スーザンは現在、福岡の新居の家具選びに奮闘中です。家具選びは思った以上に大変な作業で、初日には親友の泉田さんご夫妻と共に、IKEAをはじめ、ニトリ、無印良品、その他数軒の家具店を何度も訪れました。2日目には親友の有園さんと再びIKEAへ行き、そして3日目には、2階用としてベッド2台、ダイニングテーブルと椅子4脚、バースツール4脚、そしてソファを購入しました。家具ショッピングだけでなく、30年前にお世話になった信愚市の秋山家にも顔を出し、また、親友の美樹さん、伊藤君、仁さん、ブルースさん、そして永野さんと再会し、美味しい日本食を堪能。さらに、有名な屋台で博多ラーメンも楽しみました。新居がついに完成し、攻のご両親がとても喜んでいるのを見ると、本当にワクワクしますね！帰りには、東京にも立ち寄り、友人やクライアントと会い、かつてBay Oaksで一緒に住んでいた松原順子さんにも再会しました。日本に戻ると、美味しい食事と素敵な友人たちに会えるので、いつも楽しい気分になります。

また、別の家族ニュースとして、丈とザックが春休みが同時期となったため、攻とスーザンの叔母ピンさんと一緒に、4人でBig Bend国立公園へオフロード、キャンプ、ハイキングを楽しみに出かけました！

Top Annoura family news has Susan in Japan to work on furnishing their new home in Fukuoka. Furniture hunting is harder than it looks! Susan visited IKEA multiple times, as well as Nittori, Muji, and several other furniture shops with her good friends Mr. and Mrs. Izumida on Day 1. On Day 2, she went back to IKEA with her good friend Mr. Arizono and finally on Day 3, she purchased several items for the second floor: two beds, a dining table and four chairs, 4 barstools, and a sofa! In addition to furniture shopping, Susan popped by to visit her host family from 30 years ago, The Akiyama family in Shingu! She was also able to meet up with her best friends, Miki, Ito kun, Hitoshi, Bruce, and Mr. Nagino for an amazing Japanese meal + a stop for Hakata ramen at a famous ‘yatai’ food stall. It’s so exciting to see the house all done finally and to see Koh’s parents so happy. On the way home, Susan stopped in Tokyo to see some friends and clients. One special person is Junko Matsubara who used to live on the same street as Susan in Bay Oaks. Going back to Japan is always so fun because of the good food and great friends! 

In other family news, Joe and Zach were both on spring break at the same time, so they hit the road with Koh and Susan’s Aunt Ping. The four of them went to Big Bend National Park for a couple days of off roading, camping, and hiking!

• Housing Market Impact: Tariffs on steel and lumber from Canada could add $17,000–$22,000 to the cost of new homes, worsening the housing shortage in Texas.
• Trade Disruption: As the largest U.S. exporting state, Texas relies heavily on trade with Mexico ($88.6 billion annually). Tariffs disrupt supply chains and increase costs for industries like automotive manufacturing.

Overall, tariffs threaten Texas’ economy by raising costs for businesses and consumers, disrupting trade relationships, and slowing economic growth.

2025年2月24日現在、攻はまだ日本に滞在しています。本来であればバレンタインデーに帰国する予定でしたが、福岡の新居の作業が完了せず、元の航空券をキャンセルし、新たに3月4日の帰国便を予約することになりました。ところで、新しい航空会社 Zip Air がヒューストンに就航するのをご存じでしょうか？ 3月4日から運航開始となり、攻はその便で成田から帰国予定です。驚くことに、片道わずか330ドル！ ただし、荷物や機内食、さらには飲み水まで追加料金が発生するとのことですが、それでも非常にお得な価格設定です。このおかげで彼は日本での滞在を延長し、必要な作業を完了させることができました。そしてついに、新居の最終支払いを済ませ、正式に家が私たちのものとなりました！ 攻のご両親も無事に新居へ引っ越し、これからの新生活がスタートします。残る作業は、現在の賃貸物件の片付けと修理を行い、2月末までに大家さんへ返却することです。また、住所がわずかに変更となったため、両親の各種書類、保険、銀行口座などの住所変更手続きを進める必要があります。一方、攻の不在中、スーザンは多忙を極めています。不動産の案内、送迎、イベント、会議、そしてまた送迎… まさに分刻みのスケジュールをこなしています。また、嬉しいニュースもあります！ ザックがWestbrook Intermediateのゴルフチームに選ばれました！ ただし、応募者が5人しかおらず、実際には選考会がなかったという裏話も（笑）。丈は大学のフラタニティの仲間と共にニューオーリンズへ旅行し、初めてのカジノ体験、マルディグラ見物、そしてタートルスープに挑戦！一方、泰はレスリングのコーチとトラブルがあり、現在チームから外されている状況です。今後の展開が気になります…。

さらに、先週CCISDでは4連休があり、スーザンとザックはヒューストン近郊での小旅行を満喫しました！ メニル・コレクションでアート鑑賞を楽しみ、ヒューストン水族館で観覧車に乗り、Vossのカラバズで美味しいディナーを堪能しました。その後、オムニホテルに宿泊し、翌日はウィリアムズタワーとウォータウォールを訪れ、ガレリアでアイススケートをしました。ランチはSeiwaで、デザートはChez Kobayashiで楽しみ、その後はチャイナタウンでフットマッサージ。最後はザックのリクエストでJollibeeのディナーを楽しみました。ザックももう12歳。成長の早さを実感する今日この頃です！ ❤️

It is February 24, 2025 and Koh is STILL in Japan. It feels like forever, but his work at the new house in Fukuoka could not be finished so we made the decision to toss his original plane ticket home (was supposed to be on Valentine’s Day!) and buy a new return ticket on March 4. On a side note, have you heard about the new airlines, Zip Air, coming to Houston!?  It starts on March 4 and Koh will ride on it from Narita. Incredibly, a one way ticket is only $330, but there are some extra fees for luggage, food, even water…HA HA! Still, it’s a great deal and was worth it for Koh to be able to stay a few extra weeks. The last payment was made to the builder, the house is officially our’s, and Koh’s parents have permanently moved into it! Remaining to do is to clean out the rental house, repair all the damages, and return it to the landlord by the end of February. And, now that our address has slightly changed, Koh has to change the address for all of his parents paperwork, insurance, bank accounts, everything! Good luck, Koh! As you can imagine, with Koh gone, Susan is running around like crazy, running to showings, to carpool, to events, to carpool, to meetings, and back to carpool for Zach. And speaking of Zach, he made the Westbrook Intermdiate golf team, though I feel like I have to mention there were only 5 kids that wanted to do it so the tryouts never happened! Joe went to New Orleans with his fraternity brothers to experience gambling at a casino, watching his first Mardi Gras, and trying his first turtle soup! Meanwhile, Ty got himself in some hot water with his wrestling coach and has been sidelined from the wrestling team until further notice. Oh no…

On a fun note, CCISD had a 4 (yes, FOUR) day weekend last week so Susan and Zach went on a great Houston area vacay. They hit the Menil Collection, Houston Aquarium Ferris wheel, Carrabba’s on Voss, overnighted at the Omni, then visited the William’s Tower/Water Wall, Ice skated at the Galleria, lunched at Seiwa, desserted at Chez Kobayashi, went for foot massages in Chinatown, and finally, went to Jollybee for dinner (Zach’s request). He’s 12 and he’s growing up fast! ❤️

We’ve had a good two weeks of sales and listings at Annoura Realty Group.  One sale we represented a Japanese investor out of California who sold his Texas Medical Center condo to a cash buyer. The second sale we represented a Japanese investor in Japan, who sold one of his single family homes. This investor bought this home 5 years ago for the appreciated depreciation tax benefits, but also did extremely well by leasing the home the entire time he held it. On the exit, he made a sizeable gain, making this a win-win-win situation for him! Annoura Realty was pleased to represent him on the purchase, on all the leases, for the property management side of things, and then on the sale. Thank you for your trust, Mr. Watarai, and congratulations! On the listing side of things, we picked up a lease listing in Bay Knoll with the owner being the owner of the day care that our boys used to attend 15 years ago! We also finally finished the remodel of a beautiful home in Bay Pointe and was able to stage it and bring it to market last week. On the expat relocation side of things, we helped our new expat with the Japanese Consulate move into his Upper Kirby apartment. We also helped our new JAPEX/JOGMEC clients get settled into their place. Mik helped one of our past Daikin clients change homes, while Susan helped one of our past Daikin client negotiate their current lease and stay at their existing home. On the horizon, we have two more Daikin employees to help, a new Kuraray expat, and one Japanese researcher coming to work at Houston Methodist hospital. This is our busy season, as most Japan starts their fiscal years April 1. As always, we thank you all for your referrals and we know that you are out there telling newcomers about us. ヒューストン・ロデオは、私たちの街で最大のイベントです。ロデオ開始前には、数百名の参加者がベストBBQブリスケット、リブ、チキン、ダッチオーブン、そしてシェフズチョイスのオープンカテゴリーで競い合うBBQクックオフが毎年開催されます。ここ10年ほど、国際参加者向けの枠も設けられており、これまで日本からも招待がありましたが、今年は他国の参加を優先するため、日本からの出場は見られませんでした。インターナショナル・ビレッジ内のいくつかのチームはリブ部門でトップ10入りを果たしたものの、トロフィーが授与されるのは上位3チームのみでした。そして、ロデオ国際委員会の委員長は、チーム「Holy Cow Cookers」と共に出場し、驚くべきことにブリスケット部門で2位に輝きました！最終的には、全カテゴリーの合計得点が最も高かった1チーム、すなわち「Always Able But Confused Cookers」がグランドチャンピオンに選ばれました。BBQクックオフに行くのはいつも大変楽しく、特に各テントで仲間がリストバンドを渡してくれると、より一層盛り上がります。3日間、終日BBQを楽しめる大きなテントが一般公開されている一方で、ほとんどのテントは個人所有で招待制となっています。

The Houston Rodeo is the largest event of our city. Before it starts, there is always a BBQ cookoff, which is an event where hundreds of contestants compete in the categories of best BBQ brisket, ribs, chicken, dutch oven, and open category (chef’s choice). For the past 10 years or so, the Rodeo has opened up a spot for international contestants to also join. In years past, Japan has been invited to join, but this year to make space for other countries, Japan did not come. Several teams inside the International Village placed in the Top 10 for ribs but none took home a trophy (only the top 3 teams get trophies). The chairman of the Rodeo’s international committee, competed with his team, Holy Cow Cookers, and remarkably placed 2nd in brisket! In the end, only one team was named Grand Champion overall, which means they go the highest total points across all categories and that team was “Always Able But Confused Cookers”.  Going to the BBQ cookoff is always a lot of fun, especially if you have friends in different tents that will give you a wristband to enter. Although there is one large tent open to the public that serves BBQ all day for 3 days, most tents are privately owned and are invitation only to enter.
