今年米国の住宅の1％が住み替え、少なくともここ10年間で最低の割合

テクノロジーを活用した不動産仲介業者である Redfin (redfin.com) の新しいレポートによると、2023 年の最初の 6 か月間で、米国の住宅 1,000 軒のうちおよそ 14 軒が住み替えました。 これは、2019年の同時期の1,000人中19人から減少しており、少なくともここ10年間で最低の率となっています。 これは何を意味するのでしょうか？ 売主は売るのではなく、家を保持する傾向となっています。 郊外で広い住宅を探している購入希望者は、選択肢が大幅に減少しています。 今年上半期に販売された4ベッドルーム+郊外の一戸建て住宅は1,000戸中わずか16戸で、2019年の同時期に販売された1,000戸中24戸から減少しています。つまり、4ベッドルームの一戸建て住宅の購入者は、 郊外では、選べる住宅が 33% 少なくなります。 実際、都市部の小さな住宅では離職率がさらに低くなっています。 2023 年の最初の 6 か月間で、都市部の 2 ベッドルームおよび 3 ベッドルームの一戸建て住宅は 1,000 戸中約 11 戸が販売されました。これは、昨年（1,000 戸中 14 戸でした）と比較すると、2 ベッドルームや３ベッドルームの住宅があまり多くないことを意味します。 

Just 1% of U.S. Homes Have Changed Hands This Year, the Lowest Share in at Least a Decade

Roughly 14 of every 1,000 U.S. homes changed hands during the first six months of 2023, according to a new report from Redfin (redfin.com), the technology-powered real estate brokerage. That’s down from 19 of every 1,000 during the same period of 2019 and the lowest turnover rate in at least a decade. What does this mean?  Sellers are not selling, they are holding on to their homes. House hunters searching for large homes in the suburbs have seen the biggest drop in their options. Just about 16 of every 1,000 four-bedroom-plus suburban single-family homes sold in the first half of this year, down from 24 of every 1,000 that sold in the same period in 2019. That means buyers of 4BR single family homes in the suburbs, have 33% fewer houses to choose from. Smaller houses in the city actually have an even lower turnover rate. Roughly 11 of every 1,000 two- and three-bedroom single-family homes in urban neighborhoods sold in the first six months of 2023. This means compared to last year (which was 14 out of every 1000), there just aren’t many 2BR-3BR homes available to buy in most of the major cities in America right now.

仕事、家族、ロデオで大忙しのスーザンは、先週泰のレスリングトーナメントを観戦するため、カナダのカルガリーから直接ノースダコタ州ファーゴに3日半の旅行をしました。 スーザンがファーゴを訪れるのは今回で2度目でとなり、昨年も同じトーナメントに訪れました。 ファーゴに行くことがある人は、ダウンタウンにある可愛いお店やブティックが沢山あり、地元の人々がコンサートやパフォーマンスを楽しめる広場など楽しんでみてはいかがですか？ ダウンタウンの真ん中にあるジャスパー ホテルはオススメの滞在先です。 1階にはRosewildという素敵なレストランがあり、農場から食卓までの食事を提供しています。 オススメメニューはリブアイです。薪で焼いたレンガのオーブンで焼いていて、とても美味しいです。 今回は時間がなかったので訪問できませんでしたが、近くのミネソタ州ムーアヘッドにはヒジェムコムストセンターというとても有名な博物館もあります。 このセンターは 1985 年にオープンし、非常に印象的なバイキング船ヒェムコムストの本拠地として機能しています。 来年も泰がファーゴの試合に参加する際に訪問する予定です！

Juggling real estate, kids, and the rodeo, Susan hopped over to Fargo, ND for 3.5 days directly from Calgary Canada to watch Ty’s wrestling tournament last week. This was Susan’s second time to visit Fargo, because she also went there last year to watch Ty in the same tournament. If you ever go to Fargo, the downtown is very cute with many shops and boutiques and an open space for the local people to enjoy concerts and performances. The best hotel is the Jasper Hotel, right in the middle of downtown.  There is an excellent restaurant on the first floor called Rosewild, which offers a farm-to-table dining experience.  If you go, order the ribeye, which they cook inside a wood fired brick oven and is absolutely amazing! Although I did not have time to visit this time, there is also a very famous museum in nearby Moorehead, Minnesota called the Hjemkomst Center. This Center opened in 1985 and serves as a home to a very impressive Hjemkomst Viking Ship! If Ty wrestles at Fargo again next year, I plan to go check it out!

ボランティア活動の一環として、スーザンはヒューストンロデオの国際委員会の委員を務めています。 今年は部門副会長を務める最初の年となり、会長のランディ・ポーリーが主催するコスタリカへ代表団として参加させていただきました。 一行は他の8人と共にコスタリカのリベリアで、リベリア・エキスポ（コスタリカのロデオ名）のメンバーと空港で合流しました。 マリオット・オートグラフ・コレクションのザ・マングルーヴという美しい海辺のホテルに滞在しました。 毎晩リベリア・エキスポでロデオ・イベントを鑑賞して過ごしましたが、その多くはヒューストン・ロデオから取り入れられたものでした：マトン・バスチン、カーフ・スクランブル、カーフ・ローピング、バレル・レース、ブルライディングなど。また、私たちはいくつかのユニークなイベントを楽しむこともでき、また毎年ヒューストン・ロデオを訪れる多くのロデオ関係者との交流も楽しみました。 毎晩グランドスタンドに招待していただき、VIPラウンジで素敵な時間を過ごし、有名な牛の牧場と馬の牧場を訪問するように手配してくれました。 忘れられない経験となったのは、コスタリカ大統領がリベリア万博に訪問しスピーチを行ったことです。 休憩時間には、皆んなで地元の観光スポットを訪れました。美しい滝まで乗馬したり、いくつかの温泉巡り、泥風呂、シュノーケリングをしたり、野生の猿に餌をあげたり、美しい洞窟を訪れたりと楽しい時間を過ごしました。素晴らしい人々と素晴らしい一時を過ごすことができた旅行となりました！

As part of her volunteering activities, Susan serves on the international committee of the Houston Livestock Show and Rodeo. This year was her first year to serve as a Division Vice Chairman so when her Chairman Randy Pauly invited her to join a small delegation to Costa Rica, she said yes! Together with 8 other people, the group flew into Liberia, Costa Rica and met up with members of the Liberia Expo (the name of the Costa Rica rodeo), who welcomed them at the airport. Two vans were hired for the entire trip and the group checked into a beautiful beachfront hotel called The Mangroove, a Marriott Autograph Collection hotel. Every night was spent at the Liberia Expo, watching their rodeo events, many of which were adopted from the Houston Rodeo: mutton bustin, calf scramble, calf roping, barrell racing, bull riding, etc. We also enjoyed watching several events that were unique to Costa Rica! We met with many rodeo officials who visit the Houston Rodeo every year. They were extremely happy that we went to visit their rodeo and every night invited our group to sit in the grandstands, have drinks in their VIP lounge, and arranged for the group to visit a famous cattle ranch and horse ranch. One more exciting visit was the appearance of the President of Costa Rica, who came to the Liberia Expo and made a speech. In the downtime, the group checked out some local sightseeing: horseback riding to a beautiful waterfall, sitting in several hot spring pools, trying out a mud bath, snorkeling, feeding wild monkeys, and visiting a picturesque cave on the beach. All in all, it was a great trip with some great folks!

案浦家の大忙しの夏も中盤となり、丈は福岡外国語大学での授業を終えました。 日本語を勉強できるようにしてくださった岩本先生に心から感謝いたします。 これは丈にとって素晴らしい経験となりました。 残りの数日間、日本人彼女と一緒に大分へ旅行する予定です。 ザックは博多小学校での勉強を終え、来週友達のユウトくんに会うために東京へ旅行する予定です。 攻は、案浦家の新しい家の建設者兼建築家として多忙の日々を送っています。 ここ数日で計画が最終決定され、書類に署名されること予定です。 次の目標は、デザイン センターでスーザンと、家の材料や付属品 (キャビネット、照明、備品、床など) を選ぶことです。攻、頑張って! ここヒューストンに残った次男、泰は先週末、大きなレスリングトーナメントのためにノースダコタ州ファーゴへ行きました。 スーザンは試合後半を見るためにカナダから駆けつけました。 フリースタイル部門ではあまり良い成績を収めることができず、0勝2敗の結果となりましたが、グレコ部門では４勝２敗と健闘しました。 印象に残る試合の 1 つは、照明と大画面テレビが備え付けられた大ステージで行われ、試合勝ち、とても興奮しました。 今週、泰とスーザンは、大学の候補であるコロラド・スクール・オブ・マインズを調べるためにコロラドへ旅行する予定です。

In Annoura Family news, Joe wrapped up his classes at Fukuoka Foreign Language College. We would like to give a big thank you to Hitoshi Iwamoto for allowing Joe to study Japanese at his school this summer. What an amazing experience this was for Joe! For the remaining few days, Joe will be traveling with his Japanese girlfriend to Oita.  Zachary finished his studies at Hakata Elementary and will traveling to Tokyo to see his buddy Yuto next week. Koh has been very busy with the builder and architect of the new Annoura family home. Hopefully plans can be finalized and paperwork signed in the next few days. His next goal will be to FaceTime Susan from the design center and pick out the materials and accessories for the home: cabinets, lights, fixtures, floors, etc. Good luck, Koh! Here in Houston, Ty went to Fargo, North Dakota last weekend for a big wrestling tournament. Susan flew down from Canada to watch the second half. He didn’t do so great in the freestyle portion, going 0-2. However, he fought hard in the Greco portion, going 4-2. One of the exciting matches took place on Stage 1, which is the big stage with all the lights and big screen TVs. Amazingly, he won that match and it was very exciting! This week, Ty and Susan will travel to Colorado to check out a potential candidate for college, Colorado School of Mines.
