    3月も既に終わりを迎えようとしています。 蛭子　稔は 3軒目となるの三井の賃貸契約を完了させ、とても活発的な月となりました。 スーザンと稔は、カリフォルニアの日系アメリカ人投資家が所有する家であるキッパーズの成約を控えています。 一方、ダイキンから多く新駐在員の方々が続々と引越し準備を整えています。稔が 1軒契約担当、真理子も更に 1軒、スーザンが残り担当する予定です。他には、三菱商事の藤井氏が今月引っ越しを完了、更に新しく同僚の方が、5 月に赴任予定です。 また本日、MD アンダーソンの新しい研究者が医学センターのアパートに入居し (竹原博士を歓迎します)、真理子は第一実業からの駐在員さんの賃貸契約に完了いたしました。 販売面では、スーザンはダラスとシンガポールの売り手のために 12222 Broken Arroeの成約、W 15th St も制約に近づいています。パナソニックから以前お手伝いしたお客さんが新築物件の購入を決めたことにも興奮しているばかりです！77024で更にもう一軒、トップ日本人歯科医の購入手続き途中となっております。 次のニュースレターに乞うご期待！

    We are coming to the end of March fast and furiously! It was an incredibly productive month with Mik Ebisu wrapping up his 3rd Mitsui lease. Mik and Susan also are about to close on Kippers, a home owned by a Japanese American investor in California. Fingers crossed for a smooth March 30 closing! Meanwhile, Daikin is bringing in many new expats. Mik is handling one, Mariko is handling one, and Susan is handling the rest. Besides Mr. Fujii of Mitsubishi Corporation moving in this month, we have a possible new colleague of Mr. Fujii inquiring for a May move in. Additionally, we helped the new incoming CEO of Nippon Chemical snatch up a brand new waterfront townhome for lease with a private two car garage. Today we had a new MD Anderson researcher move in to an apartment in the Med center (welcome Dr. Takehara) and Mariko successfully signed a lease with a newcomer from Daichi Jitsugyo, a company we are helping for the first time! On the sale front, Susan closed 12222 Broken Arrow for sellers in Dallas and Singapore and survived an appraisal coming on shy for her listing on W 15th St. Excited about a sales contract with David Weekley on a new build with a former lease client from Panasonic. We are targeting an end of April close for his family. And fingers crossed as Susan negotiated a beautiful home in 77024 for one of Houston’s top Japanese dentists. We should know more by the next newsletter!

    クリアレイクの住民の皆様に必見！とても嬉しいニュースがあります。 In-N-Out Burger はヒューストンに 5 番目の支店を追加予定、なんとEl Dorado と I-45 の角にある Clear Lake にオープンします。建設がまだ始まっていないため、実際のオープン日は未定ですが、In-N-Out Burger の代表者によると、着工後すぐに建設開始、そして営業を開始するまでには、通常 8 ～ 9 か月かかるとのことです。現在、ヒューストン地域の支店として、ケイティ、スタッフォード、ザ ウッドランズ、FM 1960 があります。案浦家お気に入りのハンバーガー チェーンの 1 つで、ダブル ダブル チーズバーガーとアニマル フライドポテトを家の側で買える日を楽しみにしています！

    Attention Clear Lake residents! I have super exciting news. In-N-Out Burger is adding a fifth restaurant to Houston and it will be located in Clear Lake, at the corner of El Dorado and I-45. Construction has not taken place so we do not know the actual opening date, but in In-N-Out Burger representatives say that as soon as they break ground, it normally takes 8 to 9 months to build the restaurant and open for business. There are currently for the locations in the Houston area: Katy, Stafford, the Woodlands, and FM 1960. We are so excited! This is one of our favorite burger chains, looking forward to their double double cheeseburgers and animal fries!

  • 州議会議事堂 – リアルターデー 

    2023 年 3 月 22 日は、国会議事堂での全米不動産協会の日でした。 この日は、テキサス州の不動産業者がテキサス州オースティンの州議会議事堂に集まり、立法者と顔を合わせ、私有財産権と不動産業界全体に影響を与える法律について話し合う日です。 ヒューストン不動産協会はこのイベントに非常に積極的に参加しており、ヒューストンのさまざまな場所からオースティンまでの無料バスを提供して、すべてのメンバーに参加を呼びかけています。 スーザンと真理子は、個人的な友人であるジェニファー・クネセックから一日早く出勤するように誘われました。 ジェニファーはジョアン・ハフマン上院議員のスタッフで、どこに泊まるか、どこに駐車するか、誰と会うかを丁寧に教えてくれました! ジェニファーと一緒に過ごすとても特別な旅となりました。多くの政治家の友人を紹介してくれただけではなく、州議会議事堂での駐車に関するヒントを教えてくれ、実際にオースティンのダウンタウンでの滞在までさせてくれました! ありがとう、ジェニファー！ 最初の夜、私たちはテキサス不動産協会とヒューストン不動産協会のリーダーとメンバー、そして全米不動産協会のリーダーシップ チームと一緒にイベントに参加することができました。全米不動産協会ケニー・パーセル社長にお会いできてとても光栄でした。 次の日には、テキサス州中から何千人もの不動産業者が地区毎のグループに分けられ、それぞれの代表者とセッションを行いました。 スーザンは、第129地区の州代表であるデニス・ポールと、ジェニファーが紹介してくれた数人の政治家に会うことができました。 仕事に影響を与える法律やクライアントに影響を与える法律を管理しているため、機会があるときに議員と関わることは非常に大切なことです。 

    March 22, 2023 was Realtor Day at the Capitol. This is a day when realtors all over Texas come together at the state Capitol in Austin, TX to meet our legislators face to face, to discuss laws that affect private property rights and the real estate industry as a whole. The Houston Association of Realtors is very active in this event and encourages all its members to attend, offering free bus rides from various locations in Houston to Austin. Susan and Mariko were invited by a personal friend, Jennifer Knesek, to go up a day early. Jennifer is a staff member of Senator Joan Huffman, and she knows everything about where to stay, where to park, who to meet! It was such a special trip to hang out with Jennifer, who introduced us to many of her political friends, taught us some tips about parking at the Capitol, and let us actually stay with her in downtown Austin! Thank you, Jennifer! The first evening, we got to attend an event with leaders and members of Texas Realtors and HAR as well as the leadership team of the National Association of Realtors. It was an honor to meet the NAR President Kenny Parcell. Then, on Realtor Day, thousands of realtors from all over Texas were divided into groups to meet their own personal representatives. For Susan, she got to meet Dennis Paul, District 129 state representative as well as a few politicians Jennifer introduced us to! It is always good to be involved with your lawmakers because they are the ones who control the legislation that affect your job and the laws that affect your clients. Protecting private property rights is very important!

  • ガルベストンへ1日旅行

    ふとした瞬間に、旅行に行きたいと思ったことはありませんか? 先週は春休みで、子供が家にいない生活となりました！ ザックは同学年の友達と一緒にワシントン DC に修学旅行に行き、丈は大学の友達と一緒にフロリダ州デスティンに旅行、泰は友達と一緒に牧場に旅行に行きました。 攻の友人が、案浦不動産に売却を考えている、ガルベストンの土地について連絡をくれたので、愛車のBMWで島に一日旅行に行きました。 春休みに訪れる人々でとても賑わっていました。シーウォールはドライブには最高の道ですが、ストランドもなかなか楽しいです。 色々なブティックに訪れ、キャンディーアップルを買い、クルーズ船が通り過ぎる場所で夕日を見ました。 私たちのお気に入りのレストラン (Riondo’s) は月曜日だったので閉店しましたが、郵便局通りにあるガンボ レストランと、シーウォールにある Gaido’s の隣でハッピーアワーを楽しみました。 ガルベストンはヒューストンから車ですぐの場所にあります。 砂は白くなく、水は澄んでいませんが、数日間暇な時間がある時に訪れるには、最適な場所です。

    Have you ever found yourself with a couple free days and want to go on a short trip?  Last week was Spring Break and we found ourselves with no kids! Zach went with his 5th grade friends on a trip to Washington DC, Joe went with this fraternity buddies to Destin, FL, and Ty went with his friends to a ranch. Koh’s friend mentioned a piece of land he wants Annoura Realty to sell down in Galveston, so we decided to take the baby Bimmer to the island to check it out. Galveston was hopping with people visiting for spring break and while the Seawall is fun to drive along, The Strand is also fun! We went in and out of all the little boutiques, grabbed a candy apple, watched the sunset out by where the cruise ships go by. Our favorite restaurant (Riondo’s) was closed because it was a Monday, but we did check out a gumbo restaurant on Postoffice St. and a happy hour next to Gaido’s on the Seawall. Galveston is just a short drive from Houston. The sand is not white and the water is not clear, but we still think it’s a nice little getaway if you have a couple days free!

  • WBC – 侍ジャパン世界一おめでとう！

    ワールド・ベースボール・クラシック（WBC）は、ワールド・ベースボール・ソフトボール・コンデレーションのメンバーの男子代表チームが参加する国際野球トーナメントです。 (WBSC)　2006年以来、合計5回開催されました。 このトーナメントは、FIFAワールドカップとラグビーワールドカップに次ぐ参加者数2番目に多く、世界で最も注目されているイベントの 1つです。

    日本は東京での開幕戦で中国に 8対1で勝利、続いて韓国（13-4）、チェコ（10-2）、オーストラリア（7-1）に勝利し、プールBを締めくくりました。

    日本は準々決勝でイタリア勝ち（9 対 3）、月曜日のメキシコ戦の勝利により、チャンピオンシップに進みました！無敗の日本は決勝で現チャンピオンのアメリカを 3対2で下し、2006年と 2009年の連覇以来の優勝となりました。 日本は、複数のチャンピオンシップを獲得した唯一のチームであり、WBCで歴代 30勝 8敗と記録更新となりました。

    The World Baseball Classic (WBC) is an international baseball tournament played by the men’s national teams of members of the World Baseball Softball Conederation. (WBSC). Since its founding in 2006, there have been five tournaments held. The tournament is second only to the  FIFA World Cup and the Rugby World World Cup with the highest attendance, and The tournament is one of the world’s most viewed baseball events

    Japan set the tone for its tournament play with an 8-1 victory over China in opening action in Tokyo. It closed out Pool B play with wins over Korea (13-4), Czech Republic (10-2) and Australia (7-1).

    Japan knocked out Italy (9-3) in the quarterfinals to punch its ticket to single-elimination play in Miami. A 6-5 victory against Mexico on Monday sent Japan to the championship game. Whoa, was THAT an exciting game!!

    Undefeated Japan topped reigning champ USA 3-2 in the finals, for its first title since winning back-to-back titles in 2006 and ’09. Japan is the only team to clinch multiple championships and improved to 30-8 all-time in the WBC.

    Shohei Otani was named MVP for posting the best statistics in the entire tournament!
