先週、スーザンの所有する賃貸物件の1件に、強風が原因となった屋根への損傷がありました。 保険を使用しての修理は初めてでしたが、修理の依頼について全て終えたので、皆様にも保険を使用した場合、どうすればいいのか共有させていただきます！ まず、保険会社に破損状況について電話をします。 記録のために写真を数枚撮り、さらなる損傷を防ぐために青い防水シートなどで破損箇所を覆ってください。覆うことによって、今後の破損を防ぐために、こちらも対策をしていると保険会社に知らせることができます。 電話から数日後、保険会社から査定人が物件へ訪問し屋根全体の検査をします。(立ち会うことをお勧めします)  私の場合は屋根屋と一緒に査定・点検の立ち合いをしました。 検査後、査定人は保険でカバー出来るか、カバー出来る場合の費用について保険会社へ提出します。 後日保険会社から電話をいただき、結果を知ることとなります。 私の物件の場合、さまざまな部分に損傷があったため、新しい屋根に張り替えるための承諾をいただきました！ 保険会社は一定の金額を提供し、減価償却費を減らし、自己負担分を差し引いて（私の場合は1％でした）、小切手を送ってもらいます。 まだ受け取ってはいませんが、配送され次第屋根を交換する予定です。 これまでに保険を使用したことがなく、過程が難しかったり時間がかかるのではないかと心配していましたが、とても簡単にできたので安心しました。

RoofBody:  This past week, one of Susan’s rental properties had some roof damage caused by wind.  It was the first time I called on my insurance to come take a look. Now that I’ve been through the process, I can share it with you! First, call your insurance company and tell them about the damage.  Take some pictures for your records and go ahead and cover the roof with a blue tarp to avoid further damage. They want to know that you tried to help prevent further damage. After a couple of days, the insurance company will send a person called an adjuster. The adjuster will go to the property (you should go also to meet him) and walk all over the roof to inspect it. In my case, I also called my roofer to go there and meet the adjuster. The adjuster will then write a report and submit it to the insurance company with their opinion about whether insurance should cover and if so, how much.  The insurance company then calls you to tell you their answer. In my case, the roof had damage in various parts of the roof and qualified for a new roof! They offered a certain amount of money, less depreciation, then subtracted my deductible (mine was 1%), then mailed me a check.  I have not received the check yet but when I do, I will then hire my roofer to replace my roof and use the money from the insurance company to pay him. I have never used insurance to actually file a claim and was afraid it might be difficult or take a lot of time, but it really didn’t!

Not many people know that the first 10 days of the Houston Rodeo is a special time for our international guests.  People with passports and recent entry stamps can register at the international salon (on the 2nd floor of NRG Center) and receive special badges to enter the international lounge. The lounge is sponsored by the members of the international committee and some of Houston’s top restaurants, who provide lunch daily to our international guests.  There is also an open bar and plush sofas to relax on. The international committee of the rodeo (Susan is on this committee) serves as bartenders, photographers (Susan is on the photography team), hospitality staff, and chefs (on Friday only) for our international guests.  There is a day of education, cattle judging, rodeo Olympics, a formal gala (welcome new Consul General wife Mrs. Murabayashi!), and even a fashion show for the ladies. After the first 10 days of the rodeo, the duties of the international committee are finished and our guests go home. Next year, if you know someone new to Houston, arriving around the start of rodeo, contact us so we can bring them to the international lounge!

毎年4月にヒューストン日本ビジネス協会は恒例のソフトボール大会を開催し、ヒューストン内で沢山の日本大企業が参加しています。スーザンはメンバーであり、案浦不動産は居酒屋　和チームのユニフォームのスポンサーの1人です！この大きな大会の準備として、選手の皆さんは毎週練習しており、2月27日日曜日に開催されたのはクリアレイクカップと呼ばれるベイエリアで、4チーム( JAXA、カネカ、クリアレイクユナイテッド、居酒屋　和) が参加しました。居酒屋　和チームは、優れたピッチングと強力な打撃、そして優れた防御力で3試合すべてに勝利し優勝しました。試合後はスーザンと攻のお家でバーベキューをみんなで楽しみました。 4月に開催されるトーナメントを楽しみにしています！

Every April, the Japanese Business Association of Houston holds a huge softball tournament where nearly every big Japanese company in Houston participates in some form or fashion. Susan is a member and Annoura Realty is one of the jersey sponsor for Team Izakaya Wa! In preparation for this big tournament, teams have been practicing weekly and Sunday Feb 27 was a 4 team tournament down in the Bay Area called the Clear Lake Cup. Joining was JAXA, Kaneka, Clear Lake United, and Team Izakaya Wa and I am excited to say that Team Izakaya Wa won all 3 games with some excellent pitching, strong hitting, and outstanding defense. Our win was followed up by a BBQ lunch at Susan and Koh’s house. Looking forward to April’s tournament!

One of the largest and most exciting events of Houston is the RODEO!  Today Feb 28 kicked off the rodeo and it will run until March 20.  The Houston Livestock Show and Rodeo (HLSR), also called RodeoHouston, is the largest livestock exhibition and rodeo in the world. 33,000 volunteers help run the operations and serve on various committees, 108 different committees in fact!  Susan serves on the international committee, while this year Mariko joined as a volunteer on the ticket sales committee. HLSR is a 501(c)(3) charitable organization and awards over $25M in scholarships annually to students.  If you have never been to the rodeo, it is a super fun experience! Visit the animals in NRG Center, ride the ferris wheel at the carnival, catch the rodeo action inside NRG Stadium, and enjoy a concert in the evening. 2月14日、 ハッピーバレンタインデー！日本ではバレンタインデーの祝い方がアメリカとは少し違うことをご存知ですか？日本では、バレンタインデーに女の子だけが男の子にプレゼントし、男の子は女の子に何もプレゼントをしないのです！ 2月14日まで、デパートやモールでは沢山の種類のチョコレートが販売され、多くの日本人女性や子供たちが好きな人に渡すチョコレートを購入します。また仕事上の関係者などにも、チョコレートを購入することも多々あります。これは、義理チョコといいます。そして…1ヶ月後の3月14日には「ホワイトデー」という日があり、バレンタインデーのお返しに男性から女性へチョコレートやギフトなどをプレゼントします！

It’s February 14 and we want to wish everyone a very Happy Valentine’s Day!! Did you know in Japan, Valentine’s Day is celebrated differently that here in the U.S.? That’s right. In Japan, on Valentine’s Day, only the girls gift the boys and the boys don’t give the girls anything! What?! Yes, that’s very different than here. Leading up to February 14, department stores and malls have all kinds of Valentine’s Day chocolates for sale and swarms of Japanese girls and ladies buy tons of chocolates for the guys they like. They even buy chocolates for guys they don’t romantically like, out of obligation (such as for their bosses or co-workers). These chocolates have a name for them: GIRI CHOKO. THEN… one month later on March 14, there is a day called “White Day”. On this day, all the boys and men who received chocolates from girls on Valentine’s Day must return the favor and present chocolates back to those girls!
