案浦不動産の目標の1つは、他の国や州からヒューストンへ引っ越すお手伝いをすることです。 引越し先を見つけるだけではなく、どれだけ引越しを簡単で負担が少なくなるようにすることを心がけています。 引っ越してすぐは色々と手続きや準備などで忙しくなると思います。そんな問題を少しでも助けられるよう、案浦不動産は新生活バケツを作成しました！ 「新生活バケツ」には、引っ越してすぐに必要なものがすべて含まれており、入居当日にウェルカムバケツを自宅にお届けしています! バケツの中身は、トイレットペーパー、ナプキン、スポンジ、食器用洗剤、食洗機用洗剤（食器用洗剤とは別物です！）、洗濯機用洗剤、水、テキサスビール、ジュース、ポテトチップス、ラーメン、紙皿やプラスティックのスプーンやフォークセット、ゴミ袋、シャンプー、コンディショナー、ボディウォッシュなどが含まれています。 ウェルカムバケットプロジェクトの作成に参加しているパートナー企業もあります！ 家を購入する際に、地元で信頼できるローン会社の紹介も兼ねてAMCAP Mortgage の Laura Haines は、私たちのパートナー企業であり、メジャーテープと小さなツール キットをバケツの中身として寄付しています。

One of the goals of Annoura Realty Group is to help newcomers relocate to their new homes in Houston. This does not only mean finding the actual home and doing the lease paperwork. This also means helping them settle down and settle into the home. We understand the first few days and weeks may be tough and confusing so we decided to create the Annoura Realty Welcome Bucket. The “shinseikatsu” bucket includes everything some needs as soon as they move in to a new place so we try to make sure every new tenant gets a Welcome Bucket delivered to their home the day they move in! Many people wonder what is inside the bucket! It is things such as toilet paper, paper towel, a sponge, dish soap, dishwasher detergent (different than dish soap!), washing machine detergent, water, Texas beer, juice, chips, ramen, a cutlery set, trash bags, shampoo, conditioner, body wash. We also have a partner company participating in the Welcome Bucket project! Laura Haines with AMCAP Mortgage is our partner company and she donates a measuring tape and a small tool kit. That way if any of our tenants end up buying a house, they are acquainted already with the best lender in town!  

毎年 5 月に、全国から数千の不動産関係者がワシントン DC に集まり、国内・国際パートナーと交流します。 また、国会議員などとも交流し不動産業界に影響を与える問題について話し合う機会でもあります。 National Association of Realtors (NAR) は、全米に 160 万人の会員を擁する米国最大の業界団体で、RPAC (アメリカ不動産協会政治活動委員会) と呼ばれるグループは住宅所有権や私有財産権に有利な法律を推進するための資金集めや議員との会合や支援などを担当しています。 今年は5月6日から11日まで、マリオット マーキスで開催されました。 スーザンと真理子はさまざまな会議に出席し、スーザンはCIPS 委員会のメンバーであり、多くの国際的な意識を持つ人々とともに NAR の国際キャンペーンについて学ぶ素晴らしい機会となりました。 CIPS は、Certified International Property Specialist の略です。

Each May, thousands of real estate agents from all over the United States converge in Washington , DC  to interact with national and international partners. It is also an opportunity to meet with members of Congress to discuss real estate-related issues affecting the real estate industry . The National Association of Realtors (NAR) is the largest industry association in the United States with 1.6 million members nationwide. There is a group called RPAC ( Real Estate Association of America Political Action Committee ) which is responsible for things like fundraising and meeting /supporting legislators to promote laws favorable to homeownership and private property rights . The 2023 conference was held May 6-11  at the Marriott Marquis in Washington, DC . Susan and Mariko joined to attend various conferences . Susan is a member of the national CIPS committee and it was a great opportunity to learn about the NAR’s international campaigns alongside many internationally minded individuals . CIPS stands for Certified International Property Specialist .

攻とスーザンは、2023 UCI Track Nation’s Cupの観戦のため、先週カナダのトロントに数日間の旅行に行きました。ヒューストンからニューヨーク州バッファロー、レンタカーを借りて国境を越え、カナダ側からナイアガラの滝を見に行きました! 頂上からの景色を楽しんだ後、ボートツアーに参加しナイアガラの滝を間近で楽しみました…!!　その後、レースが行われているミルトンに行きましたが、予選レーサーは公共へは非公開だったため、あと1日観光を楽しみました。トロントの蒸留所歴史地区をチェックし、ダウンタウンで買い物をし、トロント島へのフェリーに乗りました。UCI Track Nation’s Cup はミルトン ヴェロドロームで開催され、日本からは攻の故郷である福岡から 5人のレーサーが参加しました。その中の1とりは友人の息子さん、元ジュニア世界チャンピオンの今村駿介選手でした。エリミネーション レース、チーム パシュート、チーム スプリント、ケイリン、マディソン、オムニウムなど、さまざまな種目で自国を代表する世界中のトップ トラック サイクリストを観戦するのはとても楽しい経験となりました。勝者は、世界選手権とパリオリンピックへの出場権を獲得します。UCI Track Nation’s Cupは、以前は UCI Track World Cupと呼ばれていました。攻は、1993年にスウェーデンのコペンハーゲンで開催された際に、日本代表として出場しました。彼は個人スプリントで世界4位となりました。

Koh and Susan snuck away to Toronto Canada for a few days last week to watch the 2023 UCI Track Nation’s Cup. They flew into Buffalo, NY, rented a car, then drove across the border to see Niagara Falls from the Canada side! After enjoying the views from the top, they decided to ride the boat tour to see Niagara Falls right up close…wow!! After that, they went to Milton, where the races were being held, but since the qualifier racers were not open to the public, they had one more day to sightsee. They went to nearby Toronto to check out the Distillery Historic District, shop in downtown, and catch the ferry to Toronto Island. The UCI Track Nation’s Cup took place at the Milton Velodrome and from Japan, 5 racers came from Koh’s hometown of Fukuoka, one who was Koh’s keirin friend’s son, Shunsuke Imamura, a former junior world champion. It was so fun to see the top track cyclists from all over the world representing their country in different track cycling events such as the Elimination Race, Team Pursuit, Team Sprint, Keirin, Madison, and Omnium. Winners at the Nation’s Cup qualify for the World Championships and the Paris Olympics. A quick fact: The UCI Track Nation’s Cup used to be called the UCI Track World Cup and Koh represented Japan in 1993 in Copenhagen, Sweden!  He came in 4th place in the world in the individual sprint.

ヒューストン不動産協会ヤング プロフェッショナル ネットワーク (YPN) は、2023 年4月12日にアッパー カービーで毎年開催される「ホット トピックス」イベントを主催しました。当日チケットは完売となり、ChatGPT、売主の開示書、不動産への投資、リーダーシップの向上、高級住宅市場への参入方法などのトピックについて、業界の専門家のお話を聞くイベントでした。案浦不動産エージェントである藤田真理子はHARのYPN委員会の一員であり、スーザンと稔は彼女のサポートと新たなテクニックを学ぶためにイベントへ参加しました。個人的にお気に入りのトピックは、オンデマンドで素晴らしいスクリプトを作成できる新しいAIソフトウェア、ChatGPTでした。私はまだ試したことはありませんが、使用した方からは絶賛の意見ばかりでした。キーワードやフレーズを入れて短い段落を書くだけで、完璧に文章を作成する機能を持っています!「面白くして」、「10歳でも理解できるように」、または「短文で」など細かく指示を出すと、すぐに人工知能チャットボットが指示に従った文章を作成します。不動産業界では、物件の説明や詳細を書く際にこのテクノロジーを使用する人が増加しています。 Chat GPT は、Chat Generative Pre-Trained Transformer の略です。早く試してみたいです！

The Houston Association of Realtors Young Professional Network (YPN) hosted their annual “Hot Topics” event on April 12, 2023 in Upper Kirby. The sold out realtor crowd heard from industry experts on topics such as ChatGPT, the Seller’s Disclosure, investing in real estate ourselves, moving up in leadership, and how to enter the luxury home market. Annoura Realty’s Mariko Fujita is a member of HAR’s YPN committee so Susan and Mik Ebisu went to support and learn. My favorite topic was ChatGPT, a new AI software that can create amazing scripts on demand. I have not tried it yet, but those who use it think it is incredible. You can put in key words and phrases and ask it to write a short paragraph for you and it will do it perfectly! Or, you can tell it to ‘make it funny’ or ‘make it so a 10 year understands it’ or ‘make it shorter’ and immediately, the artificial intelligence chatbot will create a new modification instantly! More and more people in the real estate industry are using this technology when writing listing descriptions or biographies. Chat GPT stands for Chat Generative Pre-Trained Transformer. Can’t wait to try it!

2023年4月11日、テキサス州の多くの政治家がヒューストン カントリー クラブに訪れ、ヒューストン不動産協会が開催した特別昼食会に出席しました。不動産業界のさまざまな問題について話し、HAR PAC (政治活動委員会)が抱えるいくつかの不安や質問などについて話し合いました。不動産を売買することお手伝いするのは不動産業者の主な仕事の 1つですが、不動産業界に影響を与える問題を理解、政策に投票する政治家や議員を知ることも非常に重要な仕事です。スーザンは HAR議会昼食会に初めて出席し、それぞれの意見や仕法などに感銘を受けました。当日のイベントの動画はこちらからご覧ください: https://youtu.be/abRaSnz510I.

April 11, 2023 many Texas politicians came to the Houston Country Club to attend a special luncheon put on by the Houston Association of Realtors. They spoke about the various issues in the housing industry and addressed several of the concerns our HAR PAC (political action committee) raised. While helping sellers buy and sell property is one of the main jobs of realtors, understanding issues that affect our industry and knowing the politicians and legislators who vote on policy is also very important. It was Susan’s first time to attend the HAR Congressional Luncheon and she was very impressed with the passion of our elected officials.
