    AnnouraRealtyから、とても嬉しいニュースです。先週、弊社としてこれまででも最大級となる取引の一つを無事に成約することができました。今回は日系企業の現地法人様による、倉庫2棟およびオフィスビル1棟の売却をお手伝いさせていただきました。案浦不動産にとって、過去1年にわたり現地CEOの方ならびにスタッフの皆様とご一緒し、安全かつ力強くクロージングまで進めることができましたことを大変光栄に思っております。売買案件ではそのほかにも、スーザンが泰の高校時代のレスリング仲間のご家族のお住まい探しをお手伝いし、お気に入りのウォーターフロント物件を見つけていただくことができました。現在、DavidさんとLaceyさんの案件は無事に契約下に入り、この原稿執筆時点ではインスペクションが行われています。また、LarryさんとCindy C.さんは月曜日に新築住宅のbuilderorientationに参加され、建築マネージャーとの確認も行いました。こちらの物件は以前モデルホームとして使用されていたこともあり、すでにほぼ完璧な仕上がりで、ブルーテープウォークもとても短時間で済みました。ビルダーのK.Hovnanian社、そして担当セールスのShelbyさんにも心より感謝申し上げます。さらに売買関連では、スーザンと真理子が日系投資家のお客様によるClearLake・BayGlenの投資用住宅の売却をお手伝いしており、明日のクロージングを目標に順調に進んでおります。加えて、いつもお世話になっているお気に入りのHVACベンダー様のご売却案件では、Marioさんのウォーターフロント・コンドミニアムも今後数週間以内のクロージングに向けて予定どおり進行中です。賃貸案件につきましても、SusanとMarikoは現在、Hitachi、ClassNK、Marubeni、DaiwaEnergy、Itochu、Kobelcoからヒューストンへ来られる皆様のお手伝いで大忙しです。一方で稔は、ANAからお越しのお客様にぴったりのお部屋を見つけることができました。また、Daikinの駐在員のお客様お二人も、無事にお部屋の申込みが承認され、現在は入居日を待っていらっしゃいます。3月は毎年、駐在の方々の赴任・帰任が重なるため、特に忙しい時期となります。そして「赴任」といえば、先週はNipponChemical（ENEOS）の秋山社長をお見送りいたしました。秋山様は東京へ戻られ、今後は日本でお仕事を続けられます。こちらをお読みの皆様のまわりで、ヒューストンへのご転居予定の方がいらっしゃいましたら、ぜひ案浦不動産をご紹介ください！案浦チーム一同、いつでも喜んでお手伝いさせていただきます。

    In extremely exciting Annoura Realty news, we closed one of our largest transactions to date last week! We represented a Japanese subsidiary in the sale of two or their warehouses and one office building. It was such an honor for AnnouraRealty to work with the local CEO and staff over the past ONE YEAR to get them safely and strongly to the closing table. In other sale news, Susan helped one of Ty’s high school wrestling friend’s family find their favorite waterfront home. We are now under contract for David and Lacey, with the inspections taking place at the time of this writing. Meanwhile, Larry and Cindy C. met with their construction manager for their builder orientation on Monday with a very short blue tape walk because the house, which used to be a model home, was almost already perfect! A friendly thank you to the builder, K.Hovnanian and our salesperson, Shelby! In other sales news, Susan and Mariko are representing a Japanese investor in the sale of his Clear Lake investment house in Bay Glen with a targeted close date of tomorrow 🙂 And, representing our favorite HVAC vendor as a seller, Mario is still on track to close on his waterfront condo in the coming weeks. On the lease front, Susan and Mariko are super busy to help several newcomers from Hitachi, Class NK, Marubeni, Daiwa Energy, Itochu, and Kobelco, while Mik has found the perfect unit for our client from ANA. Two Daikin expats are waiting for their move in dates, after successfully applying for their units. March is always exceptionally busy because of all the expats coming and going. And speaking of going, we bid farewell to the Nippon Chemical (ENEOS) CEO last week, Mr. Akiyama. He headed back to Tokyo to continue his job there.     案浦不動産ニュースです。スーザンと真理子はTidwellにある大型倉庫の売却に引き続き取り組んでいます。買主より再度延長の要請があり、フィージビリティ期間の新たな期限は今週金曜日27日となりました。巧みに交渉し、万が一買主が契約を解除した場合でも、買主の手付金のうち$50,000が売主へ支払われるよう合意しました。つまり、買主を失った場合でも売主には実質$50,000が保証される形となります。もちろん目標は、次回のニュースレターで無事にクロージングの良いご報告をお届けすることです！賃貸関連では、クラレの名倉様が新居の申込、契約書類、公共料金の手続きをすべて完了され、3月初旬にご入居予定です。堀場の山本様も本日クリアレイクの新居へ無事ご入居されました。國近先生は先週日本から到着され、真理子と合流し、初日のために会社のエアマットレスをお貸ししました。スーザンは現在も神戸製鋼所からの駐在員2名をサポート中で、真理子は丸紅、ダイキン、日立、大同特殊鋼からの新規駐在員様のサポートを行っています。さらに三菱商事から2名の駐在員様（YAYYYYY!）のご相談があり、稔はANAからの新規駐在員様を担当しています。多くの日本人ご家族のヒューストンへのご移動をお手伝いできることに、心より感謝し、わくわくしております！現在も紹介プログラムを実施中ですので、ヒューストンへご転居予定の方をご存じでしたら是非、案浦不動産までご連絡ください！

    In Annoura Realty News, Susan and Mariko continue their journey to sell the big warehouse off Tidwell. The buyers came back with another extension request so the new deadline for their feasibility study is this Friday the 27th. Cleverly, Susan negotiated for $50,000 of the buyer’s earnest money to be released to the seller in the event the buyer decides to terminate, essentially guaranteeing the seller $50,000 in the event we lose the buyer. The goal and hope is of course to bring good news of a closing in our next newsletter! In leasing news, Mr. Nagura of Kuraray finally finished up his application, lease paperwork, and utilities for his new home and will be moving in in early March. Mr. Yamamoto of Horiba also got all settled and moved in today into his new Clear Lake home. Dr. Kunichika flew in from Japan last week and met up with Mariko, who loaned him a company air mattress for his night #1.  Susan is still working with the two expats from Kobelco and Mariko is helping Susan with new expats from Marubeni, Daikin, Hitachi, and Daido Steel. On the radar now is two expats from Mitsubishi Corporation (YAYYYYY!) and Mik is working with a new expat from ANA. We are so blessed and excited to be able to help so many Japanese families move to Houston.     案浦不動産ニュースです！現在ヒューストンへ赴任予定の約15名ほどの方々から新たにご連絡をいただいており、毎日アパートや戸建てのご案内で走り回る忙しい日々を過ごしています。真理子は新しく赴任されるドクターの方と日立からの駐在員様を担当しています。スーザンはKobelcoの駐在員様2組、Daikin、Kuraray、Horibaからそれぞれ1組ずつの駐在員様をご案内中です。さらに今後、三菱商事、Daiway Energy、丸紅、そして過去のお客様からのご紹介の方々も続々と控えております。賃貸仲介だけでなく売買も弊社の大切な業務の一つです。先週はスーザンがフロリダからヒューストンへ6時間だけ家探しのために来られたLeonard Smith様ご夫妻（Reikoさん）をご案内し、いくつか内覧した中から1件にオファーを入れ、現在は契約中でオプション期間を進めているところです。さらに新たに2組の購入希望のお客様もいらっしゃいます。1組は元Dianalの元テナントであるLarryさんとCindyさん、もう1組は先日弘子さんとレイクフロント物件をご購入され、2026年最初の売買成約となったTimさんの妹様です。現在販売中の物件はリッチモンドの戸建て（www.har.com/28557846）とクリアレイクの物件（www.har.com/83029112）、賃貸ではWestchaseのコンドミニアム（www.har.com/33192059）がございます。また、近日中にクリアレイクのウォーターフロントコンドミニアムも新規掲載予定です。

    Annoura Realty is busy! With about 15 new people on their way to Houston reaching out to us, we are excited to be running around all day everyday looking at apartments and homes with them. Mariko is working with a new doctor as well as a new expat from Hitachi.  Susan is working with two new Kobelco expats, one Daikin expat, one Kuraray expat, and one Horiba expat. Still comig soon are folks from Mitsubishi Corporation, Daiway Energy, Marubeni, and several referral clients of some of our past clients! While leasing is only one part our business, sales is the other. Last week Susan met Leonard Smith and his wife Reiko san, who flew in to Houston from Florida to house hunt for 6 hours! We looked at several choices and picked one to put in an offer for. We are currently under contract and trying to make it through the option period. We have two new buyers on the horizon as well. One is a prior tenant from the ex-Dianal Japanese company, Larry and Cindy, and one is the sister of Tim, who just closed on his lake front home with Hiroko san, which by the way was our first sales closing of 2026! For sale we have a beautiful listing in Richmond (www.har.com/28557846) and one in Clear Lake (www.har.com/83029112). For lease, we have a condo in Westchase listed (www.har.com/33192059). And coming soon, we will be listing a waterfront condo on Clear Lake!

    案浦不動産では、少しずつ忙しさが増してきています。スーザンはKurarayの新しい駐在員である名倉様とお会いし、Clear Lakeエリアで複数の物件を内覧しました。また、Kobelcoの新しい駐在員、鎌田様の物件案内も行いました。一方、市内では、リファラルのお客様である戸田様ご夫妻が先週、新居へ無事お引越しされました。ヒューストンでの新しい生活のスタートを、スタッフ一同とても嬉しく思っており、心より応援しています。今週は、Daikinの新しい駐在員様の内覧ツアーに加え、フロリダから日帰りでヒューストン入りされる新規バイヤー様の物件案内も予定しています。また、今週クロージング予定なのは、私たちにとっても特別な存在である元JBAHスタッフの小林様です。スーザンとTimが水曜日のクロージング書類対応を進めており、明日の最終ウォークスルーがスムーズに進むことを願っています。商業物件の契約については現在デューデリジェンス期間中で、今週末までに買主から何らかの連絡がある見込みです。現時点では引き続き前向きに進行しています。ヒューストンでは昨日・今日と寒波の影響を受けており、来週末も冷え込む可能性があるため、慎重に対応を進めています。最近は再び在庫が少なくなってきている印象もあり、複数のお客様については、良い賃貸物件が出てくるまで少しお待ちいただく必要がありそうです。がんばりましょう！

    その他の社内ニュース 先週末、SusanはHAR（ヒューストン不動産協会）の同僚たちと共に、ヒューストン・フードバンクでボランティア活動を行い、市内各地へ届ける食品の仕分けや梱包作業を行いました。またHARのエグゼクティブチームは、会員の皆様と直接お会いするため、各地のミーティングにも積極的に参加しています。スーザンと真理子は、Dr. Jorge Barro氏による経済予測セミナーにも参加しました。Barro氏によると、今年のヒューストンおよびテキサス経済は順調に推移する見込みとのことです。2015年にスーザンが設立に関わったAREAA（全米アジア系不動産協会）では、久しぶりに多くの旧友と再会できたことも、嬉しいひとときとなりました

    In Annoura Realty news, things are starting to get busier. Susan met with a new Kuraray expat, Mr. Nagura, and together they checked out several homes in Clear Lake. Susan also toured a new Kobelco expat, Mr. Kamada. Meanwhile in town, our referral client Mr. Toda and his lovely wife moved into their new home last week. We are excited for them to be starting their new Houston life and wish them all the best. This week we tour a new Daikin expat and we also meet a new buyer client flying to Houston from Florida for ONE day to house hunt. Under contract and slated to close this week is our favorite ex-JBAH staffer Kobayashi san. Hoping for a smooth final walk through tomorrow as Susan and Tim work on the closing paperwork on Wednesday. Our commercial contract is still in the due diligence period and we expect to hear something by this weekend from the buyer. For now, we are still full steam ahead. With the freeze in Houston hitting us today and yesterday and possibly next weekend, we are proceeding as carefully as possible. It does feel as though inventory is low again so we may need to wait for good rentals to come out for several of our clients. Gambarimashou!

    In other company news, Susan and her HAR colleagues volunteered at the Houston Food Bank last weekend, packing and sorting foods for people all around the city. The HAR executive team was also busy attending area meetings last week, making an effort to go where our members are to meet them. Susan and Mariko also attended an economic forecast by Dr. Jorge Barro who says he thinks Houston and Texas are going to be fine this year! Always happy seeing old friends at the Asian Real Estate Association of America, an organization that Susan helped start in 2015.

    2026年が始まって、まもなく2週間が経ちましたが、案浦不動産では早くも嬉しいニュースが続いています。まず、真理子がオランダの同一企業向けに、倉庫リース1件とオフィスリース1件の計2件の商業案件を無事クローズしました。さらに、スーザンと真理子は、Tidwellにある$4.85Mのリスティングについて、カリフォルニアの企業と契約中です。また先週は、大同特殊鋼（Daido Steel）の舟橋様をヒューストンにお迎えしました。アパートに関していくつか想定外のトラブルがありましたが、迅速な判断力、柔軟な対応、そしてアパートマネージャーとの良好な関係のおかげで、双方にとって納得のいく解決策を見つけることができました。さらに、Kobelco（神戸製鋼）から新たに2件のお問い合わせをいただいています。La Porteに新しい建物ができたようですね。今後数週間、スーザンがこのお二人の新しい駐在員の方々が落ち着いて暮らせる住まい探しをお手伝いする予定です。もうひとつの嬉しいご縁は、HORIBAの山本様ご家族です。先週末にスーザンが内覧をご案内した際、2007年当時、3歳と1歳の男の子を育てていた自分自身の姿を思い出し、感慨深い気持ちになったそうです。とても可愛らしい4人家族の山本様は、Clear Lakeにあるスーザン個人所有の賃貸物件を選ばれ、現在の入居者の契約終了後すぐにご入居予定です。さらに今後は、Daikinからの駐在員の方、そしてメディカルセンターで勤務予定の日本人ドクターの方も控えています。こうして多くの新しい方々からご連絡をいただけることを、本当にありがたく、幸せに感じています。お会いできるのを楽しみにしながら、全力で新しいお住まい探しをお手伝いしていきます。ヒューストンへお引っ越し予定の方をご存じでしたら、ぜひ案浦不動産をご紹介ください。その際に、あなたのお名前を必ず伝えていただければ、心を込めた特別な感謝のギフトをお送りさせていただきます。

    Almost two weeks into 2026 and we are happy to report many exciting new things at Annoura Realty! First, Mariko successfully closed TWO commercial deals, one warehouse lease and one office lease, both for the same company from the Netherlands. She and Susan are also under contract for their $4.85M listing on Tidwell to a company out of California. Together, Mariko and Susan welcomed Mr. Funahashi to Houston last week, after a few hiccups with his apartment. Quick thinking, creative flexibility, and close relationships with the apartment manager helped us come up with a win-win solution for our newest member of Daido Steel. Meanwhile, we have two new inquiries from Kobelco, who I see has a new building in La Porte! Susan will be helping these two new expats in the coming weeks figure out the best place for them to settle down. One more exciting newcomer is the Yamamoto family of HORIBA. Susan toured them last weekend and could not help but reminisce about herself in 2007 when she had two boys, aged 3 and 1, like the Yamamoto family. This super cute family of four chose one of Susan’s personal rentals in Clear Lake and will move in right after the current tenant’s lease expires. Two more newcomers on the horizon include one from Daikin and one Japanese doctor who will be working in the medical center.We are so blessed and happy to have these newcomers contact us and can’t wait to meet them and help them find their homes.
