  • 州議会議事堂 – リアルターデー 

    2023 年 3 月 22 日は、国会議事堂での全米不動産協会の日でした。 この日は、テキサス州の不動産業者がテキサス州オースティンの州議会議事堂に集まり、立法者と顔を合わせ、私有財産権と不動産業界全体に影響を与える法律について話し合う日です。 ヒューストン不動産協会はこのイベントに非常に積極的に参加しており、ヒューストンのさまざまな場所からオースティンまでの無料バスを提供して、すべてのメンバーに参加を呼びかけています。 スーザンと真理子は、個人的な友人であるジェニファー・クネセックから一日早く出勤するように誘われました。 ジェニファーはジョアン・ハフマン上院議員のスタッフで、どこに泊まるか、どこに駐車するか、誰と会うかを丁寧に教えてくれました! ジェニファーと一緒に過ごすとても特別な旅となりました。多くの政治家の友人を紹介してくれただけではなく、州議会議事堂での駐車に関するヒントを教えてくれ、実際にオースティンのダウンタウンでの滞在までさせてくれました! ありがとう、ジェニファー！ 最初の夜、私たちはテキサス不動産協会とヒューストン不動産協会のリーダーとメンバー、そして全米不動産協会のリーダーシップ チームと一緒にイベントに参加することができました。全米不動産協会ケニー・パーセル社長にお会いできてとても光栄でした。 次の日には、テキサス州中から何千人もの不動産業者が地区毎のグループに分けられ、それぞれの代表者とセッションを行いました。 スーザンは、第129地区の州代表であるデニス・ポールと、ジェニファーが紹介してくれた数人の政治家に会うことができました。 仕事に影響を与える法律やクライアントに影響を与える法律を管理しているため、機会があるときに議員と関わることは非常に大切なことです。 

    March 22, 2023 was Realtor Day at the Capitol. This is a day when realtors all over Texas come together at the state Capitol in Austin, TX to meet our legislators face to face, to discuss laws that affect private property rights and the real estate industry as a whole. The Houston Association of Realtors is very active in this event and encourages all its members to attend, offering free bus rides from various locations in Houston to Austin. Susan and Mariko were invited by a personal friend, Jennifer Knesek, to go up a day early. Jennifer is a staff member of Senator Joan Huffman, and she knows everything about where to stay, where to park, who to meet! It was such a special trip to hang out with Jennifer, who introduced us to many of her political friends, taught us some tips about parking at the Capitol, and let us actually stay with her in downtown Austin! Thank you, Jennifer! The first evening, we got to attend an event with leaders and members of Texas Realtors and HAR as well as the leadership team of the National Association of Realtors. It was an honor to meet the NAR President Kenny Parcell. Then, on Realtor Day, thousands of realtors from all over Texas were divided into groups to meet their own personal representatives. For Susan, she got to meet Dennis Paul, District 129 state representative as well as a few politicians Jennifer introduced us to! It is always good to be involved with your lawmakers because they are the ones who control the legislation that affect your job and the laws that affect your clients. Protecting private property rights is very important!

  • ガルベストンへ1日旅行

    ふとした瞬間に、旅行に行きたいと思ったことはありませんか? 先週は春休みで、子供が家にいない生活となりました！ ザックは同学年の友達と一緒にワシントン DC に修学旅行に行き、丈は大学の友達と一緒にフロリダ州デスティンに旅行、泰は友達と一緒に牧場に旅行に行きました。 攻の友人が、案浦不動産に売却を考えている、ガルベストンの土地について連絡をくれたので、愛車のBMWで島に一日旅行に行きました。 春休みに訪れる人々でとても賑わっていました。シーウォールはドライブには最高の道ですが、ストランドもなかなか楽しいです。 色々なブティックに訪れ、キャンディーアップルを買い、クルーズ船が通り過ぎる場所で夕日を見ました。 私たちのお気に入りのレストラン (Riondo’s) は月曜日だったので閉店しましたが、郵便局通りにあるガンボ レストランと、シーウォールにある Gaido’s の隣でハッピーアワーを楽しみました。 ガルベストンはヒューストンから車ですぐの場所にあります。 砂は白くなく、水は澄んでいませんが、数日間暇な時間がある時に訪れるには、最適な場所です。

    Have you ever found yourself with a couple free days and want to go on a short trip?  Last week was Spring Break and we found ourselves with no kids! Zach went with his 5th grade friends on a trip to Washington DC, Joe went with this fraternity buddies to Destin, FL, and Ty went with his friends to a ranch. Koh’s friend mentioned a piece of land he wants Annoura Realty to sell down in Galveston, so we decided to take the baby Bimmer to the island to check it out. Galveston was hopping with people visiting for spring break and while the Seawall is fun to drive along, The Strand is also fun! We went in and out of all the little boutiques, grabbed a candy apple, watched the sunset out by where the cruise ships go by. Our favorite restaurant (Riondo’s) was closed because it was a Monday, but we did check out a gumbo restaurant on Postoffice St. and a happy hour next to Gaido’s on the Seawall. Galveston is just a short drive from Houston. The sand is not white and the water is not clear, but we still think it’s a nice little getaway if you have a couple days free!

  • WBC – 侍ジャパン世界一おめでとう！

    ワールド・ベースボール・クラシック（WBC）は、ワールド・ベースボール・ソフトボール・コンデレーションのメンバーの男子代表チームが参加する国際野球トーナメントです。 (WBSC)　2006年以来、合計5回開催されました。 このトーナメントは、FIFAワールドカップとラグビーワールドカップに次ぐ参加者数2番目に多く、世界で最も注目されているイベントの 1つです。

    日本は東京での開幕戦で中国に 8対1で勝利、続いて韓国（13-4）、チェコ（10-2）、オーストラリア（7-1）に勝利し、プールBを締めくくりました。

    日本は準々決勝でイタリア勝ち（9 対 3）、月曜日のメキシコ戦の勝利により、チャンピオンシップに進みました！無敗の日本は決勝で現チャンピオンのアメリカを 3対2で下し、2006年と 2009年の連覇以来の優勝となりました。 日本は、複数のチャンピオンシップを獲得した唯一のチームであり、WBCで歴代 30勝 8敗と記録更新となりました。

    The World Baseball Classic (WBC) is an international baseball tournament played by the men’s national teams of members of the World Baseball Softball Conederation. (WBSC). Since its founding in 2006, there have been five tournaments held. The tournament is second only to the  FIFA World Cup and the Rugby World World Cup with the highest attendance, and The tournament is one of the world’s most viewed baseball events

    Japan set the tone for its tournament play with an 8-1 victory over China in opening action in Tokyo. It closed out Pool B play with wins over Korea (13-4), Czech Republic (10-2) and Australia (7-1).

    Japan knocked out Italy (9-3) in the quarterfinals to punch its ticket to single-elimination play in Miami. A 6-5 victory against Mexico on Monday sent Japan to the championship game. Whoa, was THAT an exciting game!!

    Undefeated Japan topped reigning champ USA 3-2 in the finals, for its first title since winning back-to-back titles in 2006 and ’09. Japan is the only team to clinch multiple championships and improved to 30-8 all-time in the WBC.

    Shohei Otani was named MVP for posting the best statistics in the entire tournament!

  • さよなら、ロデオ 2023！

    先週、2023年のロデオシーズンにお別れを告げました。 私たちの委員会、インターナショナルは109カ国から合計約3000人のゲストを歓迎する新記録を達成しました。 ヒューストン家畜ショーとロデオは、23日間(3 日間の BBQ クックオフを含む)で合計240万人以上のゲストを迎える結果となりました。 今年は、ロデオ史上最高の天候に恵まれ、アクション満載RODEOHOUSTON®大会、10 回の記録破りオークション、スタートレイル・オブ・フェイムに新しいスターが追加されました。 2023年スーパー シリーズのロデオ アスリートは、ブルライディングやバレル レースなどの 8 つの伝統的なロデオ イベントに出場し、合計 217万 8000ドルの賞金が贈呈されました。 3月15日は165,623人が訪れ、1日あたりの最高出席者数となりました。最も多くの出席者が集まったコンサートは、3月19日の最終日のルーク・ブライアンでした。伝説的なパフォーマーのブラッド・ペイズリーは、3月18日に名誉あるスター トレイル・オブ・フェイムに就任しました。

    Last week, we bid farewell to the 2023 Rodeo Season. In the international program, our committee welcomed a new record of nearly 3000 guests from 109 countries. The Houston Livestock Show and Rodeo welcomed more than 2.4 million guests over the 23-day event (including 3 days of the BBQ Cookoff). This year’s show had some of the best weather in Rodeo history, action-packed RODEOHOUSTON® competitions, 10 record-breaking auctions, and an addition of a new star on the Star Trail of Fame. RodeoHouston committed $2.178 million to its Super Series rodeo athletes in 2023 who competed in eight traditional rodeo events such as bull riding and barrel racing. The highest daily attendance was recorded on March 15 with 165,623 people visiting, while the most attended concert was Luke Bryan on the closing day of March 19. Legendary performer Brad Paisley was inducted to the Houston Livestock Show and Rodeo’s prestigious Star Trail of Fame on March 18, 2023.

    Volunteers of the Houston Rodeo love this annual tradition and we look forward to doing it all over again next year!

    前回のニュースレターから、ロデオと仕事でとても忙しい2週間となりました。  スーザンがロデオの国際委員会でボランティアをしている間、稔と真理子はロデオの別の委員会、カーニバルのチケット販売でボランティアをしていました。私たちは、エージェントがコミュニティでボランティア活動をすることを奨励しており、彼らの自己成長にとっても非常に重要なことだからです。ボランティアに参加する一方で、私たちは仕事もしています。稔は3件目の三井の賃貸契約、ケイティの一戸建てを成約しました。スーザンと一緒に、同じくケイティにあるダイキンのリースも成約寸前です。真理子は、第一実業からの新駐在員さんとダイキンのリピーターさんの同じ学区内に住むというお引越しのお手伝いをしました。Sスーザンは、有名な高層ビル、The McKinleyのダイキンリースと、医療センター内のアパートメントに決めた2人の医師を担当しました。そして三菱商事のリースを担当したのは、当社の新人エージェント、案浦　丈です！彼は、物件探しの条件に合った選択肢を見つけることを担当しました。最も難関条件とされたのは、スーパーマーケットが徒歩圏内であることでした。丈は素晴らしい物件を見つけ、攻は日本のお客さんとフェイスタイムを行い、スーザンがすべての交渉と書類作成を担当しました。丈がエージェントとして担当した初の賃貸契約は、素晴らしいチームワークで無事成約となりました。今後、ダイキン、伊藤忠、名港海運アメリカ、日本ケミカルの駐在員のiお手伝いをする予定です。販売面では、3月3日にスーザンが2軒の家を売り出しました。 1軒はハイツで（現在オファー交渉中）、1軒はバンカーヒル小学校に隣接するメモリアル内にあります（2日で契約済み）。また、日本の売主と契約中のクリアレイクの家は今週中にクローズする予定です。EaDo（イーストダウン）の家は、屋根の張替えが無事に終わり、3月末の成約に向けて全速力で進んでいます。 案浦不動産は、お客様からのご紹介にとても感謝しています。皆様や皆様の知り合いがヒューストンに引っ越したり、ヒューストンから離れたりする場合は、ぜひ私たちにお手伝いさせてくださいとお伝えください。全力でお助けいたします！

    The past two weeks have been totally busy with rodeo and real estate!  While Susan was super busy volunteering in the international committee of the rodeo, Mik and Mariko were also busy volunteering at the rodeo, on a different committee: carnival ticket sales! We encourage our agents to volunteer in the community because it is also very important for their personal growth. While volunteering though, we were also working! Mik wrapped up his third Mitsui lease, a single family home in Katy. He and Susan also are about to wrap up a Daikin lease also in Katy. Mariko worked hard for a Daiichi Jitsugyo lease and a Daikin repeat client who will change homes but stay in the same school district. Susan handled a Daikin lease at her favorite highrise, The McKinley, as well as two doctors who decided on apartments in the medical center. Our newest agent, Joe Annoura, helped Susan on a Mitsubishi Corporation lease. He was in charge of finding all the choices that met their criteria, the hardest one being that the unit had to be within walking distance of a supermarket. Joe found a great one, Koh did a live FaceTime with them in Japan, and then Susan did all the negotiations and paperwork. A great team effort for Joe’s first lease as a licensed agent. On the horizon, we have expats coming in from Daikin, Itochu, Meiko America, and Nippon Chemical all in the coming days. On the sale front, Susan brought to market two house on March 3.  One is in the Heights (now negotiating an offer) and one is in Memorial zoned to Bunker Hill Elementary (went under contract in 2 days). The home in Clear Lake under contract for the seller in Japan is slated to close this week, and the home in EaDo (east downtown) won new roofs for both the home and garage so it is full steam ahead to close at the end of March as well.  We are very grateful to our clients and their referrals!
