  • 不動産ソーシャルイベント x 2

    3月23日は不動産ソーシャルイベントが２回ありました！最初のイベントはウェストハイマーのウェストエンドで開催され、ヒューストンの女性不動産評議会がスポンサーとして参加しました。不動産業界における様々な会社が集まり、クレジットについて勉強し、授業の後はみんなでハッピーアワーを楽しむイベントを開催しました。とても良い天候となり、参加した人たちはローン会社やタイトル会社、住宅保証会社、不動産会社とお話をしながら食事とお酒を楽しみました。2つ目のイベントは、ワシントンアベニューにあるシュガールーム (Sugar Room)という今話題のバーで開催され、案浦チーム一同で参加しました。こちらでもまた業界内の各会社の人たちと出会い、色々なことを学ぶことができました。競争率の高い市場である今だからこそ、成功する取引を行う秘訣は他の会社やエージェントとの関係にあります。多くの場合は適切なローン会社の選択、より安い手数料とより良い利息でお客様のコストダウンをすることが重要視されます。物件の購入・売却を検討している方は、必ず案浦不動産まで連絡することをお忘れずに！

    March 23 we had a DOUBLE real estate social!  The first one was held at The West End on Westheimer and the Women’s Council of Realtors Houston was a sponsor. Industry vendors and realtors came together for a class on credit repair plus a networking happy hour.  The weather was perfect and our guests enjoyed cocktails and food while getting to know lenders, title companies, home warranty companies, and realtors from various different brokerages.  Following this, Team Annoura visited one more real estate social, this one on Washington Avenue at the hot spot known as the Sugar Room. It was fun meeting and learning from others in the industry. Successful transactions are based on relationships, especially in this hot market when knowing the other agent may be the difference between getting the deal or not.  Knowing the right lender is often the difference between making it to closing or not, or saving the client a few dollars with cheaper fees and better rates. Don’t forget- if you are considering to buy a home, be sure to call us first!

  • 泰のイーグルスカウトプロジェクト！

    先週は子供たちの春休みとなり、泰のイーグルスカウトプロジェクトを終わらせるための良い期間となりました。アメリカ ボーイスカウト連盟は、1910年に設立された米国最大となる青少年団体の1つです。小学校5年生から高校生まで参加でき、ランクアップするために特定の目標と課題を達成しながら、地域社会と関わり貢献、そしてリーダーシップを極めていきます。イーグルスカウトのバッジを手に入れるためには、地域社会に貢献するプロジェクトを達成することが必須となります。スーザンの長男・丈は、2021年にイーグルスカウトのバッジを獲得し、現在次男の泰がプロジェクトに取り組んでいる最中です。先週の春休み中に、12人のグループが集まり、彼の行く教会である、ゲートウェイコミュニティ教会に4つの木製ベンチを建設しました。デザインを自分で調べるところから、材料の購入、組み立てる方法まで考えました。完成後には色もつけ、誰でも座れるように準備ができました。あと少しで全ての過程が終わり、泰がイーグルスカウトのバッジを獲得する日が近いことを願っています。

    Last week was spring break for CCISD and what better time than to knock out Ty’s Eagle Scout Project!  The Boy Scouts of America is one of the largest youth organizations in the USA, founded in 1910.  Kids from 5th grade through high school participate in service, community engagement, and leadership development while meeting certain goals and achievements to rank up.  The ultimate goal is to achieve the highest rank, Eagle Scout which requires a project that benefits the community. Susan’s oldest son Joe achieved his Eagle Scout badge in 2021 and now Ty is working on getting his. Last week during spring break, Ty organized a group of 12 friends to build four wood benches for his church, Gateway Community Church. He investigated the design, bought the wood and materials, then taught his friends how to cut and use the electric drill to assemble the benches at the church. They also stained their finished products and now the church is ready to use them. A few more steps in the process and Ty can hopefully reach his ultimate goal of achieving the rank of an Eagle Scout.

    3月は、多くの駐在員の方達が日本に帰ってしまい、また代行の方達が引っ越しされる、大忙しな月となりました。物件管理側では、入居準備が必要な家が4戸同時に空家となる形となり、何でも屋から塗装会社、リフォーム業者、フローリングの人や配管業者の手配まで行う結果となりました。弊社の賃貸物件の3つ（エルクヒル、ワインディングスプリングス、リトルウィローウォーク）は、市場に出た直後に契約完了となりました。エメラルドレイクも25日に新入居者を迎えました。今日は、新しく日本から２人、医療センターのアパートに引っ越す予定なので、案浦チームは恒例のエアマットレスなどの準備に大忙しな１日となりました。セール関係では、真理子が今月の2件目となる物件購入で、今回は友人のお母さんのお手伝いとなりました。スーザンのシュガーバーは4月初旬の売却に向けて順調に進んでおり、スーザン、真理子、フェイスはすべて、4月末に購入が完了する契約の途中となっています。スーザンの契約中物件はクリアレイクにあり、購入後すぐに三菱ケミカルからの新しい駐在員家族に貸す予定す。真理子はアッパーカービーにある2階建て一軒家で、フェイスはリッチモンドにある一軒家の契約中です。チームは毎日フル活動しており、購入、売却、または賃貸の手助けをいつでもできるよう準備が整っています！ご希望のリストをいただければ、すぐにでも飛んでいきます！

    March was a crazy busy month with many expats leaving and many coming. The property management side of things had four homes come up that needed full make readies. We were busy with handymen, painters, remodelers, flooring guys, granite installers, and plumbers. Three of our lease listings (Elk Hill, Winding Springs, Little Willow Walk) were leased out immediately after hitting the market. Emerald Lake also found a new tenant who moved in on the 25th. Today Monday, we have two newcomers moving to apartments in the medical center so the team was out running around setting up their air mattresses. On the sale front, Mariko closed her second home of the month, this time for a friend’s mom in Conroe. Susan’s Sugar Bars is still on track for an early April close, and Susan, Mariko, and Fayth all have homes under contract set for closing towards the end of April.  Susan’s is in Clear Lake and will be rented to a Mitsubishi Chemical family as soon as we close, while Mariko’s is a 2 story home in Upper Kirby, and Fayth’s is a home in Richmond.   • ロデオ終了！

    テキサス文化的な21日間がついに終わりを迎えました。毎年恒例のバーベキュークックオフが2月28日から開始し、ブルライディング(雄牛乗り)、バレルレーシング、羊乗り競争、その他多くの種目がロデオにて開催されました。またその裏では、学生たちの絵画が展示されていたり、動物たちのお披露目がありました。牡牛オークションでは、グランドチャンピオンが100万ドルを超える過去最高額での売り上​​げとなりました。ロデオの後には毎晩カントリーミュージシャン（そして数人のポップスター歌手）のコンサートが開催されました。私が個人的にとても楽しめたコンサートの一つは、ルーク・ブライアン（すごかったです！）、サム・ハント（私のお気に入りの曲を全て歌ってくれました！）、そしてケイン・ブラウン（奥さんの紹介もしました！）でした。カーニバルで乗り物に乗って、気持ちが悪くなってしまったのは苦い思い出ですが、バスケットボールのゲームでザックが景品と取りました！真理子はカーニバルのチケットブースでボランティアをし、海外からのゲストや友人と共に今年のロデオを楽しめることができたのは、とても素晴らしい思い出となりました。また来年まで楽しみにしています！

    It was 21 days of pure Texas  culture, and it has come to an end. The Houston Rodeo kicked off on February 28, right after the annual BBQ Cookoff.  Houston saw bull riding, barrel racing, mutton bustin’ and many other rodeo competitions.  In the background, high school kids displayed their art and showed off their livestock, auctions took place with the grand champion steer selling for a record breaking $1 million!!  Each night, the audience was treated to a concert of country music’s biggest stars (and a few pop stars).  Our favorites were Luke Bryan (wow! What a show!), Sam Hunt (sang all our favorites), and Kane Brown (his wife came too!). Riding the rides at the carnival made us super dizzy, Zach winning prizes at the basketball game, Mariko volunteering in the carnival ticket booth, entertaining international guests and friends were all great memories from this year’s rodeo.  Until next year, good-bye Rodeo!
