    前回のニュースレター以来、売主/家主側の事態は激化しています。私たちが管理している住宅の多くは、夏の間は住人の入れ替え時となります。そのため、私たちは各物件を修復し、再び市場に出す準備を整え、市場に上場し、新入居者探しのため大忙しです。更に、市場が人気の内に家の売却を支援してほしいという依頼も多く受けています。新しいカネカ駐在員家族は、最終的にクリアレイクの弊社管理物件を選択し、新しいパナソニック/I-Pro駐在員家族も、パティソン小学校にゾーンされているケイティの管理物件の選択をしました。リーグシティのブルターニュ湖に新しく塗装されたレンタル物件を掲載しました！(www.har.com/15637371)　もう一軒リーグ シティにある賃貸物件を売り出しましたが、すでに複数の申込書をいただきました。そして、クリア レイク高校に隣接する810 Oak Harborも新たに市場に登場（www.har.com/97425690）、ディキンソン近くの賃貸コンドミニアム (www.har.com/8768376) も新入居者募集中です。販売面では、メモリアルの市内中心部にある美しいタウンホームが今週金曜日に成約予定、そしてミドルブルックに一軒売却予定です。また、パーランドで売却予定の物件のお手伝いの準備も進めているところです。更に、スーザンはファーナムパークにある日本政府の邸宅を新たな価格で再上場しました (www.har.com/46801568)。アパート面では、バッファロー・バイユー近くの新しいアパートに三菱商事の新駐在員広木氏をお迎えし、メッドセンター人気のアパートに新任の日本人医師住井先生を迎えました。東京海上の新しい駐在員さんのアパート探しのお手伝い、稔はメッドセンター/ハーマンパークエリアで新任のロシア人医師のお手伝い、真理子は数人の投資家がフリップを購入したり1031エクスチェンジのために忙しく過ごしています。夏は特に案浦不動産の中でも忙しい時期です！物件購入、賃貸、投資、売却のお手伝いを必要としている方をご存知の際は、是非弊社までご連絡ください！全力でお手伝いさせていただきます！

    Since our last newsletter, things have been heating up on the seller/landlord side. Many of the homes we manage have renters who come and go in the summertime. That makes us extremely busy to turn each property around, make it ready for the market again, list it to the market, and review new applications. In addition, several sellers have approached Annoura Realty to help them sell their house while the market is still hot. Our new Kaneka expat ended up taking our listing in Clear Lake. Our new Panasonic/I-Pro expat ended up taking our listing in Katy which is zoned to Pattison Elementary. We listed a new rental in League City’s Brittany Lakes and it is showing well after a nice paint job and deep clean (www.har.com/15637371). We also brought to market a rental property in League City’s Countryside, and it already has multiple applications. Also, new to the market is a rental home at 810 Oak Harbor zoned to Clear Lake High School (www.har.com/97425690). One more rental new to the market is a rental condo near Dickinson (www.har.com/8768376). On the sale front, we have a beautiful townhome in Memorial’s City Centre that will close this coming Friday. We will be bringing a home in Middlebrook to market for sale this week. We are also working on a new listing for sale in Pearland. In other exciting sales listing news, Susan RE-listed the Japanese Government’s mansion on Farnham Park with a fresh new price (www.har.com/46801568).  In the apartment locating space, we welcomed a new Mitsubishi Corporation expat Mr. Hiroki to a brand new apartment near Buffalo Bayou and a new Japanese doctor Dr. Sumii to a popular Med Center apartment. We are also working with a new Tokio Marine expat to find his apartment. Mik is helping a new Russian doctor find an apartment in the Med Center/Hermann Park area and Mariko has been busy helping several investors buy flips and do 1031 Exchanges.     案浦家では沢山の行事で忙しい2週間となりました。最年長の丈はまだ日本福岡外国語大学で日本語を勉強しています。彼の日本語の授業は月曜日から金曜日の午後1時30分から午後5時 30分まで、午前中はティーチングアシスタントとして英語を教えています。仕事の後、彼はオフブロードウェイというバーか、博多ベイサイドプレイスのカフェでアルバイトに行きます。ザカリーは博多小学校（攻の母校です！）に通い、毎日頑張っているようです。学校では水泳の授業が始まり、彼は自分が一番泳ぎが速いと言っていました。そして、7月15日午前4時59分開催予定の大祭に向けて山笠の練習も開始しました。ザックは6月14日に11歳の誕生日を日本で迎えました。攻は運転免許証の更新と両親の仮設賃貸住宅への引っ越しを手伝うため6月13日に日本へ一時帰国しました。彼の実家は来週取り壊し予定で、案浦家は両親と将来の世代のために建て直し計画を開始します！攻が日本にいる間に建築家や建設業者と会う予定で、計画全ての同意を完了させます。一方、アメリカに残った次男　泰は、海軍兵学校の夏季体験キャンプで 1 週間過ごすためにメリーランド州に行きました。とても良い経験ができたようです！2 日間帰省し、その後さらに1週​​間テキサス州オースティンへ向かい、ボーイズ ステートと呼ばれる高校のイベントに参加しました。最後となりますが、スーザン攻は6月11日に結婚29周年を祝い、レイクチャールズへ一泊旅行へ行きました！家族全員にとって、とても忙しい夏となりました。皆様も是非夏休み楽しんでください！

    So many things have happened in the past two weeks for our family. Our oldest, Joe, is still in Japan, studying Japanese at the Fukuoka Foreign Language College. His Japanese classes are Monday through Friday from 1:30 to 5:30, and he teaches English as a teaching assistant in the mornings. After work, he goes to a part-time job either at a bar called Off Broadway or a café at Hakata Bayside Place. Zachary started Hakata Elementary School (Koh’s elementary school!) and seems to be hanging in there. At school, they started swimming class and he claims to be the fastest swimmer! His class also just started Yamakasa practice, as they gear up for the big festival on July 15 at 4:59 AM. Zach celebrated his 11th birthday on June 14. Koh also went to Japan on June 13 to renew his drivers license and to help his parents move to a temporary rental home. His old family home will be demolished next week and the Annouras plan to build a new family home for his parents and future generations. Koh will be meeting with the architect and builder while in Japan. Meanwhile, back in the United States, Ty went to Maryland to spend one week at the United States Naval Academy, summer experience camp. He loved it! He came back for two days, then left for one more week to Austin, Texas to participate in a high school event called Boys State. A final bit of news is that Susan and Koh celebrated their 29th wedding anniversary on June 11 with a quick overnight trip to Lake Charles! It has been a very busy summer for all the members of the family. We hope you are enjoying your summer also! 

  • ヒューストン女性不動産協会　選挙

    2023年6月6日、ヒューストン女性不動産協会は、ダウンタウン近くの美しいハノーバー オートリー パークの最上階で 2024年の選挙を開催しました。スーザンは 2022年会長を務め、他歴代会長2人と共に投票と開票のお手伝いをしました。現会長のリサ・ユーレステスが選挙を主宰し、すべての候補者が投票者の前にてスピーチを行いました。デナ・マスフィが次期会長に選出され、アリソン・サラスが次期副会長に選出されました。また、デララ・オーボンが次期会計担当者となり、ロブ・アーノルドが会員理事に就任、エディ・マッサがイベント理事に再選されました。とても素敵な会場に集まることができ、素晴らしい夜となりました。新役員の皆様、就任おめでとうございます。

    On June 6, 2023, the Womens Council of Realtors Houston held their 2024 elections at the top floor of beautiful Hanover Autry Park near downtown. Susan was the president in 2022 and along with two other past presidents helped facilitate the voting and count the ballots. Current president, Lisa Eurestes, presided over the election, where all of the candidates went in front of the voting members and delivered speeches. In the end, Dena Musfy was elected to be the next president, Allison Salas will be the next First Vice President. Delara Aubon will be the next Treasurer, Rob Arnold will be the next Membership Director, and Eddie Massa was reelected to be the Event Director. It was a beautiful evening to get together at such a lovely venue. Congratulations to all the new officers.

  • 国際不動産スペシャリスト – ヒューストン

    CIPS は、Certified International Property Specialist の略で、国際的な顧客との取引を専門とする不動産業者に対する特別な NAR の称号です。取得するためには、5 日間の全日クラスと特定の経験要件が必要です。先週6月14～16日と今週6月20～21日、ヒューストン不動産協会（HAR）はケラー　ウィリアムズと協力し、ここヒューストンで5日間の研修会を開催しました。過去3年間、この研究所はZoomでのみ提供されており、おそらくコロナ以来、クラスが対面で提供されるのは初めてです。スーザンは今年、CIPS 公式認定講師となり、今回 2 日指導を担当しました。同僚のエド・イーキンと指導者の一人であるリチャード・ミランダと共に、 合計35人のヒューストンの不動産業者を指導し、栄誉ある称号を獲得できるよう支援しました。使命を達成した者は、11月にカリフォルニア州アナハイムで開催される全米不動産業者協会会議の特別式典に出席します。案浦不動産では、スーザンが2009年にCIPSを取得しており、藤田真理子も昨年取得しました。今年、蛭子　稔も取得予定でスーザンの受講生としてクラスに参加しました！

    CIPS stands for Certified International Property Specialist and is a special NAR designation for realtors who specialize in working with international clients. It takes 5 days of FULL day classes + certain experience requirements to obtain. Last week June 14-16 and this week June 20-21, the Houston Association of Realtors (HAR) collaborated with Keller Williams Memorial to offer the 5 day institute here in Houston, in person. For the past three years, this Institute has only been offered via zoom, and this is the first time maybe since Covid that the class was offered live in person. The exciting news is Susan became a certified CIPS instructor this year, and she was hired to be one of the teachers, in charge of teaching two of the days.Together with her colleague, Ed Eakin, and one of her mentors Richard Miranda, the three teachers will be teaching 35 Houston Realtors and helping them to obtain this prestigious designation. Those who accomplish the mission will be pinned at a special ceremony at the next National Association of Realtors conference, taking place in Anaheim, California  in November. At Annoura Realty Group, Susan already has had this CIPS designation since 2009, and Mariko Fujita obtained it last year. We are super excited that Mik Ebisu is taking the class this time, especially since Susan is one of the instructors! 

  • 新しい日本のチーズケーキ屋さん

    攻とスーザンがトロントを訪れた時、福岡のチーズケーキ屋さんに出会いました。チーズの風味がありながらもふわふわで、暖かいままでも冷えた状態でも購入可能です。なんと、ヒューストンにも新しい日本のチーズケーキ屋さんができました！ チャイナタウンの9188 Bellaire Blvd, Ste C, Houston, TX にオープンし、ニッコーズ チーズケーキと呼ばれています。メニューをざっと見てみると、スライスまたは丸ごとで購入でき、＄20弱でのお値段となっています。プレーン、ストロベリー、ヌテラ、キャラメルなど、いくつかのフレーバーからお選びいただけます。チーズフォームをトッピングしたおしゃれなフレーバーティーも数種類あります（チーズケーキよりもティーの方が高い!?）。和風チーズケーキが食べたくなったらこの機会に是非訪れてみてはいかがでしょうか！クリームチーズが多めのアメリカンチーズケーキとは大違いで、日本のチーズケーキはチーズの風味を残しつつ、少しスポンジ状になっています。

    When Koh and Susan went to Toronto, they ran into a Japanese Cheesecake shop from Fukuoka. It was fluffy while still cheesy and people could buy it warmed up or cold. Today’s news is that there is a new Japanese Cheesecake shop in HOUSTON!  It is located in Chinatown at 9188 Bellaire Blvd, Ste C, Houston, TX and it is called Nikko’s Cheesecake. A quick look at the menu shows that you can buy a slice or an entire cake, with the entire cake being just under $20. There are several flavors to choose from- plain, strawberry, Nutella, and caramel. There are also several kinds of fancy flavored teas, topped with cheesefoam (prices for teas are more expensive than the cheesecake!?). If you have been craving Japanese style cheesecake, this is your chance to get some! It’s much different than American cheesecake, which tends to be much heavier on the cream cheese. Japanese cheesecake is slightly more spongy while still has the cheesy flavor!
