    この度、三菱重工コンプレッサーの新CEOである豊田様と奥様を歓迎いたします！お住まい探しの際、少し時間が空いたのでロデオに足を運びました。馬術アリーナ、フードコート、ワインガーデン、NRGセンター内の動物たち、そしてもちろんインターナショナルラウンジをご案内し、とても楽しいひとときを過ごしました。その数日後、豊田様と再度お住まい探しを行い、お二人のお気に入りのお住まいを見つけることができました。また、スーザンと真理子の商業リスティングは先週市場に出ました。現在、CommGateやLoopnetで物件をマーケティング中で、専用のウェブサイトもございます。https://media.tkimages.com/1717-Tidwell-Rd　さらに、攻はClear Lakeで、最新のNAIND在米駐在員である中田様に住宅をご案内し、一方、真理子は日本領事館で勤務される新たな方にアパートをご紹介しました。また、鹿児島や大阪から、ヒューストンでウナギ屋を開く可能性についてお話を伺う方もいらっしゃいました。本当に実現すれば、非常にエキサイティングな展開となるでしょう！販売面では、Laughing Gullのリスティングにおいて、購入者がローンの締切に間に合わなかったため、クロージングが1週間延期となりました。現在、La MarqueやRoyal Oaksでの新たなリスティングも検討中ですので、進捗があり次第お知らせいたします。そして、今後はダイキンやKDDIからの新規のお客様とのお取引を心待ちにしております！

    In Annoura Realty news, we welcome the new CEO of Mitsubishi Heavy Industries Compressor, Mr. Toyota and his wife. While house hunting with Mrs. Toyota, we found a small window of time and went to the rodeo! It was so fun showing her the horse arena, food court, wine garden, the animals inside NRG Center, and of course the international lounge. We continued the house hunting with Mr. Toyota a few days later and picked out their favorite home! Susan and Mariko’s commercial listing hit the market last week and we are marketing the property on CommGate and Loopnet. The property also has its own website: https://media.tkimages.com/1717-Tidwell-Rd.  Koh showed homes to our newest NAIND expat, Mr. Nakata, in Clear Lake while Mariko showed apartments to our newest expat who will be working at the Japanese Consulate. We also had a couple of people from Kagoshima and Osaka come to talk to us about possibly open an eel shop in Houston! Will be exciting if they really come! On the sale front, we hit a delay on our Laughing Gull listing when the buyer couldn’t make the deadline for getting their loan. That closing will delay one week. We are working on possible listings in La Marque and Royal Oaks and will keep you posted! On the forefront we look forward to working with newcomers from Daikin and KDDI!

    We’ve had a good two weeks of sales and listings at Annoura Realty Group.  One sale we represented a Japanese investor out of California who sold his Texas Medical Center condo to a cash buyer. The second sale we represented a Japanese investor in Japan, who sold one of his single family homes. This investor bought this home 5 years ago for the appreciated depreciation tax benefits, but also did extremely well by leasing the home the entire time he held it. On the exit, he made a sizeable gain, making this a win-win-win situation for him! Annoura Realty was pleased to represent him on the purchase, on all the leases, for the property management side of things, and then on the sale. Thank you for your trust, Mr. Watarai, and congratulations! On the listing side of things, we picked up a lease listing in Bay Knoll with the owner being the owner of the day care that our boys used to attend 15 years ago! We also finally finished the remodel of a beautiful home in Bay Pointe and was able to stage it and bring it to market last week. On the expat relocation side of things, we helped our new expat with the Japanese Consulate move into his Upper Kirby apartment. We also helped our new JAPEX/JOGMEC clients get settled into their place. Mik helped one of our past Daikin clients change homes, while Susan helped one of our past Daikin client negotiate their current lease and stay at their existing home. On the horizon, we have two more Daikin employees to help, a new Kuraray expat, and one Japanese researcher coming to work at Houston Methodist hospital.     Top news for Annoura Realty Group is a new commercial listing! Thanks to a referral from a Houston lawyer, we are bringing to market a property near the northeast corner of the Hardy Toll Rd and Tidwell. In total the property has one large newer warehouse with multiple overhead cranes, an older warehouse (also with overhead cranes), and an office building with several office and conference rooms. We will be dedicating some extra time, effort, and resources into marketing this $5.1M listing in the coming days and weeks. While on the topic of commercial real estate, Mariko took a meeting with Tsuji Sangyou while Susan took a meeting with Daiwa House last week. We were also approached by another large Japanese real estate company based in Japan for some possible projects with short term housing in Houston. Exciting! On the residential side of things, we are leading into the peak transition time for expats, where many go home and many newcomers arrive. Our board is filling up with new companies such as JAPEX, JOGMEC, and RENOVA as well as our favorites from DAIKIN, MOFA, and Baylor College of Medicine. On the sale front, one of our all star investors in Japan sold his fifth rental home last week. He’s down to one more, that Annoura Realty will help get ready for the market as soon as the tenant’s lease ends in March. We have two closings coming up on March 4 and a new listing coming soon in Clear Lake for sale. It is a 3 bedroom home, fully remodeled home that one of our Japanese investors is selling. Speaking of upcoming listings, we have a lease listing coming up in Bay Knoll and a beautifully remodeled home in Royal Oaks coming soon.     この2週間、案浦不動産はとても忙しい日々を過ごしています。まず、Ponderosa Forestの管理を移行し、売却を希望するオーナー様のみを引き続きサポートする形にしました。その結果、4名のオーナーが残り、7戸を売却用、1戸を賃貸用としてリストアップしました。もし、まとめてコンドミニアムを購入したい投資家の方がいれば、ぜひお知らせください！すべての物件はHAR.comのコンドミニアムカテゴリーに掲載されています。Ponderosa Forest関連の話題として、先週はさらに2戸の賃貸契約が成立し、現在販売中のユニットはすべて満室となりました（ユニット16を除く）。目標は、投資家にまとめて購入してもらうことです。駐在員向けのサポートも順調に進んでいます。真理子はINPEXのクライアントの契約を無事に完了し、ミックもBrooknollの売却を成功させました。Laughing GullとValenciaはオプション期間を終了し、3月3日のクロージングを予定しています。Lumberdaleもオプション期間を終え、最終ローン審査の承認待ちの段階に入りました。Lumberdaleのクロージングは2月14日（バレンタインデー）に予定されています。今後の予定として、スーザンは日本総領事館の新規駐在員2名、ダイキンの駐在員3名、そしてJAPEXの新規クライアント1名のサポートを開始します。また、鹿児島のウナギ会社がヒューストンでウナギ専門店を開業する可能性について相談中とのことで、今後の展開が楽しみです。詳細は今後のアップデートをお待ちください！

    2月1日、アジア系アメリカ人不動産協会（Asian American Real Estate Association）の旧正月パーティーがOceans Palaceで開催されました。何百人もの人々が集まり、新年度の役員就任を祝福しました。今年の会長を務めるのはStayce Nguyen氏。もちろん、案浦チームも参加しました！恭喜发财！(Gong Xi Fa Cai!)

    Annoura Realty has had a pretty busy two weeks! We started moving management of the Ponderosa Forest units out of care and kept all owners who wanted to sell.  Four owners stayed and we listed 7 units for sale and one for lease. Anyone looking for a bulk condo sale, please let us know! All units are listed on HAR.com under the condo category. Speakng of Ponderosa Forest, we did lease out two more units this past week, making all units for sale fully occupied, besides unit 16. Targeting an investor to buy them all in bulk! On the expat front, Mariko successfully closed her INPEX client and Mik successfully closed his Brooknoll sale. Laughing Gull and Valencia moved out of their option period and are both targeting a March 3 close date. Lumberdale moved out of option period and is cruising towards final underwriting approval. We are targeting a Feb 14 Valentine’s Day closing for that deal. On the horizon, Susan will be working with two new expats from the Japanese Consulate, three new Daikin expats, and one new client from JAPEX. She is also in talks with an eel company from Kagoshima who is contemplating opening up an eel restaurant in Houston! Details to follow!

    Feb 1 the Asian American Real Estate Association held their Chinese New Year Party at Oceans Palace. Hundreds of people were there to celebrate the incoming board of directors led by Stayce Nguyen. Team Annoura was on hand as well! Gong Xi Fa Cui!

    It’s a happy new year at Annoura Realty! We kicked off the year running around town thanking past clients and friends for their referrals. Whether Nippon Chemical Texas or JAXA or Nippon Pillar or Clear Lake Dermatology, we thank each of our friends for referring new business to our company! It is people like you that help our company grow and with your word of mouth marketing, referrals, and Google reviews. Thank you! We will continue our KANSHA CAMPAIGN in 2025 so if you know anyone moving to Houston, please don’t hesitate to contact us! We have an exciting January filled with new listings. Our furnished townhome in Clear Lake is on the market now and would be a perfect place for a new executive. Unit 1 of our 6 plex in Montrose will be undergoing a bathroom remodel and then will be hitting the market later this month. Laughing Gull in League City finally got its WPI8 windstorm certificate for its roof and hit the market on Jan 10. Meanwhile, one of our tenants decided to buy the home they were living in, so we put Lumberdale under contract last week as well. Midfield Glen is in its last week before closing. The appraisal came in safely and closing is slated for January 17. Brooknoll has its appraisal pending but made it out of the option period after we had to schedule a re-inspect due to the water not being on as ordered. On the leasing front, we welcomed our new KAO Corporation expat Mr. Tanaka last week. He will be doing a study at Rice University and we wish him all the best. We also have a two new referrals coming to the Medical Center that we will be working on this week. As we transition out of management at Ponderosa Forest this month, we are working hard with our investor owners who will either sell their units or move to another management company. I feel another six listings coming to us as half the owners will be electing to sell!
