    As Ty nears the end of his high school career, we need to decide where he might go to college. While he longs to wrestle in college, his #1 choice of schools it the Naval Academy in Annapolis, MD. It is a very complicated application process to go to any of the military academies, beginning with needing to get the recommendation letter of a state senator or congressman. Ty was blessed to get the nomination from Senator Cruz and has submitted all his paperwork but may not hear an answer as late as April. In the meantime, several colleges have shown interest in Ty wrestling for them. His favorite so far seems to be the Colorado School of Mines, a D2 school near Denver (in Golden, CO). The coaches invited Ty for a visit so Susan accompanied him for a second visit there last weekend. Two of the wrestlers on the team gave us a full tour of the campus, we got to watch the team practice, then we had dinner with the coaches in downtown Golden. The following day, we got to watch the School of Mine wrestling team compete in a home dual (they won) and Ty found time to get his hair cut and curled for his upcoming competitions. All in all, it was a good trip and a great time for Susan to spend some time with her childhood friend, Catherine. Everyone wrapped the trip with a visit to Echo Mountain for some tubing before catching our flight home.

    In Annoura Realty News, the market is really heating up for buying and selling. Still a work in progress is the VA loan assumption deal in Firethorne. Though inital closing paperwork was signed last week, the negotiations continue for who pays the escrow shortage and who pays the February mortgage payment. it has been quite the challenge to solve the many peices of the puzzle, but if all goes well, our buyer should walk away with a 3.25% interest rate, excellent loan terms, and a fantastic home. Our investor in California closed on his home in Olympic Forest after agreeing to put on a new roof. Mik and Susan were excited to wrap up the second of two sales for the same investor, Mr. and Mrs. Kurose. Mariko was successful in closing her creative financing deal in Katy, and coming up this Friday we will close on Meadowside, another Japanese investor owned home. The tenant has vacated, the repairs have been done, the house appraised, and right now we are just working on the FIRPTA withholding documents and the remote online notary appointment. Hitting the market for sale is our 5 bedroom pool home on a lake in League City (www.har.com/22068580)! Within 24 hours of going online, we had multiple showings and are hoping this updated beauty sells quickly. Still on the horizon is a beautiful home in Richmond that will be hitting the market later this week and we continue the hunt for several buyers throughout Houston, Katy, and Cypress. 

    On the expat front, Mariko closed a repeat client as she changed apartments to one in Sugar Land. Susan helped a new doctor choose an apartment virtually and get totally approved. As we wait for the newest wave of expats to arrive, we are actively searching for everyone’s new homes!

    案浦家の最大のニュースは、攻が2週間のフロリダへの長旅を経て帰宅し、スーザンのシングルワーキングママ生活に終止符が打たれたということです！攻の担当する選手は、ゲインズビルで開催されたスワンプ・クラシックの2つのレースで1位と2位を獲得しました。一方、スーザンと泰はデンバーへ、D2 レスリング プログラムを持つ米国トップの工学学校の 1 つであるコロラド マインズ スクールを再訪問しました。滞在中、彼らはコーチたちと話し、大学レベルの試合を観戦することもできました。そして、スーザンの幼なじみのキャサリン・リラーの家に滞在し、子供たちをエコーヒルにチューブを連れて行きました。泰にとって、コロラド・スクール・オブ・マインズが最有力候補の第一校になりそうです。他の家族のニュースとして、長男の丈が2月5日に20歳の誕生日を迎えました。彼の人生で初めて離れ離れとなる誕生日となりましたが、丈は大学の親友たちと祝うことができ、冬季会議中に遅れてですが一緒にお祝いすることができました。レスリング面では、泰が高校の地区トーナメントに参加し、126ポンド級で1位となり、最優秀レスラー賞も受賞しました。団体面では、男子と女子の両方で地区で 1 位になりました。先週末は地域トーナメントが開催され、タイも体重別で1位となり、来週末の州トーナメントへの出場権を獲得しました。頑張れ、泰!!

    The biggest Annoura Family News is that Koh finally came back from Florida after two weeks, ending Susan’s single working mom life! Koh’s athlete took first and second in his two races in Gainesville, The Swamp Classic. Meanwhile, Susan and Ty took a trip to Denver to re-visit the Colorado School of Mines, one of the top engineering schools in the U.S. with a D2 Wrestling program. While there, they spoke with the coaches and got to watch a college level dual. They stayed with Susan’s childhood friend Catherine Liller and found a day to bring the kids tubing at Echo Hill. Colorado School of Mines looks to be one of the top choices for colleges if Ty wrestles beyond high school. In other family news, our oldest son turned 20 on February 5. For the first time in his life, we were not there to celebrate with him, but he did get to celebrate with his good friends in Austin and Susan got to celebrate with him while in Austin for her realtor meetings. In wrestling news, Ty had his district tournament and won 1st place in his 126 pound weight class, also taking Most Outstanding Wrestler honors. His Clear Lake HS team won first in district for both boys and girls. This past weekend was the regional tournament, where Ty also took 1st place in his weight class and qualified for next weekend’s state tournament. Good luck, Ty!!

    テキサス州には、Texas REALTORS® と呼ばれる不動産協会が存在し、毎年2月には、オースティンに集まり、さまざまな会議が開催されます。今年の会議は2月8日から13日まで開催され、グローバル部門ではパナマの開発者が投資家や退職者にとって有益なプロジェクトについて講演を行いました。パナマは医療制度が充実しており、物価も安いため、退職者の多い国としてトップ5にランクインしています。基調講演者はテリー ワトソンで、ビジネスを行う際に重要なことは、常にクライアントに「あなたにとって最も重要なことは何ですか?」と尋ねることで、できる限り効率的に行動するよう、参加者全員に思い出させました。最後の会議は州全体の理事会で、協会のほとんどの事業と最新情報のアップデートを行いました。すべての会議の合間には、多くのイベント、ディナー、ピックルボール トーナメント、スーパーボウル観戦パーティーなどが開催され、とても充実した楽しい5日間となりました。

    The state of Texas has a realtor association called Texas REALTORS®. Every February, leaders from around the state gather in Austin for various meetings. This year, the meetings were held February 8-13. During the global meetings, developers from Panama came to talk about a project that is good for investors or retirees. Panama ranks in the top 5 places for people to retire because of their good medical system and affordability. The keynote speaker was Terry Watson, who reminded everyone to be as efficient as possible when conducting business with the key take away being to always ask the client, “What is the most important thing for you?” then work to achieve that goal. The final meeting was the statewide Board of Directors meeting where most of the association business and updates took place. In between all the meetings were many events, dinners, a Pickleball tournament, and a Super Bowl watch party. It was a productive and fun five days.

    The Houston Rodeo is one of our city’s largest events.  This year, it will kick off on Feb 27 and go until March 17. For those of you that are new to Houston, did you know that the rodeo is run mainly by 35,000 volunteers who give their time on various committees?  In fact, there are 110 different commitees that volunteers can choose to serve on including Auctions Assistance, Carnival Ticket Sales, Gatekeepers, Wine Garden, School Art, and more. Susan serves on the International Committee, which the committee tasked with welcoming and conducting special activities for our international guests during the first 8 days of the Rodeo. Our committee also travels to various livestock functions in different countries to foster good will and relationships, which is why Susan travelled to Costa Rica last summer! Each night of the rodeo, there is a concert and last week, the entertainer lineup was announced.  Click Here to see which singers will sing on which nights!
