新年を迎えて 2 週間が経ち、案浦不動産は順調なスタートとなりました。残念ながら、チームはいくつかの個人的な問題を抱えていた生方愛を失い、彼女の不動産キャリアを現在保留することにしました。しかし、幸いなことに、スーザンと攻の長男　丈は先週、不動産試験に合格し、現在は案浦不動産のエージェントととなりました。彼は主に、現在住んでいるオースティンでのアパート探しに集中します。しかし、今年の夏に帰省した際には、過酷なトレーニングプログラムに入れ、本格的にエージェントとして起動します。ここ数週間で、新しく三人の三井の駐在員を迎えました。 ミックが率先して住居探しのお手伝いをしています。並行して、新しい日本人医師が Med Center で住居を見つけるお手伝いもしています。そして三菱商事からの駐在員、クラレの駐在員、そしてもうすぐ 2 つの新しいリストを掲載するように依頼をいただきました。もう 1 つの楽しみなニュースは、ヒューストンに支店を開設することを検討している新しい日本企業です！この技術ベースの会社は、伊藤忠が支援する日本の新興企業です。従業員数は昨年 4 人から60人に増え、バイオ サイエンス、ビル管理、製造 (ロボティクス) の分野で大きな可能性を秘めています。スーザンは、10 月に東京への貿易ミッション旅行中に彼らに会いました。数か月にわたってこのニュースレターを通じて連絡を取り合っており、先週、CEO と2 人のプロジェクトマネージャーが、ラスベガスで開催されたコンシューマー エレクトロニクス ショーに出展した後、ヒューストンを訪れました。スーザンと真理子はグレーター ヒューストン パートナーシップに連れて行き、ミーティングを行った後、市役所の使節団の何人かと会いました。その後、ヒューストン中をツアーして、自分たちの支部を開設したらどうなるかを考えました。すぐにまた会えることを願っています。ヒューストンは 4 番目に大きな都市であり、世界最大の医療センターを持ち、ダイキンのような製造業の巨人を抱えているため、この会社にはぴったりだと思います!

Two weeks into the new year and things are really picking up for Annoura Realty Group. Unfortunately, the team lost Fayth Lovejoy who had some personal issues and decided to put her real estate career on hold for now. But fortunately, Susan and Koh’s eldest son Joe PASSED his real estate exam last week and is now a licensed realtor for Annoura Realty Group! Joe will predominantly focus on apartment locating in Austin, where he lives. But, this summer when he comes home, he will be put into our riorous training program and will start to learn the family business. In the past couple of weeks, we welcomed three new Mitsui expats. Mik Ebisu took the lead and is working on helping them find housing. We also are helping one new doctor find housing in the Med Center, one new Mitsubishi Corporation expat, a new Kuraray expat, and we were asked to put up two new listings in the near future. Another exciting bit of news is the possibility of a new Japanese company now considering to open a branch in Houston! This tech based company is a start up company in Japan backed by Itochu. They went from 4 employees to 60 employees last year and have great potential for their product in the fields of bio science, building management, and manufacturing (robotics). Susan met them while on her Trade Mission Trip to Tokyo back in October. Over the months, she kept in touch through this newsletter, and last week, the CEO and two project managers came to Houston to visit after being exhibitors at the Consumer Electronics Show in Las Vegas. Susan and Mariko brought them to the Greater Houston Partnership for meetings, then to City Hall to meet several of the Trade Mission entourage, then they toured all over Houston to give themselves an idea of what it would be like if they opened a branch of their company here. We have our fingers crossed that we will see them again soon. With Houston being the 4th largest city, having the world’s largest medical center, and having manufacturing giants like Daikin, we think this company would be a good fit!

Team Annoura had an incredibly busy week last week with the arctic freeze that came through Houston. For all the homes we manage we had to make sure our tenants were diligently winterizing their homes- wrapping pipes, turning on their heaters, and dripping their faucets. But, because a lot of our clients were out of town for Christmas, WE had to go into their homes and help them winterize their homes. Even with precautions done, several homes suffered broken pipes and various damage so now we are busy working with water extraction companies, plumbers, and insurance companies to help our landlords get their houses back in shape. Property management is a lot of work! In other Annoura Realty news, our Valencia tenant moved in last weekend and our Houston Ballet client leased his house out successfully with his new tenant moving in yesterday. We brought a new house to market for lease in Bay Glen over the weekend (www.har.com/4547826) and Koh and Susan got a house under contract for Koh’s clients just before Christmas (www.har.com/38292467). A lot of people have been waiting for the new year to start and will begin their house hunting this month. We also have several new Japanese expats arriving this week and a Japanese tech company Susan met on her Tokyo Trade Mission trip coming to visit Houston next week, so we expect January to be a busy month. As we near the last couple of weeks of December, this will be the last newsletter of 2022! The past two weeks have been another two weeks of heavy leasing. People are moving in and out of their houses and we are busy helping them! First off, we had a new expat from Daikin choose a home in south Katy. After visiting many homes, he picked one of our listings! Thank you Nan for suggesting your client’s home and for accommodating all of our special requests. Next, we leased our listing in the Medical Center, a two bedroom condo at the Valencia. On the apartment leasing side of things, Mariko had two new clients lease units near downtown and near West Houston. On the sale front, we closed on another condo at Ponderosa Forest, ending a three unit close out for one of our investors. We have two units left in the complex and another 5 coming soon. As for new listings, Nan put two listings up for lease, a townhome near the Medical Center (www.har.com/71237408) and a single family home in Richmond (www.har.com/48985408). We are still marketing 17 Farnham Park for sale (www.har.com/48183094), a townhome in East Downtown for sale or lease (www.har.com/36796102), and a very clean home in Riverstone for lease (www.har.com/66647307). How is the Houston real estate market doing these days?  A look at HAR’s Weekly Activity Snapshot recaps the activity from 12/6/2022- 12/12/2022.  The data shows that closings for Week 49 of 2022 were down 34.1% compared to this same week in 2021. This marks a 27th CONSECUTIVE weekly decline. As for the number of showings, consumer traffic for this week was also down about 10% compared to this time last year. What about the number of HAR.com listing views? As expected, the number of views is also down, 37.2% compared to the number of listing views for the same week last year. The number of new listings hitting the market was down 5% which tells us that people still want to sell their homes. Unfortunately, pending listings (the number of homes that went under contract) were down nearly 27% which means less people are actually bidding on homes. In fact, sellers pulling their homes off the market grew considerably, +61% compared to last year when people were selling their homes more easily so were not withdrawing them from the market.  In a nutshell, what does that mean?  It means sellers are still putting their homes on the market, but less people are looking to buy (down 37%), less people are bidding (down 27%), and less people are buying (down 34%) compared to this same week last year.

パーティー、パーティー、さらにパーティー！先週はパーティーでとても忙しい週となりました。毎年恒例案浦不動産クリスマスパーティーは、I10沿いの610、ベルトウェイ 8 の間に位置する、地元経営のレストラン、KP’s Kitchenでの開催となりました。オーナーは、ロデオヒューストン国際委員会の2023年委員長であるランディ・ポーリーの兄弟であるケリー・ポーリーです。スーザンと真理子は 12月12日に開催された募金活動でランディとケリーに会い、今年のパーティーはKP’s Kitchenに決定しました。サイプレス、ケイティ、クリアレイクからエージェントを集め、シェフが選んだおまかせメニューをいただきました！シャルキュトリーボード、アーティチョークディップ、チキンフィンガー（私のお気に入り！）など、4〜5種類の前菜から始まり、リブ (お肉がこぼれるぐらい柔らかい!)、ハンバーガー、ホットチキンサンドイッチ、アジアサラダ サーモンのグリル添え、レッドフィッシュ、ローズマリー レモンチキン (とても美味しい！) などのメインコースをいただきました。サイドには、メイン州産のじゃがいもから作った自家製トリュフ フライドポテト (オススメの一品!)、芽キャベツ、カリフラワーと、とても豪華なブランチとなりました。また、デザートには、チーズケーキ、キーライムのタルト、アップルクランブルアラモード（絶品）をいただきました。今年一年を振り返り、来年に向けての目標を共有した後、ロブのオフィスに行き、新しい社員の写真を撮りました。悲しいことに、さまざまな理由で4人のエージェントが不在となりましたが、私たち5人とスーザンの長男である丈(丈、来月不動産免許の取得、頑張って!) は素晴らしい時間を共に過ごしました。皆さん、2023年もどうぞよろしくお願いいたします！

Parties, parties, and more parties! Last week was such a busy week for parties so we decided to add one more, our Annoura Realty Group company party! This year we had our get together at KP’s Kitchen, a locally owned restaurant off I-10, between 610 and Beltway 8. The owner is Kerry Pauly, the brother of Randy Pauly, the 2023 chairman for the International Committee for Rodeo Houston. Susan and Mariko met Randy and Kerry at a fundraiser on December 12 and decided KP’s Kitchen would be a central location for the Annoura Realty Group agents. Coming from Cypress, Katy, and Clear Lake, we met at this convenient location for a chef chosen set lunch. It was A-M-A-Z-I-N-G! We started off with 4-5 different appetizers such as the charcuterie board, artichoke dip, and chicken fingers (my favorite!). We then moved to multiple main courses to share, including the ribs (wow, excellent!), a burger, hot chicken sandwich, Asian salad with grilled salmon, redfish, rosemary lemon chicken (excellent). The side dishes included homemade truffle fries made from potatos from Maine (loved them!), brussel sprouts, and cauliflower. And, for desserts, we tried the Creme Fraiche Cheesecake, key lime tart, and the apple crumble ala mode (excellent). After we shared our reflections and goals, we went to Rob’s office to take some new company pictures! Sadly, we had four agents out for various reasons but the five of us plus Susan’s oldest son Joe (good luck, Joe, on getting your real estate license next month!), had a great time together. Cheers to 2023, everyone!
