    先週、元祖チーム案浦メンバーの1人である生方　愛が会社を離れることになりました。これからは不動産業界を離れ、日本のスタートアップ企業で働く予定です。 アメリカ中を旅して新しいことを学び、新しい人々と出会い、成長そして活躍していくことを楽しみに見守りたいです。彼女と共に過ごした2年間、多くの素晴らしい思い出を共有してきました – パーティー、イベント、取引、飲み会、不動産管理の仕事と雑用、色々な悩み、喜び、恐怖、そして勝利。 チーム全員 (稔、真理子、スーザン、攻) が彼女と一緒に過ごした時間を忘れることはないでしょう。 他のニュースでは、1月は多くの新しいクライエントで大忙しの月となりました。稔は 3人の新しい三井からの駐在員の物件探しを手伝っており、そのうちの 2人はスーザンと一緒に賃貸契約を完了しました。 今週、新しくダイキン駐在員が2 人出張予定のため、稔と真理子がそれぞれ1人ずつ担当し物件探しのお手伝いをします。 更に嬉しいニュースでは新しく第一実業の駐在員と、三菱商事の新しい駐在員から問い合わせをいただきました。 先週、クラレの新しい駐在員の方の賃貸契約も完了させ、スーザンは、郵便番号77024内で2月に市場に出す予定の売却物件の準備をしています! またスーザンは、1月30日に2023年初のクロージングを行いました。ケイティの岩田博士からの紹介で、久保田夫妻のサイプレスの物件購入のお手伝いをしました。 おめでとうございます！！

    Annoura Realty bid farewell to one of our original Team Annoura members, Fayth Lovejoy, last week. Fayth will leave the real estate industry to work for a Japanese start up company.  We love that she is spreading her wings and will get to travel around the U.S. learning new things and meeting new people. It’s so exciting! Over the 2 years of her being with Team Annoura, we have had shared so many aweseome memories- parties, events, deals, drinks, property management jobs and chores, all different worries, joys, fears, and victories. I treasure the times our team (Mik, Mariko, Susan, Koh) had with her and we do wish her all the best! In other Annoura Realty news, our January was busy with newcomers! Mik has been working with 3 new Mitsui expats, two of which he and Susan have found housing for, one who we are still working on. Two new Daikin expats will be here this coming week, so Mik and Mariko will each help one. We have an exciting new Daiichi Jitsugyo expat on the horizon as well as a very exciting new Mitsubishi Corporation expat who has reached out. We settled a new Kuraray expat last week and Susan picked up a new listing for sale in 77024 that will be hitting the market in February! Susan also had her first closing of 2023 today, a home in Cypress sold to Mr. and Mrs. Kubota, a referral from Dr. Iwata in Katy. Congratulations!!

  • ヒューストン不動産協会　理事会 オリエンテーション

    スーザンは2023年ヒューストン不動産協会 (HAR) の理事会に選出されました。先週、今年初めての公式理事会とリーダーシップ オリエンテーションへHAR の CEO であるボブ・ヘイル、HARの新しい会長であるキャシー・トレビノ、そしてHARとHRISのマネージャーとディレクターと共に出席しました。それぞれの出席者から、現在の協会の現状について、業界の動向、業界における問題、不動産業界に関連した訴訟の現状、メディアからのインタビュー要求への対応方法など様々な要点に触れました。 合計5時間のセッションの後は参加者みんなでパーティーに行き、この地位で理事会に参加できてとても嬉しかったです。理事会終了後には、ヒューストン・クロニクルから、中国からのテキサスへの投資を禁止する案についてのインタビューを求める連絡をいただきました。個人的な意見もありますが、HAR のコミュニケーション部門に委ねることにしました。

    As a newly elected member of the Board of Directors for the Houston Association of Realtors (HAR), Susan attended her first official HAR board meeting and Leadership Orientation last week. In attendance was the CEO of HAR, Bob Hale, the new chairman of HAR, Cathy Trevino, as well as the managers and directors of HAR and HRIS. Various speakers touched on the topics of the current state of the association, industry trends, industry threats and disrupters, ongoing lawsuits related to the real estate industry, and how to handle interview requests from the media. It was a 5 hour session with a lovely reception to follow and I was happy to be able to participate at this level. Soon after, the Houston Chronicle emailed to ask about my thoughts on the proposed ban on Chinese investments to Texas. Although I had my thoughts, I deferred them to HAR’s communications department.

  • ソフトボール　居酒屋　和 チーム

    居酒屋　和 チームは、今年の JBAH (ヒューストン日本商工会) ソフトボール トーナメントに向けて準備を進めています。 1月21日は居酒屋　和でチームメイトと新年会を行いました。新年の挨拶、今年の目標について話したりするのはいつでも楽しいものです。 昨年は3位の結果となりましたが、今年はさらに上を目指して頑張ります！ チーム内の子供達はそれぞれ少しづつ大きくなってきて、技術が上達する中、逆に歳を重ねているベテラン達も何人かいます（私もそのうちの1人です）。今年はどんな活躍をするのか楽しみです！ 居酒屋　和チームは、最近開催されたクリアレイクカップで優勝し、小さい子供たちが大活躍する結果となりました。噂では、今年はイースター以外の日にソフトボール大会を開催すると聞きました。 実は、毎年イースターに開催されるこの大会に参加することで、家族全員が教会での礼拝を欠席することに気が引けていた部分もあります。噂通りに日付の変更が行われることを願っています。案浦不動産は、チームのスポンサーであることを光栄に思います！

    Softball Team Izakaya Wa is gearing up for this year’s JBAH (Japan Business Association of Houston) softball tournament! We had our New Year’s party at of course, Izakaya Wa, on January 21. It is always fun to see our teammates and to talk about our goals for the year. Last year, our team came in 3rd place and this year, we are hoping to do even better! We have several kids that are growing up and getting better, and we have several veterans that are getting older year by year (like me). It will be interesting to see how we do! Team Izakaya Wa won 1st place in the recent Clear Lake Cup and it was our little ones that stole the show. Rumor is for the first time, we may be having our softball tournament on a day other than Easter. I have secretly felt so bad for our family having to miss Easter Sunday service at church every year because of this softball tournament. Will be great if they put it on a different weekend for a change. Annoura Realty Group is happy to be a jersey sponsor for Team Izakaya Wa!

    今年のロデオは2月28日に始まり、3月19日まで続きます。ワールドチャンピオン BBQコンテストは、その前の週末である、2月23日から25日まで開催されます。朗報です….！日本のチーム、BBQ Shogun、再びコンテスト参加となります！

    The Houston Rodeo is one of my favorite events in Houston.  It’s like a huge festival for the whole city and it continues for 3 whole weeks. If you have never been to the rodeo, you must go check it out at least once! Beware that weekday and weekends, the rodeo starts at differnet times. Weekday rodeos start at 6:45pm. The entertainer takes the stage at approximately 8:45 p.m. NRG Stadium gates open at 6 p.m. Weekend rodeos start at 3:45 p.m. The entertainer takes the stage at approximately 5:45 p.m. NRG Stadium gates open at 3 p.m. But, you can get onto the grounds much earlier and I recommend that you do! On the grounds is a huge carnival where the parking lot normally is, and inside Reliant Center (next to Reliant Stadium) has lots of shopping and many kinds of animals. There is also a Champions Wine Garden with several live music stages. One of my favorite things to do is to buy a bottle of wine on a beautiful day, sit with friends, and listen to the live music!   • 切手の値段が上がりたい放題！

    アメリカ郵便公社は切手の値上げを再度行いました。なんと1回だけではなく、2回値上げすることを計画しているようです。既に、先週から60セントから63セントに値上がり、郵便規制委員会はインフレの影響をオフセットするためだと発表しました。国際郵便やポストカードは$1.40から$1.45まで値上がり、国内用のポストカードは45セントから48セントまで値上がりしました。今後は1月と7月の2回の値上がりが行われる予定です。2021年の時点で、アメリカ郵便公社は今後10年間で1,600億ドルの負債を予測しています…フォーエバースタンプを現在お持ちの方は引き続き使用が可能ですが、新しく購入する場合は値上げ価格の63セントでの購入となります。

    The United State Postal Service is raising prices again on stamps.  In fact, sorry to say this, but they are planning on raising it TWICE a year!  Effective last week, the price of a first-class stamp went from 60 cents to 63 cents.  The Postal Regulatory Commission said the 4.2% increase was to offset the rise in inflation. International letters and postcards went from $1.40 to $1.45, and the price to send a domestic postcard increased from 45 to 48 cents. The Postal Service says to expect increases twice a year going forward, in January and in July. As of 2021, USPS is expected to be $160 billion in debt for the next 10 years…Arara. People holding Forever Stamps can still use them, but people buying new Forever Stamps will see prices go up to 63 cents.
