    案浦不動産ニュースより、嬉しいご報告です！このたび、商業物件のリスティングが無事に契約となりました。Tidwell にある大型倉庫2棟とオフィスビルからなる物件で、リスティング価格は $4.8M。カリフォルニアからの買主様（買主代理あり）が見つかり、現在はフィージビリティスタディ（調査期間）に入っています。別のニュースでは、親しい友人のヒロコさんが West Katy で理想のご自宅を見つけ、スーザンが有利な条件交渉を行い、無事に契約・インスペクション期間もクリアしました。賃貸のニュースでは、新しくいらした 三井様のクライアントにぴったりのアパートを見つけることができました。ヒューストン市内の高層アパートを数多く内覧した結果、ループ内にある新築物件に決定しました。また、スーザンの日本人ドクターのお客様も、メディカルセンター周辺のお気に入りのアパートを選ばれ、先週無事に承認となりました。國近先生（Dr. Kunichika）をヒューストンにお迎えできることを、私たちも楽しみにしています！ さらに、真理子は数か月にわたって進めていた商業リースを先週無事に成約しました。この案件は、長年お付き合いのある過去のお客様からのご紹介によるものです。そしてそのご縁で、過去のお客様の Tareek さんがヒューストンを訪問され、再会することができました。恒例となっている、大好きなレンダー Laura Haine さんのクリスマスパーティーにもご一緒し、さらに ガルベストンのシーウォールや歴史あるストランド通りもご案内しました。今後の予定としては、Kobelco から2社、Horiba から1社と、ヒューストン進出の可能性がある新しい企業様のお話も控えています。これからも日本企業とのご縁をさらに広げていけることを、とても楽しみにしています。この場をお借りして、いつも温かいご紹介をくださる皆さまに心より感謝申し上げます。ヒューストンに来られる新しい方・企業様をご存じの方、アパートから戸建てへのお引越しをお考えの方、またはヒューストンでの投資をご検討中の方がいらっしゃいましたら、ぜひご紹介ください。ご紹介いただいた方には、ささやかなギフトをご用意しておりますので、ぜひ案浦不動産までお知らせください！

    In Annoura Realty News, we are super excited to announce that we got our commercial listing under contract! This is the property on Tidwell with two large warehouses and an office building, listed at $4.8M. We found a represented buyer out of California who is now doing their feasibility study. In other news, our good friend Hiroko found her favorite home in West Katy and Susan was able to negotiate favorable terms to get it under contract, and get it through the inspection period. In leasing news, we found the perfect apartment for our new Mitsui client. We checked many Houston highrises and finally decided on a brand new building inside the loop. Susan’s Japanese doctor client chose his favorite Medical Center apartment and was approved last week. We are excited to welcome Dr. Kunichika to Houston soon! Mariko closed on a commercial lease last week, one that she had been working on for several months. The lead came from one of her loyal past clients. And speaking of a past client, Tareek came to Houston for a visit and we were able to meet up with him and take him to our beloved lender Laura Haine’s home for her annual Christmas party. Susan and Mariko also took this opportunity to bring him to visit Galveston’s seawall and the historical Strand street! On the horizon, two possible newcomers from Kobelco and one newcomer from Horiba. We are super excited to expand our reach to new Japanese companies and want to take this opportunity to remind all of our readers how much we appreciate your referrals!     スーザンが日本に滞在している間、真理子が複数の賃貸契約を無事にクロージング。そしてスーザンは、日本でヒューストンへの投資を検討している潜在的なクライアントたちと面会しました。そのひとつは、大阪にある和牛ローストビーフの加工会社。信じられないほど美味しい和牛を作っている会社で、ぜひヒューストンに来てほしいと願っています！もうひとつは高級ブランドバッグのリセールショップ「Brand Street」（Instagramもぜひチェック！）。5月にもヒューストンに視察に来ており、8月にも再訪予定で、オフィススペースを探す予定です。スーザンは浅草にある彼らの本社を訪問し、ルイ・ヴィトンやシャネルなどの本物のブランドバッグがずらりと並ぶ圧巻の在庫に感動しました。スカイツリーと隅田川を見渡せるオフィスは、まさに息をのむほどの美しさ！Brand Street がヒューストンに拠点を構える日が来るかもしれないと思うと、案浦不動産も大興奮です。また、日本触媒の新しいインターン、夏帆さんがついにお気に入りの部屋を見つけ、先週引っ越し完了。今月は、家族が日本へ帰任したため家からアパートへと住み替える、Tokio Marine のリピートクライアントも入居予定。再び声をかけてもらえたことが本当に嬉しく、2回目の引っ越し祝いには何を贈ろうかと考えています。売買では、スーザンが日本の投資家のリピートクライアントのために、Bay Glen の一軒家を契約中。現在点検期間を進めており、あと少しで完了です。うまくいけば、この投資家にとってヒューストンで3軒目の投資物件になります。

    In Annoura Realty News, a lot of the action happened behind the scenes this past two weeks. Mariko helped close several leases while Susan was in Japan, while Susan visited many potential Japanese clients who are interested in possibly buying property in Houston. One is a meat processing company in Osaka who makes an incredible WAGYU roast beef. Oh, we would LOVE to see that company come to Houston! Another is the luxury bag resale shop, Brand Street (check out their Instagram page!), who came for a visit in May and will come again in August to look for office space. Susan visited their headquarters in Asakusa and was mesmerized by the incredible stock they hold. They are a predominantly B2B wholesaler for authentic luxury bags such as Louis Vuitton and Chanel. Their office overlooks the SkyTree and the Sumida River and is absolutely stunning! Annoura Realty is super excited about the possibility of Brand Street opening a Houston branch! Congratulations to Nippon Shokubai’s newest intern, Natsuho. She found her favorite unit and moved in last week. Also on the docket to move in this month is a repeat client with Tokio Marine, downsizing to an apartment from a house after his family returned back to Japan. Super excited he reached back out to us and will be thinking about something special to give him for his second move in gift! In sales news, Susan got a Bay Glen home under contract for one of her repeat investors in Japan. We are working through the inspection period now and almost there. If things work out, this will be his third investment home in Houston!

    どこからご報告すればよいか分からないほど、案浦不動産ではこの2週間、非常に忙しい日々が続いております！真理子は、以前のお客様の複数の一戸建て物件のリスティング準備に奔走中です。また、カネカ様や紅忠様の駐在員の皆様のために、複数の難しい賃貸契約の交渉にも成功いたしました。売買面では、真理子とスーザンが日本にお住まいの売主様を代表し、エメラルドレイクの物件を無事に売却いたしました。リスティングからマーケティング、そして積極的な交渉まで、一貫して対応し、売主様にとって素晴らしい結果となりました。また、丈が帰省していたこともあり、先週末にはロイヤルオークスの新規物件でのオープンハウスを、スーザンと一緒に開催しました。親子で働けることは、母としても大きな喜びです！オープンハウスは大成功で、なんと3件のオファーをいただき、現在は契約中、オプション期間の終了を目指して進行中です。さらに、スーザンのニューヨーク在住のお客様の住宅購入も先週金曜日に無事クロージングを迎えました。最終内覧にはスーザンが立ち会い、数十枚の写真とビデオを撮影して、お客様にご報告しました。お引渡し後は数日間のリースバック期間を経て、実際のご入居は7月を予定されています。その他のニュースとしては、クラレ様の駐在員の方が、職場のすぐ裏にある新居にお引越しされました。また、日本領事館から新たに赴任された駐在員の方の住まい探しも、スーザンが担当させていただきました。書類関係やライフラインの手続きも順調に進んでおり、5日間のスピード引っ越しを目指しています。いつもながら、案浦不動産をご信頼くださっているすべてのお客様に、心より感謝申し上げます。そして、もし以前のお客様で、ヒューストンにお引越し予定のご友人や同僚がいらっしゃいましたら、ぜひご紹介ください！案浦不動産では常に「感謝キャンペーン」を実施しており、ご紹介いただいたお礼として、特別なプレゼントをお送りしております。ご紹介の際は、ぜひご本人様にも「○○様からの紹介です」とお伝えいただけますと幸いです！

    Where to start!? It’s been a very busy past two weeks at Annoura Realty Group. Mariko is busy working for a past client list several of his single family homes. She also successfully negotiated several difficult leases for expats from Kaneka and Benichu. On the sale front, she and Susan successfully closed Emerald Lake, representing the seller in Japan. From start to finish, they listed, marketed, and aggressively negotiated for an amazing outcome for the seller. With Joe home, Susan took him to hold an open house for her new listing in Royal Oaks last weekend. I have to say it makes a mom happy to work with her kids! The open house was a success and ended with three offers on the house! We are now under contract and making our way out of the option period. Susan’s New York buyer successfully closed on her house last Friday. Susan helped the buyer do her final walk through, taking dozens of videos and pictures on her behalf. The buyer will take possession after a short lease back and will actually move to Houston in July. In other news, our Kuraray expat moved into his new home, just behind his workplace in Clear Lake. Susan also helped the newest expat from the Japanese Consulate find their new home. We will hopefully wrap up all their paperwork and utilities for a quick 5 day turnaround move in.

    ここ数週間、案浦不動産はとてもとても忙しい日々を過ごしています！まず、スーザンはPasonaに新たに赴任されるヒロキさんのサポートを担当し、無事に住まい探しを完了しました。稔くんはKDDIの新しい駐在員　田澤さんのご入居をお手伝いしました。また、スーザンはカネカの新CEO・七條様のご案内を行い、Clear Lakeを望む素晴らしい物件をご紹介しました。そして、真理子はカネカの別の駐在員様のために、条件にぴったりの物件を交渉のうえ契約まで導きました。現在スーザンは、クラレの新任駐在員・太田様のために理想的な物件の交渉を進めています。売買の面でも動きがあり、住友の新規のお客様がKatyエリアの美しくリノベーションされた住宅の購入契約を締結。さらに、スーザンと真理子が担当していたEmerald Lakeの売却案件も、59日目で無事に買主と契約成立しました。無事にクロージングできますように！そしてもうすぐ、泰の高校の女子レスリングコーチであるミカエラさんと婚約者ファウスティーノさんが初めてのマイホームを購入予定で、あと2日でクロージングを迎えます！こちらもとても楽しみです。さらに嬉しいニュースとして、東京の企業「Brand Street Tokyo」とのお仕事もスタート。将来的にヒューストンに新店舗を開設する可能性もあり、アメリカ中でもアクセスの良いヒューストンを候補地に検討中です。スーザンはこのユニークな企業の方々と数日間行動を共にし、ライブオークションの世界や商品の背景、ビジネスモデルについて深く学ぶ機会がありました。本当に案浦不動産には、退屈な瞬間が一つもありません！今後も、在ヒューストン日本国総領事館の新任者様やJAXAの新駐在員様など、新たな日本からの赴任者のサポートを予定しております。ヒューストンに移住される方がいらっしゃれば、ぜひご紹介ください。ご紹介いただいた方には、ささやかな感謝のギフトをご用意しております！皆さまのご支援に心より感謝申し上げます。

    The past couple of weeks has been super, super busy at Annoura Realty! Most recently, Susan helped a newcomer, Hiroki, who will start his new job at Pasona. Mik moved in our new KDDI client, Mr. Tazawa. Susan toured the new Kaneka CEO Mr. Shichijo and found a great unit for him overlooking Clear Lake.  Mariko was successful in negotiating a great lease for another Kaneka expat Mr. , and Susan is in the middle of negotiating a perfect home for her new Kuraray expat, Mr. Ota. On the sale front, our new Sumitomo client went under contract for a beautifully updated home in the Katy area and after 59 days, Susan and Mariko got our Emerald Lake sale listing under contract. Fingers crossed for a smooth transaction! Ty’s CLHS girls wrestling coach, Mikayla and her fiance Faustino is scheduled to close on their first home in two days, which is also super exciting! In other cool news, we are working with a company out of Tokyo called Brand Street Tokyo, who will hopefully open up a branch of their shop here in Houston, the perfect central location in the United States. Susan spent a few days with this fascinating duo, learning all about their business model, products, and the world of live auctions. It’s never a dull moment at Annoura Realty Group! On the horizon, we see a newcomer for the Japanese Consulate and a newcomer for JAXA.
