3月も既に終わりを迎えようとしています。 蛭子　稔は 3軒目となるの三井の賃貸契約を完了させ、とても活発的な月となりました。 スーザンと稔は、カリフォルニアの日系アメリカ人投資家が所有する家であるキッパーズの成約を控えています。 一方、ダイキンから多く新駐在員の方々が続々と引越し準備を整えています。稔が 1軒契約担当、真理子も更に 1軒、スーザンが残り担当する予定です。他には、三菱商事の藤井氏が今月引っ越しを完了、更に新しく同僚の方が、5 月に赴任予定です。 また本日、MD アンダーソンの新しい研究者が医学センターのアパートに入居し (竹原博士を歓迎します)、真理子は第一実業からの駐在員さんの賃貸契約に完了いたしました。 販売面では、スーザンはダラスとシンガポールの売り手のために 12222 Broken Arroeの成約、W 15th St も制約に近づいています。パナソニックから以前お手伝いしたお客さんが新築物件の購入を決めたことにも興奮しているばかりです！77024で更にもう一軒、トップ日本人歯科医の購入手続き途中となっております。 次のニュースレターに乞うご期待！

We are coming to the end of March fast and furiously! It was an incredibly productive month with Mik Ebisu wrapping up his 3rd Mitsui lease. Mik and Susan also are about to close on Kippers, a home owned by a Japanese American investor in California. Fingers crossed for a smooth March 30 closing! Meanwhile, Daikin is bringing in many new expats. Mik is handling one, Mariko is handling one, and Susan is handling the rest. Besides Mr. Fujii of Mitsubishi Corporation moving in this month, we have a possible new colleague of Mr. Fujii inquiring for a May move in. Additionally, we helped the new incoming CEO of Nippon Chemical snatch up a brand new waterfront townhome for lease with a private two car garage. Today we had a new MD Anderson researcher move in to an apartment in the Med center (welcome Dr. Takehara) and Mariko successfully signed a lease with a newcomer from Daichi Jitsugyo, a company we are helping for the first time! On the sale front, Susan closed 12222 Broken Arrow for sellers in Dallas and Singapore and survived an appraisal coming on shy for her listing on W 15th St. Excited about a sales contract with David Weekley on a new build with a former lease client from Panasonic. We are targeting an end of April close for his family. And fingers crossed as Susan negotiated a beautiful home in 77024 for one of Houston’s top Japanese dentists. 前回のニュースレターから、ロデオと仕事でとても忙しい2週間となりました。  スーザンがロデオの国際委員会でボランティアをしている間、稔と真理子はロデオの別の委員会、カーニバルのチケット販売でボランティアをしていました。私たちは、エージェントがコミュニティでボランティア活動をすることを奨励しており、彼らの自己成長にとっても非常に重要なことだからです。ボランティアに参加する一方で、私たちは仕事もしています。稔は3件目の三井の賃貸契約、ケイティの一戸建てを成約しました。スーザンと一緒に、同じくケイティにあるダイキンのリースも成約寸前です。真理子は、第一実業からの新駐在員さんとダイキンのリピーターさんの同じ学区内に住むというお引越しのお手伝いをしました。Sスーザンは、有名な高層ビル、The McKinleyのダイキンリースと、医療センター内のアパートメントに決めた2人の医師を担当しました。そして三菱商事のリースを担当したのは、当社の新人エージェント、案浦　丈です！彼は、物件探しの条件に合った選択肢を見つけることを担当しました。最も難関条件とされたのは、スーパーマーケットが徒歩圏内であることでした。丈は素晴らしい物件を見つけ、攻は日本のお客さんとフェイスタイムを行い、スーザンがすべての交渉と書類作成を担当しました。丈がエージェントとして担当した初の賃貸契約は、素晴らしいチームワークで無事成約となりました。今後、ダイキン、伊藤忠、名港海運アメリカ、日本ケミカルの駐在員のiお手伝いをする予定です。販売面では、3月3日にスーザンが2軒の家を売り出しました。 1軒はハイツで（現在オファー交渉中）、1軒はバンカーヒル小学校に隣接するメモリアル内にあります（2日で契約済み）。また、日本の売主と契約中のクリアレイクの家は今週中にクローズする予定です。EaDo（イーストダウン）の家は、屋根の張替えが無事に終わり、3月末の成約に向けて全速力で進んでいます。 案浦不動産は、お客様からのご紹介にとても感謝しています。皆様や皆様の知り合いがヒューストンに引っ越したり、ヒューストンから離れたりする場合は、ぜひ私たちにお手伝いさせてくださいとお伝えください。全力でお助けいたします！

The past two weeks have been totally busy with rodeo and real estate!  While Susan was super busy volunteering in the international committee of the rodeo, Mik and Mariko were also busy volunteering at the rodeo, on a different committee: carnival ticket sales! We encourage our agents to volunteer in the community because it is also very important for their personal growth. While volunteering though, we were also working! Mik wrapped up his third Mitsui lease, a single family home in Katy. He and Susan also are about to wrap up a Daikin lease also in Katy. Mariko worked hard for a Daiichi Jitsugyo lease and a Daikin repeat client who will change homes but stay in the same school district. Susan handled a Daikin lease at her favorite highrise, The McKinley, as well as two doctors who decided on apartments in the medical center. Our newest agent, Joe Annoura, helped Susan on a Mitsubishi Corporation lease. He was in charge of finding all the choices that met their criteria, the hardest one being that the unit had to be within walking distance of a supermarket. Joe found a great one, Koh did a live FaceTime with them in Japan, and then Susan did all the negotiations and paperwork. A great team effort for Joe’s first lease as a licensed agent. On the horizon, we have expats coming in from Daikin, Itochu, Meiko America, and Nippon Chemical all in the coming days. On the sale front, Susan brought to market two house on March 3.  One is in the Heights (now negotiating an offer) and one is in Memorial zoned to Bunker Hill Elementary (went under contract in 2 days). The home in Clear Lake under contract for the seller in Japan is slated to close this week, and the home in EaDo (east downtown) won new roofs for both the home and garage so it is full steam ahead to close at the end of March as well.  We are very grateful to our clients and their referrals! 2月も終わりに近づき、案浦不動産は非常に忙しい月となりました！ 3月と4月は賃貸の在庫が少ない中、日本企業にとって最も忙しい転勤の時期のため (会計年度は4月1日から始まります)、多くの駐在員の方の物件探しで大忙しです。多くのお客様は、ライブビデオツアーを行い契約へサインしましたが、その中でもヒューストンへ出張に来られた際に、実際に引越し予定の3月/4月まで仮押さえのできる物件へ申し込む方も多く見られました。お客様の1人では、現在の家に数年間住んでおりましたが、ヒューストン内での新居へ引っ越すお手伝いもさせていただきました。お客様の必要性に合った一物件探しをしております。セール面では、フレンズウッドで湖の景色が見える新築の建設がついに完成に近づいています！ビルダーのテイラー・モリソンは現在、3月末の成約を目処にしています。Sumpterでは、保険会社から無事に屋根の修理の承認が降り、制約に近づいております。また、クリアレイクで物件管理を行なっていた一軒家の売却も順調に進んでおり。現在ローンの査定中です。弊社は、日本に住む投資家である家主をサポートしており、現在住んでいる住人が購入者となりました。ヒューストンは現在、賃貸物件がとても人気であることを以前お話しいたしましたが、セール面も賃貸面も案浦不動産は大忙しです。管理物件内で、近いうちに 5軒の賃貸物件がを市場へ出す予定です。エリーふに1軒（www.har.com/74940555）、モントローズに 1軒（ボニー ブレイアパートの 1 ベッドルーム ユニット）、ベイグレン内に 3軒です（クリアレイク）。セールは、今週末に2軒、1軒目は大人気のハイツエリアにある 3階建ての物件で、大人気のバンカーヒル小学校、メモリアル中学•高校学区内にもう1軒売却予定です。皆様乞うご期待！

February is coming to an end and boy did Annoura Realty have a busy month! With March and April being the heaviest relocation time for Japanese companies (their fiscal year starts April 1), we had many people trying to start their home search this month because of the tight rental inventory. Many of our clients went ahead and leased virtually after doing live video tours while many came to visit Houston to find something they could apply for and hold until they come back in March/April. One of our expats decided to change houses after living in their current house for a couple of years, so if you happen to not like where you currently live, please reach back out to us!  We will help you find a different house that meets your needs. On the sale side, our new lakeside construction in Friendswood is nearing completion finally!  The builder Taylor Morrison is targeting now an end of March closing. Our sale on Sumpter is going through because the seller’s insurance company approved new roofs on BOTH the home and the garage (yay for our buyers!!). Also, the sale in Clear Lake is out of option and now going through the loan phase. We represent the seller on this one, who is an investor living in Japan. Turns out the tenants who live in the home now will purchase it and become first time homebuyers.  Exciting for everyone involved! On the listing side, Annoura Realty is on fire! We told you about Houston being heavy on renting right now and we feel it on both sides. Hitting the market we have or will have five rentals coming up soon: one in Alief (www.har.com/74940555) just listed, one in Montrose (one bedroom unit inside a 6plex on Bonnie Brae), and three homes inside Bay Glen (Clear Lake). On the sale side, this weekend we will bring to market two awesome listings.  One is a 3 story single family home in the popular Heights area and one is a beautiful home zoned to Bunker Hill Elementary, Memorial Middle, and Middle High. We are officially into February and getting into one of our busiest seasons! Most Japanese companies start their fiscal year April 1, so expats move to Houston around that time.  Before then, they reach out for information and to schedule tours and many come one time to visit and search around this time. Susan helped a newcomer from Kobelco last week and Joe Annoura helped one of Susan’s past clients find a unit in Montrose. We have four Daikin expats that Susan, Mariko, and Mik are helping, one Nippon Chemical expat coming in March, a new Mitsubishi Corporation expat, and a newcomer from a company we are happy to start helping called Daiichi Jitsugyo. Coming in March and searching 100% virtually now, is a new doctor who will be working at MD Anderson. With the availability constantly changing, we are updating him frequently of which rooms are still left. If you know someone moving to Houston from Japan, please refer them to us so we can help! We specialize in finding apartments and houses for expats, helping them apply and get approved, then help with their contract, setting up utilities, paying deposits, and getting their keys!  We are always ready to help people lease. On the sale side of things, Mik Ebisu teamed up with Susan to co-list two houses in north Houston. Down in Clear Lake, we have a beautifully remodeled home that we brought to market last week that also has a tenant inside: www.har.com/34470549 . The owner is in Japan and it is a house that we manage and carry inside our portfolio. Coming up as early as next week, we will have a home coming to the market inside 77024, zoned to Bunker Hill Elementary. Annoura Realty bid farewell to one of our original Team Annoura members, Fayth Lovejoy, last week. Fayth will leave the real estate industry to work for a Japanese start up company.  We love that she is spreading her wings and will get to travel around the U.S. learning new things and meeting new people. It’s so exciting! Over the 2 years of her being with Team Annoura, we have had shared so many aweseome memories- parties, events, deals, drinks, property management jobs and chores, all different worries, joys, fears, and victories. I treasure the times our team (Mik, Mariko, Susan, Koh) had with her and we do wish her all the best! In other Annoura Realty news, our January was busy with newcomers! Mik has been working with 3 new Mitsui expats, two of which he and Susan have found housing for, one who we are still working on. Two new Daikin expats will be here this coming week, so Mik and Mariko will each help one. We have an exciting new Daiichi Jitsugyo expat on the horizon as well as a very exciting new Mitsubishi Corporation expat who has reached out. We settled a new Kuraray expat last week and Susan picked up a new listing for sale in 77024 that will be hitting the market in February! Susan also had her first closing of 2023 today, a home in Cypress sold to Mr. and Mrs. Kubota, a referral from Dr. Iwata in Katy. Congratulations!!
