全米不動産協会は、特別かつ厳選されたプログラムである NAR Leadership Academy を運営しています。 毎年、全米から 20 ～ 25 の不動産業者がこの 10 か月に及ぶプログラムに選択され、8 つのセッション (対面 4 セッション、バーチャル 4 セッション) で構成されています。 アカデミーは、地方および/または州レベルでリーダーシップの経験があり、まだ国家レベルでは積極的に関与されていない新進のリーダーを特定し、トレーニングをし、未来に貢献することを目的としています。 そして、参加者がさまざまなリーダーシップの側面に触れ、途中で自分のリーダーシップ スタイルを確立することに役立ちます。 プログラム内で、NARのリーダーシップの歴史、構造、内部の仕組みを学び、チームで協力してキャップストーンプロジェクトを完成させ、11月のNAR全国会議で発表します。

スーザンは今年の NARLA に選択され、先週ワシントン DC で最初のセッションに参加し、 他の 20 人の尊敬される不動産業者と共に、リーダーシップの旅に乗り出しました。

The National Association of Realtors runs the NAR Leadership Academy, a special and very selective program. Each year, 20-25 realtors across the U.S. are chosen for this 10-month program, involving 8 sessions (4 in person, 4 virtual). The Academy aims to identify, motivate, and guide emerging leaders who have leadership experience at the local and/or state level, but have not yet been actively involved at the national level. The program exposes participants to various leadership aspects, helping them define their own leadership style along the way. Leadership Academy participants will also learn the history, structure, and inner workings of NAR leadership and work in teams to complete and present a Capstone Project at the NAR National Conference in November.

Susan was selected for NARLA this year and her first session was in Washington DC last week. She met 20 other esteemed realtors and embarked on their leadership journey together!

新年早々、案浦不動産は本格的に動き出しました。 スーザンは元住人の一人と協力し、リーグシティにあるプール付きの自宅を売却する可能性があると考えている。 クリアスプリングス高校学区内にあり、今月末までに市場に出す予定です。 そして新しく研究者が産まれたての赤ちゃんと家族一緒にヒューストンに来て、 医療センター付近にあるアパートから最終承認を得て、現在電気と家財保険の手続きのお手伝いをしています。 売却面では、過去のクライエントからスーザンにオメガベイ沿いの家の売却を担当し、1月3日に市場外で現金購入者と契約を完了いたしました。 また次の物件の購入のために、テキサスシティの物件の差し押さえを申請しました。 4.4エーカーの赤い納屋の物件はついに成約が完了したことを皆さんにご報告いたします！それぞれの取引には様々な背景のストーリーがあり、この取引は思い出に残る1つとなりました。 この物件の売主は、VA ローンを利用して次の家を購入する手続きを進めており、現在、その過程は順調に進んでいます。全て予定通りに進めば、売主の現在の金利である3.25％を引き継ぐこととなり、ほぼ2倍となる現在の金利市場よりもはるかに安値となります。

前回のニュースレター以降、案浦不動産の管理内で数人の投資家が所有物件の売却を決意しました。 15934 Meadowside Dr 77062 (www.har.com/67210937) を、HARに掲載してすぐに依頼が殺到し、3オファー受信しました。 掲載3日目で契約完了となりました。 ヒューストン北側では、1003 Baltic Ln(www.har.com/76686126) を掲載し、安定した評価を得ています。 リーグシティ 郵便番号 77573 では、テナントが今月末に退去し、実際に住みたい購入希望者の買手も見つけられるよう5910 Misty Meadows (www.har.com/16602785) の掲載もしました。 302 Felt Cir (www.har.com/10047675) は準備作業が終了し、スイス在住の投資家から選択肢を残しておきたいため、販売と賃貸の両方で市場に掲載しました。

賃貸契約の面では、これまで提携したことのない新しい会社からの新しい駐在員を歓迎するため、真理子と稔はそれぞれ取り組んでいます。 DMG Mori USAの八鳥さん、ハナマルキの関根さんのご家族をヒューストンにお迎えします！ 稔は先週、オースティン近郊で友人のカーティスが新築物件契約をしました。案浦不動産を使用していただき、ありがとうございます！ オースティンといえば、過去のお客さんである米山医師がヒューストンを離れ、オースティンの病院で働くことになるため、勤務先のすぐ隣にある新築アパートの紹介をしました。 あと一週間、サンシャインリロケーション（浅野さん）が彼の手助けしてくれるだろう。

案浦不動産はヒューストンだけでなくテキサス州内でのお引越しのお手伝いも、させていただいております。 お引越しの際は、退去日の60日前までに現在のアパートに通知することをお忘れない様、お願いいたします。

Immediately into the new year, Annoura Realty hit the ground running. Susan is working with one of her former tenants to possibly sell his League City home with a pool. That home zones to Clear Springs High School and should hopefully hit the market by the end of this month. We have a new researcher coming to Baylor College of Medicine with her newborn baby and husband. Her final approval for a medical center apartment came through and we are working on making sure she gets her electricity and renter’s insurance all lined up. On the sale front, a past client asked Susan to sell their canal home in Omega Bay, and that one went under contract on Jan 3 off market to a cash buyer. With that one under contract, the owners have been house hunting and we just submitted and offer on a foreclosure in Texas City. Fingers crossed for a positive outcome on that one! As for our red barn house listing on 4.4 acres, I am pleased to let everyone know that it closed! Each sale has a background story and this one has so many memories attached to it that it will go down in the memory books! The seller of this house is in the process of buying his next house using a VA loan assumption and so far the process is moving along step by step. If all goes well, he will be able to assume the veteran’s current interest rate of 3.25%, which is of course MUCH better than the current market rate that is almost double.

Inside the Annoura Realty portfolio, several owners have decided to sell since our last newsletter. We listed 15934 Meadowside in 77062 (www.har.com/67210937) and were bombarded with showing requests, resulting in 3 offers. It went under contract in 3 days. Up on the North side of town, we listed 1003 Baltic (www.har.com/76686126) and it is getting some steady showings. In League City 77573, we brought to market 5910 Misty Meadows (www.har.com/16602785) because the tenant leaves at the end of this month, making this one available to an owner occupant. 302 Felt Circle (www.har.com/10047675) went through make ready work and was just listed for both sale and lease, as the owner in Switzerland wants to keep his options open.

On the lease front, Mariko and Mik closed several leases as we welcome new expats from new companies we have not worked with before. We welcome the families of Mr. Hachitori of DMG Mori USA and Mr. Sekine of Hanamaruki!  Mik also helped facilitate the contract for his buddy Curtis for a new build near Austin last week, so we are super proud of him! Speaking of Austin, our Dr. Yoneyama will leave Houston and go to work at a hospital in Austin so we connected with him a brand new apartment right next to his new hospital in Austin. One more week and Sunshine Relocation (Asano san) will be helping him make his big move.

2024 年の最初の 2 週間は、さまざまな出来事で満載です。攻は、ダウンアンダーの大きな大会でコーチを手伝うため、日本でプロのパラサイクリストに雇われ、オーストラリアのアデレードに出発しました。 CCISD は 1 月の第 1 週はまだ冬休み、丈の通うテキサス大学も今週までお休みだったので、スーザンは丈と泰の両方が家で、ザックの面倒と家事を手伝ってくれて嬉しかったです。泰に関しては、1 月 5 日と 6 日に行われた 、81 チームが参加する大規模な大会に出場しました。彼は126ポンド部門で1位を獲得しただけでなく、トーナメント全体の最優秀賞を獲得しました。本当におめでとう！

スーザンは、初めて NAR リーダーシップ アカデミー (NARLA) セッションに出席するため、1 月 10 日から 12 日までワシントン DC に行きました。全米から集まった他の不動産業者 20 名（およびグアムからの不動産業者 1 名）とともに、様々な地方、州、または全国の不動産業者協会を率いるためのリーダーシップ スキルと能力を開発および強化するための 10 か月間のトレーニングが開始しました。このプログラムに選ばれたことをとても光栄に思い、ベイル、ウェストパームビーチ、アトランタ、サンフランシスコ、ピオリア、ビリングスなどのインスピレーションに満ちた同僚たちと会うことができ、とても楽しく勉強になる旅となりました。

The first two weeks of 2024 was pretty action packed! Koh left for Adelaide, Australia, being hired by a professional paracyclist from Japan to help coach him at a big competition Down Under. CCISD was off the first week in January and Joe’s University of Texas was off until this week, so Susan lucked out with both Joe and Ty home to help watch Zach and run the house. Exciting news for Ty was that he competed in a large 81 team competition on January 5-6. He not only won 1st place in the 126 pound category, but he was also named as the Most Outstanding Wrestler of the entire tournament. We were very happy for him as that is a big accomplishment!

Susan went to Washington DC Jan 10-12 to attend her first NAR Leadership Academy (NARLA) session. She joined 20 other realtors from all over the United States (and one from Guam) for a 10 month journey into developing and enhancing their leadership skills and competencies to someday lead their local, state, or national realtor association. To be selected for this program is an honor and getting to meet such inspirational colleagues from Vail, West Palm Beach, Atlanta, San Francisco, Peoria, Billings, etc was so fun and interesting.

ヒューストンに大寒波が訪れる予定です！!予報では火曜日と水曜日には気温が20度台に下がるとのことで、事前に対策が必要です。弊社管理物件全ての住人に、対策についてリストを送付しました。屋外にあるパイプをカバーし、スプリンクラー システムから水を抜き、シンクの下にあるすべてのキャビネットのドアを開けることです。屋外の植物を覆うと、凍結防止となります。ペットを飼っている人たちは、必ず室内で寝かせること、十分な食料と水を準備してください。

火曜日の朝の気温は10度台まで下がる可能性があります（ケイティでは17度、シュガーランドでは19度が予想されます）。水曜日の朝にも再び気温が低くなる可能性があります（ホビー空港付近では18度まで下がる可能性があり、ケイティでは14度まで下がる可能性があります）。水曜日の午後までに気温は30度を超えると予想されていますが、気象予報士は来週末に再び寒冷前線が到来することに注目しています。

Houston, our next big cold front is happening! The forecast is calling for temperatures dropping into the 20’s on Tuesday and Wednesday, which means it is important to plan ahead. For all of the properties we manage, we sent out a list of things to do to winterize your home: wrap exterior pipes, bleed sprinkler systems, open up all cabinet doors underneath sinks. Covering plants outside will help them survive the freeze. People with pets should prepare indoor lodging and enough food and water. 

Tuesday morning temperatures may get as low as the teens (17 degrees expected in Katy, 19 degrees expected in Sugar Land), while temperatures on Wednesday morning again will be low (Hobby Airport could get as low as 18 degrees, Katy could dip down into 14 degrees). By Wednesday afternoon, we are expected to be out of the 30’s, but weather forecasters have their eye on another cold front next weekend.
