9 月は恐らくこれまででも最も落ち着いた月となりました。真理子のリッチモンドの物件とスーザンの W. ベルフォートの物件は、両方値下げされ、まだ売れ残っており、今年の初めほど市場が熱くない状態です。日本領事館の物件は、安定した問い合わせと内覧を受け取っていますが、まだ受け入れられるオファーはございません。株式市場が非常に不安定で金利が上昇し続けているため、多くの人々が購入を避けている結果となっているかもしれません。一方で、いくつかの新しい物件が市場に出る可能性があります！カリフォルニアからの新しい家族がシュガーランドの物件をの取り争いとなっています。良い物件 (状態が良く、手頃な価格の住宅) は、町の良い場所 (良い学校のある地域) では今だに複数のオファーがあり、希望価格を超える結果となっています。不動産管理の面では、ベイグレンにて新しく賃貸物件が数週間で賃貸可能になる予定で（ワードエレメンタリーにゾーニング）、日本人駐在員の２家族をクリアレイクのお家に引っ越すお手伝いもさせていただきました（クラレとカネカ）。UT Health の日本人医師とご家族のお引っ越しも、医療センター地区内にてお手伝いさせていただきました。先週、オハイオからの紹介と、カリフォルニアからの紹介、そしてシアトルからの新規紹介もいただきました。今週は、 11 月引っ越し予定のダイキンからの新しい日本人駐在員の方のお手伝いも開始する予定です！

September has been probably the calmest month so far. Coming off a record breaking August for sales, September seems to be just coming and going! Listings are not as hot as they were earlier this year with Mariko’s Richmond listing and Susan’s W. Bellfort listing both going through price reductions and unsold. The Japanese Consulate’s previous residence is still getting steady inquiries and showings but not yet acceptable offers. There may be much uncertainty in the minds of many with the stock market so volatile and interest rates continuing to rise. On the other hand, we do have a couple new listings on the horizon and a new family from California competing for homes in Sugar Land. Good listings (homes in good condition and priced reasonably) are still going for over asking price with multiple offers in good parts of town (areas with good schools). On the property management side of things, we have a new Bay Glen home turning in a couple of weeks (zoned to Ward Elementary) and two recent expats just moved in to their home in Clear Lake (Kuraray and Kaneka). One UT Health Japanese doctor and his wife also just took residence in the medical center area last week. From out of state last week, we had a referral from Ohio and a referral from California as well as a newcomer from Seattle. This week we will also meet a new member of Daikin who will look at houses but not move here until November.

前回のニュースレターから 2 週間、案浦不動産は市場が変化する中でも常に多忙な日々を過ごしてきました。スーザンは、夏の間ずっと探し続けていた購入希望者のために、ベレアにある豪邸を成約しました。一方、シュガーランドにて、もう1人の買主が希望価格よりも $10,000高くオファーを提出しましたが、他 7 つのオファーの中で選ばれることはできませんでした。ドライデンは、希望価格での売却ができなかったため賃貸に変更。新しい入居者は 9 月 1 日に引っ越しを完了し、弊社の管理下に追加しました。真理子はディキンソンにあるコンドミニアムの賃貸契約を完了させ、スーザンはクリアレイクの家の賃貸契約を完了させました。退去後に入居者を迎えるための補修工事を終えるため、8 日間、その家には塗装会社、床の張り替え、何でも屋、パワーワッシャー、造園家、清掃会社などが何度も出入りしましたが、入居日までに全ての作業を完了させました。安田医師とその家族を医療センターにも迎える準備をし、ベイラー医科大学で仕事を開始しました。スーザンと真理子は、クラレ　アメリカの新しいカップルがクリアレイクで新しい物件を見つけるお手伝いもし、スーザンは医療センターのアパートに 100% バーチャルでもう1人の日本人医師のアパート契約を完了しました。彼は 9 月末に UT Health で働き始めます。リッチモンドにある真理子のリスティングは現在、賃貸および販売に出されており、マイヤーランド近くにあるスーザンの売却物件も同様に賃貸に出す可能性があります。ほとんどの売主が苦戦している中、金利の上昇、買い手がよりリースに転向するため、賃貸ブームとなっています。

In the two weeks since our last newsletter, Annoura Realty kept busy in light of the slow down in the market. Susan closed on a beautiful home in Bellaire for buyer clients who searched all summer long but kept getting priced out. The slow down really helped these buyers have a better chance at competing and winning. On the other hand, things didn’t go as well in Sugar Land for Susan’s other buyers who put in a bid $10,000 over asking price and still was not able to win among 7 other offers. Our listing on Dryden joined the August statistics of withdrawing for sale after we ended up leasing it out instead, unable to sell it for the price the sellers wanted. The tenants moved in Sept 1 and we added Dryden to our property management portfolio. Mariko closed on a condo lease in Dickinson while Susan closed on a house lease in Clear Lake. Together, they oversaw the make ready to turn the house between tenants. Turning a house is a lot of work! We had a painter, floor guy, handyman, power washer, landscaper, and maid in and out of that house multiple times for 8 days, but we made it! The team welcomed Dr. Yasuda and his family to the medical center where he recently began his job at Baylor College of Medicine. Susan and Mariko helped a new Kuraray couple find their new home in Clear Lake and Susan signed another new doctor to an apartment in the medical center 100% virtually. He will begin work at UT Health at the end of September. Mariko’s listing in Richmond is now for lease and sale, and Susan’s listing near Meyerland may be heading that direction as well. All of the latest action feels heavy on the lease side as most sellers struggle, interest rates stay high, and buyers turn more to leasing.

It’s the last week of August already! As the sales market cools down, the leasing market heats up! Our listing on Dryden changed from being for sale to being for lease. In one day, we had 5 showings and 3 applications. The location was perfect for the tenants we chose, close to Rice University and Roberts Elementary.  They move in September 1 and we will close it out on HAR.com and add it to our property management portfolio. Our listing at 5507 W Bellfort (www.har.com/ 95051110) went through a large $30,000 price reduction last week, as we try to see if we can attract a buyer before the owner decides to give up and also lease.  Mariko just reduced her home $20,000 for sale in Lakes of Bella Terra (www.har.com/4841743) and Nan Feng has a strong listing for sale in popular Grand Lakes in Katy listed for $659,000 (www.har.com/56007051). As for closings since our last newsletter, our listing on Robbins did close and fund successfully on Aug 22 and we are just thrilled that the owners put the home on the market when they did. They barely caught the tail end of the seller’s market. A big thank you to Riverway Title, by the way, for the professional handling of that big transaction!  Our 5 unit package of condos in southwest Houston also successfully closed since our last newsletter. We were delayed a few days for various reasons but we got it done, and the entire transaction was handled off market. Special thanks to Fidelity National Title for coordinating this international closing, with our seller signing with a remote online notary in Japan. Coming up this week is Susan’s closing on Cynthia, a beautiful home in Bellaire, and we will also welcome a new Japanese doctor who will be working at Baylor College of Medicine. In Annoura Realty news, the market continues to stabilize from the crazy seller’s market we experienced last year. Homes on the market are taking longer to sell as the rising interest rates are crippling many buyers’ buying power. Even many of our buyers who were once ready to buy a home opted recently to lease instead, unable to find inventory they liked and/or unable to qualify for the same priced home now that the interest rates have risen. That being said, the rental market is now super hot. Last week, we listed two homes for lease, both that were snatched up within 5 days with multiple applications. Mariko helped a new investor buy his first investment property (in Katy), closing on August 3, and Susan’s listing on Robbins is still on track to close on August 19. Coming up on the 15th we have a 5 unit portfolio closing for one of our sellers in Japan. We are planning on an early morning remote online notary closing for him! Our Bellaire beauty on Cynthia made it out of the option period and is cruising towards an August 30 close. This month we also put a church under contract in Rosenberg and recently made it through inspections with an October close date targeted. In exciting news, Annoura Realty officially listed the former residence of the Japanese Consul General. After flooding in 2017, this home has not been lived in since and the Japanese Government finally authorized its sale this year. ドラムロールをお願いします！ 案浦不動産はこの度、日本政府　総領事館の建物の売却を担当することとなりました。このような物件を売却するために弊社を選んでいただき、とても光栄です！メモリアル郵便番号、77024に位置し、数十年にわたって多くの会議、パーティー、お祝いの会場として多くの人たちから親しみ愛し続けられた建物です。残念ながら、2017年のハリケーン ハービーにより床上浸水の被害に遭う結果となりました。建物内に8フィートの被害を受け、5年間空家となっていました。220万ドルで市場へ出し、写真撮影は明日の予定です。長い道のりとはなりましたが、弊社一同全力で売却するために準備万端です！他のニュースとして、189万ドルの物件が1週間以内に契約され、先週末（スーザンがファーゴの郊外にいた間）にオプション期間が終了しました。さらに、新たに東京海上からの駐在員の方が金曜日にウェストヒューストンへ入居、そしてモントローズとジャージービレッジの賃貸住宅の契約が完了いたしました。スーザンはもう１軒、プール付きの1/3エーカーの敷地に、寝室3部屋、浴室2.5部屋の新しい物件をマイヤーランドエリアに売却中。真理子は、リッチモンドにあるレイクス・オブ・ベラテラ内に寝室4部屋、浴室2.5部屋の新しい物件を売りに出しました。案浦チームはフル活動中です！

Drumroll, please!  Annoura Realty Group is honored to announce our newest listing!! We have been hired by the Government of Japan to list their Consul General’s residence.  The building is located in Memorial 77024 and has served as the venue for many meetings, parties, and celebrations over several decades. Sadly, it flooded in 2017, when Hurricane Harvey filled it up with 8 feet of water from Buffalo Bayou. The home was gutted and left vacant for 5 years, diligently maintained on the outside, but unlived in on the inside. Susan will be bringing this home to the market for sale at $2.2M with the photo shoot set up for tomorrow. It has been a journey procuring this listing and Annoura Realty Group is ready to roll up our sleeves and get it SOLD! In other exciting news, our $1.89M listing went under contract in less than one week and we made it out of the option period last weekend (while Susan was in the back of that Suburban in Fargo). In addition, our new Tokio Marine tenant moved into his West Houston home on Friday, and we closed out our Montrose and Jersey Village lease homes. Susan brought to market a new listing in the Meyerland area, a 3 bedroom, 2.5 bath home on a 1/3 acre lot with a pool!  Mariko brought to market a new listing in Richmond, a 4 bedrooms, 2.5 bath home inside Lakes of Bella Terra.
