今年のテキサス不動産協会のグローバル会長としてのスーザンの目標の 1 つは、テキサス不動産協会の大規模なグループを国際不動産会議に招待することでした。 2023 AMPI Congreso は 10 月 11 日から 13 日までメキシコのマサトランで開催され、皆様を招待する絶好の機会となりました。 今年は、主にヒューストンからの CIPS 指定者を含む 25 名以上の不動産業者が出席しましたが、これはおそらくテキサス州からの史上最大のグループとなるでしょう。 AMPI はメキシコ不動産協会のようなもので、テキサス州と良好な関係を築いています。 つい先月、国家大統領とその世界的リーダーチームの8名が年次会議のためにテキサスに来ました。 彼らの会議に代表団を招くことができ、マサトランで開催されるこの全国会議に出席するために各都市からやって来たメキシコの不動産業者とつながりを持つことができたことは、非常に感動的なものとなりました。 多くのパーティー、イベント、スピーチ、授業、アクティビティが開催され、私たちのグループはすべてに参加しました。 さらに、有名な灯台（エル・ファロ灯台）、展望台の頂上でシャーマンとのカカオの儀式、ミスター・リオンソ（ビーチ沿いのシーフードレストラン）、そしてレストランへの観光もしました。 ボートに乗って太平洋へ（私たちが行ったのはそこだと思います！笑）。 皆さんが素晴らしい時間を過ごし、ビジネスパートナーと良いつながりを築くことができ、とても光栄に思います。 何よりも、私たちのグループがお互いを知ることができ、グループ内で築かれた友情が私にとって最も意味のあるものとなりました。

As the Global Chair of Texas Realtors this year, one of Susan’s goals was to bring a big group of Texas Realtors to an international real estate conference. The 2023 AMPI Congreso took place in Mazatlan Mexico Oct 11-13, and it was the perfect opportunity to invite everyone! 25+ realtors, mostly CIPS designees from Houston, attended the Congreso this year, quite possibly the largest group ever from Texas. AMPI is like the Mexican Association of Realtors and they have an excellent relationship with Texas. Just last month, the national president and eight of his global leadership team came to Texas for our annual conference. It was so meaninguful to be able to bring a delegation to their conference, and to make connections with Mexican realtors who had come from every city to attend this national conference in Mazatlan. There were many parties, events, speeches, classes, and activities going on and our group attended them all! In addition, we squeezed in our own sightseeing to the famous lighthouse (El Faro Lighthouse), to the top of the Observatory for a Cacao ceremony with a shaman, to Mr. Lionso (a seafood restaurant right on the beach), and to a boat ride into the Pacific Ocean (I think that’s where we went, ha!). Everyone had a great time and was excited to make some good connections with potential business referral partners. But best of all, our group got to know one another and the friendships made within our group, to me was the most meaningful of all.

案浦家では、スーザンが週末に誕生日を祝いました！（おめでとう、スーザン！） ちなみに、彼女はまだ50代前半です…！笑 攻とスーザンは、誕生日旅行でフェニックスまで行き、そこからレンタカーを借りてアンテロープキャニオンまで行きました。 まだ行ったことがないという方達、是非行ってみてください！ アリゾナ州ページにあり、入場できる唯一の方法はツアーガイドと一緒にです。 一日の特定の時間帯に、太陽が峡谷に当たり、信じられないほど美しくライトアップされます。 アンテロープ キャニオンへ向かう途中に、美しいセドナで 1 日を過ごしました。 ここもアリゾナを訪れた際には絶好の景色が見られる場所です。 この旅行のハイライトは、Under Canvasという「グランピング」スポットに滞在したことです。 グランピングとは、グラマラス＋キャンピングを意味する言葉で、リゾートスタイルのキャンプの一種です。 口コミでの評判がとても良かったので、誕生日当日である10月21日に滞在を計画しました。 グランドキャニオンからは30分ほどの距離にあり、夜の星空観察で有名です。 3日間の短い誕生日旅行でしたが、とても素晴らしく楽しい時間を過ごしました！

In Annoura Family news, Susan celebrated a birthday over the weekend! Suffice it to say, she is still in her ‘low’ 50’s… haha! To celebrate, Susan and Koh took a flight to Phoenix, rented a car, and drove to Antelope Canyon. If you have never been to Antelope Canyon, put it on your list of things to do! It is located in Page, AZ and the only way you can enter is with a guide. At certain times of the day, the sun will hit the canyon and light it up incredibly and beautifully. On the way to Antelope Canyon, Susan and Koh spent the day in gorgeous Sedona. This is another scenic spot you should check out if you ever go to Arizona. The highlight of the trip was staying at a ‘glamping’ spot called Under Canvas. Glamping is a term that means glamorous + camping, a kind of resort style camping. This place Under Canvas had very good reviews so Susan and Koh decided to check it out on Susan’s actual birthday, Oct 21. It is located about 30 min away from the Grand Canyon, which they also visited, and is famous for the stargazing at night. It was a short 3 day birthday getaway but it was amazing and wonderful!

Last week, mortgage rates hit a 23-year high at 7.31%, and this week they remained high at 7.49%. This information comes from Freddie Mac’s Primary Mortgage Market Survey.

Here are this week’s numbers:

• The 30-year fixed-rate mortgage is at 7.49%, up from 7.31% last week. A year ago, it was 6.66%.
• The 15-year fixed-rate mortgage is at 6.78%, up from 6.72% last week. A year ago, it was 5.90%.

Experts believe these high rates are due to factors like inflation, job market changes, and uncertainty about what the Federal Reserve will do next. These high rates are causing fewer people to buy homes.

Experts also note that adjustable-rate mortgages (ARMs), which start with lower rates but can change later, are becoming more popular. Homebuilders are offering lower interest rates to attract buyers, and sellers are making deals to lower mortgage rates, such as offering closing cost allowances to help the buyer buy down the rate.

It might take until the end of 2024 for mortgage rates to come down to around 6%, so both buyers and sellers should expect high rates for the next year, with concessions and negotiations becoming more much more common.

Elon Musk, the guy who started the Tesla car company, is doing some really big things in the state of Texas. He’s building a gigantic factory near Austin called Giga Texas. This factory is so huge that it covers 8 million square feet of land, which is about the size of 139 football fields! It’s going to be where they make some of Tesla’s cool cars like the Model Y and the Cybertruck. They’re planning to hire around 10,000 people to work there.

But that’s not all. A Tesla subsidiary registered as Gambit Energy Storage LLC has built a 100-megawatt battery energy storage project in Angleton. Huge-scale batteries are needed to store the electricity produced by wind and solar.

Building these big factories doesn’t just create jobs at Tesla; it also brings in a lot of other jobs and money to the area. In fact, experts predict that because of all this, about 50,000 jobs will be created, and Texas will make over $3.6 billion more money every year. So, it’s not just about making cool cars and batteries; it’s also helping the Texas economy grow.
