下しており（4月は1.3％低下）調査によると、現在家を借りている人が物件購入をしたくない理由の上位7つは以下のとおりです。

• 頭金として十分な金額が貯蓄されていない（har.com/downpayment を参照）
• 住宅ローンを組む資格がないと考えている
• 高金利
• 経済的不安定
• 住宅ローンを組む責任を負いたくない
• レンタルを好む
• 雇用の安定に関する心配

Zillowの別の調査では、現在住宅を所有していないZ世代の52パーセントとミレニアル世代の57%が、住宅を購入するには宝くじに当たる必要があると考えていることが示されました。現在の住宅価格は少なくとも過去15年間で最低だと特徴付けられており、金利と価格では、米国の一般的な住宅の頭金 20% を支払うためには、購入者は約 $67,000を節約する必要があります。更に、物価と住宅ローン金利の上昇により住宅ローンの平均支払額が月額$431追加されています。

An article from Realty Times shared by HAR CEO Bob Hale revealed that about 70% of renters are not even considering purchasing a home right now. This will strengthen the rental market and is a positive for landlords  

Many analysts—and NAR—believe that prices will continue to rise during the remainder of the year, as home prices rose 2.5 percent in April but note, the average single-family sales price was actually down 1.6 percent in Houston in May (and down 1.3 percent in April) According to the survey, the top 7 reasons for renters not wanting to buy are:

• Not enough money saved for a down payment (see har.com/downpayment)
• Thinking they won’t qualify for a mortgage
• High-interest rates
• Economic instability
• Don’t want the responsibility of taking on a mortgage
• Prefer renting
• Worries about job security

​​​​​​​A separate Zillow survey showed that 52 percent of Gen Z and 57 percent of Millennials who don’t currently own a home believed they would need to win the lottery to be able to afford a home. Zillow has characterized the current housing affordability as the worst in at least 15 years. With current rates and prices, a buyer would need to save about $67,000 to afford a 20% down payment on a typical home in the U.S. That is on top of the $431 per month more that has been added to the average mortgage payment due to rising prices and mortgage interest rates. 

案浦家では沢山の行事で忙しい2週間となりました。最年長の丈はまだ日本福岡外国語大学で日本語を勉強しています。彼の日本語の授業は月曜日から金曜日の午後1時30分から午後5時 30分まで、午前中はティーチングアシスタントとして英語を教えています。仕事の後、彼はオフブロードウェイというバーか、博多ベイサイドプレイスのカフェでアルバイトに行きます。ザカリーは博多小学校（攻の母校です！）に通い、毎日頑張っているようです。学校では水泳の授業が始まり、彼は自分が一番泳ぎが速いと言っていました。そして、7月15日午前4時59分開催予定の大祭に向けて山笠の練習も開始しました。ザックは6月14日に11歳の誕生日を日本で迎えました。攻は運転免許証の更新と両親の仮設賃貸住宅への引っ越しを手伝うため6月13日に日本へ一時帰国しました。彼の実家は来週取り壊し予定で、案浦家は両親と将来の世代のために建て直し計画を開始します！攻が日本にいる間に建築家や建設業者と会う予定で、計画全ての同意を完了させます。一方、アメリカに残った次男　泰は、海軍兵学校の夏季体験キャンプで 1 週間過ごすためにメリーランド州に行きました。とても良い経験ができたようです！2 日間帰省し、その後さらに1週​​間テキサス州オースティンへ向かい、ボーイズ ステートと呼ばれる高校のイベントに参加しました。最後となりますが、スーザン攻は6月11日に結婚29周年を祝い、レイクチャールズへ一泊旅行へ行きました！家族全員にとって、とても忙しい夏となりました。皆様も是非夏休み楽しんでください！

So many things have happened in the past two weeks for our family. Our oldest, Joe, is still in Japan, studying Japanese at the Fukuoka Foreign Language College. His Japanese classes are Monday through Friday from 1:30 to 5:30, and he teaches English as a teaching assistant in the mornings. After work, he goes to a part-time job either at a bar called Off Broadway or a café at Hakata Bayside Place. Zachary started Hakata Elementary School (Koh’s elementary school!) and seems to be hanging in there. At school, they started swimming class and he claims to be the fastest swimmer! His class also just started Yamakasa practice, as they gear up for the big festival on July 15 at 4:59 AM. Zach celebrated his 11th birthday on June 14. Koh also went to Japan on June 13 to renew his drivers license and to help his parents move to a temporary rental home. His old family home will be demolished next week and the Annouras plan to build a new family home for his parents and future generations. Koh will be meeting with the architect and builder while in Japan. Meanwhile, back in the United States, Ty went to Maryland to spend one week at the United States Naval Academy, summer experience camp. He loved it! He came back for two days, then left for one more week to Austin, Texas to participate in a high school event called Boys State. A final bit of news is that Susan and Koh celebrated their 29th wedding anniversary on June 11 with a quick overnight trip to Lake Charles! It has been a very busy summer for all the members of the family. We hope you are enjoying your summer also!
