    4月も終わり、5月に突入しましたが、案浦不動産から新しくいくつかご報告があります！ まず、日本人が所有するガルベストンにある土地をHARni掲載しました。 攻が自らサインを立てに行きました！HAR.com (www.har.com/79870539) から情報をご覧ください！ これに続いて、北岡家族の物件購入のお手伝いも完了！ David Weekleyチームは、条件を満たす完璧な仕事を見せてくれたため、契約は非常にスムーズに進みました。日本領事館には新たに駐在員を迎え、アパート探しのお手伝いも行いました。 文化課を率いるMasatoさん、ジャパンフェスティバルに間に合うようにヒューストンへ無事到着しました！ その間、私たちはダイキンの駐在員家族のお引越しのお手伝い、ヘイワースからスプリング ブランチ学区内に位置するタウンホームに引っ越しのお手伝いをしました。 さらに、三菱商事から新しいアパートへの引っ越しのお手伝いもしました。また、スーザンと真理子は先週、ウォーラー郡経済開発局長のビンス・ヨアカムとの会議に参加しました。 この会議には、Mayekawa Compressor、ダイキン、テキサス州の代表者と、人材紹介会社を設立するためにテキサスに来ることを検討している日本からの潜在的な中小企業の代表者が同席しました。 選択肢はヒューストンかダラスとなりますが、ヒューストンを選ぶことを願っています! 来週は、東京ガスの新駐在員、カネカの新駐在員さん、アイプロの新駐在員さんをお迎えします。 ヒューストンへお引越しを予定している皆様のお手伝いができたらと思います。ヒューストンでの不動産関係でお手伝いが必要な方、または必要な方をご存知の場合は是非ご連絡ください。

    As we wrapped up April and headed into May since the last newsletter, several new things have happened at Annoura Realty Group! First and foremost, we listed a new piece of land in Galveston for a seller in Japan. Koh went down and put the sign out and the listing is up on HAR.com (www.har.com/79870539). Following this, the super sweet Kitaoka family closed on their brand new home! The team at David Weekley did a fantastic job of following up with all promises and the closing went very smoothly. MOFA welcomed a new Vice Consul to the Japanese Consulate and apartment hunting was a success. Mr. Masato will head up the Cultural Section and arrived just in time for the Japan Festival! Meanwhile, we had a Daikin family change homes, leaving the Hayworth and moving over to a townhome zoned to Spring Branch ISD. We also had our VP of Strategy at Mitsubishi Corporation move in to his new apartment, a quick commute to his downtown office. On an exciting note, Susan and Mariko were able to participate in a meeting with the Waller County Economic Development director, Vince Yoakum last week. Sitting in on the meeting was representatives from Mayekawa Compressor, Daikin, the state of Texas, and a potential small business from Japan who is considering coming to Texas to set up a recruiting company. His choices are Houston or Dallas and we sure hope he chooses Houston! Next week, we welcome a newcomer from Tokyo Gas, a new member of Kaneka, and newcomer from I-Pro. We welcome all newcomers to Houston and would love to help with their house hunting.  If you know someone coming to Houston, please let us know so our team can help!

    テキサス大学は他の大学と比べて、早く2 学期を終えることをご存知ですか？丈は 4 月の終わりにすべてのクラスと最終試験を終えましたが、A&M友達は今週もまだ学校に通っています。攻はオースティンまで丈の引越しも兼ねて迎えに行き、寮から持ち物をすべて運び、4月28日に帰省しました。 帰省後はダウンタウンのホビーセンターでアラバマ物語の演劇を見に行き、 5月3日に、福岡まで日本人の祖父母に会いに旅立ちました。丸3ヶ月日本に滞在する予定で、今日から福岡外国語専門学校で日本語学校を始めます！ 語学学校のオーナーであり、スーザンの良き友人である岩本さん、丈を数ヶ月間通学することを許可してくれたことに、私たちはとても感謝しています。ありがとう！ 6月1日に、攻の両親は築50 年の古い家を取り壊す準備のため、仮設住宅に引っ越すので、丈は引っ越しお手伝いもする予定です。 丈、ありがとう!そして頑張って!

    Did you know that the University of Texas wraps up their second semester earlier than most other universities?  Joe finished all his classes and final exams the last week of April while his friends at A&M are actually still in school this week of May 8th. Koh picked Joe up in Austin, moved all his stuff out of his dorms, and brought him home on April 28. Enjoying some family time, we attended a crawfish boil at Bay Oaks, took in an Astros game at Minute Maid Park, and even went to see a play called To Kill a Mockingbird at the Hobby Center downtown. On Wednesday May 3, Joe took a direct flight on ANA to Tokyo, then changed planes and went to Fukuoka to meet up with his Japanese grandparents. He will stay three full months in Japan and start Japanese language school at Fukuoka Foreign Language College today! We are so grateful to Hitoshi Iwamoto, the owner of the language school and good friend of Susan’s, for allowing Joe to enroll in his school for a few months. June 1, Koh’s parents will be moving to temporary housing in preparation for the demolition of their 50 year old house so Joe will be helping them a lot with the move.  Thanks Joe and Good luck!!

    案浦不動産の目標の1つは、他の国や州からヒューストンへ引っ越すお手伝いをすることです。 引越し先を見つけるだけではなく、どれだけ引越しを簡単で負担が少なくなるようにすることを心がけています。 引っ越してすぐは色々と手続きや準備などで忙しくなると思います。そんな問題を少しでも助けられるよう、案浦不動産は新生活バケツを作成しました！ 「新生活バケツ」には、引っ越してすぐに必要なものがすべて含まれており、入居当日にウェルカムバケツを自宅にお届けしています! バケツの中身は、トイレットペーパー、ナプキン、スポンジ、食器用洗剤、食洗機用洗剤（食器用洗剤とは別物です！）、洗濯機用洗剤、水、テキサスビール、ジュース、ポテトチップス、ラーメン、紙皿やプラスティックのスプーンやフォークセット、ゴミ袋、シャンプー、コンディショナー、ボディウォッシュなどが含まれています。 ウェルカムバケットプロジェクトの作成に参加しているパートナー企業もあります！ 家を購入する際に、地元で信頼できるローン会社の紹介も兼ねてAMCAP Mortgage の Laura Haines は、私たちのパートナー企業であり、メジャーテープと小さなツール キットをバケツの中身として寄付しています。

    One of the goals of Annoura Realty Group is to help newcomers relocate to their new homes in Houston. This does not only mean finding the actual home and doing the lease paperwork. This also means helping them settle down and settle into the home. We understand the first few days and weeks may be tough and confusing so we decided to create the Annoura Realty Welcome Bucket. The “shinseikatsu” bucket includes everything some needs as soon as they move in to a new place so we try to make sure every new tenant gets a Welcome Bucket delivered to their home the day they move in! Many people wonder what is inside the bucket! It is things such as toilet paper, paper towel, a sponge, dish soap, dishwasher detergent (different than dish soap!), washing machine detergent, water, Texas beer, juice, chips, ramen, a cutlery set, trash bags, shampoo, conditioner, body wash. We also have a partner company participating in the Welcome Bucket project! Laura Haines with AMCAP Mortgage is our partner company and she donates a measuring tape and a small tool kit. That way if any of our tenants end up buying a house, they are acquainted already with the best lender in town!

    毎年 5 月に、全国から数千の不動産関係者がワシントン DC に集まり、国内・国際パートナーと交流します。 また、国会議員などとも交流し不動産業界に影響を与える問題について話し合う機会でもあります。 National Association of Realtors (NAR) は、全米に 160 万人の会員を擁する米国最大の業界団体で、RPAC (アメリカ不動産協会政治活動委員会) と呼ばれるグループは住宅所有権や私有財産権に有利な法律を推進するための資金集めや議員との会合や支援などを担当しています。 今年は5月6日から11日まで、マリオット マーキスで開催されました。 スーザンと真理子はさまざまな会議に出席し、スーザンはCIPS 委員会のメンバーであり、多くの国際的な意識を持つ人々とともに NAR の国際キャンペーンについて学ぶ素晴らしい機会となりました。 CIPS は、Certified International Property Specialist の略です。

    Each May, thousands of real estate agents from all over the United States converge in Washington , DC  to interact with national and international partners. It is also an opportunity to meet with members of Congress to discuss real estate-related issues affecting the real estate industry . The National Association of Realtors (NAR) is the largest industry association in the United States with 1.6 million members nationwide. There is a group called RPAC ( Real Estate Association of America Political Action Committee ) which is responsible for things like fundraising and meeting /supporting legislators to promote laws favorable to homeownership and private property rights . The 2023 conference was held May 6-11  at the Marriott Marquis in Washington, DC . Susan and Mariko joined to attend various conferences . Susan is a member of the national CIPS committee and it was a great opportunity to learn about the NAR’s international campaigns alongside many internationally minded individuals . CIPS stands for Certified International Property Specialist .

    4月も終わりに近づき、日本人駐在員の転勤​​ラッシュは落ち着いてきました。過去 2週間で、 6家族のお手伝いをさせていただきました。三菱商事の新しいクライアントはハーマン パークの近くの素晴らしい場所を選択し、ダイキンからの4人はガレリア、メモリアル、ケイティ エリアを選択しました。そしてスーザンは、伊藤忠からの新しい駐在員さんのお手伝いできたことにとても興奮していました（上別府さん、ヒューストンへようこそ！）。一方、クラレ社Timは、先週月曜日にハイツにある自宅の売却を無事終え、3.5年で 33%の値上がりという驚くべき結果となりました (ティム、おめでとう)! クリアレイクにある平屋の賃貸物件の契約完了、攻の友人である小田さんはベイエリアのコンドミニアムとガルベストンの土地を市場に出すことにしました。シカゴ空港から（バッファローへの乗り継ぎ中に）コンドミニアムを市場に出し、トロント旅行の3日目には最初のオファーを受信しました！物件購入希望者であるタラとレオは、新しい家を購入するための検索中です (信じられないことに、 2度連続でのオファー承認ならず…)。パナソニック社からは初めての物件購入のお手伝いの最中で、今週の木曜日にデビッド ウィークリーが建設した新築の成約となります! 不動産市場は依然として非常に好調であり、金利がわずかに低下した今、再び購入を検討するのに良い時期かもしれません。現在および過去すべてのお客様、および知人に案浦不動産を紹介、ご利用いただき、誠にありがとうございます。賃貸、購入、売却、投資など、お考えの際、またはお考えの方をご存知の際はいつでもお手伝いさせていただきますので、お気軽にご連絡ください。

    The rush for Japanese expat relocation is slowing down, now that we are nearing the end of April. In the past two weeks, we helped settle another six families! Our new Mitsubishi Corporation client chose a great spot near Hermann Park, while four Daikin expats opted for the Galleria, Memorial, and Katy area. Susan was excited to help a new expat from Itochu (welcome Kamibeppu san!). Meanwhile, Tim of Kuraray successfully closed on his home in the Heights last Monday, seeing an incredible 33% price appreciation in 3.5 years (Congratulations, Tim)! Our Indian Autumn lease listing in Clear Lake finally found a solid tenant, and Koh’s friend Oda san, decided to put his Bay Area condo on the market, as well as a piece of land in Galveston. We put the condo on the market from the Chicago Airport (while on a layover to Buffalo) and by the time we were on day 3 of our Toronto trip, we had our first offer! Buyers Tara and Leo continue their search to buy a new home (unbelievably we were outbid for a second time) and our first time Panasonic homebuyers will close on their brand new David Weekley this coming Thursday! The real estate market still feels very strong and now that interest rates have ticked down slightly, it may be a good time to think about buying again. A big thank you to all our current and past clients and for letting all your friends know about Annoura Realty!
