    The Houston Rodeo is one of our city’s largest events.  This year, it will kick off on Feb 27 and go until March 17. For those of you that are new to Houston, did you know that the rodeo is run mainly by 35,000 volunteers who give their time on various committees?  In fact, there are 110 different commitees that volunteers can choose to serve on including Auctions Assistance, Carnival Ticket Sales, Gatekeepers, Wine Garden, School Art, and more. Susan serves on the International Committee, which the committee tasked with welcoming and conducting special activities for our international guests during the first 8 days of the Rodeo. Our committee also travels to various livestock functions in different countries to foster good will and relationships, which is why Susan travelled to Costa Rica last summer! Each night of the rodeo, there is a concert and last week, the entertainer lineup was announced.  Click Here to see which singers will sing on which nights! Remember, the Rodeo starts at 6:45pm on the weekdays (concert starts around 9pm) and on the weekends, it starts at 2:45pm (concert starts around 5pm).     The first Asian Real Estate of America event of 2024 took place on Jan 25.  Susan and Mariko attended an Economic Forecast/ 1031 Exchange luncheon at the Churrasco’s in Memorial City. It was fun to see so many friends and colleagues and to be reminded of a special tax deferral strategy when investors sell their properties. Instead of paying capital gains on the sale, the investor can purchase another investment property and roll the proceeds of the sale into the new investment. As long as the sale is performed correctly and through a 1031 Exchange facilitator, the investor can avoid paying capital gains tax until later down the road. The capital gains tax is not avoided, it is just deferred until later, but theoretically, if the investor keeps doing this, he can avoid paying capital gains tax again and again. If YOU have an investment property that you are thinking about selling, and if that sale will result in a large capital gain, you may want to consider doing a 1031 exchange and rolling the sales proceeds into another investment. Contact us for more information! Again, this strategy only works for investment properties, not for your primary residence.

    賃貸面では、真理子がモントローズに一軒、メッドセンターに一軒、そしてクリアレイクに一軒と、次々と契約完了させました。 ミックはケイティの賃貸契約を締結し、現在オースティンで建築業者から友人が新築の建売住宅を購入するのを手伝っています。 スーザンは、人気のあるメッドセンターのアパートに新しい医師の川東医師を迎え入れ、現在、3月に到着する他の数人の駐在員のお手伝いもしています。 全てのエージェントが今年も忙しく、たくさんの方達のお手伝いをさせていただいております。 不動産取引のお手伝いをさせていただくすべてのお客様、私たちを信頼していただき、誠にありがとうございます。

    We are almost about to wrap up the first month of 2024 and first of all, let me say thank you to everyone who referred a new client to us! We are so blessed that many of our past clients are coming back around to buy or sell, or refer their friends and colleagues to us. This kept us pretty the past couple of weeks! Now preparing to hit the market this week or next, is a beautiful home in Richmond as well as a home with a pool in League City. Our listing on Meadowside made it through repair negotiations and we are now waiting for the appraisal to come through. Our listing on Olympic Forest is FINALLY about to close. The big project of using insurance to replace the roof took place on Thursday and closing should hopefully happen this week, if not next week. Meanwhile in Katy, the VA loan assumption is in final underwriting stages and if all goes well, we expect to hear the magic words of “clear to close” any day now.  Down in Omega Bay, our clients are now just waiting to close on their off market sale but in exciting news, their purchase offer on a Fannie Mae foreclosure was accepted and today was their inspection! We are expecting a very exciting February as all of these homes hopefully close successfully. 

    In leasing news, Mariko was on a roll, closing home after home after home: one in Montrose, one in the Med Center, and one down in Clear Lake. Mik closed a lease in Katy and is helping a good friend buy a new construction home now in Austin, directly from the builder. Susan welcomed a new doctor, Dr. Kawahigashi to a popular Med Center apartment and is currently working with several other expats who will be arriving in March. Everyone is super busy and loving every minute of our jobs. We thank all of our clients for trusting us to help with their real estate transactions!

    攻はオーストラリアから帰国し、 4 日間ヒューストンに滞在し、再び遠征に向かいました。 プロのパラサイクリスト選手である菅野氏は、アデレードでのレースを終え、一度日本に帰国し、その後フロリダへ向かいました。 攻は先週、ヒューストンからゲインズビルまでトラックを運転して行きました。 二人はフロリダで2週間トレーニングし、USAパラサイクリングレース、別名スワンプクラシックに出場する予定です。 スーザンは他の数人の両親とともにテキサス州ウィチタフォールズまで片道7時間運転し、泰とチームメイトが参戦するテキサス州立デュアルズを観戦しに行きました。ちなみに、ウィチタフォールズでは、デルタホテルズバイマリオットホテルと、ダウンタウンのレストラン、ハイランダーパブリックハウスへぜひ訪れてみてください。 クリア レイク高校 は 16 チーム中 9位の結果となりましたが、各試合では多くのケイティ チームと対戦し、なぜ遠征する必要があったのかなと不思議に思いました。笑 更に、先週の水曜日にはシニアナイトが開催され、このイベントでは、写真やスピーチで卒業する生徒たちをハイライトし、保護者のための夕食会も開催されます。 1月20日に 82 歳の誕生日を迎えた攻のお母さんに特別なエールを送ります。

    Koh returned home from Australia, but only for 4 days!  His professional paracyclist athlete, Mr. Kanno, finished his racing in Adelaide, went home one time to Japan, then turned around and flew to Florida. Koh drove his truck from Houston to Gainesville to meet him last week. The pair will spend two weeks in Florida training and competing in hte USA ParaCycling Race, aka the Swamp Classic. With Koh in Australia, Susan traveled to Wichita Falls, TX with a few other parents to watch Ty and his teammates wrestle at the Texas State Duals. It was a long 7 hour drive EACH WAY to watch one full day of wrestling. By the way, if you ever have to go to Wichita Falls, I do highly recommend the hotel called Delta Hotels by Marriott and the downtown restaurant called The Highlander Public House. Clear Lake HS wrestling took 9th place out of 16 teams, but competed against many Katy teams, making us all wonder why we drove so far to compete (lol). In other news about Ty, last Wednesday was his Senior Night at CLHS. This event highlights all the graduating seniors with pictures and speeches, and a dinner for the parents. A special shout out to Koh’s mom, who celebrated her 82nd birthday on January 20!

    • The Houston region leads the U.S. in home sales at master-planned communities, as reported by RCLCO, a residential real estate consulting firm.
    • In 2023, 12 master-planned communities from the Houston area were featured on the national list of the 50 best-selling master-planned communities.
    • Collectively, these communities sold nearly 8,300 homes in the previous year.
    • The new housing market in Houston is showing resilience, driven by strong economic growth and favorable demographic trends.

    Unlike the existing home market (the market for used homes), which is facing constraints due to limited inventory, new homebuilders in Houston have been able to maintain housing inventory for the first time in years.
