    In Annoura Realty news, we welcomed a new Mitsui expat to the River Oaks area last Friday. Mariko did a fantastic job touring him and finding him a great room for a great deal in a very nice building. Good job, M! Susan and Mik are currently negotiating an offer for Olympic Forest.  Hopefully we can come to terms in the next few days.  As for our listing in Damon, we have an offer back on the table and we are working through terms on that one as well. On the horizon, we have several listings coming up! First of all, our favorite AC vendor, Affordable Comfort owner, Mario has hired Annoura Realty to list his waterfront condo in Clear lake for lease. His professional photo shoot is scheduled this week and it will hit the market soon after. We also have a single family home in Bay Glen that will be hitting the market after it undergoes some foundation work. Our Japanese investor owner has a year or two left of accelerated depreciation so we will lease it for one more cycle before helping him with the disposition. On the sale front, one of our Japanese investors has hit year 5, meaning he has successfully depreciated his entire improvement thanks to a special Japanese tax law. He has instructed us to go ahead and put them on the market to sell! Coming soon will be one home for sale in League City and one home in Clear Lake. So exciting to see this project come full circle from the days of HIT Partners, when Susan and her business partners bought dozens of homes, flipped them to Japanese investors, leased them, managed them, and are now helping to sell them.     案浦家最新情報、攻がプロに復帰!? 「ダービーホイール」と呼ばれる新しい競輪リーグが2024年に開幕する可能性があります。まだ公式発表はされていませんが、このリーグはイギリス、オーストラリア、韓国の3か国でレースが行われる世界的なオンライン賭博を提供する予定とされています。 トライアウトは来年の第1四半期に行われる予定で、 攻が合格すれば（文字通り）サドルに戻ることになるかもしれません！  泰は11月11日土曜日、シンコランチHSで行われたビッグ12招待トーナメントで素晴らしい結果を残し、132ポンド級で優勝しました。 さらに、最優秀レスラー賞も受賞しました！ 先週末、泰とチームは、テキサス全土から 40 以上のチームが参加するキャピタル クラシック トーナメントに出場するためにオースティンへ向かいました。 この記事の執筆時点では、彼は 2 勝 0 敗で 2 日目を迎えています。 サンクスギビングが目前に迫っており、丈はテキサス州を巡る 6 日間のキャンピングカー家族旅行に家族と一緒に 過ごすため、ユタ州から帰省する予定です。 ザックは、休み明けにボーイスカウトに加入かも!? 案浦ファミリーの続報をお楽しみに！

    In Annoura family news, it looks like Koh may be getting back in to professional bike racing!?  There is a new keirin league called “Derby Wheel” that may be kicking off in 2024. Though not 100% official yet, this league would offer worldwide betting online with races taking place in 3 different countries: England, Australia, and South Korea. Tryouts will take place in Q1 of next year and if Koh passes, he may be getting back into the saddle (literally)!  In other Annoura news, Ty had a great weekend wrestling at the Big 12 Invite tournament at Cinco Ranch HS on Saturday Nov 11. In the 132 pound weight class, he took first place. He also won the Most Outstanding Wrestler Award! This past weekend, Ty and his team traveled to Austin to compete in the Capital Classic Tournament, which had over 40 teams participating from all over Texas. At the time of this writing, he is 2-0 heading into day 2!  With Thanksgiving just around the corner, Joe is back from UT for a week and will join the family for a 6 day motorhome trip around Texas. And as for Zach, he may be joining boy scouts after the break. Stay tuned for more Annoura Family news!

    ヒューストン不動産協会は、若い不動産業者や将来のリーダーを対象とした素晴らしいプログラムや賞があります。若い不動産業者が参加する方法の 1 つは、YPN 委員会の委員を務めることです。 YPNはヤング・プロフェッショナル・ネットワークの略で、今年、案浦不動産エージェントの藤田真理子がこの委員会の委員を1年間務めました。さらに、私たちの州協会であるテキサス・リアルターズには、テキサス・リアルターズ・リーダーシップ・プログラムと呼ばれるリーダーシップ・プログラムがあります。このプログラムは潜在的なリーダーを育成し、さまざまなトピックについて講演者を招いたり、広報担当者のトレーニングも提供して、リーダーシップの育成を行います。1年のプログラムとなっており、案浦不動産から、藤田真理子は今年プログラムに選ばれただけでなく、プログラムを無事に修了し、先週、他の 33 人の同僚とともに卒業しました。私たちは彼女の功績をとても誇りに思っています。

    The Houston Association of Realtors has many great programs and awards aimed at its younger realtors and future leaders. One way for young realtors to get involved is to serve on the YPN Committee. YPN stands for Young Professional Network and this year, Annoura Realty agent Mariko Fujita served one year on this committee. In addition, our state association, Texas Realtors, has a leadershp program called the Texas Realtors Leadership Program. This program trains potential leaders to grow in their leadership journey, bringing in speakers on various topics and even offering spokesperson training. The course is one year and again, Annoura Realty’s Mariko Fujita made us proud! Not only was she selected for the program, she made it through the one year course, and last week graduated with 33 other colleagues! We are so proud of her accomplishments!

    With interest rates double what they were last year, the market is quite cautious these days. Buyers are hesitant to pull the trigger and lock into 30 years of 8% while sellers are hesitant to sell their 3% mortgaged house and buy something else at more than double. Inventory is lower as sellers re-think selling, and buyers are fewer as buyers slowly shift to renting for a little while first. That being said, we were super excited to see two of our sale listings close recently: the townhouse in the medical center closed last Friday and the single family home in Clear Lake sold today! The flooded mansion on Farnham Park made it through the option period and will face its next challenge of the buyer’s financing getting approved. The home on Olympic Forest (www.har.com/38788420) is still looking for a qualified buyer and our listing in Damon (www.har.com/89982771) is also riding out the market to see what might happen. On the leasing front, our newest expat with the Japanese Government moved in over the weekend to his new home. We were super excited to be able to get his application and administration fees waived PLUS negotiate one full month free for him. Our newest Kuraray expat moved into his Clear Lake house over the weekend, and our newest MD Anderson researcher chose an apartment in the Medical Center. The past two weeks has been very productive! On the horizon is a new Mitsui expat and a possible new Panasonic expat. We are hopeful for more action on the sale front with the interest rate hike on pause. Fingers crossed!     ヒューストン日米協会（JASH）は毎年、ヒューストンの地元企業と日本企業を結びつけ、アメリカ人と日本人の相互の利益を促進するという新たな希望と確固たる取り組みをお祝いします。今年、JASH はメキシコにスポットライトを当てて 55 周年を祝いました。入り口には陽気なマリアッチバンドがあり、メニューにはヒューストンのトップシェフ2人によるコラボ料理が並びました。ヒューゴ・オルテガ（ヒューストンのトップレストラン5軒、バックストリート・カフェ、ヒューゴズ、カラコル、ソチ、ウルブのエグゼクティブシェフ兼共同オーナー）名誉ある2017年ジェームズ・ビアード財団賞で南西部最優秀シェフ賞を受賞）と堀内学氏（ジェームズ・ビアード賞に4回ノミネートされ、受賞歴のあるKata Robataと近々オープンするKatamiの総料理長）。

    今年の JASH BASH 2023 祝賀会は、10 月 24 日火曜日、BAYOU MUSIC CENTER で開催されました。スーザンと攻は、グレン ゴンドウとキャシー ゴンドウに招待されました。たくさんの日本のコミュニティ リーダーに会えてとても楽しかったです。

    Every year, Japan-America Society of Houston (JASH) celebrates a renewed hope and a steadfast commitment to connect Houston’s diverse community, local businesses, and individuals to advance the mutual interest of American and Japanese people.  This year, JASH celebrated its 55th anniversary with a spotlight on Mexico! At the entrance was a festive mariachi band, and on the menu was collaborative dishes by two of Houston’s top chefs: Hugo Ortega (executive chef/co-owner of five of Houston’s top restaurants – Backstreet Cafe, Hugo’s, Caracol, Xochi and URBE, and winner of Best Chef: Southwest at the prestigious 2017 James Beard Foundation Awards) and Manabu Horiuchi (four-time James Beard Award nominee and Executive Chef at award-winning Kata Robata and soon-to-open Katami).

    This year’s JASH BASH 2023 celebration took place on Tuesday, October 24, at BAYOU MUSIC CENTER. Susan and Koh were honored to be invited by Glen and Kathy Gondo and it was so much fun seeing so many Japanese community leaders out an about. Kanpai!
