    With May just ending, we are heading into one of the busiest seasons of the year…SUMMER!   • 丈、高校卒業おめでとう！

    18年間という月日が経つのは驚くほどとても早く、ついに案浦家の長男が高校を卒業しました！案浦 丈は、スーザンの母校でもあるクリアレイク高校から2022年5月25日に卒業しました。 卒業式はチャレンジャースタジアムで行われました。 丈はクラスの上位3％となる栄誉で卒業し、今秋、テキサス大学オースティン校で経済学部へ進学します。 本当におめでとう！お父さんもお母さんも丈を誇りに思っています。

    It is almost unbelievable that 18 years have gone by and the Annoura‘s first son just graduated from high school! Joe Christopher Annoura graduated from the same high school Susan graduated from, Clear Lake High School. The ceremony took place on May 25, 2022 at Challenger Stadium. Joe graduated in the top 3% of his class with many honors and will head to the University of Texas at Austin this fall to study economics. We are very proud of him!

     家を購入し、引っ越し、新しく生まれる赤ちゃんの準備はとても大変ですが、決して不可能ではありません。出産前に新しいお家へのお引越しをお考えの方には必見な、アドバイスを以下からご覧ください。

    1.信頼できるエージェントの使用。経験豊富で、かつ共感できるような不動産エージェントを使用することで、物件探しの過程をどれだけ楽にできるかが決まります。エージェントを選ぶのには、信頼、そしてエージェントがどれだけお手越大をしてくれるかによります。大変な時期でこそ不動エージェントがいることによって、住宅購入体験全体をはるかに簡単にすることが出来ます。

    2.現実的なタイムラインを設定します。まず、出産予定日からさかのぼって計画を立てます。引越し後の荷物の整理に十分な時間が取れるよう、計画を立てましょう。また、妊娠中は予測できないこと多々起きる可能性があるため、計画よりも常に先回りできるように動くと余裕の出来た実効性が見れます。

    3.自分でお部屋の塗装はやめましょう。新しく生まれる子のために完璧にしたいという気持ちから、ついつい自分でお部屋の塗装などを考えがちですが、塗料の中には、発育中の胎児に害を及ぼす可能性のある毒素が含まれています。自分で塗装を実行する場合は、予防策を講じることが非常に重要です。専門家を雇って仕事をすることをオススメします。

    4.子供を中心にお家を探しましょう。特に最初の赤ちゃんである場合、赤ちゃんを中心に考えた新しい家を選びたいと思う茅が多いと思います。急かさず、時間内により良い価格の物件を探す中、将来また子供を授かった時のことを考えて家を探すことも重要です。鉛塗料のような潜在的な問題を指摘する点検をすることを、購入前に必ずご確認ください。

    5.子供にぴったりなご近所を見つけましょう。近所の安全性などを調べるのも重要です。犯罪率に関連する統計を見つけることができるウェブサイトは沢山あります。また、学校のシステムや地元の教育システム、遊び場、レクリエーションセンター、子供向けのコミュニティプログラムなどの近隣の設備についても調査する必要があります。

    Buying a home, moving in, trying to get boxes unpacked, decorating a nursery and then bringing home a newborn in a short period of time is a daunting proposition but not an impossible one. There are definitely some special considerations if you are trying to get into your new home before the stork pays a visit. The end result can be the ultimate “nest” for you and your growing family.

    1.     Have an agent you can trust. Having an experienced real estate professional in your corner who can empathize with buying a home while expecting, will be your greatest asset in the process. You will need to trust them to help guide you through the real estate process and do the extra leg-work for you. Baby brain is a real phenomenon and having a Realtor who will be on top of the issues that you may miss will make the entire home buying experience much easier.

    2.     Set a realistic timeline. First, work backwards from your due date. Make sure that you allow yourself plenty of time for unpacking since this may take a bit longer than if there wasn’t a baby on board as well as for packing on the other end of the move. You will also want to give yourself some wiggle room as babies tend to be notoriously unpredictable and could make an appearance a bit earlier than you have planned. You will want to have all of the paperwork signed and the furniture in before your new little sweetheart comes home.

    3.     Don’t do the painting yourself. With all of the nesting instincts and the desire to get the house squared away and the baby’s room enchanting, you may be tempted to grab a brush and roller and a gallon of paint. Paint and paint fumes contain toxins that could be harmful to a developing fetus. It is extremely important to take additional precautions if you do the painting yourself, or better yet, delegate the task or hire a professional to do the job.

    4.     Choose a home with kids in mind. Especially if this is a first baby, you will want to choose your new home with respect to your little one. While you don’t want to rush the real estate process and just pick any house that is in your price range that you can move into within your timeline, you will want a house with room to grow in that is also safe. Make sure that you have a home inspection that points out potential issues like lead paint.

    5.     Find the right neighborhood for kids. Do your homework and evaluate the safety of neighborhoods. There are numerous websites where you can find important statistics regarding crime rates and related issues. You will also want to investigate the school system and the local educational opportunities as well as neighborhood amenities like playgrounds, recreation centers, and kids’ community programs.

    皆様の支援のおかげでビジネスは依然として好調です。シャンテルは先週フレンズウッドにある家の契約、ナンはケイティに2つの大きな家を契約、真理子はセージモントにあるタウンホームの契約を完了しました。スーザンは、新しい日本人歯科医が医療センターにてアパート賃貸、関西電力の新しい日本人駐在員の高層アパートの賃貸のお手伝いをしました。他にも、スーザンはオースティンからヒューストンに引っ越している友人の友人のさらに友人のためにダウンタウン近くのタウンホームに閉じました（とても奇跡的な紹介です！）、そしてスーザンと真理子のチームは6室のコンドミニアムのパッケージを市場に出し、１週間で契約完了となりました。今後は、クリアレイクで素敵な賃貸物件を見つけるという課題が続きます。今月は数人の駐在員の方々が日本に帰国するため、賃貸物件を市場に戻す準備をするのに忙しくなります。多忙が期待される夏のシーズンに向けて準備を進めている中での、金利上昇、そして住宅の不足が続いているため、クライアントが興味のある住宅を見つけたときにはすぐにでも内観ツアーを予約出来る様に準備をしています。

    Company wide, sales and leases are still going strong. Shantel put another home under contract last week in Friendswood, Nan has two big homes in Katy under contract, and Mariko put a townhome in Sagemont under contract. Susan helped a new Japanese dentist choose his apartment in the Medical Center, and she helped a new Japanese expat with Kansai Denryoku choose his amazing highrise. In other action, Susan closed on a townhome near downtown for a friend of a friend of a friend of a friend (wow, that’s a miracle referral!) who is moving to Houston from Austin, and the team of Susan and Mariko put a package of 6 condos under contract as well. Coming up in the next few weeks, the challenge continues for finding nice rentals in Clear Lake, and several expats will go back to Japan this month so we will be busy to get their homes made ready to put back on the market. We are gearing up for a busy summer season and with interest rates rising and the shortage of homes continuing, we are on our toes to jump out and show when clients find homes they are interested in.

    1. Black-eyed Susan

    This flower, also known as the Gloriosa Daisy, lives up to its name in design: Its center or “eye” is a dark brown that looks black next its bright, yellow petals. It can also grow up to almost four feet tall, so it can tower over the other flowers you plant, creating depth in your garden.

    Planting Daffodils is another great way to brighten up your summer garden. When they bloom, their petals are either completely yellow or white with a yellow trumpet center. These flowers bloom in springtime but last into the hot summertime.

    6. Lavender

    With all the white and yellow in your garden, you might shake things up a little by adding some purple. It’s also a natural potpourri – just walking by your garden can make your home seem more inviting to guests. Lavender loves hot weather, so this flower is perfect for your water-friendly, summer garden.

    7. Periwinkle

    Add a little more color to your garden by planting Periwinkle. You’ve heard of periwinkle pink, but this flower actually blooms in a variety of colors – eleven to be exact. This is another flower that can grow tall, eye level with the Black-eyed Susan. Periwinkle is a great flower to plant in any season, but it has great adaptability to the dry heat of summertime.
