    案浦家最新情報へようこそ! 攻はまだフランスにいますが、皆さんがこれを読む頃にはスーザンもフランスにいるはずです。過去 2 週間は、スーザンがシングル マザーとして、同時に多くのことをこなすという、かなり忙しい日々でした。ザカリーの朝と午後の送り迎えに加え、スペイン語、合唱、レスリング、ボーイスカウトなどの課外活動は、ロジスティクスの悪夢でした。そこで先週、家族の運転手を雇いました。ようこそ、スターリン! 彼女はザックが生まれたときのベビーシッターで、タイミングよく運転を手伝ってくれたので、ここ数週間は私たちにとってありがたい存在でした。一方、フランスでは、攻のアスリートがギネス世界記録に挑戦しました。カンノさん、おめでとうございます!その他のエキサイティングなニュースとしては、コー自身がマスターズトラック世界選手権（https://mtwc-roubaix.com/）のスプリント部門に出場する予定です。57歳の彼は今でもレースが大好きで、この大会のために一生懸命トレーニングしてきました。スーザンは日曜日（昨日）に飛行機でそこに飛び、13日に2人がヒューストンに戻る前にロベで彼を応援する予定です。一方、丈と泰は大学にいるので、ザックはヒューストンで一人でいます。スーザンの両親が近くに住んでいるので、彼の面倒を見てくれて本当にありがたいです。お母さん、お父さん、ありがとう！丈はすでに次の夏のインターンシップに応募していて、泰は海軍兵学校での生活を楽しんでいます。福岡の案浦家の家はついに着工し、順調に進んでいます。基礎工事が終わり、建物はどんどん上がっています！スーザンとザックは毎日可能な限りゴルフを数ホールします。夕方になると外の天気は確かに良くなってきていますが、最近は日が暮れるのが早いです。皆さんも元気でいらっしゃることを願っています！

    Welcome back to another edition of Annoura Family news! Koh is still in France and by the time you read this, Susan should be in France as well. The past 2 weeks have been pretty crazy with Susan playing a single mom and juggling many things at the same time. Zachary’s carpool schedule morning and afternoon plus all of his extra curricular activities like Spanish, choir, wrestling, and boy scouts have been a logistical nightmare so last week, a family driver was hired. Welcome, Starlyn! She was a babysitter for Zach when he was born and the timing worked out for her to help do some of our driving, so this has been a blessing to us the past couple of weeks. Meanwhile over in France, Koh’s athlete succeeded in his quest to make a Guiness Book of World Records, so congratulations to Mr. Kanno! In other exciting news, Koh himself will be competing in the Masters Track World Championships (https://mtwc-roubaix.com/) in the sprint category. At age 57, he still loves racing and has been training hard for this competition. Susan flew over there on Sunday (yesterday) and will cheer for him in Robaix before the two of them return to Houston on the 13th. Meanwhile, with Joe and Ty at college, Zach is flying solo in Houston. Thank goodness for Susan’s parents living nearby to let him stay with them. Thanks, mom and dad! Joe is applying for summer internships already and Ty is enjoying his Naval Academy life. The Annoura Family home in Fukuoka FINALLY broke ground and is making progress. The foundation is poured and the building is going UPPPPPP!  Whenver possible, Susan and Zach squeeze in a few holes of golf and the weather sure is getting nice outside in the evenings, although the evening skies come quicker than we like. We hope you are all doing well too!

    クロージングは発生しているが、賃貸契約よりも売上の方が多い現状となっております。先週の月曜日、スーザンはタクヤの会社が所有する、コーパス クリスティにある物件の取引を完了しました。この契約には、2 つのアパート、47 戸、売主の融資、FIRPTA、および東京で署名する売主によるリモートのオンライン公証人が含まれていました。数日後、私たちは売主を代表して別の取引を成立させました。奥さんはカリフォルニア、旦那さんは日本の札幌にいました（マットとタクヤと一緒に！）。サムとメグミは投資用住宅で素晴らしい仕事をしました。わずか 3 年間の保有で、ずっと 6% (純額) のキャッシュ フローがあり、その後 17% の健全な値上がりで売却されました。リース面では、日本ケミカルテキサス州からの新しい駐在員、浅野氏とその妻（そして犬のウィル）を歓迎しました。 10月に新たな海外駐在員の波が来ることも楽しみにしています。今後さらに 4 軒の住宅を売りに出す準備をするため、忙しい一週間が待っています。円安、ドル高が依然としてやや強いため、日本の投資家の多くは日本で資産を売却し、円で日本に送金するメリットを見出しています！

    Closings are happening but more sales than leases. Last Monday Susan closed her Corpus Christi deal, representing Takuya’s company as the seller. The deal entailed two apartments, 47 units, seller financing, FIRPTA, and a remote online notary with the seller signing in Tokyo. A few days later, we closed another deal representing the sellers, with the wife being in California and the husband being in Sapporo, Japan (with Matt and Takuya!). Sam and Megumi did a great job on their investment home. Holding for only 3 years, they cash flowed 6% (net) the entire time, then sold at a healthy 17% appreciation! On the lease side of things, we welcomed a new expat from Nippon Chemical Texas, Mr. Asano and his wife (and dog, Will). We also look forward to a new wave of expats coming in October! We will have a busy week ahead as we prepare to bring to market for sale four more homes. With the yen weak and the dollar still somewhat strong, many of our Japanese investors are seeing the benefit of selling their assets here and sending the money back to Japan in yen.

    Politicians who fight for issues that are important to realtors and homeowners are supported by the realtor family. The Texas Real Estate Political Action Committee collects the money through donations and one fun way to do this is through our Global Dinner series. Every few months, donors attend a dinner featuring a particular country, and last Wednesday that country was Germany! The party took place at a German restaurant called Rudi Lechner’s. There was German food, German beers, German music, and even a German fashion show! Everyone had a great time and it was a great way to raise money for a great cause.

    案浦家の最新情報は、3 人の息子たちがついに新学年をスタートしたことです。丈は子供達の中では最後となりましたが、先週テキサス大学で3年生をスタート、泰は夏の厳しいトレーニングを終え、新入生も他の学生に加わり授業が始まりました。また、彼には新しいルームメイトがいて、携帯が使用できるようになり、レスリング チームの他のメンバーと本格的にレスリングの練習が開始しました。コラット コーチが新入生を何人かカットすると初めから言っていたので、私たちはここ数週間不安でしたが、泰は無事にカットを乗り切り、今も海軍レスリング チームの一員となりました。丈はテキサス大学の 3 年生になり、マコームズ ビジネス スクールでファイナンスを専攻すると宣言しました。今年はカッパ シグマ フラタニティ ハウスに引っ越しましたが、今のところとても楽しんでいるようです。一方、ザックは今のところ 7 年生を楽しんでいます。彼の新しい試みは合唱です。合唱の先生はとても活動的で、今学期はいろいろなイベントがあるので、私たちは全てを観れるように頑張ります。更に、今年はスペイン語を授業に加えたので、泰と同じようにスペイン語を勉強するつもりです。攻は来月フランスで行われる試合に備えて、毎日トレーニングをしています。マスターズトラック世界選手権は10月7日の週に開催され、スーザンは1週間飛行機でコーの男子スプリント競技を観戦する予定です。スーザンは、今週ワイオミング州に向かい、ワイオミング州の不動産協会会長に就任するNARLAの同僚のために出席します。その後、ガルベストンで3日間過ごし、HAR 2025戦略計画リトリートに参加します。5人家族から4人家族、そして3人家族になったのは不思議な感じです。子供たちが成長して家を出るのは普通のことですが、私たち親にとってはやはり少し寂しいです。レイバー デーの週末、私たちは車で丈に会いにオースティンに向かいました。ベイ オークスの会員だったので、レイクウェイのコースでゴルフができてとても楽しかったです。私たち 4 人 (泰はいません!) は、カウンティ ライン オン ザ レイクでおいしいテキサス バーベキューを食べ、4 マイルのきついハイキング (約 10,000 歩) もしました。息子たちと過ごせる時間は1秒でも大切にしたいものです。

    In Annoura family news, all three boys have finally started school, with Joe being the last one starting University of Texas last week. Ty has finished his intense summer physical training and now that school has started, his freshmen group has incorporated into the rest of the brigade. He also has new roommates, can use his cell phone, and has officially started wrestling practice with the rest of the wrestling team. We were nervous the past couple of weeks because he said Coach Kolat was cutting some of the new freshmen, but the good news is he has survived the cuts and is still a part of the Navy Wrestling team! Joe has started year 3 of UT and has declared his major to be Finance inside the McCombs School of Business. This year he moved into the Kappa Sigma frat house and seems to really enjoy it so far. Meanwhile, Zach is enjoying 7th grade so far. His new endeavor is choir! His choir teacher is very active and has all kinds of events going on this semester so we are trying to keep up with it all. Zach added Spanish to his class lineup as well, so he will follow in Ty’s footsteps and try hablar espanol! Koh is working out everyday, preparing for his competition next month in France. The masters track world championships will be held the week of October 7 and Susan plans to fly over for a week to watch him compete in the mens sprint. As for Susan, she heads to Wyoming this week for a NARLA colleague’s inauguration as Wyoming state’s realtor association President. Following that will be 3 days in Galveston for her HAR 2025 strategic planning retreat. It’s been weird going from a family of 5 to a family of 4 and now to a family of 3. It’s normal for the kids to grow up and leave home but it’s still a little sad for us parents! Over Labor Day weekend, we jumped in the car and headed to Austin to find Joe. With our Bay Oaks membership, we were able to play golf at a course in Lakeway so that was a lot of fun. The four of us (no Ty!) ate some great Texas BBQ at County Line on the Lake and also did a strenuous 4 mile hike (almost 10,000 steps). We treasure any time we can spend with our boys!

    Has the real estate market slowed down? Several factors have happened in the last couple weeks that indicate so. The first sign is that we have homes for sale that have not moved yet. This normally NEVER happens! It could be the new laws regulating buyer agent agreements or big changes that happened August 17 in the way realtors have to now navigate transactions. The Fed cut interest rates a few days ago and we realtors think this will get the buyer’s market tickled to act. We hope so at least! In exciting news, we are working on a new listing in Montrose. The owners of Nippon has hired us to lease our their restaurant space so we are now looking for the perfect person who wants to open a Japanese restaurant in Houston. Also, the double apartments in Corpus Christi owned by a Tokyo investor should be closing some time next week. Title is clearing some hiccups and then we should be on our way! On the lease front, we have two new expats with the Government of Japan coming to Houston. Now working with the first to find her favorite place. Mitsui has a newcomer on the horizon, preparing to move to Houston in October. What is keeping us very busy is a bundle of homes about to hit the market for sale. Now making ready 2114 Castle and 2119 Laughing Gull, both in League City, both should be hitting the market in the next two weeks. Mid September we will list a 2 bedroom condo in the Medical Center inside the Valencia for sale, and by the end of September we will be getting a townhome listing in the gated subdivision of Park Shadows, right behind the Boeing building. On the lease listing side, we will be bringing to market two homes in Northfork in the next two weeks.
