    2月も終わりに近づき、案浦不動産は非常に忙しい月となりました！ 3月と4月は賃貸の在庫が少ない中、日本企業にとって最も忙しい転勤の時期のため (会計年度は4月1日から始まります)、多くの駐在員の方の物件探しで大忙しです。多くのお客様は、ライブビデオツアーを行い契約へサインしましたが、その中でもヒューストンへ出張に来られた際に、実際に引越し予定の3月/4月まで仮押さえのできる物件へ申し込む方も多く見られました。お客様の1人では、現在の家に数年間住んでおりましたが、ヒューストン内での新居へ引っ越すお手伝いもさせていただきました。お客様の必要性に合った一物件探しをしております。セール面では、フレンズウッドで湖の景色が見える新築の建設がついに完成に近づいています！ビルダーのテイラー・モリソンは現在、3月末の成約を目処にしています。Sumpterでは、保険会社から無事に屋根の修理の承認が降り、制約に近づいております。また、クリアレイクで物件管理を行なっていた一軒家の売却も順調に進んでおり。現在ローンの査定中です。弊社は、日本に住む投資家である家主をサポートしており、現在住んでいる住人が購入者となりました。ヒューストンは現在、賃貸物件がとても人気であることを以前お話しいたしましたが、セール面も賃貸面も案浦不動産は大忙しです。管理物件内で、近いうちに 5軒の賃貸物件がを市場へ出す予定です。エリーふに1軒（www.har.com/74940555）、モントローズに 1軒（ボニー ブレイアパートの 1 ベッドルーム ユニット）、ベイグレン内に 3軒です（クリアレイク）。セールは、今週末に2軒、1軒目は大人気のハイツエリアにある 3階建ての物件で、大人気のバンカーヒル小学校、メモリアル中学•高校学区内にもう1軒売却予定です。皆様乞うご期待！

    February is coming to an end and boy did Annoura Realty have a busy month! With March and April being the heaviest relocation time for Japanese companies (their fiscal year starts April 1), we had many people trying to start their home search this month because of the tight rental inventory. Many of our clients went ahead and leased virtually after doing live video tours while many came to visit Houston to find something they could apply for and hold until they come back in March/April. One of our expats decided to change houses after living in their current house for a couple of years, so if you happen to not like where you currently live, please reach back out to us!  We will help you find a different house that meets your needs. On the sale side, our new lakeside construction in Friendswood is nearing completion finally!  The builder Taylor Morrison is targeting now an end of March closing. Our sale on Sumpter is going through because the seller’s insurance company approved new roofs on BOTH the home and the garage (yay for our buyers!!). Also, the sale in Clear Lake is out of option and now going through the loan phase. We represent the seller on this one, who is an investor living in Japan. Turns out the tenants who live in the home now will purchase it and become first time homebuyers.  Exciting for everyone involved! On the listing side, Annoura Realty is on fire! We told you about Houston being heavy on renting right now and we feel it on both sides. Hitting the market we have or will have five rentals coming up soon: one in Alief (www.har.com/74940555) just listed, one in Montrose (one bedroom unit inside a 6plex on Bonnie Brae), and three homes inside Bay Glen (Clear Lake). On the sale side, this weekend we will bring to market two awesome listings.  One is a 3 story single family home in the popular Heights area and one is a beautiful home zoned to Bunker Hill Elementary, Memorial Middle, and Middle High.   • 高校レスリング　州総体

    2月17、18日は高校レスリングの州総体でした。テキサス州各地域の中で上位 4 人のレスラーが州のトップを目指して戦いました。前回のニュースレターでお話ししたように、高校生は同じ規模の学校の子供たちとマッチします。そのため、クリア レイク高校のような 2225 人以上の生徒がいる大規模な高校に通う子供たちは、6A という大規模なカテゴリで争います。テキサスでは、 4 つの地域に分割し、各地域内には 4 つの学区があり、各学区内には最大12校の学校があります。例えば、ケイティはリージョン3 地区9であり、ケイティ地区内だけでも10校あります。 クリアレイク高校は、リージョン3内 地区12、合計8校あります。州内のトップレスラーが集まる試合を２つか間見続けた結果、数々の素晴らしいマッチを見ることができました。アレンやロックウォールなどのダラス地区、さらにはイーストウッドやケイティ高校、オースティンのドリッピング スプリングスやベイダーグリフトなどのエルパソ地区、そしてウッドランズ カレッジパークまで、強豪ぞろいの試合となりました。 スーザンの次男、泰は126ポンド階級のリージョナル チャンピオンとして、州総体に参加しましたが、残念ながらエルパソ高校との試合に敗れました。次は、敗者側のブラケットに送られ、3位または5位の座を狙うために再度戦います。1日目は３試合中2試合勝ち、2 日目に挑む結果となりました。2日目は、1試合目無事勝利、 3位のチャンスをつかみましたが、その後、エルパソ高校との再戦となり敗北する結果となりました。 まだ5位になるチャンスがある泰はもう１試合挑みましたが、最終ブザーでも相手に 2ポイント取られ結果6位となりました。いろいろなことが学べる結果となった2日間でしたが、泰がテキサス州6A内で6位になれたことを誇りに思います。今年の目標はメダルを獲得することだったため、目標達成できてよかったです。

    February 17-18 was the pinnacle of high school wrestling. It was the Texas state championships where the top four wrestlers in each region go to wrestle for the top spots in the state! As we talked about in our last newsletter, high school kids compete against kids in similar sized schools. So kids that go to a large high school of over 2225 students, like Clear Lake High School, have to compete in the large high school category, which is 6A. In Texas, UIL divides the state into four regions and inside each region is four districts, and inside each district can be up to 12 schools! See the chart above. Katy for example, is district 9 inside region 3 and inside Katy’s district alone is 10 different high schools. Clear Lake High School is in district 12 inside region 3 and has 8 different schools. From watching all the top wrestlers in the state over two days, we saw some amazing talent. Dallas areas like Allen and Rockwall and even El Paso areas like Eastwood as well as Katy High School and Austin’s Dripping Springs and Vadergrift, even the Woodlands College Park- all had extremely tough wrestlers! As Regional champion for 126 pounds, Susan’s son Ty went into the bracket strong, but unfortunately lost his match against a boy from El Paso. That sent him to the loser side of the bracket where he had to work his way back up to try for a spot at either 3rd or 5th place. He won his next two matches on day 1 to survive and make it to day 2.  On Day 2, he won his first match to make it to a chance at 3rd, but then oh no, was matched up again with the El Paso boy (who lost later on the winner side of the bracket) and Ty lost again to him (sadly!).  That put Ty in the match for 5th place but in the end, the other boy was able to score 2 points at the final buzzer to win. It was a very exciting couple of days and we are proud of Ty for finishing 6th in the state for 6A schools.  His goal this year was to get a medal at state so Praise the Lord he accomplished that!

  • 天皇陛下　誕生日

    天皇陛下は、2023年2月23日に63歳の誕生日を迎えました。先週の水曜日、日本国総領事　村林弘文氏はハイアット リージェンシーで、日本人コミュニティを集めて一緒にお祝いしました。招待いただき、感謝します。ヒューストン市の代表、グレッグ・アボット知事、テッド・クルーズ上院議員のようなさまざまなテキサス州上院議員のスピーチを聞くことができてとても光栄に思います。特にコロナ以降、このように集まる機会がほとんどなかったので、みんなでお祝いできてよかったです。天皇陛下、63回目のお誕生日おめでとうございます！

    The Emperor of Japan celebrated his 63rd birthday on February 23, 2023 and here in Houston, the Japanese community celebrated with him! Thank you to the Consul General of Japan in Houston, Mr. Hirofumi Murabayashi, for hosting a beautiful reception at the Hyatt Regency last Wednesday. It was nice to hear the speeches from representatives of the City of Houston, Governor Greg Abbott, and various Texas Senators like Senator Ted Cruz. It was also nice to see leaders of the Japanese community come together for a social event, especially since we have had so few chances to see each other since COVID. Happy 63rd Birthday again to His Majesty the Emperor of Japan!

  • BBQ Cookoff と ロデオ

    毎年ロデオの前に、3日間のBBQコンテストが行われます。参加カテゴリーは、ブリスケット、リブ、チキンの3つです。 2年前から、自由に参加可能な「オープン」部門も追加されました！焼きたてステーキの食べごたえを競う「KIDS」の新カテゴリーも登場！ 7 年前に始まった Wordl’s Championship BBQ Contestは世界からコンテンダーを呼び、「インターナショナル ヴィレッジ」を作成しました。コホートグループには、日本チームとイギリスから2チームが含まれていました。何年にもわたって成長を続け、今年は合計8チームが参加し、カナダから 2チーム、オーストラリアから2チーム、メキシコ、ブラジル、イギリス、そして日本から 1 チーム参加しました。日本チームの通訳として、スーザンと攻は毎日参加しお手伝い、そしてまりこも一緒にお手伝いしました。 2月23日（木）、日本チームShogunがパーティーを開催し、村林総領事と日本人コミュニティのリーダーたちを招待しました。BBQクックオフのコンセプトのお披露目、その後はみんなで歩き回って他250チームと交流することができてとても楽しかったです。日本チームの皆様、お疲れ様でした！ヒューストンに来てくれてありがとう、オースティン（彼らの次のクックオフ会場）でも頑張ってください！

    Every year before before the rodeo, there is a 3 day BBQ Contest.  There are three categories to enter: brisket, ribs, and chicken.  Starting two years ago, there is also an “open” category where contestants can submit anything of their choice! There is also a new category for KIDS where kids can compete for the best cooked steak! Starting 7 years ago, the Wordl’s Championship BBQ Contest went global and started an “International Village”.  In the cohort group was Japan and two teams from England.  Over the years, the International Village has grown and grown and this year, there were 8 teams: two from Canada, two from Australia, and one team from Mexico, Brazil, UK, and Japan. As the interpreters for the Japan team, Susan and Koh were at the competition everyday to help support and Mariko was also there to take part in the action. On Thursday February 23, BBQ Shogun from Japan had a Japanese party and invited Consul General Murabayashi along with several leaders of the Japanese community.  It was so fun to show everyone the BBQ Cookoff concept and for everyone to be able to walk around and meet other some of the other 250 teams. BBQ Shogun, otsukaresamadeshita!  Thanks for coming and good luck in Austin (their next competition place)!

    ロデオの最大のイベントの1つは料理コンテスト、Rodeo Uncorked Roundup & Best Bitesと呼ばれる一夜限りのイベントです。 2月19日にNRGセンターで開催され、案浦不動産は Amcap Mortgage と Independent Title の友人から招待してもらいました！ピンク色のハマー リムジンで不動産関係者のみんなで会場へ向かいました。会場では、チャンピオンワインガーデンの賞を受賞したワインや、ヒューストンのトップクラスレベルの料理を一口サイズで楽しむことができます。。真理子と稔は会場でスーザンと合流し、バンバンシュリンプやプライムリブの一口サイズサンドイッチ、スモークアイスクリームまで、たくさん試食し、楽しいひと時を過ごしました! それぞのカテゴリーにおける賞を受賞したレストランを以下からご参照ください：

    One of rodeo’s biggest culinary events is a one evening event called the Rodeo Uncorked Roundup & Best Bites Competition.  It took place at NRG Center on February 19 and Annoura Realty was honored to be invited by our friends at Amcap Mortgage and Independent Title. They hired a pink hummer limousine to bring up a fun group of realtors to enjoy stressfree the unlimited award winning wines of the Champion Wine Garden and the unlimited food from some of Houston’s top restaurants. Mariko and Mik met us there and we enjoyed going from booth to booth sampling everything from Bang Bang Shrimp to prime rib bite sized sandwiches to smoked ice cream! If you are looking for some good restaurants to visit and dishes to order, here are the winners of the Best Bites contest and what they served:
