今年も「博多祇園山笠」が無事に終了しました！毎年、攻の故郷である福岡で行われるこの伝統的なお祭り。Fukuoka Now が表現している通り、「大きな音、速い動き、混沌とした雰囲気、そして深い伝統―福岡で体験できる最も忘れられないイベントのひとつ」 です。なんとこの祭り、780年以上も続いているのをご存知ですか？15日間にわたって、街中をさまざまな「流（ながれ）」が走り抜け、クライマックスは7月15日午前4時59分、「追い山（おいやま）」と呼ばれる最後の全力疾走で幕を閉じます。攻の家族は「西流（にしながれ）」で毎年参加しており、私たちの3人の息子たちも小さい頃は毎夏一緒に走っていました。今年も参加された何千人もの男衆の皆さん、本当にお疲れさまでした！しっかり体を休めて、また来年も頑張ってください！

Another year of Yamakasa is in the books! Every year, this traditional festival takes place in Koh’s hometown of Fukuoka. As Fukuoka Now describes it, it’s ‘loud, fast, chaotic, deeply traditional- and one of the most unforgettable experiences you can have in Fukuoka. Can you believe this festival has run for more than 780 years?! It lasts 15 days with many different runs throughout the city, and culminates on July 15 at 4:59am with the last run which is called the “Oiyama”. Koh’s family runs in the Nishi Nagare and all 3 of our sons have also participated every summer when they were little. Otsukaresama to the thousands of men who participated in the even this year and take a good rest before doing it all over again next year!

この夏は、日本への行き来がとても多い数週間でした！ザックが7月9日に日本から帰国し、スーザンは12日に日本へ、攻は19日に日本から戻り、そしてスーザンは23日に再び帰国。次はジョーが8月13日に日本へ向かいます。みんなそれぞれのスケジュールがバラバラなので、こんな感じになりました。攻は博多の夏の風物詩「山笠祭り」に参加し、伝統的な衣装を身にまとい、西流（にしながれ）の仲間たちと街中を駆け抜けました。一方、スーザンは新しい家の家具の買い揃えに多くの時間を費やし、前回よりもずっと順調に進みました。ベッドをもう一台、ソファ、テレビ台、大きなダイニングテーブル、そしてカーテンをすべて揃えました。何度もIKEAやニトリに連れて行ってくれた有薗正一さん、本当にありがとうございます！スーザンと攻は新幹線で広島へ行き、中央大学時代の友人たちとの楽しいディナーパーティーに参加しました。また、スーザンは函館を訪れ、3日間でクライアントとの面会や投資物件の視察を行いました。旅の締めくくりには東京へ移動し、8月にヒューストンで物件探しを予定しているクライアントたちと面会。葛飾の花火大会と函館の花火大会を鑑賞できたことも、この旅の大きなハイライトでした。そして多くの友人や攻の両親、新しい福岡の物件管理担当者にも会うことができました。一方、息子たちはというと、丈は引き続きダラスで夏のインターンシップ、ザックはコロラドで1週間のボーイスカウトキャンプ、泰は親友たちと1週間のロードトリップに出かけ、その後メリーランド州アナポリスに戻り、海軍での残りの任務をこなしています。

In Annoura Family news, our members did a lot of coming and going to Japan! Zach came back from Japan on the 9th, Susan went to Japan on the 12th, Koh came home from Japan on the 19th then Susan came home from Japan on the 23rd! Next, Joe will go to Japan on August 13. Each person has their own schedule so became like that. Koh participated in the annual Yamakasa Festival in Hakata, wearing the traditional costume and running through the streets with his Nishi Nagare. Susan spent most of her time furnishing the new house and progressed much better than last time, buying a third bed, sofa, tv stand, a big dining table, and all the curtains. A big thanks to Shoichi Arizono for taking me to Ikea and NITORI so many times! Susan and Koh took the shinkansen to Hiroshima for a fun dinner party, meeting some of Koh’s old friends from Chuo Daigaku. Susan also went to Hakodate to meet a client and to check possible investment properties over three days. To wrap up her trip, Susan went to Tokyo to meet more clients who will be coming to Houston to look for property in August. Watching the Katsushika Fireworks show and the Hakodate Fireworks show was highlights for the trip, as well as seeing many friends, Koh’s parents, and meeting our new property manager for our property in Fukuoka. As for the boys, Joe is still in Dallas for his summer internship, Zach went on a one week boy scout camp in Colorado, and Ty went on a one week road trip with his best friends, then flew back to Annapolis, MD to complete the rest of his duties with the Navy.

YPNは「Young Professional Network（ヤング・プロフェッショナル・ネットワーク）」の略で、通常40歳未満の、まだキャリアの成長途中にある方々や、すでに業界で活躍している若手トッププロデューサーが参加しています。

最近、ヒューストン不動産協会（HAR）のYPNアドバイザリーグループが「YPNホットトピックス」というイベントを開催しました。このイベントでは、各分野に特化した10名のスピーカーが招かれ、参加者が各テーブルを回って話を聞く、スピードデーティング形式で行われました。トピックスには、「訴訟を避けるには」「ラグジュアリーマーケットへの入り方」「チームの作り方」などがありました。その中で、スーザンもスピーカーの一人として招かれ、「エージェントの投資ブループリント（設計図）」というテーマで講演しました。不動産を購入する際の見極め方、資金調達の方法、そしてその物件が良い投資かどうかの判断基準について教えました。この日は、自身も将来のために不動産投資を目指す若いエージェントたちに向けて、他人の購入や売却をサポートするだけでなく、自らも投資家としての視点を持つことの大切さを伝える素晴らしい機会となりました。

YPN stands for Young Professional Network. It usually includes people under 40 years old who are still growing and learning in their profession and/or some of the young top producers in the industry. The Houston Association of Realtors’ YPN Advisory Group recently put on an event called YPN Hot Topics. They invited 10 speakers to come and speak about topics they are specialized in, as attendees rotated from table to table in a speed dating format. Among the topics covered were: How to Not Get Sued, How to Get Into the Luxury Market, How to Make a Team, etc. Susan was invited as a speaker and her topic was The Agent Investment Blueprint. She taught attendees how to identify properties to purchase, how to finance properties, and how to calculate whether a property is a good purchase or not. It was a great day to share tips to other young realtors who not only help others buy, invest, and sell real estate, but who also want to someday buy and invest in their own real estate.

T3リーダーシップ・サミットは、不動産業界のエグゼクティブや思想的リーダーを対象とした招待制イベントで、今年はテキサス州フリスコにある美しいOmni PGAホテルにて開催されました。出席者には、全米リアルター協会（NAR）のCEO、会長、広報ディレクター、AIおよび未来学の専門家スティーブ・ブラウン氏、新たに就任した米国住宅都市開発省（HUD）の長官、そしてRE/MAX、Better Homes and Garden、Keller Williamsなどの大手不動産フランチャイズのCEOたちが名を連ねました。ダラス、オースティン、サンアントニオの地域協会や、テキサス州不動産協会（Texas Realtors）のリーダーたちと共に、このような場で意見交換を行えたことは非常に有意義で、多くの気づきを得る機会となりました。現在、不動産業界は大きな変革期を迎えており、特に「3ウェイアグリーメント（3層協定）」に関して、今後重大な決定が下される可能性があります。これは100年以上にわたり続いてきた制度で、地域（例：HAR）、州（例：Texas Realtors）、そして全国（例：NAR）の3つの協会が連携し、地域協会の会員は自動的に州・全国の会員でもあるという仕組みです。しかし、現在進行中の不動産業界に対する訴訟の影響により、この3層協定が解消される可能性が出てきており、もしそうなれば、リアルターの倫理規定、契約書類、取引のプロセスに至るまで、大きな影響が及ぶことになります。現在、地域・州・全国の各協会は、さまざまなシナリオを想定しながら戦略を立て、対応に向けて準備を進めています。進展があり次第、またご報告させていただきます。

The T3 Leadership Summit is an invitation only event for Industry executives and thought leaders. This year T3 was held in Frisco, Texas at the very beautiful Omni PGA Hotel. Attendees included the CEO, President, and Communications Director of the National Association of Realtors, AI and Futurist Steve Brown, the new HUD (Housing Urban Development) Secretary, and a long slate of CEOs of major real estate franchises including RE/MAX, Better Homes and Garden, and Keller Williams. It was eye opening to be among the leadership teams of our sister associations from Dallas, Austin, and San Antonio, as well as our leadership team from our state association, Texas Realtors. The real estate industry is undergoing major challenges and some big decisions may be made in the coming year regarding the 3-way agreement. For over 100 years, local-state-national, were all tied together, meaning if a realtor is a member of their local association (such as HAR), they would automatically be members of their state association (such as Texas Realtors), and automatically be members of their national association (such as NAR). With a recent lawsuit against the real estate industry, it is possible that this 3-way agreement will dissolve, which will have major implications for realtors and the way they practice, the code of ethics, forms and contracts, and even the process in which transactions are done. Local, state, and national associations are now strategizing and preparing for various possible scenarios. Will keep you posted!

スーザンの母が5月27日にお誕生日を迎えました。なんと81歳！ますますお元気で、素晴らしいお祝いとなりました。ザックは7年生を無事に修了し、初めての教会キャンプ「キャンプ・イーグル」へ出発しました。その後は一週間ほど自宅で過ごした後、1ヶ月間の日本滞在、そして帰国後はコロラド州でのボーイスカウト・キャンプと、夏休みはイベントが盛りだくさんです！泰については、海軍士官学校での1年目を無事に終え、現在は最初の夏季配属である「イーストコースト・プロトラミッド」に参加中です。具体的な内容はわかりませんが、さまざまな訓練を体験する予定とのこと。6月19日にはヒューストンに一時帰省し、約1ヶ月滞在する予定です。丈はテキサス大学の授業が5月中は休みで、昨日ダラスへと向かい、10週間のサマーインターンシップをスタートさせました。医療関連企業のM&A（企業の合併・買収）におけるバリュエーション（企業評価）を専門とする金融系の会社で働く予定です。ジョー、がんばって！スーザンと攻は、先週の土曜日にワシントンD.C.へ出発し、NAR（全米リアルター協会）の立法会議に出席中です。そして、6月11日には結婚31周年を迎える予定で、メイン州への旅行も計画されています！

In Annoura family news…Susan’s mom celebrated her birthday on May 27. She turned an astounding 81 years old! Zach finished up 7th grade and left for his first church camp, Camp Eagle. He’ll be home for a week after that, then head to Japan for one month. When he gets back, he’ll head to Colorado for a week for a Boy Scout camp. He’s got an action packed summer until school starts! As for Ty, he is officially done with his first year at the Naval Academy and last week he started on his first summer assignment, East Coast Protramid. He will get to experience all kinds of training (we don’t know exactly what, honestly) and will get to come home to Houston on June 19 for about one month. Joe has been off from the University of Texas for the most of the month of May. He headed off to Dallas yesterday to start his 10 week summer internship. He will be working for a finance based company that specializes in valuating health care companies for M&A’s. Wow, Joe, good luck! As for Susan and Koh, they left for Washington DC this past Saturday to attend the NAR Realtor Legislative Meetings. June 11 will be their 31st anniversary and they have a trip to Maine planned!
