居酒屋　和 チームは、今年の JBAH (ヒューストン日本商工会) ソフトボール トーナメントに向けて準備を進めています。 1月21日は居酒屋　和でチームメイトと新年会を行いました。新年の挨拶、今年の目標について話したりするのはいつでも楽しいものです。 昨年は3位の結果となりましたが、今年はさらに上を目指して頑張ります！ チーム内の子供達はそれぞれ少しづつ大きくなってきて、技術が上達する中、逆に歳を重ねているベテラン達も何人かいます（私もそのうちの1人です）。今年はどんな活躍をするのか楽しみです！ 居酒屋　和チームは、最近開催されたクリアレイクカップで優勝し、小さい子供たちが大活躍する結果となりました。噂では、今年はイースター以外の日にソフトボール大会を開催すると聞きました。 実は、毎年イースターに開催されるこの大会に参加することで、家族全員が教会での礼拝を欠席することに気が引けていた部分もあります。噂通りに日付の変更が行われることを願っています。案浦不動産は、チームのスポンサーであることを光栄に思います！

Softball Team Izakaya Wa is gearing up for this year’s JBAH (Japan Business Association of Houston) softball tournament! We had our New Year’s party at of course, Izakaya Wa, on January 21. It is always fun to see our teammates and to talk about our goals for the year. Last year, our team came in 3rd place and this year, we are hoping to do even better! We have several kids that are growing up and getting better, and we have several veterans that are getting older year by year (like me). It will be interesting to see how we do! Team Izakaya Wa won 1st place in the recent Clear Lake Cup and it was our little ones that stole the show. Rumor is for the first time, we may be having our softball tournament on a day other than Easter. I have secretly felt so bad for our family having to miss Easter Sunday service at church every year because of this softball tournament. 今年のロデオは2月28日に始まり、3月19日まで続きます。ワールドチャンピオン BBQコンテストは、その前の週末である、2月23日から25日まで開催されます。朗報です….！日本のチーム、BBQ Shogun、再びコンテスト参加となります！

The Houston Rodeo is one of my favorite events in Houston.  It’s like a huge festival for the whole city and it continues for 3 whole weeks. If you have never been to the rodeo, you must go check it out at least once! Beware that weekday and weekends, the rodeo starts at differnet times. Weekday rodeos start at 6:45pm. The entertainer takes the stage at approximately 8:45 p.m. NRG Stadium gates open at 6 p.m. Weekend rodeos start at 3:45 p.m. The entertainer takes the stage at approximately 5:45 p.m. NRG Stadium gates open at 3 p.m. But, you can get onto the grounds much earlier and I recommend that you do! On the grounds is a huge carnival where the parking lot normally is, and inside Reliant Center (next to Reliant Stadium) has lots of shopping and many kinds of animals. There is also a Champions Wine Garden with several live music stages. One of my favorite things to do is to buy a bottle of wine on a beautiful day, sit with friends, and listen to the live music! This year, the rodeo will begin on Feb 28 and will go until March 19.  The World Champion BBQ Contest will be the previous weekend, from Feb 23-25 and Good News….The team from Japan, BBQ Shogun, has been invited back to compete! 

アメリカ郵便公社は切手の値上げを再度行いました。なんと1回だけではなく、2回値上げすることを計画しているようです。既に、先週から60セントから63セントに値上がり、郵便規制委員会はインフレの影響をオフセットするためだと発表しました。国際郵便やポストカードは$1.40から$1.45まで値上がり、国内用のポストカードは45セントから48セントまで値上がりしました。今後は1月と7月の2回の値上がりが行われる予定です。2021年の時点で、アメリカ郵便公社は今後10年間で1,600億ドルの負債を予測しています…フォーエバースタンプを現在お持ちの方は引き続き使用が可能ですが、新しく購入する場合は値上げ価格の63セントでの購入となります。

The United State Postal Service is raising prices again on stamps.  In fact, sorry to say this, but they are planning on raising it TWICE a year!  Effective last week, the price of a first-class stamp went from 60 cents to 63 cents.  The Postal Regulatory Commission said the 4.2% increase was to offset the rise in inflation. International letters and postcards went from $1.40 to $1.45, and the price to send a domestic postcard increased from 45 to 48 cents. The Postal Service says to expect increases twice a year going forward, in January and in July. As of 2021, USPS is expected to be $160 billion in debt for the next 10 years…Arara. People holding Forever Stamps can still use them, but people buying new Forever Stamps will see prices go up to 63 cents. 

海外での不動産投資の可能性について知っておくことは良いことだと考えています。 2020年、私たちは実際にベリーズで小さな物件を購入するところだったのですが、COVIDの影響で観光業が凍結することを恐れて結局買いませんでした。コンベンションに行くと、メキシコのデベロッパーがプラヤ デル カルメンやトゥルムで収益性の高い開拓地を構築しているという話をよく耳にします。私は実際にリビエラマヤエリアに行って自分で目で拝見したいなと思っていました。Isla de Mujeresという場所があり、とても素敵で投資物件を所有するのに適していると聞きました。この4日間、私はホンジュラスのロアタン島にある開拓地をチェックするために招待されました。私はロアタンにもホンジュラスにも行ったことがなく、何を期待したら良いのか少し不安でした。知り合いの投資家の1人を招待し、このプロジェクトの特別税制優遇措置について勉強しました。興味深いことに、施設はすべて建設済みです。ゴルフコース、いくつかのスイミングプール、プライベートビーチ、フィットネスセンター (現在改装中なので、この旅行中にジムに行かなかった私の言い訳です…笑)、さらにはカリブ海を見下ろす 2 つのレストランまであります。このエリアは Pristine Bayと呼ばれ、私たちが泊まった場所はLas Verandas Hotel & Villas 、既に建設済みでとても素敵です。新しいプロジェクトはホテルに隣接し、個人所有のコンドミニアムになります。人々はそれらを購入して借すことも、もちろん購入して住むこともできます。 Pristine Bay の特別な場所により、投資家は売却時にキャピタル ゲイン税を回避できます。また、所有する土地のごく一部にのみ課税されます (上記の土地には固定資産税はありません)。

どうやら、ロアタン島はスキューバダイバーの楽園であり、そこにいる間、ゴルフコース、カヤック、シュノーケリングを楽しみました。水は美しく、出会った人々は皆とてもフレンドリーでした。 Pristine Bayは、今後数か月にわたって注目するべきプロジェクトです。ホリー・フィッツジェラルドが島にいる間私たちのホステスであり、この開発について学ぶよう招待してくれた同僚のエド・イーキンに感謝します。

It is always good to know about possible real estate investment opportunities abroad. In 2020, we actually almost bought a small property in Belize, but pulled out when COVID hit, afraid tourism would freeze. When I travel to conventions, I often hear from Mexican developers building lucrative turnkey properties in Playa Del Carmen or Tulum. I have actually been wanting to go to the Riviera Maya area to have a look myself. There is a place called Isla de Mujeres that I heard is really nice and could be a good place to have an investment property. Well, these past 4 days I was invited to go Roatan, Honduras to check out a real estate opportunity on that island. I have never been to Roatan nor Honduras and did not know what to expect. I invited one of my favorite investors to join me so that we could both listen to the special tax incentives of this project. Interestingly, the amenities have all been built already: a golf course, several swimming pools, a private beach, fitness center (now being remodeled, so my excuse for not working out during this trip…haha), even two restaurants overlooking the Carribean Sea. The area is called Pristine Bay and the place we stayed at was called Las Verandas Hotel & Villas, which is completed and very nice. The new project will be next to the hotel and will be individually owned condominiums. People can buy them and rent them or of course they can buy them and live in them. The special location of Pristine Bay allows investors to avoid capital gains tax when they sell, and it also only taxes them on the small fraction of the land they own (there is no property tax on the improvement above).

Apparently, Roatan is a scuba diver’s paradise and while we were there, we checked out the golf course, kayaking, and snorkeling. The water was beautiful and the people we met were all very friendly. Pristine Bay is a project that I will be watching over the next few months. Have you ever gone to Top Golf?  It’s a kind of entertainment style driving range and has become quite popular for both kids and adults. Adults often go with friends or for company parties. The golf clubs are provided for you and there is a full menu with food, drinks, and alcohol. People make teams and aim at targets, hitting golf balls and socializing with friends. Well… there is a new golf related concept that has come to Katy! Already successful in 3 locations in Florida, Pop Stroke chose Katy as their first Texas location. Similar to Top Golf, adults can socialize over alcoholic beverages while PUTTING on a Tiger Woods inspired putting course. “PopStroke is a family entertaiment facility where we offer 36 holes of Tiger Woods-designed miniature golf,” said Greg Bartoli, who is the founder, co-owner and CEO of PopStroke. I had a chance to go check it out and it looked really fun. When I went, it was a beautiful Thursday afternoon, and there were many people there playing (did not go to work?!) and socializing.
