    12月14日にレストラン、Fig and Oliveにて案浦不動産クリスマスパーティーを行いました。弊社日本人チームからはスーザンと案浦攻、藤田真理子、蛭子稔、フェイス・ラブジョイが出席しました。また、新エージェントであるジャネット・フォルティンを他メンバーへ紹介、ケイティにて大活躍中のエージェントであるナン・フェングと一緒に今年シーズンをお祝いしました。残念ながら、家族の緊急事態により、リーグシティのエージェントであるシャンテル・ルッカーは不参加となりました。社員一同の写真を撮ったり、一緒に近況報告をするなど、とても楽しい一時となりました。弊社をいつも応援そしてサポートしていただいてる皆様にいつも感謝しているばかりです。今年も一年ありがとうございました。来年も案浦不動産をよろしくお願いいたします。メリークリスマス & ハッピーニューイヤー！それでは皆様、良いお年を…。クリスマスパーティーのビデオはこちらをクリック！ https://youtu.be/TuhYyFkReIs

    Annoura Realty Group had their company Christmas party on Dec 14th at Fig and Olive. In attendance was our Japanese team of Susan and Koh Annoura, Mariko Fujita, Mik Ebisu, and Fayth Lovejoy.  We also took the opportunity to introduce our newest agent Janet Foltyn to the rest of the group and to celebrate the season with our Katy agent, Nan Feng. Unfortunately we missed our League City agent Shantel Looker because of a family emergency. It was so fun taking company pictures and sharing stories together.     固定資産税シーズン到来！

    ホームオーナーの皆様、固定資産税を常に年末までに支払うことを忘れないでください。11月ごろに税金の請求書を受け取りましたか？2022年1月末までの支払い期日となっております。ローンでお家を購入し、税金と住宅保険をエスクローした方達は住宅ローン会社が代行し固定資産税の支払いを行います。請求書を受け取るかもしれませんが、支払いの必要はございません。毎月ローン会社に融資額と利子だけの支払胃を行っている方達は、税金と保険の支払いを行なっていないため、個人で税金を支払う責任がございますのでお忘れないようお願いいたします！固定資産税についてご不明な点等ございましたら、susan@annourarealty.comまでお気軽にお問い合わせください。

    All homeowners, please be aware that property taxes are always due at the end of the year.  You should have received your tax bills in November and they are due at the end of January 2022.  If you bought your house with a loan and if you escrowed for taxes and insurance, then your mortgage company will pay your property taxes on your behalf.  You may still get the tax bills for your information, but you can leave the paying to the lender. If every month you only pay your lender the principle and interest on your loan, then you are not escrowing for taxes and insurance so you will be in charge of paying your own taxes so don’t forget!     12月は、仕事、パーティー、クリスマスカード、年末の税務処理、そして就任式で非常に忙しい月となりました。 12月7日、スーザンはヒューストン・ダウンタウンの屋上で行われた、ヒューストンの全米女性不動産協会協会加入者評議会の会長として任命されました。この組織は活躍している不動産エージェントのネットワークであり、主に業界内で活躍する女性リーダーを中心に社会へ貢献する組織です。全米主要都市にネットワークを持つ全国組織であり、スーザンは2022年ヒューストン組織会長として、女性不動産業者向けのイベントなどの企画いたします！

    December has been a super busy month of work, parties, Christmas cards, end of the year tax planning, and installations. On December 7th, Susan was installed as the President of the Women’s Council of Realtors Houston at a rooftop ceremony in downtown Houston. This organization is a network of successful REALTORS®, advancing women as business leaders in the industry and in the communities they serve.  It is a national organization with networks in every major city.  Susan will serve with her executive board in 2022 and will help organize events and opportunities for women realtors!

    11月も案浦不動産にとって忙しい月となりました。賃貸物件を２件、１件は家主を代表し(Misty Meadow)、もう１件はテナントを代表させていただきました。(Chickory Knoll) そして、日本人投資家の所有するポンデロサ フォレストにある３件のコンドミニアムの売却完了、さらにMD Andersonにてお勤め予定の日本人研究者を弊社おすすめの物件の一つである高層アパート Vantage Med Center へのお引っ越しのお手伝いをいたしました。他にもこれまでになく築年の古いお家の購入手続きをお手伝いすることとなりました。トレンディなモントロスに位置する、内装が完全にリモデルされた物件で1920年に建築されたお家です。魅力と個性あふれる、とても築101年とは思えないほどの物件です。全てうまくいけば年内に購入完了となります。頑張りましょう！

    November was another busy month for Annoura Realty.  We closed two leases, one where we represented the landlord (Misty Meadows) and one where we represented the tenant (Chickory Trail).  We closed the 3 unit portfolio at Ponderosa Forest on behalf of our investor seller in Japan.  Additionally, we welcomed a new Japanese researcher who will be working at MD Anderson to one of our favorite highrises, Vantage Med Center. In other exciting news, we went under contract for our oldest home to date. This fully remodeled home is in trendy Montrose and was built in 1920.  Full of charm and character, this home is an incredible 101 years old! If all goes well, we will close by the end of the year! Gambarimashou!
