案浦家は、攻が3週間のパラリンピックコーチの仕事を終えてヨーロッパからヒューストンへ無事帰国しました。 日本のパラサイクリスト、菅野氏はフランスとスペインでの5レースのコーチ兼マネージャーとして攻を雇い、 合計で４レース1位、1レース2位という結果に終わりました。 途中でいくつかの観光を挟みながら、フランスとスペインのいくつかの都市をチェックし、長旅を終えて無事に帰国してくれて嬉しいばかりです!! 他の家族ニュースでは、スーザンは再びヒューストンで CIPS を教えるための準備を整えています。 泰は、アナポリスでのレスリング キャンプとアイオワでの全国レスリング大会に向けて準備を進めていると同時に、成績を上げて大学の願書を提出することに取り組む毎日です。今は泰にとって最も重要なタスクが山ほどあり、大変な時期です…。 今だからこそ頑張れるように十分に愛情を注いでサポートしていくつもりです。頑張れ、泰！

In Annoura Family news, Koh returned to Houston from Europe after a 3 week coaching job. Japanese paracyclist Kazuhiko Kanno hired Koh to to be his coach and manager for five races in France and Spain. Mr. Kanno ended up with four 1st place finishes and 1 second place finish. Koh got to check out several cities throughout France and Spain, squeezing in some sightseeing along the way. We are happy to have him home!! In other family news, Susan is gearing up for another 3 days of teaching CIPS in Houston to a sold out class of students at HAR. Ty is gearing up for a wrestling camp in Annapolis and a national wrestling competition in Iowa while also trying to keep his grades up and get his college applications in. This is a tough time for Ty with so many things to handle and stay on top of. Time to give him extra love and support!

HAR.com helps us track the latest rental data in Houston. The most recent numbers for August have been released and show that the average lease price of a single family home is now $2344, which represents a 1.5% increase over last August 2022. While interest rates and lack of inventory have sidelined many potential buyers, the result has been a significant increase in renting. The number of leased homes in August 2023 was 4,096 homes.  This represents a 12% increase over last August 2022. Looking at townhome/condos, the average rental price is now $1,969, representing a 2.2% increase over last year. This is about the same number of units that leased last August 2022.

If you work for a company HR determining the budget for your expats, please note that rental prices climb and climb year over year and to adjust the budget for your expats accordingly so that they can have a chance at getting a good home!

先日発表されたHAR調査によると、ヒューストン住民の60%近くが、その地域の中央値の価格帯で住宅を購入することが不可能になっていることが発表されました。 現在、ヒューストンの一戸建て住宅価格の中央値は33万9,000ドルとなっています。

ヒューストン住民の約58%が同じ価格帯でその地域に住宅を購入する余裕があったパンデミック前の状況とは大きな差が出ています。

例えば、30年の住宅ローンと6.5%の金利で物件を購入した場合、平均で月々 2,400ドル近くを支払うことが予想されます (保険、税金込み)。 これは昨年より月額約170ドル増加しています。

ヒューストンは、ダラスやオースティンなどの他のテキサスの都市と比較すると、依然としてかなり手頃な価格となっています。 同じ中央価格の住宅を購入するには、ダラスでは年間 136,000 ドル、オースティンでは年間 107,000 ドルの世帯収入が必要となります。

金利の上昇が続く中の影響と見られています。

According to a recent report from HAR, nearly 60% of Houstonians cannot afford to buy a house in the median price range in the area. The median price of a single family home in Houston right now is $339,000.

This is in sharp contrast to pre-pandemic times when nearly 58% of Houstonians COULD afford to buy a house in the area in that same price range!

Using a 30 yr mortgage and a 6.5% rate as an example, the average family would be expected to pay nearly $2400 per month for a median size home (including insurance and taxes). This is up about $170 per month over last year.

All this being said, the Houston area is still quite affordable compared to other Texas cities such as Dallas and Austin. Dallas would require a family income of $136,000 per year and Austin $107,000 per year for that same median priced home.

Rising interest rates continue to be the key factor in these increases.

Recently, US News and World Report released its rankings of the best undergraduate universities in the country.

The rankings showed that the University of Texas, at Austin, already ranked as the number one public university in the state of Texas, has climbed to #9 nationally, among public universities.

Looking at both public and private universities, UT  moved up 6 places to number 32 overall.

University President Jay Hartzell says that UT’s improvement is due to the great talent they attract as well as a dedication to create campus experiences that are both life changing and affordable in a diverse city like Austin.

The McCombs School of Business and the Cockrell School of Engineering both earned high rankings in the report as well, rising into the top 10 nationally in many categories.  McCombs is now the #5 best business school in the United States. (Yay, Joe!)

The U.S. News ranking is one of the most often looked at sources when comparing undergraduate institutions.
