    学年末になると色々なことが始まります。丈は高校卒業を控えており、テキサス大学に通うことが決定しました。彼の目標は一流として有名なマコームズビジネス学校に転校しファイナンスと国際ビジネスを専攻することです。5月25日が卒業式で、あと数週間となりました。先週の日曜日、丈のイーグルスカウト、そして一緒に達成した仲間と共に小さなセレモニーを開催しお祝いをしました。小学校1年生からの友達と共にイーグルスカウトを達成することが出来たことはとても特別な思い出となりました。ジョナサン・フォルティン、ウィル・マクガリティ、ザック・アップナバジ、本当におめでとう！

    As we wind down the school year, we see so many things about to happen.  Joe is about to graduate from high school and has decided to attend the University of Texas. His goal is to transfer into the prestigious McCombs School of Business and major in finance and international business. His high school graduation will be in a couple of weeks on May 25.  Last Sunday, we celebrated his Eagle Scout accomplishment in a small ceremony with his fellow scouts who also achieved the same honor.  These boys have been friends since first grade and it was very special that they all did their Eagle Scout journey together.  Congratulations to Jonathon Foltyn, Will McGarity, and Zach Upanavage.

    物件の在庫が少ないことが弊社にとって挑戦となっています。賃貸希望の人たち、物件購入希望者が沢山待っているからです！今月はやっともう1人のお客様のホテル滞在を終了することに成功しました。スーザンが個人で所有するリーグシティにある賃貸物件のリフォームが完了し、＄250/月の値上げで市場に出しました。市場に出てから48時間以内に沢山の内観が行われ、沢山の申込書を受信しました。新しくカネカからの駐在員さんをお迎えし、攻が賃貸物件サーチのお手伝いをしました。また、日本触媒からのお客様のために毎日賃貸物件市場を検索しています。販売の面では、スーザンがダウンタウンにあるタウンホームをオースティンから引っ越す予定のお客さんのためにお手伝いをし、真理子はセラーズファイナンスの物件購入のお手伝いをヒッチコックで、シャンテルはフレンズウッドにあるリモデルされた物件の販売のお手伝い、そして３億となる17,000平方フィートもある工場の購入のお手伝いをしました！！！弊社は皆とても忙しくお仕事をしていますが、このお仕事が大好きです。不動産において手助けが必要な方、そして必要としている人をご存知の方は、是非案浦不動産までご連絡ください！いつでもお手伝いさせていただきます！

    The lack of homes for sale and lease is a challenge for us. We have more buyers and renters than we have houses! This month, we were finally able to get one more person out of his hotel and committed to a house.  Susan’s personal rental in League City was remodeled and placed on the market with a +$250/month price.  We had dozens of showings and applications within 48 hours. We welcomed a new Kaneka client and Koh helped him find his home. Susan is still working with a client from NAI and monitors the market everyday for new inventory. On the sales front, Susan will close a townhome in downtown for a client moving here from Austin. Mariko structured a seller financing deal for a buyer in Hitchcock. Shantel has a remodeled home in Friendswood that just hit the market, and in even more exciting news, Shantel has a 17,000 sf fully leased warehouse in 6 acres under contract for just under $3M (YAY!!!).     お手頃な価格で物件購入が不可能になっているということは、物件を購入できる人が減少することを意味します。どうしてこのような結果となり、何故このような現象が起きているのか？購入価格の増加する中、金利の増加の影響もあり、物件購入を希望する人たちは購入することが出来なくなってきています。HARから住宅の手頃な価格指数を追跡したデータが発表されました。ヒューストン近郊における重要ポイントは以下の通りです。住宅を購入したい場合の最低的各世帯収入を異なる都市で比較、およびローンを承認されるためにどれだけ収入を上げる必要があるかなどをグラフからご覧ください。ヒューストンのハリス郡内でメモリアル、リバーオークス、ウェストユニバーシティプレイスは最も高額な販売価格となっています。リバーオークスでの中央値の物件を購入するには最低で$585,200の世帯収入が必要で、ハリス郡内では2％の世帯のみが購入できる価格です。グレーターヒューストンパートナーシップによると、購入可能者低下の影響により、多くの人が賃貸やアパートに住むか、元々希望していた物件より安めの物件を購入する結果となっています。

    When affordability is DOWN, it means that less people can afford homes. What is happening and why is that?  Prices are so high now and keep climbing, and combined with rising interest rates, these factors are making homes less affordable for people to buy. This data is tracked by The HAR Housing Affordability Index.  Some key takeaways for Houston and the surrounding counties are:See the chart for the minimum qualifying household income if you want to buy a home, how it compares in different cities, and how much your income had to have increased in order to qualify for a loan. Here in Houston’s Harris County, Memorial Villages, River Oaks, and West University Place are the least affordable. Purchasing a median price home in River Oaks requires the highest minimum income of $585,200.  Only 2 percent of households in Harris County can afford this. The Greater Houston Partnership says implications for this low affordability may result in people staying in rental homes and apartments (keep renting) or may result in people having to accept less house than they originally wanted to buy.

    毎年5月に全米不動産協会と女性不動産協会 中間年会議がワシントンで開催されます。スーザンが全米レベルの会議、国際不動産スペシャリスト(CIPS)やグローバルビジネス会、ダイバーシティー、そして商業不動産に参加しました。コロナ、在宅ワークやウクライナの状況が不動産業会にどう影響されているのかなどのトピックを主に取り上げられる会議となりました。女性不動産協会は新しい役員の選挙が行われました。真理子は不動産協会が主催する会議に参加するのが今回が初めてとなり、様々な新しいことを勉強し、沢山の人たちと出会うことが出来ました。とても良い経験となりました。

    The National Association of Realtors and the Women’s Council of Realtors hold mid year meetings in Washington DC in May every year.  Susan attended several meetings on the national level pertaining to the Certified International Property Specialist, Global Business and Alliances Committee, Diversity, and Commercial Real Estate. Post COVID pandemic, trends with working from home, and the situation in Ukraine were all hot topics of discussion and analysis as they all affect the current real estate market directly. The Women’s Council held their national elections for new officers.  It was Mariko’s first real estate conference and she learned many new things and met many new people.  It was an eye opening experience!

    ヒューストン日本商工会　ゴルフトーナメント　テキサス会

    毎年恒例テキサス会ゴルフトーナメントが5月1日にシンコ ランチで開催されました。このトーナメントは商工会会長杯・ユナイテッド杯との合同杯となりました。約80人が参加し、スーザンと丈は別々のグループの中での参加となりました。スーザンはダイキンからの参加者2人とJERAから1人（シノさん）と一緒のグループ、丈は三菱から1人、三菱ロジスネクトアメリカから1人、ファスナーリンクから1人と同じグループでパー71をスコアし優勝する結果となりました。女性のカテゴリーではシノさんが2位、スーザンが3位の結果となりました！スポンサー、主催者、そして多くの関係者の皆様、とても楽しい時間をありがとうございました！

    The annual Texas Kai golf tournament took place on May 1, 2022 at the Golf Club at Cinco Ranch.  This tournament combined the United Cup with the JBAH Chairman’s Cup.  About 80 players met up in Katy.  Susan and Joe played in two separate groups.  Susan played with two men from Daikin and one lady from JERA (Shino) while Joe played with one person from Mitsubishi Corporation, one from Mitsubishi Logisnext Americas, and one from Fastener Link, Inc. In the ladies category, Shino won 2nd and Susan won 3rd, while in the men’s category Joe won first place, shooting even par 71. Thank you to the organizers, sponsors, and everyone who helped make it such a fun day.  We had so much fun!
