案浦家はターク カイコス諸島への年末旅行を計画していましたが、フライトの遅延といくつかの計算ミスの結果、フォート ローダーデールでの休暇を諦め、急遽行き先をキー ウェストに変更しました。 多くの人がサウスウエスト航空のフライトに振り回される結果となり、レンタカーを借りて目的地まで車で行く人が多くみられました。 事前に予約したホテルの部屋やクルーズを無駄にしてしまいましたが、アメリカ中を車で横断し色々な場所を観光しながら目的地に辿り着いた人も多いでしょう。 案浦家はマイアミからキーズを通り抜け、アメリカの最南端に到達し、デュバルストリートを歩き、ビーチでリラックスできる楽しい家族旅行となりました。大晦日は、サウス ビーチ沿いの遊歩道を行き来する人々でいっぱいで、レストランではプライベート パーティーなどが行われ、真夜中にはいくつかの素晴らしい花火が観れました。 海辺で何百人もの人々と新年を迎え、無事にフォート ローダーデールに戻り、レンタカーを返却、ヒューストンへ元旦最初のフライトで帰ることができました。とても楽しいお正月旅行となりました。

 他の案浦家のニュースとしては、丈はテキサス不動産の免許を取得中です。 すべてのコースを合格し、今週末に州と国の試験を受ける予定です! 次のニュースレターが出る頃には、チーム 案浦のメンバーが 1 人増えているはずです。頑張って、丈！

The Annouras were planning an end of the year trip to Turk and Caicos but after delayed flights and several miscalculations with Southwest Airlines, they gave up in Fort Lauderdale and pivoted to Key West for the holidays. As many people struggled with their flights on Southwest, the answer to many people’s problems was to just rent a car and get to their destinations by driving. Instead of wasting pre-booked hotel rooms and cruises, we have friends that rented cars and drove halfway across the United States to make their vacations come true. For us, it was still fun driving through Miami, then through the Keys, to get to the southernmost point of the USA, walking along Duval Street, and relaxing on the beach. We checked out the snorkeling at John Pennekamp Coral Reef State Park in Key Largo and headed to Miami’s South Beach for New Year’s eve. All along South Beach was packed with people walking up and down the esplanade, private parties happening at the restaurants, and at midnight, there were several amazing fireworks shows. We watched from the beach along with hundreds of other people, then made our way back to Fort Lauderdale, turned in the rental car, and took the first flight back to Houston on Jan 1. It was a very fun winter trip!

In other Annoura Family news, oldest son Joe is working on getting his Texas real estate license. He has completed all his courses and will take the state and national test later this week! By the time our next newsletter comes out, we should have an additional member of Team Annoura. Fingers crossed and good luck, Joe! 

車好きなお友達の皆さん! 私の年齢にもなると、青春時代をよく思い出すものです。中年の危機というものでしょうか？笑　私のクライアントの 方で1987年式の BMW 325 の売却を考えているという相談から始まったストーリーです。物件の売買のお手伝いもさせていただたきましたが、家族ぐるみで長年お付き合いさせていただいている友人でもあります。夫婦2人とも、とても才能のあるホームデザイナー、旦那さんは大の車愛好家でも知られています。彼から電話をいただいた時は絶好のチャンスだと興奮しました！攻と丈は数日かけて、駐車用にガレージのスペースを空け、ついに購入しました！スーザンの毎日の車にはなりませんが、少しの距離を楽しむ分には丁度良い車になるでしょう！ (トランクスペースはとても大きいです)

Who are my car enthusiasts?!  At my age, you start reminiscing about your youth. I think they call that a mid life crisis?  HAAAA!  The opportunity arose where one of my clients offered to sell me his 1987 BMW 325. We have known him and his family for a long time and have helped them sell their home, buy a home, sell THAT home, and buy another home! They are both talented home designers and architect and I know he is a car enthusiast, always buying and fixing, updating and detailing classic cars. I told him a while back if he ever had an old BMW that was all fixed up and in immaculate condition to call me before he sold it to anyone else. Well, that phone call came in, and I knew it was a great chance! Koh and Joe spent a few days and cleared out a space in our garage to park it and a few days ago, we bought it! It won’t be Susan’s daily car, but it will be a fun car to drive around in, to run errands, or go to the gym or the golf course (it has a really big trunk!).

Mark these dates on your calendar if you plan on visiting a national park in 2023!

The National Park Service has announced that in 2023, there will be five days where admission to sites will be free to the public. To see a list of all the national parks offering free entrance fees on these 5 special dates, click here: https://www.nps.gov/planyourvisit/fee-free-parks-state.htm

Those particular dates are:

• Jan. 16 (Martin Luther King, Jr. Day)
• April 22 (First day of National Park Week)
• Aug. 4 (Great American Outdoors Day)
• Sept. 23 (National Public Lands Day)
• Nov. 11 (Veterans Day)

If your family regularly visits national parks, consider purchasing an annual pass, the $80 America the Beautiful National Parks and Federal Recreational Lands Pass. Each pass covers entrance fees at national parks, standard amenity fees and day use fees for a driver and ALL passengers in a personal vehicle.  That sounds like a pretty great deal!

2022年、皆様にとって良い年となったことを願っております。新年も皆様にとって良い年になりますように! 1年を振り返ると、案浦不動産には新たに2人のスペイン語を話すエージェントを追加しました。今年は、スーザンの長男の丈が不動産の資格を取得し、オースティンで不動産業を開始します。 昨年度は、賃貸、マンションの賃貸、一軒家の売買、事業用の売買・賃貸を合わせて165件（180戸）の取引実績となりました。 2021年と比較すると、遅いスタートとなる年となりました。 金利が急上昇し、多くの買主が激減する中、反対に賃貸の需要が急増し、物件購入を諦め、賃貸を選択する人が増えました。 2022年は、ヤマト、カネカ、コベルコ、東京海上などの新しい日本企業とお仕事をする機会もありとても感謝しています。 また、日本政府から旧公邸の売却のお手伝いをさせていただいたことに光栄に思います。 新年を迎え、日本コミュニティと協力し、85 戸の物件管理を継続できることを楽しみにしています。 皆様の信頼とご紹介に、心より感謝申し上げます。 案浦チームは、皆様を全力でサポートさせていただくことを約束しますので、新年もどうぞよろしくお願いいたします！

We hope 2022 was good to you as we enter a new year and start all over! There are so many things to be thankful for and so many things to look forward to. Last year, we added two Spanish speaking agents to Annoura Realty Group and this year, Susan’s oldest son Joe will be getting his real estate license and joining the company from Austin. Last year, we handled 165 transactions (180 units) of leasing, apartment leases, sales and purchases of single family homes, and commercial sales/leases. Compared to 2021 it was a slower year as the market gave us many challenges. Interest rates crept up to sudden highs and the buyer pool slowed down significantly. On the flip side, leasing soared with more people choosing to rent over purchase. On the expat front, we were excited to work with several new Japanese companies like Yamato, Kaneka, Kobelco, and Tokio Marine. We were also honored to be hired by the Government of Japan to sell their former official residence. Going into the new year, we look forward to working with the Japanese community helping everyone move to and from Houston, as well as continuing the property management of our 85 home portfolio.
