不動産市場は現在もとても強く、特に30万ドル未満の範囲が非常に人気です。今月は、市場価格を数千ドル上回り、なんと市場に出してから数日で契約済みとなったディキンソンにある物件の売却となります。最初の購入希望者は最初の数日間でオファーを取り下げましたが、幸運にも複数のオファーがあったため、すぐに次の購入者と契約を結ぶことになりました。投資家目線では、30万ドル未満の良い投資物件を見つけることがますます難しくなっています。先週、お気に入りの近所内に物件を発見し、購入契約を結ぶことに成功しました。現在修理内容の交渉中であり、11月16日に現金購入者であり日本人投資家とのクロージングを目指しています。購入後、早速賃貸物件として準備を開始し、管理物件に追加する予定となっております！
The market is still very strong, especially in the under $300,000 range. This month, we are closing on a house in Dickinson that sold in single digit days, a few thousand dollars over our listing price. Although our first buyer backed out during the first few days, we luckily had multiple offers and went immediately under contract with our next buyer. On the investor side, it has becoming harder and harder to find good deals under $300,000. We did find one in one of our favorite subdivisions last week and successfully got it under contract. We are hoping for smooth negotiations on the repairs and are targeting a November 16 closing with a cash buyer in Japan. Immediately after closing, we will put the house on the market for lease and will add this home to the Annoura Realty Group property management portfolio!
