ハッピー感謝祭！

今年の感謝祭は2021年11月25日木曜日に祝われます。伝統的に、感謝祭の翌日はブラックフライデーと呼ばれる休日であり、1年で最大の買い物日です。売れ行きが好調なだけでなく、深夜営業の店舗などもあり、一晩中営業しているお店もあります！感謝祭で行う伝統的なことの例としては、家族が集合し七面鳥、詰め物、マッシュドポテト、クランベリーソース、パンプキンパイをいただくことです。多くの人たちは、一日中サッカーを見たり、テレビでメイシーズのデーパレードを観覧するのが好きみたいです。私の家族は感謝祭の休暇中に家族旅行へ出かけます。普段だと子供たちが学校を1週間休校になるからです！ヒューストンが初めての場合は、ロストメープルズ州立公園とエンチャンテッドロックをチェックしてみてはどうでしょうか？どちらの場所にもハイキングコース、紅葉など涼しくなってきた気候を楽しむのに最適です。必ず事前にお電話でご予約ください！みなさん、ハッピーサンクスギビング！

Thanksgiving this year will be celebrated on Thursday November 25, 2021. Traditionally, the day after Thanksgiving is a holiday called Black Friday, and is one of the biggest shopping days of the year. Not only are huge sales going on, but stores open super late at night, with some stores opening all night long! Some traditional things to do on Thanksgiving are family get togethers to eat turkey, stuffing, mashed potatoes, cranberry sauce, and pumpkin pie. People also like to watch football all day and to watch the Macy’s Day Parade on TV. Our family tends to travel during the Thanksgiving Holiday because the kids usually have the entire week off from school! One great place to check out if you are new to Houston is Lost Maples State Park and Enchanted Rock. Both places have great hiking trails, fall foliage, and wonderful weather this time of the year. Be sure to call ahead for reservations! Happy Thanksgiving, Everyone!

案浦不動産最新情報

不動産市場は現在もとても強く、特に30万ドル未満の範囲が非常に人気です。今月は、市場価格を数千ドル上回り、なんと市場に出してから数日で契約済みとなったディキンソンにある物件の売却となります。最初の購入希望者は最初の数日間でオファーを取り下げましたが、幸運にも複数のオファーがあったため、すぐに次の購入者と契約を結ぶことになりました。投資家目線では、30万ドル未満の良い投資物件を見つけることがますます難しくなっています。先週、お気に入りの近所内に物件を発見し、購入契約を結ぶことに成功しました。現在修理内容の交渉中であり、11月16日に現金購入者であり日本人投資家とのクロージングを目指しています。購入後、早速賃貸物件として準備を開始し、管理物件に追加する予定となっております！

The market is still very strong, especially in the under $300,000 range. This month, we are closing on a house in Dickinson that sold in single digit days, a few thousand dollars over our listing price. Although our first buyer backed out during the first few days, we luckily had multiple offers and went immediately under contract with our next buyer. On the investor side, it has becoming harder and harder to find good deals under $300,000. We did find one in one of our favorite subdivisions last week and successfully got it under contract. We are hoping for smooth negotiations on the repairs and are targeting a November 16 closing with a cash buyer in Japan. Immediately after closing, we will put the house on the market for lease and will add this home to the Annoura Realty Group property management portfolio!

第５３回 JASH BASH　ヒューストン日米協会
先週、ヒューストン日米協会の53年目を記念し、アメリカ、特にヒューストンを中心に日本と橋渡しのお祝いをしました。 JASH BASH 53は、ヒューストンのバスケットボールチーム・ロケッツが試合をするトヨタセンターで開催されました。特別な舞台裏ツアーでロッカールームとウェイトルームを見るのはとても新鮮で素敵でした。メインイベントはバスケットボールコートの前にある、豪華なレクサスラウンジでワインとオードブルを楽しみました！とても豪華なセッティングでしたが、残念なことにアストロズはすぐ隣(ミニッツメイド球場)で6試合目に負けていました。 JASHはヒューストン日米協会の略称で、ウェブサイトは下記のリンクよりご覧ください: https://www.jas-hou.org/ 招待してくれたGlen Gondo (グレン・ゴンドウ)に感謝します。案浦不動産がお手伝いするクラレ、ダイキン、三菱からの多くの日本人のクライアント共に、攻と私はとても楽しいイベントに参加させていただきました。

Last week celebrated 53 years of JASH and its commitment to bridging America, specifically Houston, to Japan. JASH BASH 53 took place at the Toyota Center, where the Houston Rockets play basketball. It was very neat seeing the locker room and the weight room in a special behind the scenes tour. A short reception took place in the fancy Lexus Lounge with wine and h’ordeuvres before the main party moved onto the floor of the basketball court! It was such a beautiful setting, although the Astros were losing game 6 right next door 🙁 JASH stands for Japan America Society Houston and their website is https://www.jas-hou.org/ . メキシコ不動産総会
メキシコ不動産協会（通称:アンピ “AMPI” ）は毎年、メキシコにある様々な都市で毎年恒例の不動産会を開催しています。 2020年はCOVIDのために中止されましたが、2年ぶりに「コングレソ」の開催となりました。案浦不動産社長・案浦スーザン、ヒューストン不動産協会・グローバルチェアウーマン、テレサ・ヒル、テキサス州不動産協会グローバルチェアウーマンのブレンダ・テイラーなど、テキサスから全米不動産協会から数人参加しました。その他にもコスタリカ、スペイン、パナマやいくつかの不動産協会の会長と交流する絶好の機会でした。また、ここ数年会うことのできなかったメキシコの友達と再開するとても良い機会でもありました。今回の素晴らしいイベントを主催してくれたメキシコのタンピコに乾杯！マエバビーチリゾートでの最後のパーティーは夢のように素晴らしくシュールなものでした！

Each year, the Mexican Real Estate Association, AMPI, holds their annual real estate convention in a rotating city in Mexico. With 2020 being shut down for COVID, 2021 was the first time in two years for AMPI to hold their “Congreso”. Several realtors from Texas attended, including Annoura Realty Group’s broker, Susan Annoura, Houston Association of Realtors Global Chairwoman, Theresa Hill, and Texas Realtors Global Chairwoman, Brenda Taylor. It was a great time to network with the presidents of several real estate associations from Costa Rica, Spain, and Panama. It was also a great chance to meet up with friends from Mexico that we have not seen in years. Cheers to Tampico, Mexico for hosting an outstanding AMPI Congreso! The final party at the Maeva Beach Resort was something of a fantastic dream…it was surreal!

現在のヒューストンの不動産市場はどうなっているのだろうか？最新のデータによると、新しく市場に出される物件は約5％減少し、物件市場は16.5％減少し、平均上場価格は現在も上昇を続けており、1年前の10月と比較すると11.6％上昇していることがわかります。住宅が市場に出回る平均価格は現在384,840ドルとなっており、地元の人々には高価格に見えますが、この夏の平均定価の399,510ドルよりも低下しています。

Are you wondering how the real estate market is doing in Houston? The latest data shows the new listings have decreased by about 5%, active listings have decreased by 16.5%, and the average list price continues to increase, now standing at 11.6% more than it was one year ago October. The average price a home goes on the market is now $384,840. While this seems high to us locals, it is lower than this summer, when the average list price was a whopping $399,510.
