October is typically a slower month for real estate, but this October we are BUSY! We’ve helped several Japanese doctors and their families settle down in the medical center area this month. Most are coming to research or do post doc work at MD Anderson or Baylor College of Medicine. Did you know that we can help newcomers lease their apartments before they even come to Houston? In addition, our team will set up an air mattress, stock the refrigerator and pantry, and get the room all ready so that all you have to do is land at IAH Bush Airport and take an Uber directly to your apartment.  From there, you can pick up your keys from the leasing office and immediately start living in your new home.  Skip the hotel and save money! スーザンの50歳の誕生日が近づいており（10月21日）、お祝いのために友達とテキサス州フレデリックスバーグに2泊3日の旅行にお出かけしました。フレデリックスバーグは小さなナパみたいな感じのようなものであることをご存知ですか？！地元産のブドウを使用しているワインメーカーもあり、ワインの試飲のために50の異なるブドウ園に一緒に訪問することができます。フィエスタワイナリー、ファストアスワイナリー（本当の名前です！）、アルトシュタットと呼ばれる醸造所（ドイツ料理と生演奏を完備）、ベッカーヴィンヤード（美しい庭園）、シグナーヴィンヤーズ（素敵な雰囲気）をチェックしました。ヒューストンから約4.5時間の距離にあるとても楽しい場所で、休暇中の旅行先をお探しの場合は、テキサス州フレデリックスバーグを是非チェックしてください。町がとてもかわいく、お越しの際は近くで有名なルッケンバッハの町をチェックすることを忘れないでください。
Susan’s 50th Birthday is coming up (Oct 21) and to celebrate, her friends brought her to Fredericksburg, TX for 2 nights and 3 days.  Did you know that Fredericksburg is like a little Napa Valley?!  You can go into one of 50 different vineyards for wine tastings, with some wine makers using locally grown grapes. We checked out Fiesta Winery, Fast Ass Winery (yes, that’s the real name!), a brewery called Altstadt (complete with German food and live music), Becker Vineyard (beautiful gardens), and Signor Vineyards (nice atmosphere). If you are looking for a very fun getaway about 4.5 hours away from Houston, check out Fredericksburg, TX! The city itself is super cute and don’t forget to check out the famous town of Luckenbach nearby.

先週、FedExは2022年1月3日から料金の値上げを発表しました。こちらはアメリカ国内全て、国外輸出サービスおよび輸入サービスに適用される予定となっています。企業へ配達を行うFedExGroundとFedExの通常宅配費は平均5.9％増加する一方、FedEx Freightを使用する方は、最大7.9％の増加の見込みとなっています。世界の海運事情はまだ、サプライチェーンからの遅延と消費者の需要の急増によって引き起こされる危機にあり、その結果、企業が商品を出荷するのに更に費用がかかるようになっています。祝日シーズンが迫っている中での残念なニュースです。

FedEx announced last week that they will be raising rates starting Jan 3, 2022.  The increase will apply to all US domestic, US export, and US import services.  FedEx Ground, which delivers to businesses, and FedEx home delivery will increase by an average of 5.9%.  Meanwhile, FedEx Freight customers could see an increase of up to 7.9%. Apparently, there is a crisis in global shipping still happening and backlogs are looming for this upcoming holiday season. The crisis was caused by supply chain delays and soaring consumer demand, making shipping containers become backed up, consequently making it more expensive for companies to ship their goods.

不動産業で働くものとして、学区がいかに重要であるかを住宅価格との関係でよく把握しております。ケイティが人気絶好調しているのも不思議ではありません。Nicheによる最新の調査によると、ケイティ学区はヒューストン地域で第1の学区と発表。テキサス全体では、13位にランクイン。上位3校となる小学校は、アレクサンダー、ヘイズ、グリフィンとなりました。上位3校となる中学校は、テイズ、セブン　レイクス、およびベッケンドーフでした。 ケイティ地区における上位3校は、セブン　レイクス、トンプキンズ、シンコ ランチでした。クリアクリーク学区は、ヒューストン内で5位にランクインしました。

As realtors, we know how important school districts are in relation to home prices. No wonder Katy has been exploding with growth and popularity. A recent survey by Niche, found Katy Independent School District to be the #1 school district in the Houston area.  In Texas, Katy ISD ranks #13. The top 3 elementary schools were: Alexander, Hayes, and Griffin.  The top 3 middle schools were: Tays, Seven Lakes, and Beckendorff.  The top 3 high schools in Katy ISD were: Seven Lakes, Tompkins, and Cinco Ranch. Clear Creek ISD came in 5th best in the Houston area.
