在庫が依然として低下しているため、市場は依然として非常に競争が激しい状況となっています。 私たちの救いは、新しい駐在員に提供できる人気エリアにある 90 戸の住宅の管理していることです。 新しい i-Pro 駐在員の方は、パティソン小学校学区内に位置する物件を借り、新しいカネカの駐在員の方は、クリアレイクにある物件への契約準備中です。先週、新しくダイキン駐在員の橋本さんの物件探しのお手伝いもいたしました。彼はダイキン工業の電気設計部門に所属しており、今回が初めての海外赴任となります。ヒューストンでの新しい生活を開始するに至ってお手伝いできることをとても光栄に思います。 スーザンと真理子は車でウェスト・ケイティにあるMAYEKAWAの新しい工場に訪問し、人事部長で新CEOのトモ・ハシモトにお会いすることができました。 将来的に来日する駐在員さんの支援ができるようになれたらと思います。 三菱商事の新しい駐在員である広木さんは6月中旬に来日予定、バッファロー・バイユー/ダウンタウン近くに位置する新築アパートでの賃貸契約を完了致しました。 6月1日には、カネカのCEOにクリアレイクの美しい新居への入居、ベイラー医科大学の新しい日本人医師もメッドセンター内の人気アパートで賃貸契約をし、SATAKEの新CEO は、ガレリア地区にある当社のお気に入りのアパートメントの 1 つで新生活をスタートさせました。 偶然にも、横浜からのゲストである膳夫婦とは長年の友人です（前回の記事を参照）。 売却面では、スーザンはファーナム・パーク内の邸宅を売却するために日本政府に再雇用されました。 真理子は2戸売却へ携わり。1 戸は1031 Exchange を行う売主にお手伝い、もう１戸は投資用住宅を購入するために買主のお手伝いをしました。弊社は、購入、販売、リースに関してサポートが必要な方を大歓迎します。 不動産に関するサポートが必要な方、または必要な方をご存知の方は是非お気軽に案浦不動産までご連絡ください。

With inventory still tight, we are finding the market still very competitive. Our saving grace is that we have a portfolio of 90 homes located in popular areas that we have been able to offer our new expats. Our new i-Pro client will get the upcoming Penrice home zoned to Pattison Elementary and our new Kaneka client will most likely get the finally vacated Sun Harbor home in Clear Lake. Meanwhile, we welcomed a new Daikin expat Mr. Hashimoto, who came to Houston to house hunt last week. He is in the electrical design department of Daikin and this will be his first foreign assignment. We are so excited for all the new adventures waiting for him! Susan and Mariko made a drive to visit the new Mayekawa location in West Katy, meeting the HR director and the new CEO, Tomo Hashimoto. We are excited about the possibilty of helping their incoming expats in the future! Our newest Mitsubishi Corporation expat, Mr. Hiroki will come in mid June, but we wrapped up his lease at a brand new apartment near Buffalo Bayou/downtown.  And, on June 1, we had the CEO of Kaneka take possession of his beautiful new home in Clear Lake as well as a new Japanese doctor with Baylor College of Medicine start his lease at a popular apartment in the Med Center. Today, the new CEO of Satake kicks off his new life at one of our favorite apartments in the Galleria area. Coincidentally, he is longtime friends with the Kashiwade family, our guests from Yokohama (see previous article). On the sale front, Susan was re-hired by the Government of Japan to sell their mansion inside Farnham Park. Mariko had two sales, one representing a seller doing a 1031 Exchange and one representing a buyer buying an investment home. 案浦不動産グループにとって、とても忙しい5月となりました！ これまでお手伝いしたことのない新しい企業からのお問い合わせも増え、嬉しいばかりです。 物件探しのお手伝い、入居の確認、承認の確認、新居探しに必要事項全てを支援するために全力を尽くしております。 各お客様ごとに異なる希望条件において、新居探しのお手伝いをさせていただいております。現在のトレンドは、ビデオルームであり、お客様が日本にいる状態で、オンラインで申し込み完了させます。 入居可能物件が限られている中、渡米前に条件を満たした物件を確実に確保できるようにする、最善の方法となっております。 今週は東京ガスの新入社員のサポートから始まり、SATAKEの新社長の物件探しのお手伝い、そしてカネカの社長の新居探しのお手伝い、NAINDの新しいインターン、更に7月に到着予定の三菱商事の駐在員さんのお手伝いをしました。 ダイキンからはお引越しご希望のお客様のお手伝いもしました。 真理子は三井からお引越し希望の駐在員家族のお手伝いを担当しました。 今週、新たなダイキン駐在員の方の出張の際に下見ツアー、そして i-Pro社からの駐在員の賃貸物件探しに取り組んでいます。 i-Proは、最近アメリカの企業に買収されたパナソニックの子会社でした。 案浦不動産は、これから駐在員さんたちのお引越しの支援をできることを心から光栄に思います。

Annoura Realty Group has had a super busy May! It’s so exciting that we are more and more getting inquiries from new companies that we have not helped in the past. We give 200% effort to help folks find their homes, settle down, get qualified, whatever help they need. Each person comes to us with a different set of requests and it is our favorite challenge to think of how to help each person. The current trend is to video rooms and have our clients still in Japan, apply online. The inventory is so tight that this is the best way to make sure they can get the best room for the best price before they come. We kicked off the week helping a new Tokyo Gas young man, followed by the new CEO of Satake. We helped the CEO of Kaneka right after that, then a new intern for NAIND, and then a new Mitsubishi Corporation expat who will come in July. Daikin had one expat needing to change housing so we helped his family get a townhome in Memorial. Mitsui had one expat also needing to change housing so Mariko helped handle his house hunting successfully. On the horizons, we have a new Daikin expat coming this week and we are now working on a creative solution for our newest i-Pro client. i-Pro was a subsidiary of Panasonic who was bought out by an American company recently. Annoura Realty is honored to be helping this company and all their expats as well!

4月も終わり、5月に突入しましたが、案浦不動産から新しくいくつかご報告があります！ まず、日本人が所有するガルベストンにある土地をHARni掲載しました。 攻が自らサインを立てに行きました！HAR.com (www.har.com/79870539) から情報をご覧ください！ これに続いて、北岡家族の物件購入のお手伝いも完了！ David Weekleyチームは、条件を満たす完璧な仕事を見せてくれたため、契約は非常にスムーズに進みました。日本領事館には新たに駐在員を迎え、アパート探しのお手伝いも行いました。 文化課を率いるMasatoさん、ジャパンフェスティバルに間に合うようにヒューストンへ無事到着しました！ その間、私たちはダイキンの駐在員家族のお引越しのお手伝い、ヘイワースからスプリング ブランチ学区内に位置するタウンホームに引っ越しのお手伝いをしました。 さらに、三菱商事から新しいアパートへの引っ越しのお手伝いもしました。また、スーザンと真理子は先週、ウォーラー郡経済開発局長のビンス・ヨアカムとの会議に参加しました。 この会議には、Mayekawa Compressor、ダイキン、テキサス州の代表者と、人材紹介会社を設立するためにテキサスに来ることを検討している日本からの潜在的な中小企業の代表者が同席しました。 選択肢はヒューストンかダラスとなりますが、ヒューストンを選ぶことを願っています! 来週は、東京ガスの新駐在員、カネカの新駐在員さん、アイプロの新駐在員さんをお迎えします。 ヒューストンへお引越しを予定している皆様のお手伝いができたらと思います。ヒューストンでの不動産関係でお手伝いが必要な方、または必要な方をご存知の場合は是非ご連絡ください。

As we wrapped up April and headed into May since the last newsletter, several new things have happened at Annoura Realty Group! First and foremost, we listed a new piece of land in Galveston for a seller in Japan. Koh went down and put the sign out and the listing is up on HAR.com (www.har.com/79870539). Following this, the super sweet Kitaoka family closed on their brand new home! The team at David Weekley did a fantastic job of following up with all promises and the closing went very smoothly. MOFA welcomed a new Vice Consul to the Japanese Consulate and apartment hunting was a success. Mr. Masato will head up the Cultural Section and arrived just in time for the Japan Festival! Meanwhile, we had a Daikin family change homes, leaving the Hayworth and moving over to a townhome zoned to Spring Branch ISD. We also had our VP of Strategy at Mitsubishi Corporation move in to his new apartment, a quick commute to his downtown office. On an exciting note, Susan and Mariko were able to participate in a meeting with the Waller County Economic Development director, Vince Yoakum last week. Sitting in on the meeting was representatives from Mayekawa Compressor, Daikin, the state of Texas, and a potential small business from Japan who is considering coming to Texas to set up a recruiting company. His choices are Houston or Dallas and we sure hope he chooses Houston! Next week, we welcome a newcomer from Tokyo Gas, a new member of Kaneka, and newcomer from I-Pro. We welcome all newcomers to Houston and would love to help with their house hunting.  If you know someone coming to Houston, please let us know so our team can help!

4月も終わりに近づき、日本人駐在員の転勤​​ラッシュは落ち着いてきました。過去 2週間で、 6家族のお手伝いをさせていただきました。三菱商事の新しいクライアントはハーマン パークの近くの素晴らしい場所を選択し、ダイキンからの4人はガレリア、メモリアル、ケイティ エリアを選択しました。そしてスーザンは、伊藤忠からの新しい駐在員さんのお手伝いできたことにとても興奮していました（上別府さん、ヒューストンへようこそ！）。一方、クラレ社Timは、先週月曜日にハイツにある自宅の売却を無事終え、3.5年で 33%の値上がりという驚くべき結果となりました (ティム、おめでとう)! クリアレイクにある平屋の賃貸物件の契約完了、攻の友人である小田さんはベイエリアのコンドミニアムとガルベストンの土地を市場に出すことにしました。シカゴ空港から（バッファローへの乗り継ぎ中に）コンドミニアムを市場に出し、トロント旅行の3日目には最初のオファーを受信しました！物件購入希望者であるタラとレオは、新しい家を購入するための検索中です (信じられないことに、 2度連続でのオファー承認ならず…)。パナソニック社からは初めての物件購入のお手伝いの最中で、今週の木曜日にデビッド ウィークリーが建設した新築の成約となります! 不動産市場は依然として非常に好調であり、金利がわずかに低下した今、再び購入を検討するのに良い時期かもしれません。現在および過去すべてのお客様、および知人に案浦不動産を紹介、ご利用いただき、誠にありがとうございます。賃貸、購入、売却、投資など、お考えの際、またはお考えの方をご存知の際はいつでもお手伝いさせていただきますので、お気軽にご連絡ください。

The rush for Japanese expat relocation is slowing down, now that we are nearing the end of April. In the past two weeks, we helped settle another six families! Our new Mitsubishi Corporation client chose a great spot near Hermann Park, while four Daikin expats opted for the Galleria, Memorial, and Katy area. Susan was excited to help a new expat from Itochu (welcome Kamibeppu san!). Meanwhile, Tim of Kuraray successfully closed on his home in the Heights last Monday, seeing an incredible 33% price appreciation in 3.5 years (Congratulations, Tim)! Our Indian Autumn lease listing in Clear Lake finally found a solid tenant, and Koh’s friend Oda san, decided to put his Bay Area condo on the market, as well as a piece of land in Galveston. We put the condo on the market from the Chicago Airport (while on a layover to Buffalo) and by the time we were on day 3 of our Toronto trip, we had our first offer! Buyers Tara and Leo continue their search to buy a new home (unbelievably we were outbid for a second time) and our first time Panasonic homebuyers will close on their brand new David Weekley this coming Thursday! The real estate market still feels very strong and now that interest rates have ticked down slightly, it may be a good time to think about buying again. A big thank you to all our current and past clients and for letting all your friends know about Annoura Realty! さて… 忙しい3月も終わりました! 前回のニュースレター以降、Friendswoodの新築物件の制約が完了し、保険の問題があったサンプターの家も、ついに家とガレージに新しい屋根が張り替えられ、無事に攻の自転車仲間の方の物件獲得となりました！その 2日後、カリフォルニアに住むKippersの所有者であるお友達の投資家は、制約を成功いたしました。 ちょうどいいタイミングでの成約となり、成約後オランダへ旅行へいきました! Independence Title の Brittany Ramos、ありがとう！ブロークン アローを含め、ダラスからの売主とシンガポールの売主、2件リモート オンライン公証人による成約と、モバイル公証人による成約を無事終えることができました。 これらの販売に加えて、賃貸も忙しかったです！ 竹原医師をテキサス メディカル センターに新たに迎え、ヤツイ氏をケイティの一軒家、そして2人の新しくダイキンからの駐在員さんのアパート探しのお手伝いをしました。更にリピーターのクライアント3 名の引っ越しを手伝い、新規のお客様には伊藤忠商事 + 三菱商事の外国人駐在員さんのお手伝いを控えています。案浦チームは、特に藤田　真理子と蛭子　稔は、多くの駐在員さんの方のヒューストンでの暮らしがより良いものになるよう心がけてお手伝いしています。また、攻と真理子は、85軒以上物件管理を行い、日々投資家の方と住人の方のケアをし、管理面のお手伝いも行なっています。 案浦不動産は、皆様の支援と信頼にとても感謝しています。ヒューストンにお引っ越し、リースまたは物権購入を考えている方、そして家の売却または賃貸のお手伝いが必要な方をご存知の方は是非、案浦不動産までご紹介ください!

Well…we made it out of March and wow, was it busy! Since the last newsletter, the new build in Friendswood was completed and that sale closed. The home on Sumpter that we battled insurance over finally got its new roof on the house AND garage so we were able to complete that sale and get keys for Koh’s cycling friends. Two days after that, the investment home on Kippers closed for our seller friends in California. They were able to cash out and go on their trip to the Netherlands just in time! All three closings happened days before we closed Broken Arrow, the home in 77024 we helped get to closing with one seller in Dallas and one seller in Singapore.  Many thanks to Independence Title, Brittany Ramos, who made TWO Remote Online Notary closings happen and one mobile notary closing happen. Three out of the four we represented the seller. One out of the four, we represented the buyer. In addition to these sales, we were also busy with leases! We welcomed Dr. Takehara to the Texas Medical Center, Mr. Yatsui to a home in Katy, and found new apartments for two new Daikin expats. Up next will be helping three repeat clients change houses and we will help a newcomer Itochu + a newcomer Mitsubishi Corporation expat in the coming days. Good work to Team Annoura, especially Mariko Fujita and Mik Ebisu who are helping out and making a big difference in many people’s lives. Koh and Mariko are both helping with the property management side of the company so that our investors and tenants of 85+ properties are always taken care of.
