2026年が始まって、まもなく2週間が経ちましたが、案浦不動産では早くも嬉しいニュースが続いています。まず、真理子がオランダの同一企業向けに、倉庫リース1件とオフィスリース1件の計2件の商業案件を無事クローズしました。さらに、スーザンと真理子は、Tidwellにある$4.85Mのリスティングについて、カリフォルニアの企業と契約中です。また先週は、大同特殊鋼（Daido Steel）の舟橋様をヒューストンにお迎えしました。アパートに関していくつか想定外のトラブルがありましたが、迅速な判断力、柔軟な対応、そしてアパートマネージャーとの良好な関係のおかげで、双方にとって納得のいく解決策を見つけることができました。さらに、Kobelco（神戸製鋼）から新たに2件のお問い合わせをいただいています。La Porteに新しい建物ができたようですね。今後数週間、スーザンがこのお二人の新しい駐在員の方々が落ち着いて暮らせる住まい探しをお手伝いする予定です。もうひとつの嬉しいご縁は、HORIBAの山本様ご家族です。先週末にスーザンが内覧をご案内した際、2007年当時、3歳と1歳の男の子を育てていた自分自身の姿を思い出し、感慨深い気持ちになったそうです。とても可愛らしい4人家族の山本様は、Clear Lakeにあるスーザン個人所有の賃貸物件を選ばれ、現在の入居者の契約終了後すぐにご入居予定です。さらに今後は、Daikinからの駐在員の方、そしてメディカルセンターで勤務予定の日本人ドクターの方も控えています。こうして多くの新しい方々からご連絡をいただけることを、本当にありがたく、幸せに感じています。お会いできるのを楽しみにしながら、全力で新しいお住まい探しをお手伝いしていきます。ヒューストンへお引っ越し予定の方をご存じでしたら、ぜひ案浦不動産をご紹介ください。その際に、あなたのお名前を必ず伝えていただければ、心を込めた特別な感謝のギフトをお送りさせていただきます。

Almost two weeks into 2026 and we are happy to report many exciting new things at Annoura Realty! First, Mariko successfully closed TWO commercial deals, one warehouse lease and one office lease, both for the same company from the Netherlands. She and Susan are also under contract for their $4.85M listing on Tidwell to a company out of California. Together, Mariko and Susan welcomed Mr. Funahashi to Houston last week, after a few hiccups with his apartment. Quick thinking, creative flexibility, and close relationships with the apartment manager helped us come up with a win-win solution for our newest member of Daido Steel. Meanwhile, we have two new inquiries from Kobelco, who I see has a new building in La Porte! Susan will be helping these two new expats in the coming weeks figure out the best place for them to settle down. One more exciting newcomer is the Yamamoto family of HORIBA. Susan toured them last weekend and could not help but reminisce about herself in 2007 when she had two boys, aged 3 and 1, like the Yamamoto family. This super cute family of four chose one of Susan’s personal rentals in Clear Lake and will move in right after the current tenant’s lease expires. Two more newcomers on the horizon include one from Daikin and one Japanese doctor who will be working in the medical center.We are so blessed and happy to have these newcomers contact us and can’t wait to meet them and help them find their homes. 新年あけましておめでとうございます。こちらは2026年最初のニュースレターです。今年のはじまりに、目標を立てたり、日々の中に小さな喜びを見つけたり、そしてご自身の人生を心から楽しむ時間を少しでも持っていただけたら嬉しいです。私自身の今年の最優先事項のひとつは、家族、特に息子たちと過ごす大切な時間をしっかり味わうことです。息子は3人いますが、そのうち2人は大学生で、もうすっかり大人になりました。前回のニュースレター以降、家族旅行の締めくくりとしてテキサス州バッファロー・ギャップに立ち寄り、Perini Ranch Steakhouseで素晴らしいステーキディナーを楽しみました。その後、2025年が終わる直前に帰宅し、ジョーとタイのためにFidelity InvestmentsでRoth IRA（ロスIRA）の口座を開設しました。新しい税制により、使い切れなかった529プランの資金を、受益者のRoth IRAへ年間最大7,000ドル（5年間で最大35,000ドル）まで移すことが可能になりました。ただし、その年に少なくとも7,000ドルの所得があることが条件です。2人ともこの条件を満たしていたため、未使用の529資金を活用する良い選択となりました。また、友人のGalvanファミリーに刺激を受けて、最近は「料理」にもたくさん挑戦しています。普段の私を知っている方は笑ってしまうかもしれませんが、冬休みで息子たちが帰省していたこともあり、七面鳥を丸ごと焼いたり、オアハカチーズ入りのグリルドペッパーを作ったり、手作りのチキンサラダにも挑戦しました。大晦日には、泰と友人のザヤンがとても素敵なシャルキュトリーボードを用意してくれて、キーマで花火を見ながらそれを楽しみました。丈はとても長い冬休みのため、約6週間一緒に過ごしました。その間、攻と一緒にトヨタ・タンドラのブレーキパッド交換を手伝ったり、電子レンジの交換（結果はまだ不明ですが…）をしたり、ベイ・オークスで何度もゴルフを楽しみました。泰は先週、メリーランドに戻り、海軍兵学校の第2学期をスタートしました。そしてザックも学校が始まり、コウとスーザンは再び仕事と送迎、そしてザックのさまざまな課外活動に追われる日常に戻っています。

Happy New Year! This is the first newsletter of 2026 and I hope you spend some time to make some goals, find joy, and really enjoy your life. One of my top priorities will be to savor precious time with my family members, especially my sons, two of which are in college and are basically grown up men now! Since the last newsletter, our family wrapped up our family vacation with a stop in Buffalo Gap, TX for an amazing steak dinner at Perini Ranch Steakhouse. We made it back just in time for 2025 to end, with a visit to Fidelity Investments to open up Roth IRA retirement accounts for Joe and Ty. With the new tax laws, people can now move up to $7000/year (max $35,000 over 5 years) of unused 529 money into the beneficiary’s Roth IRA, as long as the beneficiary has at least $7000 in income that year. Since both boys met that requirement, this was a good choice for unused 529 money. Inspired by our friends, The Galvans, we have also been doing a lot of COOKING! Yes, you laugh because normally I am not a good cook, but with the boys home for winter break, we baked a turkey, grilled peppers with Oaxaca cheese, even made some homemade chicken salad. For new years, Ty and his friend Zayan made a beautiful charcuterie tray that we ate while watching the fireworks in Kemah. Joe stayed with us for almost 6 weeks for his super long winter break, helping Koh change out the Tundra break pads, replace the family microwave (result still unknown), and enjoyed playing multiple rounds of golf at Bay Oaks. Ty returned back to Maryland to finish up semester 2 of the Naval Academy last week. And, with Zach also starting back up at school, Koh and Susan are back to juggling work, carpool, and all of Zach’s extracurricular activities!

2025年12月22日終了週のデータが発表されました。2025年の第51週となり、2024年の第51週と比較すると、新規売出物件数はやや増加（+3.6%）、契約に入った物件数はやや減少（-2.8%）、成約件数は減少（-4.7%）、一方で内覧数（ショーイング）は増加（+6.1%）しています。中でも特に注目すべき数字は、「オフマーケット（市場から取り下げられた物件）」の数が、前年同週比で17.3%増加している点です。これは何を意味するのでしょうか？これは、売主の約17％が自宅の売却を試みたものの、①希望する価格で売れなかった、②オファーが入らなかった、③インスペクションを通過できなかった、④売主と買主の条件交渉がまとまらなかった、のいずれかの理由により、最終的に売却を断念し、物件を市場から引き上げたことを意味します。これは非常に興味深い現象です。これまでであれば、売主がより柔軟に対応するか、あるいは買主が「どうしても欲しい」と考え、納得できる価格で入札したり、修繕要求を諦めたりするケースが一般的でした。しかし今回のデータは、売主が昨年よりも強気な姿勢を取っている一方で、買主は「妥当だと感じない価格には応じない」という姿勢を明確にしていることを示しています。その結果、買主の要望に柔軟に応じるのではなく、売主の約17％が「売らない」という判断を下し、物件を市場から取り下げているのです。

The week ending 12/22/25 data has been released! It’s Week #51 of 2025 and it shows that compared to Week #51 of 2024, there are slightly more new homes on the market (up 3.6%), slightly less homes going under contract (down 2.8%), less closings taking place (down 4.7%), and more showings taking place (up 6.1%). The most interesting number perhaps is the number of ‘off-market’ listings rising 17.3% compared to the same week last year. What does this mean?  It means that 17% of seller tried to sell their home but 1. could not get the price they wanted or 2. could not get any offers or 3. the home could not pass inspections or 4. the seller and buyer could not agree on terms. So because of one of these reasons, the seller gave up and pulled the home off the market and gave up. This is an interesting phenomenon because in the past, the seller was either more accommodating or the buyer wanted the house so much that they would bid an acceptable price or give up on asking for repairs. This indicates that sellers are more strong willed than last year and buyers are simply not willing to pay prices they don’t feel are fair. Instead of the seller being flexible to the buyer’s demands, 17% of sellers simply give up and decide not to sell.

開発ニュース – テキサス州で10店舗目！IKEA が来年夏、ウェブスター（Webster）の Center at Baybrook（19801 Gulf Freeway） にオープン予定です。93,000平方フィートの店舗が計画されており、2026年8月開業予定です。以前 Bel Furniture と Chair King が入っていたスペースにオープンします。内容としては、約7,000点の商品展示、そのうち 4,800点以上は購入後すぐに持ち帰り可能、キッチン・バスルーム・寝室・スモールスペース向けなどのパーソナルデザイン相談ができるプランニングエリア、そしてスウェーデンフード体験が予定されています。

そして…

Kirby Ice House がヒューストンエリアで 5店舗目 をオープン予定です。今回は クリアレイク（530 Bay Area Blvd） に登場します。12,600平方フィートの建物に、7,500平方フィートの屋外席を備える計画で、2026年9月初旬完成予定です。

来年、私たちのエリアに2つの素晴らしい開発がやってきます！

For those of you who live in Clear Lake, League City, Webster, NASA areas, here is some exciting development news!!!

Development News –   The 10th in Texas! Ikea is coming to Webster next summer at the Center at Baybrook, 19801 Gulf Freeway. A 93,000 SF store is planned to open in August 2026. It will open in space formerly occupied by Bel Furniture and Chair King. What you can expect:  7,000 items on display with over 4,800 items available to purchase and immediately take home, a central planning area for personalized design for kitchens, bathrooms, bedrooms, small space living and more, and a Swedish food experience.

AND…

Kirby Ice House will open its fifth location in the Houston area … this time in Clear Lake at 530 Bay Area Blvd. Planned is a 12,600 SF building with 7,500 SF of outdoor seating. Completion is expected by the first of September 2026.

In Annoura Realty News, we are super excited to announce that we got our commercial listing under contract! This is the property on Tidwell with two large warehouses and an office building, listed at $4.8M. We found a represented buyer out of California who is now doing their feasibility study. In other news, our good friend Hiroko found her favorite home in West Katy and Susan was able to negotiate favorable terms to get it under contract, and get it through the inspection period. In leasing news, we found the perfect apartment for our new Mitsui client. We checked many Houston highrises and finally decided on a brand new building inside the loop. Susan’s Japanese doctor client chose his favorite Medical Center apartment and was approved last week. We are excited to welcome Dr. Kunichika to Houston soon! Mariko closed on a commercial lease last week, one that she had been working on for several months. The lead came from one of her loyal past clients. And speaking of a past client, Tareek came to Houston for a visit and we were able to meet up with him and take him to our beloved lender Laura Haine’s home for her annual Christmas party. Susan and Mariko also took this opportunity to bring him to visit Galveston’s seawall and the historical Strand street! On the horizon, two possible newcomers from Kobelco and one newcomer from Horiba. We are super excited to expand our reach to new Japanese companies and want to take this opportunity to remind all of our readers how much we appreciate your referrals!
