    案浦チームは先週、ヒューストンを襲った寒波で非常に忙しい 1 週間を過ごしました。私たちが管理するすべての家について、住人が対策を行っていることを確認する必要があります。しかし、多くの人たちは祝日に向けてヒューストンを離れていたため、弊社は空家を１軒ずつ回り、防寒対策のお手伝いをしました。家主と住人の皆に対策について数回連絡をしましたが、数件パイプの破損などの被害がありました。物件管理は大変です！ 案浦不動産の別のニュースとしては、バレンシアに新入居者が先週末に入居完了、ヒューストン バレエからのクライエントのお家を無事に賃貸完了、昨日早速新しいテナントが入居しました。週末にはベイグレンで賃貸物件の掲載（マリコ – ここにオークチェイスのリースリストへのリンクを追加してください）、攻とスーザンはクリスマスの直前に１軒を契約を結びました（www.har.com/38292467)。新年を待ちわび、今月から家探しを始める方も多いのではないでしょうか。また、今週は数人の新しい日本人駐在員が到着し、1 月は忙しい月となるでしょう。不動産関連でお手伝いが必要な方、そしてお手伝いが必要な方をご存知の方は、是非弊社までご連絡ください！賃貸、購入、売却、アパート、不動産関連全般お手伝いさせていただきます！

    Team Annoura had an incredibly busy week last week with the arctic freeze that came through Houston. For all the homes we manage we had to make sure our tenants were diligently winterizing their homes- wrapping pipes, turning on their heaters, and dripping their faucets. But, because a lot of our clients were out of town for Christmas, WE had to go into their homes and help them winterize their homes. Even with precautions done, several homes suffered broken pipes and various damage so now we are busy working with water extraction companies, plumbers, and insurance companies to help our landlords get their houses back in shape. Property management is a lot of work! In other Annoura Realty news, our Valencia tenant moved in last weekend and our Houston Ballet client leased his house out successfully with his new tenant moving in yesterday. We brought a new house to market for lease in Bay Glen over the weekend (www.har.com/4547826) and Koh and Susan got a house under contract for Koh’s clients just before Christmas (www.har.com/38292467). A lot of people have been waiting for the new year to start and will begin their house hunting this month. We also have several new Japanese expats arriving this week and a Japanese tech company Susan met on her Tokyo Trade Mission trip coming to visit Houston next week, so we expect January to be a busy month.     車好きなお友達の皆さん! 私の年齢にもなると、青春時代をよく思い出すものです。中年の危機というものでしょうか？笑　私のクライアントの 方で1987年式の BMW 325 の売却を考えているという相談から始まったストーリーです。物件の売買のお手伝いもさせていただたきましたが、家族ぐるみで長年お付き合いさせていただいている友人でもあります。夫婦2人とも、とても才能のあるホームデザイナー、旦那さんは大の車愛好家でも知られています。彼から電話をいただいた時は絶好のチャンスだと興奮しました！攻と丈は数日かけて、駐車用にガレージのスペースを空け、ついに購入しました！スーザンの毎日の車にはなりませんが、少しの距離を楽しむ分には丁度良い車になるでしょう！ (トランクスペースはとても大きいです)

    Who are my car enthusiasts?!  At my age, you start reminiscing about your youth. I think they call that a mid life crisis?  HAAAA!  The opportunity arose where one of my clients offered to sell me his 1987 BMW 325. We have known him and his family for a long time and have helped them sell their home, buy a home, sell THAT home, and buy another home! They are both talented home designers and architect and I know he is a car enthusiast, always buying and fixing, updating and detailing classic cars. I told him a while back if he ever had an old BMW that was all fixed up and in immaculate condition to call me before he sold it to anyone else. Well, that phone call came in, and I knew it was a great chance! Koh and Joe spent a few days and cleared out a space in our garage to park it and a few days ago, we bought it! It won’t be Susan’s daily car, but it will be a fun car to drive around in, to run errands, or go to the gym or the golf course (it has a really big trunk!).

    Those particular dates are:

    • Jan. 16 (Martin Luther King, Jr. Day)
    • April 22 (First day of National Park Week)
    • Aug. 4 (Great American Outdoors Day)
    • Sept. 23 (National Public Lands Day)
    • Nov. 11 (Veterans Day)

    If your family regularly visits national parks, consider purchasing an annual pass, the $80 America the Beautiful National Parks and Federal Recreational Lands Pass. Each pass covers entrance fees at national parks, standard amenity fees and day use fees for a driver and ALL passengers in a personal vehicle.  That sounds like a pretty great deal!

    2022年、皆様にとって良い年となったことを願っております。新年も皆様にとって良い年になりますように! 1年を振り返ると、案浦不動産には新たに2人のスペイン語を話すエージェントを追加しました。今年は、スーザンの長男の丈が不動産の資格を取得し、オースティンで不動産業を開始します。 昨年度は、賃貸、マンションの賃貸、一軒家の売買、事業用の売買・賃貸を合わせて165件（180戸）の取引実績となりました。 2021年と比較すると、遅いスタートとなる年となりました。 金利が急上昇し、多くの買主が激減する中、反対に賃貸の需要が急増し、物件購入を諦め、賃貸を選択する人が増えました。 2022年は、ヤマト、カネカ、コベルコ、東京海上などの新しい日本企業とお仕事をする機会もありとても感謝しています。 また、日本政府から旧公邸の売却のお手伝いをさせていただいたことに光栄に思います。 新年を迎え、日本コミュニティと協力し、85 戸の物件管理を継続できることを楽しみにしています。 皆様の信頼とご紹介に、心より感謝申し上げます。 案浦チームは、皆様を全力でサポートさせていただくことを約束しますので、新年もどうぞよろしくお願いいたします！

    We hope 2022 was good to you as we enter a new year and start all over! There are so many things to be thankful for and so many things to look forward to. Last year, we added two Spanish speaking agents to Annoura Realty Group and this year, Susan’s oldest son Joe will be getting his real estate license and joining the company from Austin. Last year, we handled 165 transactions (180 units) of leasing, apartment leases, sales and purchases of single family homes, and commercial sales/leases. Compared to 2021 it was a slower year as the market gave us many challenges. Interest rates crept up to sudden highs and the buyer pool slowed down significantly. On the flip side, leasing soared with more people choosing to rent over purchase. On the expat front, we were excited to work with several new Japanese companies like Yamato, Kaneka, Kobelco, and Tokio Marine. We were also honored to be hired by the Government of Japan to sell their former official residence. Going into the new year, we look forward to working with the Japanese community helping everyone move to and from Houston, as well as continuing the property management of our 85 home portfolio.     As we near the last couple of weeks of December, this will be the last newsletter of 2022! The past two weeks have been another two weeks of heavy leasing. People are moving in and out of their houses and we are busy helping them! First off, we had a new expat from Daikin choose a home in south Katy. After visiting many homes, he picked one of our listings! Thank you Nan for suggesting your client’s home and for accommodating all of our special requests. Next, we leased our listing in the Medical Center, a two bedroom condo at the Valencia. On the apartment leasing side of things, Mariko had two new clients lease units near downtown and near West Houston. On the sale front, we closed on another condo at Ponderosa Forest, ending a three unit close out for one of our investors. We have two units left in the complex and another 5 coming soon. As for new listings, Nan put two listings up for lease, a townhome near the Medical Center (www.har.com/71237408) and a single family home in Richmond (www.har.com/48985408). We are still marketing 17 Farnham Park for sale (www.har.com/48183094), a townhome in East Downtown for sale or lease (www.har.com/36796102), and a very clean home in Riverstone for lease (www.har.com/66647307).
