    今月も案浦家は大忙しです！ 攻はまだヨーロッパで、パラサイクリングの菅野氏のレースをサポート中です。合計で、フランスで3レース（ポントリューとプロエルメル）、スペインで2レース（シャティバとバレンシア）に出場し、優勝4回、準優勝2回の結果となっています。 選手とコーチの皆様、おめでとうございます！ レースも終盤に近づき今週にヒューストンへ帰国予定です。 一方、スーザンは CIPS クラスの 3 つを教えるためにメキシコのカボ サン ルーカスに再度訪れました。 彼女のメキシコ初の卒業生は、11 月にカリフォルニア州アナハイムで開催される NARが主催する会議に参加する予定です。 そして、スーザンは9月6日に、テキサス不動産年次会議に出席するためにサンアントニオへ訪れました。 今年の テキサス不動産協会グローバル議長として、グローバル フォーラムと委員会会議、および 3 つのグローバル ネットワーキング イベントを主導しました。 メキシコ不動産協会（AMPI）からは全国会長を含む11人のゲストが出席しました。 攻とスーザンが仕事で多忙の中、子供達も大忙しの2週間となりました。泰はスーパー 32 アーリー エントリーと呼ばれる全国レスリング トーナメント予選に出場し、126 ポンド級の階級でチャンピオンになりました。 スーパー 32 トーナメントは 10 月下旬にノースカロライナ州で開催される予定です。

    The Annouras have been very busy this month again!  Koh is still in Europe assisting a paracylist, Mr. Kanno, compete in several races. Altogether, he raced 3 races in France (Pontrieux and Ploermel) and two races in Spain (Xativa and Valencia), taking home four 1st place finishes and one 2nd place finish.  Congratulations to coach and athlete! Koh heads back to Houston this week. Meanwhile, Susan went to Cabo San Lucas, Mexico to teach three modules of CIPS classes. Her first class of graduates will be pinned at the NAR conference in Anaheim, California in November! On September 6th, Susan went to San Antonio to attend the annual Texas Realtors Shaping Texas real estate conference.  As this year’s TR Global Chair, Susan led the Global Forum and Committee Meeting, as well as three global networking events. Eleven guests from the Mexican Real Estate Association (AMPI), including their national president, was in attendance. With Koh and Susan gone, the boys were back in Houston working hard at school and sports. Ty competed in a national wrestling tournament qualifier called the Super 32 Early Entry and came away as the champion of his weight class, 126 pounds. The Super 32 Tournament will take place in North Carolina in late October.

    多くの個人的な活動やボランティア活動でとても忙しい日々の中、スーザンとチーム案浦は、活発的に活動する2週間となりました。 稔とスーザンはタッグチームで、パーランドの住宅の成約を完了し、数日で 1 桁の驚異的な価格とリースバックを獲得しました。 数か月後に日本に戻る予定のイソカさんとショーン、おめでとうございます。 アナミさん、ご紹介ありがとうございます！ 次に、スーザンは再びミックと協力してテキサス メディカル センター内のコンドミニアムを市場に出し、2 日目に複数のオファーを獲得しました。 現在、オファーレビュー中で、どちらを選択するか、どのように対応するかをオーナーにアドバイスしています。 リピーターのアンジェラさん、スムーズな交渉とクロージングを祈ってます！ 過去のクライアントとといえば、アビー グラブさんから、彼女の両親が所持する物件の賃貸依頼もいただきました！  8 月 22 日に市場に公開され、その 4 日後に最初の申込書をいただきました。 賃貸後には弊社で管理する予定です。 販売面では、真理子さんは12 戸の住宅ポートフォリオの販売に取り組んでおり、 レイバーデーの直後に予定されているクロージングに向けて、最終段階となっています。 スーザンはテキサス州デーモンで売却物件を引き取り、数週間の準備を経て8月24日に市場へ出しました。 物件は4.4エーカーの敷地にあるこの4000平方フィート、寝室5部屋、浴室3部屋のカントリーハウスです。 何週間もかけて持ち物を整理整頓し、綺麗にする売却準備を完了しました。準備完了後、スーザンは写真撮影準備のため最終調整を行いました。写真撮影は大成功となり、8月26日と27日の2日間のオープンハウスの後、この特別な「赤い納屋の家」に1、2件のオファーを受けることを期待しています。 掲載物件は以下のリンクからご覧ください！: www.har.com/89982771。そして9 月初旬に新たに 2 軒市場に出す予定です。 どちらもカリフォルニアの投資家が所有している物件で、今週末に両方のテナントが退去後、改装、その後売却を支援する予定です。 賃貸面では、スーザンは三井物産の新駐在員の方のガレリアエリアのアパート検索のお手伝いをしました。 スーザンとミックは、ダイキンからの駐在員さんのアパート申請のお手伝い、 スーザンはまた、ダイキン一家がヒューストン内のある場所から別の場所に移動するのを手伝いました。 日本政府から 新たに2名駐在員さん、クラレから 1 名、そしてダイキンからもう 1 名が賃貸契約を予定しています。 9月も夏に勢いに負けず、お手伝いさせていただきます！

    Though busy as a bee with many personal and volunteer activities, Susan and her team were very productive these past 2 weeks! Teamed up with Mik Ebisu, Annoura Realty Group helped close a home in Pearland, fetching a fantastic price in single digit days and a very convenient lease back. Congratulations to Isoka san and Shawn, who will be moving back to Japan in a couple of months. Thank you Anami san for the referral! Next up, Susan teamed up with Mik again to list a condo in the Texas Medical Center and fetched multiple offers on day 2! We are now doing side by side comparisons and advising the owner on which one to choose and how to respond. Fingers crossed for our repeat client Angela, for a smooth negotiation and path to closing! Speaking of past clients, Abbie Grubb asked us to help her parents lease their home in Richmond. That listing hit the market on Aug 22 and we just got our first application four days later. Once we get this one closed, we will add it to the Annoura Realty property management portfolio. On the sale front, Mariko is working on a 13 home portfolio sale to one of her buyer clients. They are in the home stretch now with closing slated for just after Labor Day. Susan picked up a listing in Damon, TX, which hit the market on Aug 24th after going through weeks of preparation. The owner will be downsizing from this 4000sf 5 bedroom 3 full bath country home which sits on 4.4 acres. He spent many weeks de-cluttering and simplifying his belongings, and then soon after, Susan sent in her crew of vendors to get the home ready for the market. After a very successful photo shoot and a two day open house on Aug 26-27, we are hoping this special ‘red barn house’ will attract an offer or two. Both are owned by California investors, so we will help them remodel then help them sell, after both of their tenants vacate at the end of this week. On the lease side, Susan was excited to help a new Mitsui E&P expat find his Galleria area apartment. Susan and Mik helped a new Daikin expat apply for a nice Memorial area apartment. Susan also helped a Daikin family move from one place to another within Houston, which was also very rewarding! On the horizon for leasing are two new expats from the Government of Japan, a new expat from Kuraray, and one more new expat from Daikin. Lots going on and our team is always excited to help.     案浦家の長く大忙しの夏も終止符を打ちました。 まず、長男・丈はオースティンに戻り、テキサス大学の 2 年目をスタート！ 家族全員でオースティンまで日帰り旅行をしました。丈にとっての大きな変化は、キャンパスを離れ、他の5人のルームメイトとともに新築アパートに引っ越すことです。 問題の 1 つは、建物検査をパスできず、予定日に入居が不可能でした…。 期待外れのサプライズとなりましたが、相変わらず冷静な丈は家具などの収納のため倉庫を借り、その後友人のアパートのソファーで 5 日間過ごしました。 そして無事に25日に入居完了しました！当然、家に忘れ物も沢山したため、現在配達手配中です。笑　今年は、丈にとって人生の目標の 1 つであるマッコームズ ビジネス スクールへの編入に成功したため、親として、とても誇りに思います。おめでとう、丈！攻は、ヨーロッパでパラリンピックの日本代表レースコーチとして参戦しました。 8月22日にフランスのパリへ向けて出発し、ヨーロッパに3週間滞在し、フランスとスペインの両国でレースを指導する予定です。 ザックは8月21日に、ウェストブルック中学校に入学しました。最初はとても緊張していましたが、新しい友達もできたようで、どの教室にどの順番で行くかにも慣れ始めているようです。 泰は 8 月 26 日に SAT を受験し、大学への願書を仕上げる予定です。 多くの大学の願書に記入し、どの大学を受験したいかを考えるのはかなりの作業となります。 彼がもう高校3年生だなんて信じられません！ スーザンはHAR 理事会取締役選挙に熱心に取り組み、勝利直後、HAR会議のためにガルベストンに 3 日間訪れました。  家族、仕事、ボランティア活動を両立させるのは常に難しいことです。 スーザンと攻が旅行中に、ザックと泰の面倒を見てくれたスーザンの両親、クォック夫妻に感謝するばかりです。いつも、ありがとう！

    The Annouras have been moving from here to there to everywhere! First up, Joe went back to Austin to begin year 2 at University of Texas. The whole family did a turnaround trip, driving to Austin and back all on Aug 20. Big changes for Joe include moving off campus into a brand new apartment with 5 other roommates. One problem is the brand new building did not pass inspections and move in could not take place as intended. This was a curve ball for us, but cool headed Joe just rented a storage unit and put all his stuff in there, then headed to a friend’s apartment to crash on her sofa for 5 days. His apartment was all done by the 25th so he moved in. Of course, he forgot many things at home, so now we are arranging the delivery of all the things he forgot to bring with him!? On a more positive note, Joe successfully transferred into McCombs Business School, which is one of his life goals, so we are very proud of him! As for Koh, he was hired by a professional paracyclist from Japan to coach his races in Europe! Koh left on Aug 22 for Paris, France and will stay in Europe for 3 weeks, coaching races in both France and Spain. Zach started middle school at Westbrook Intermediate on Aug 21. At first he was very nervous, but it seems like he has made some new friends and is starting to get used to which classrooms to go to and in what order. Ty took the SAT on Aug 26 and should be finishing up his college applications. It is a quite a task to fill out many college apps and to think about which universities he wants to try for. We can’t believe he is a senior in high school already! Meanwhile, Susan was extremely with her e-board election and right after her victory, she had to go to Galveston for 3 days for a Strategic Leadership Conference with the leaders of HAR. She also attended a 2 day leadership meeting for the rodeo the week before. It’s always a challenge to juggle the family, work, and volunteer activities! A special thanks goes out to Mr. and Mrs. Kwok, Susan’s parents, for stepping up and helping with Zach and Ty while both Susan and Koh are traveling and away from Clear Lake.

  • HAR 理事会選挙結果！

    ヒューストン不動産協会では、選出された中の理事会の取締役メンバーを選出します。 執行委員会は、会長を筆頭に、次期会長、副会長、副会長、書記兼会計、および前会長で構成されます。 年に一度、8 月に取締役会は新しい秘書/財務担当者を選出します。 選挙後には、取締役の全員が 1 つ上の役職に上がります。 今年の選挙は8月21日に行われ、スーザンは他の5人の候補者と共に出馬し、 全員のスピーチと 2 回の投票の結果、決選投票でスーザンが選出されました。 取締役会のメンバーを務められることは大変光栄なことで、人生の目標の一つが叶った特別な瞬間となりました。 就任式は今年12月後半に行われる予定です。

    The Houston Association of Realtors has a governing board consisting of an elected board of directors who then elect an executive committee.  The executive committee consists of a the Chairman at the top, then the Chairman Elect, Vice Chairman, Vice Chair, Secretary/Treasurer, and the Immediate Past Chair. Once a year in August, the board of directors votes on a new Secretary/Treasurer.  Once the new person is voted in as the new Secretary/Treasurer, everyone on the executive board then moves up one position. The election this year took place on August 21 and Susan ran against 5 other candidates. At the end of everyone’s speeches and two rounds of voting, Susan  won in a runoff election!  It is such an honor and a privilege to not only serve on the Board of Directors, but now to be a member of the executive committee starting in 2024 is a life goal come true! The installation ceremony will take place later this year in December. 

  • ヒューストに続く猛暑の日々

    2023 年の夏は、ヒューストンで記録上最も暑い夏となりました。 8月22日に記録された97度の最高気温は、バイユー市で23日連続100度を超える最高気温記録に終止符を打つこととなりましら。 しかし、これも長くは続かず、再び 3 桁に戻る結果となりました。

    ヒューストンの夏が暑いのは普通のことですが、今年は例年になく、100度を超える日が46日間続き、2011年に次いで、史上2番目の猛暑となりました。

    ヒューストン市民は、猛暑に関わらず早朝か夕方に外で仕事をし、仕事後にはエアコンの効いた屋内で時間を過ごしています。

    間もなく秋が到来し、 3 桁の暑さから解放される日も遠くはありません！ それまでは水筒を持ち歩き、十分に水分補給をしてくださいね！

    The summer of 2023 has proven to be one of the hottest on record in the Houston area. In fact, the 97 degree high temperature recorded on August 22nd ended a streak of 23 consecutive days with highs over 100 degrees in the Bayou City. The break was short lived however, and we’ve returned to triple digits once again, with little relief in sight.

    While it’s normal for Houston to be hot in the summer, this year has been a bit extra, poising to be the 2nd hottest ever, behind only 2011 which had 46 days over 100 degrees.

    The residents seem to be taking it all in stride though, doing their outside work in the early morning or evening and spending time enjoying the air conditioned indoors.

    The one sure thing though is that Fall will soon be here and there will ultimately be a break from the triple digit heat. Until then, please carry a water bottle and stay hydrated!
